I think we should get a petition together to the Dubai government.

Asking them, that for your complete photographic documentation and record of the rise and construction of Dubai, you should be honoured in some way.
and that thy should award you an honoury permanent visa, for your outstanding work.

are we up to penthouse level yet?

Thats the last of the 3 bed floors done now.

Only duplex penthouses to go, then the roof feature whatever that may be.

Ah hah, I think I have cracked it, could the sticky out bit be an observation deck, if you look above the yellow steels, they are now putting in steels, which are the duplicate of the floor ones, and the room is pretty massive, no dividing walls as well.

Perhaps because of this, they had to go and get it approved at the LD.

I heard that it will be the platform where Rahail, Stott, Beswick and Littlewood will all stand on, turn around, drop their slacks and show some A$$ to all of their investors soon :dunno:

Has anyone received a call from Select about whether you want to sell your property for near Original Price or below it. They said to me they have a client interested to buy a 1 bed with marina facing views at the floor height or near what I am. Apparently they said I could take advantage of the currency exchange rate being low.

I reckon SP might be trying to pretend this is the case and buy these units at low price and sell them on for bigger profit now that it's nearly at the top.

I turned down the offer.

So here's a funny thing.........................Once upon a time there was this great ruler in the Kingdom of Crazyville, this great ruler was a well respected and honurable man, if he said, I will build it and they will come, and come they did, but build it he didn't.........well the stuff he owned anyway, the great knights of this ruler's round table, Nakheel, Emaar, and deepee, failed in there task, and the message that went out to all his disciples was "it's on hold" its on hold became the war cry of all the great rulers knights, so he sacked them, and replaced them with more knights (yet to me named), and left many of there follower's in the shit.
I remember my brothers on this very forum, saying how the great ruler would not let his knights fail in there task, and to only spend there well earned groats from them.

Story to be continued..............

So here is a more funny thing, that the little whipper snapper called Aslam, from the great forest's of England's Manchester, was such a crook (my brothers on this forum told me so) would not build anything, all your groats and dreams would end up as a new Bentley for him, and a couple of ferraris for his wench, so who is Robin Hood now? or the sherriffof Nottingham, or maybe David and Goliath, Royal Oceanic haned over, the Point handed over, Botanica under way, the Torch nearly topped out, the thingy in RAK under way, Bay Central underway, is there more my little brothers I have missed, has the scallywag from Manchester done what he said he would, or are you all heading for the stocks.

The problem with this great ruler was he did not know the difference between a groat and a goat once upon a time. Then he discovered black liquid that westerners were desperate to part with large bags of Gold in exchange for. Now he had wealth which he and his Knights could not count or comprehend. Far too heavy to carry around they soon found out that this gold could be used to build lavish palaces and oasises. Then they had the great idea of building many palaces and lands made from worthless sand which stretched out into the oceans. Many other wealthy and noble people would exchange more gold for these palaces and travel and live in these abodes for a few moons when the leaves fall from the trees and the days are short. The idea was a mirage of wonderment but there was one fatal flaw in the plan. The ruler and his knights had no business sense, no concept of profit and cost but were about to create the largest company known to mankind. They would set off on their journey with big holes in their pockets, building this dream after that dream whilst losing all the gold on the way. One day the inevitable would happen and it did. There was plenty of palaces and new oasises but no gold left to pay for the labours of the day.

While the wise ruler was "building it so they would come" what he did not realise was,that the people who would come first were the people who already had some gold of their own and understood how to make this gold grow. One in particular was this young whipper snapper from England who had once made old carts into shinny carts selling them as chariotts for big profit. He decided to set off with a plan to sell palaces in the sky to the people but not to build palaces, instead he would only build treehouses for the price of a palace thus making his fortune. The only way this plan to become very rich would succeed, infact even richer than the ruler of crazyville, was to get everyone to pay upfront before they could see that all they were getting was a treehouse and not a palace in the sky. However, there was one band of rebels that were very satisfied and a bit smug with it. This band had given just pieces of silver to the only treehouse maker in the land and they got nice treehouses built within a few short ebbs and flows of the tide from the moon that they were promised. Turns out these treehouses were nicer than the treehouses that were promised as palaces. But as they all now lived in treehouses they were like 2 peas in a pod.:baeh3:

I am not as poetic as you guys but I can say that the 'Rulers' meant well although in hindsight their business acumen may be questioned. The SG Manchester guy though and his little knights are a bounch of crooks! In the good old days the 'rulers' would have done us all a favour 'off with their heads'. Right; - come on guys. We've had a page of relative doom gloom, scaremongering - and yes OK possible a bit of reality, but can we get back to the positivity of the building side of things??

I had a very upbeat call from SG yesterday; - and I'm not so naive as to assume it was full of truth and reality, - but why is there such fear that this is a company with no money and about to go under. They have been ruthlessly efficient at collecting the money and have not been sidetracked or granted any major concessions on this. I reckon they are probably well placed to give the few that want it their money back and then resell the units. I'm convinced (with no real knowledge) that there aren't many going the refund route; - it's not likely to break the bank.

I did receive acknowledgement from SG (and this will be no comfort to Point owners right now) that they are "learners" regarding the handover routine and they are learning plenty at TP. It was also acknowledged that their pocedure has to be - and I was assured it will be - better when they hand over The Torch.

I can hear the cynics - who clearly know more than I do - scoffing, but that's OK. I reckon those who've asked for their money back may be surprised when they get it. They might even wonder if that's what they really wanted in due course.

so, the great knight Cayan, did pull the magic sword from the great stone, and with this magic, did build the Temple of all architecture rising between the sea and shore, he named this great work "infinity" and whilst he went away on his many travels to the Bankrupt kingdom, known as UKay,put his cheif supervisor in charge "Hiram amiif" Hiram was a jealous man, and a man who liked his drink, (single malt Ardbeg) and was slightly dyslexic as well.

When he retuned from his travels his heart sank, as he had planned a structure as tall, and as straight as and English arrow, but what site his eyes did befall him now,
was as twisty and drunk as a Scotsman's skiandoo.............

When the Great Cayan questioned his disloyal servant Hiram amiff of his bad archtecture, he said I am sorry my lord Cayan, the plans had gone mouldy under this great sun, and become all twisted and bent, I only built what I saw......

so, the great knight Cayan, did pull the magic sword from the great stone, and with this magic, did build the Temple of all architecture rising between the sea and shore, he named this great work "infinity" and whilst he went away on his many travels to the Bankrupt kingdom, known as UKay,put his cheif supervisor in charge "Hiram amiif" Hiram was a jealous man, and a man who liked his drink, (single malt Ardbeg) and was slightly dyslexic as well.

When he retuned from his travels his heart sank, as he had planned a structure as tall, and as straight as and English arrow, but what site his eyes did befall him now,
was as twisty and drunk as a Scotsman's skiandoo.............

When the Great Cayan questioned his disloyal servant Hiram amiff of his bad archtecture, he said I am sorry my lord Cayan, the plans had gone mouldy under this great sun, and become all twisted and bent, I only built what I saw......

The great Cayan, had enough of this rogue, and hit him with a great Maul, which did not kill him, but fixed his dyslexia, and sobered him up enough, to see the error of his ways............but all was to late, as the twisty building as it is now known, was on the 33rd floor, and to late tobe straightened..

When is the full book out?

I need something amusing to read from my very tiny balcony, whilst I am slowly being overlooked by the drunken work of "Hiram amiif".

A paperback please, a hard back won't fit through the sliding door to my balcony and is likely to be used as a prop to straighten the kitchen fittings.

^^Don't know how I managed to miss this little posting. Very nice but you may want to consider this version for the final draft.

Anyway, Al your story is similar to the version told for many decades to the children of the treehouses. Hiram Amiif was not struck on the head twice for his ambivilance, but he was struck three times, for he would not reveal the true secret of the craftsmen who were building the great twisting tower. Hiram had been left clear plans for the erection of a tall building as straight as an arrow, but in the absence of Lord Cayan, he took to the Scottish Malt and in a whiskey fuelled rage he twisted the plans, as would it be Lord Cayan's neck, and heaved them over into the rubbish.

When Hiram Amiif sobered up the following morning before sunrise, he could not find the plans for the building. Forgetting he had twisted the plans and heaved them over into the rubbish, he ordered his 2 wardens to make haste and go in search of the lost plans for the building. The wardens set off, one heading East by way of Joppa and one to the West towards Egypt. They searched all day but could not find the plans, when they returned at night they sat on the sand beneath a large torch and moralised over their predicament. Fearfull of their master Hiram, the wardens decided to make false plans for the building. Not having the knowledge or skills of their masters, they took inspiration from the tall torch which was the single external light they required. The following morning they presented the rashly put together plans of the straight building to Master Amiif who immediately recognised the form of a Torch. "Ah ha! Get to work and build this beauty in the North East corner without further delay", screamed Hiram.

Meanwhile a poor apprentice had just been entered into the workforce hoping to learn the secrets of building great structures. He slept upon the rubbish heap and woke to find the twisted plans of the amazing tower. He had an idea to build this tower on a plot of land by the waters edge and in his opinion, a better location than the North East corner plot which Hiram was so boastfull of. The poor apprentice had only acheived 1 degree of skill and was not aware that great plans must be laid out flat so he went to work on the twisted plans for 23 hours each day.

When laying the foundation stone for the twisted building, the poor apprentice had a set back when the hole he dug in the sand filled with water. He knew he needed to dig deep in the sand to lay the foundation on sound bedrock. Due to this set back the tall Torch forged ahead and upwards. However the workmen from the Torch only worked for a few hours each day and made plenty of sleep under the sun and debochery during the moonlight hours. For this reason the young apprentices' industry soon let him catch up.

Twas at this time that lord Cayan returned from his crusade in Scotland, by way of France and exchanging a few handshakes with his fellow knights of the temples, as was normal. On his arrival he saw the 2 buildings and was in awe at the twisting building. He wandered upto the young apprentice who immediately recognised the Jewels of the lord Cayan and aknowledged him as the Grand master of building. "Who approved the plans for this building" bellowed lord Cayan. Both Wardens denied having any knowledge of the plans for the erection of this fine edifice, perfect in all it's parts and honorable to the builder. "DID YOU APPROVE THIS TWISTING TOWER" Cayan bellowed to Hiram Amiif. ABSOLUTELY NOT! Retorted Amiif.

Lord Cayan asked the young apprentice for the plans he was working to which he presented to Lord Cayan. Cayan held the twisted plans and tried it with his set square, immediately noticing that the plans were neither plumb nor square. He asked the apprentice where he got the distorted plans from which was answered "from the rubbish heap". Lord Cayan then began to lay the plans flat for more investigation with his compasses. On doing so he noticed his own mark of approval upon the plans and immediately recognised his beloved tower.

Enraged that his plans had been twisted and heaved over into the rubbish heap, he grabbed the nearest maul and struck Hiram on the head 3 times nearly killing him. While Hiram lay motionless on the ground, he turned to the wardens and pointed to the building they had been working on, albeit in a lacklustre manner. "What is that monstrosity" demanded Lord Cayan. The Wardens then told the truth how they had been sent to find the lost plans and ended up throwing something together themselves in a couple of minutes under the only external light they had, that of the single lighted Torch.

Lord Cayan turned to the young apprentice and said, "YOU'RE HIRED!":) So impressed was he of the twisting building crafted from the young apprentices own hard toil and based on Lord Cayans own approved plans, that he gave him the honor of the name CAYAN to reflect his superior status over the hoodlams that he has yet to Select a name for and that had been wasting their efforts on a structure fashioned on a Torch and notable only for its height.

The twisting building was admired by lord Cayan as it was sybolic of the winding stair which leads to those great mansions in the sky where God himself resides. He also explained to the young apprentice the secret of the 2 pillars at the entrance. These were the immovable Jewels and would always be visible to people of great knowledge so that they can moralise upon them.

End of Chapter 3.

Ha, Ha, Ha, do you know people on this Forum will think we are barking, only the Son of Widows's will be enlightend...........in fact with the heat being so hot,It's 24 here, I have the West facing Marinsonicape entrance opened, (as the tyler has gone for his tea) and can hear and see, your fellow craftsmen, working dilengently on the twisty tower.............consider only that distant luminary of light that shines in the East, known as the Torch, one day when it gets its ice cream cone topping. with a flake. (or mars Bar).

Ahh, "the club", do enjoy it, and its secrecy.

Sounds similar to "the world" not being invited to the true extent of this thing in Dubai they call the "mountain of debt". No!, not a thing that rises from the ground and appears in some way to touch the clouds .... a set of figures so secret, that only the great leaders of his world are privy, and not even your midly secret club would have doors open to this level of secrecy. This is secrecy on a much more secret level :)

I still think a paperback would be much more useful at this secrecy level.

Mohammed Ali Allabar (CEO of Emaar) the Marina master developer, was recently quoted as saying he would like to see currently unused land plots in the Marina and downtown area to be made public green open spaces to encourage more Europeans to want to live in these areas.

Superb. Let's hope he gets his way. Even better would be some low-rise retail units on the ground floor, maybe smart restaurants/cafes overlooking the landscaped area and marina. Ideally with room service for the residents of the adjacent supertalls :)

J I dont know the size of the 3 beds probably 1700 to 1800 hard to tell as one big space. The balconies were real small. My favorite 2 are the 2 you see from the GH and the 1 bed between them would be a great buy. The view up there is amazing I do hope you get a much better finish than we did.

Progress on the frame has been good over the last couple of months,

Seems to me that the delay at floor 77 was down to waiting on temporary works design for the falsework supports to the overhangs and needing to wait minimum 28 days for the concrete to obtain its full strength. This being necessary to carry the extra weight of all those steels.

Look at the front concrete wall/column. Looks like they had a really hard time putting the formwork on the right position. It isn't a straight line up.

^^ looks like the last floor looking at the rebar coming out of the columns. There will be a smaller one on top of it.

^^Yeah, the joints between floors and columns are pretty shocking. They don't even make an effort to rub them up after they strike the formwork. I watched Arabtec taking down wall shutters and the concrete finishers were straight in there rubbing up all the fins, blow holes and voids. It just highlights the fact that they have no inspectors or quality assurance to worry about here.

I still think they have 2 floors to go, the starter bars on the columns does not really tell you anything cos they will just splice on to what you can see sticking up.

Yeah the quality of the water they are using to mix the concreate is shocking too. I'm surprised the whole building doesn't just collapse.

I wish they would use Evian like Cayan do.

I think we covered this question a few times before.

It is dependant on so many variables. The building should last 100 years under normal circumstances. If properly maintained it will last for generations.

There are over load situations that can occur and reduce the life of a building or even end it. Limit states can be caused by severe storms, explosions, or other natural and un natural events. This applies to all buildings. Design codes allow a factor to compensate for bad workmanship but it has to be monitored and controlled within reasonable margins.

The client will normally employ a resident engineer or project management team to monitor quality. Don't know the set up here but I know RMJM have onsite inspectors at Silverene and as far as I know Projacs were looking after Infinity.

Yes I agree the numbers are wrong, has any one asked SP why yet? I also just noticed that the whole layout is different (smaller) between my contract and the brochure, with the additional 1 beds being added to these floors. Shows how much, (little) I have been taking in..

8 lifts arent going to cope ==UBORA TOWERS in BB has 27 for 56 floors Grosvenor House has 8 for 43 floors :nuts:

numbers are wrong though
- thinking of knocking my 3 bed 7701 in to two bed anyone else doing that ?
- I dont think there's much in the rentals value diffrence especially on short terms where i am aiming ,
it will give a cracking aspect when you walk throughthe front door and see the views over the palm

- thinking of knocking my 3 bed 7701 in to two bed anyone else doing that ?
- I dont think there's much in the rentals value diffrence especially on short terms where i am aiming ,
it will give a cracking aspect when you walk throughthe front door and see the views over the palm

The Torch, about 650 appts 8 lifts all with 4x the possible distance to travel. They obviously have done the sums. Long walk down if you get bored waiting. I stood on Man utds floor called 77 and there was def a 1 bed in between all corner 3 beds.

I think the Ubora will have 6 lifts for the residential part, in 3 section and 2 lifts each.

That would be enough for the 16 residential floors :)

A bit of friendly advice from someone how has spent in excess of £15k on a select property furniture plan. Do not do it. Unless a satisfied customer can recommend their furniture packs, do not risk it. They will deliver the wrong furniture. Some furniture will be delayed, some missing and most of it will be damaged. They are not cheap either! I am saying this from bitter experience!

I think this (Home Center) is the best shop in Dubai for furniture, free delivery,free installation and good prices.I spent 10.000.- Dhs (during the DSF with 25 % discount) and I got everything for my 1 B/r.

There are some random thicker shear walls further down also. I saw an article on Burj Dubai where they had an out of plumb problem and they corrected it by making the walls thicker to get them back in line. Again don't know for sure if this is the reason so here we go:storm:

Just had another thought, it could be that this floor in mainly open plan and they are thickening up this column to resist moment at the node and flexing of the column which would help to reduce the floor deflection. Concrete floors can bounce a lot especially long spans. Permissable is normaly 1/360 of span so 15m span can deflect 43mm and be ok. Stiffening things up would reduce this figure. :)

Im not a expert, but could it be thicker so they can fasten, bolt, screw what ever is going to be above the roof better so it's stronger ?

... or, there is going to be some massive "turning on its head", instead of topping out ceremony soon, so that the strongest bits are at the bottom :banana:

I dont know which is better you should calculate when The Torch ready, with furniture you will get different people.

One of my friend has around 20 apartments in Dubai for rent, all of them fully furnished , he always said with furniture he can get better quality tenants, I dont know its true or not .

I own an apartment in the torch and wonder if I should just continue to pay my installment even if projekten is delayed by more than 2 years. I have 15 years of repayment but I do not think that I am ready to continue to pay. I had planned that I would rent out my apartment when it is complete.
what should I do? there is no road or rule. Have I some opportunity to frieze my payments since it is 2 years delay or have i some options? I hope someone answer me?

I suppose it depends on the definition of finished! Not all apartments can be occupied. The stair case has gone mouldy, and it is a hazard, the lifts do not always work, the AC is suboptimal, water leaks are a daily occurance, the rubbish chutes do not always work etc etc etc.

Select Group have signed it off as completed so that they can reduce the handover delay financial penalty to the minimum. This has a negative effect on the quality of life of the residents not to mention the hazards within the building that may even endanger life!

Hearing all about the problems at the Point, the Torch should be good fun with 70 odd floors of mayhem. A building this size needs minimum 3 months comissioning with permanent power connected, to get things working tickety boo. Get that right and there won't be any Boo Hoo:cry:

TB, I wouldn't give you a pasting, perhaps a basting, with some neeps and tatties, on a certain day in January.

If you want endless water leaks, lift failures, power failures and all the other problems that come with a badly done rush job:) you should come to Trident, and also they have stolen our Aquo Centro, the indoor pool and Gym, and squash courts, spa, that they say is theres, and not ours, plus there extortionate connection charges.

So I reckon SG will be a pleasure to deal with, in about this time next year, is my prediction.

Totally agree with Yousuf why all the doom and gloom before the development is even handed over. Look on the positive side its not far from complete and progressing well unlike some other developments.

Hello Psofos. Yousuf27 and Arfie are right. I understand your frustration and as a Torch investor, also share you fears! It is almost christmas so lets get into the christmas spirit. To answer your question, I do not know if we have had any recent leaks. I am now in the UK and I assume all is ok at The Point. Fingers crossed and Merry Christmas.

I for one are extremely thankful to Imre for his updates. For buyers who dont live in Dubai getting his updates are a lifeline for us. Without his generosity this forum would be a shadow of itself. Thank you Imre and Happy New Year!! Lets hope 2010 we see many completions and general improvement in the property market.

I am taking photos everywhere if its easy , I went to the Dubai Sports City many times , security was there and said no pics inside, after I sent few emails to them but they have never answered and after I gave up.(Same reason the Jumeirah Village,Jumeirah Park etc.. )

Just have a look the Dubai Silicon Oasis or Tecom areas, every 3-6 months I am going there , open area without security or anything so its easy.

If I am going to the DSO I always see the DSC , do you know how many times I tried...sometimes I took pics from outside but later just left because the quality was not good.


Still many place in Dubai where I can take photos without problems,idiots securities and it has nothing about my investments because for e.g. I have nothing in The Torch.

If I would take pics just of my investments you will see pics of the Goldcrest,Zumurud and Ubora only, nothing else. :)

everyone excepts bribes in dubai, just depends if u have to give them 20 dhs or 200 dhms, all depends on the person being bribed, and i doubt even with that they will let u take pictures because if unauthorized pictures surface and developer finds out it was taken in plot site than first thing would be to go after security

Most of us understand that what you do is a labor of love, and you graciously share your work with us. I and most of us are very grateful for that.

There are some, however, who seem to think that you are their personal employee. Please ignore them and do not become upset by their rudeness and ignorance. Of course you will not feel any insult from them as they clearly have little grasp of the reality of the situation. I do hope you realize that the rest of us are extremely grateful for your work, and we hope that the rudeness of a couple will not cause you to quite the tremendous work you are doing, even if I would understand it if you did.

Secondly Imre is taking pictures of buildings out of the goodness of his heart and so, nobody has the right to demand anything from him. He will take pictures of what he wants, when he wants since he is under no contract to do anything specific.

Sorry the only pain I have is a medical condition that will see me deteriate over the coming years...........so losing a couple of hundred grand along the way, is neither here or there.

Of all the deals I have down, probably around 50 plus, not one has been straight forward, every one had it's problems, with people and companies trying to stitch you up, and constant fights and lawyers, you begin to realise, where your priorities lie in life.

The trouble with Forums is you hide behind your avatar. So it's easy making cheap shots at eveyone.
