If that is true, I will be angry at both BCDA and FBDC for not following through on their promise for that open space. They've done that for Crescent Park West already.
and they've got the nerve to sue Fort Palm Spring developer for ignoring its master plan, blah blah...

i have to agree with you.....^^ i am in the same situation as yours...misis ko and i are still working in the states..not ready to retire yet....but then fort one is in an ideal location...you can't deny that...:banana:...besides the property can earn passive income if and when we can afford it...
i pm'ed janet aka aziza to see if we can get some kind of arrangement for us to invest in a unit at f1...no word yet from her....:ohno:

Until now, nde pa naglalabas ng official condotel guidelines (profit sharing, owners privileges, etc) ang First Global. Im sure meron na kc nag-sign na cla with Best Western Premiere Hotel Group. Will share here if I get the official info.
Btw, there are changes sa unit's floor area. Ask for the revised floor plan copy (dated 22 Feb 2010) from your agent and see.

Sino nag-advise sayo na requirement ang pagkuha ng parking for Condotel Investors? It was not mentioned to us nung pinag-aaralan namin ang pagkuha sa F1. And besides, when I checked F1's current availability, 88 parking slots pa lang ang sold out of 202. So if it is indeed required, dapat equal ang ratio ng sold parking slots against sa condotel units sold. Baka naman galing lang yan sa agent mo? Kc Im selling F1 also, but wala naman advice sa akin na requirement ang parking sa Condotel buyers. Anyway, I will ask this.

Did you ask your agent what is with Uni-Built? I asked the admin and they said Uni-built lang ang middleman between First Global and Best Western. It only applies sa Condotel. But I dont buy this. Malabo sa akin explanation nila sa role ng Uni-Built. My wild guess is front lang ang Uni-Built ng First Global sa F1, kc nga nasira ang name nila sa FPS. Repeat, guess ko lang, ha?

Hay, tama ka. Location talaga ang selling point ng F1. Im more positive with F1 kc it's a Condotel. Masisira cla sa Hotel Property Group pag nde natapos on-time ang amenities. January 2011 ang start ng operation ng Condotel.
BTW, topping off ceremony tom, April 17 Saturday at 4PM sa 5th floor Amenities area ng F1 Building. Me, I would like to see personally the escalator in the lobby. I always imagine it grand just like yung sa St. Luke's Global. If you are out of the country, advise your AIF to attend instead. Tell them to bring cameras. Please check on the mandatory purchase of parking slots for all condotel owners. I was told this same thing from my agent, yet, I haven't seen anything in writing regarding this. I was told that condotel owners will also gain income on parking slots. If this is true then it does not bother me if I will have to purchase a parking slot. However, I did not see any projections from F1 that included income from parking. From what I know, there will be an open lot in front of F1 that will also be used for parking in case parking at F1 becomes full. So... this whole concept of condotel owners required to purchase parking slots does not make sense to me.
Please clarify this for all of us condotel owners. Thank you and we all hope to hear from you soon.

Aziza1121 April 16th, 2010, 07:55 PM Hi guys. I did check with First Global's admin, and they said it is not mandatory to purchase a parking slot. Until now, there is no official condotel guidelines released yet, so I doubt if this is part of the Condotel regulation.
BYO Concept is approved by the BIR, as per their advice. TurnOver fees will be same as with Fort Palm Spring (tax dec, title, transfer tax). Maybe FPS investors can share the procedure they've done and the corresponding fees.
Based from the masterplan below, yung lot in front is proposed for parking. It is not owned by First Global. Those parcel of lots which have shades of blue are the leasehold ones. Those on shades of reds are the sold lots. This makes F1 a perpetual ownership condo.

After what happened in FPS, we have to be extra watchful sa mga turn of events in F1 lalo na malapit na turnover. Just like you, kutong lupa, Im also kakaba-kaba kc 1st condo investment namin ito. But now that Im learning a lot in real estate, matanong na ako sa kanila. Hay, sino pa ba ang magtutulungan para mapaganda ang investment natin kundi tayo-tayo din? - "As of yet, Best Western are still completing its staff and so with the rules and policies. You will be informed soon as one of its investors. Please also remember that your parking is not limited to those who will occupy the condotel units only. F1 IS A MIXED-USED DEVELOPMENT. Ground floor up to the 3rd floor will be commercial and office space, and then you have the condotel and residential units. Nothing is free nowadays, especially in the busiest place like Fort now when parking space are precious and on an hourly rate."
So as you can see, I never really got a direct answer to my question. Like I said, I have no problems purchasing a parking slot if it will also generate income. However, I have yet to see any projections or plans from F1 on how they will distribute income from parking. What are your guys take on all of this? Should I keep the parking slot? Again, I am a condotel unit owner so I will not stay at F1 for an extensive period of time... if ever.

I agree. F1 will be the first hotel in The Fort. With its convenient proximity to S&R, SLMC and BHS, we have the advantage. Plus it is surrounded by banks (feng shui), and there is a Fort Bus Stop just along the 32nd Street side of the building. Very busy area, indeed.

So if you own a condotel unit, does it follow that your parking is automatically included in the rental pool? Who will manage the parking? Best Western or Uni-built? How is the profit sharing? When will they advise the owners of the official guidelines for both condotel units and parking space?
I think those commercial and office spaces bought their own parking slots. Yung condotel renters naman are usually transients lang, so they dont have cars.
I definitely go for owning a parking space, but dont enroll it sa rental pool. You can easily find a renter for the space. Long-term rent naman yan, so you wouldnt have to worry that wala kang renter the next day. You can rate it as you wished. Solo mo pa income. And besides, you dont have to look elsewhere. The F1 residential unit owners and the MDs in SLMC can be your immediate prospects.

It will generate income. Plus it adds value to your condo when you decide to sell it eventually. My opinion.

a similar case happened in the 80's with the importation and sale of surplus trucks. when the BIR declared that they were subject to taxes, the LTO denied registration of the vehicles until the taxes were paid by the latest owners.
the sale of those vehicles by that time had been going on for at least 5-6 years and the belated tax assessments were large, 30-40,000 pesos for trucks which were originally bought for 80-90,000.
I think the contract to sell of meridien/century had a rider which says that if at a later date it is determined that the property is subject to these taxes, it is the buyer who shall be responsible. I remember that because i considered buying into SOMA.
Additionally VAT is a consumption Tax and is assessed the buyer, not the seller.

@tbp April 27th, 2010, 08:12 AM From how i see things, the BIR started investigating on this matter after they found out that Meridien and CPI misrepresented their transactions which nullified the said ruling. They reviewed BIR Ruling No. DA-624-04 and realized that it does not constitute a joint venture as per the case against CPI and Meridien. This probably would lead BIR to make appropriate investigations on other developments applying the BTO/BYO schemes. If, from my understanding, the notion of a 'joint venture' and other criteria under the BTO scheme is kept, this would not really be a problem. But if it falls short of those criteria, you know what these guys are going to do and what they are capable of :D
So until then, it's too early to say that F1 or other BTO/BYO projects would be affected by the said revocation. Let's just hope that the developers are true on their representation or else it really is something to be concerned on right now.

Aziza1121 April 28th, 2010, 05:44 AM ^^tbp is correct. This is exactly the explanation they gave me. I visited the ofc and was able to see and read the BIR approval abt F1 City Center BYO Concept. Was not allowed to be given a copy, though.
BTW, they are starting to paint and do fitout in condotel units from 6th till 8th floor. And yung commercial area are now with bars in prep for glass attachment. I didnt bring my dgcam with me, kaya wala me pics. But the building looks better now.
In addition, F1 daw will be Best Western's flagship to be a 5-star hotel. Maybe it explains this advertisement in PhilStar yest and today;

Its not because of the BYO thing, If you remember, they converted some parking units to residential areas, FBDC just wants to check all buildings if they are following the rules. these guys did not allow the inspectors to go in the building. I guess this is how FBDC enforce the rules if you don't follow them.

Write asap to First Global BYO Corp inquiring about the project's current status, asking for clarifications of the issues that we are hearing. Dont accept verbal replies. Let them issue an official letter addressing our concerns. It's their obligation to advise us since our contract is with them. Put in the letter that we would appreciate an immediate reply not later than 7days.
If you are based abroad, have your AIF make the letter and have the receipt copy signed by the Manager of your agent, or better yet if you know someone in the admin.
If anyone of you who knows someone in Taguig Municipal, pls PM me asap. We need the help of that person.
Let's unite on this. Let's protect our interest. We have to know where we, as stakeholders, stand in the current legal issues of F1.

@tbp July 2nd, 2010, 04:34 AM i never thought, if it were true, that F1 would do the same mistake as FPS in changing/ modifying and deviating from its original plan without duly informing and seeking permission from FBDC. I thought the only issue that F1 is facing is regarding the issue of BYO/ BTO concept which is being investigated by the BIR. If anyone here knows the reason why F1 did not allow inspectors/ FBDC to inspect the project, please do let us know so that we could keep our investors informed on what is really happening. i wouldn't border on what most in-house agents are telling us ( which was probably what the developer wants everyone to hear) and so if anyone would probably get in touch with any FBDC representative or would really know the real issue please do inform us :(

Aziza1121 July 2nd, 2010, 05:04 AM First of all, Im sure everybody agree that our F1 is still a good investment. The problem is not with the building itself, but with the developer/contractor. Now only, if the developer complies with the terms of their contract with FBDevt Corp.
I was able to talk to BESC abt F1. They cant say much, bec there is a current case filed against First Global,and First Global also counterfiled damages against FBDevt Corp in the court. But this is what I gathered: They didnot order stop construction for F1. But they indeed cancelled delivery gate passes of construction materials for it. When this issue first came up here in the forum, I immediately called to confirm my contact in First Global. Accdg to her, they didnt stop construction. If wala daw tayong nakikita na construction from outside, it's bec they are doing the interiors. Hahaha!... I think dapat nga simultaneous ang gawa nila kc malapit na turnover. To give them the benefit of the doubt, this can be true somehow. Big delivery trucks lang naman ang need ng gate pass. Pwedeng nagpapasok pa rin cla ng light construction materials (which can be use for construction of interiors) using private small vehicles.
I was advised that First Global is accountable to us owners/investors, NOT FBDevt Corp/BGCEA/BESC. So we have to address our concerns to First Global. Let the developer answer our concerns in writing para official. Will they disclose to us the current legal issues of F1?
Now my concern (and im sure most of you share same): They are requiring us to pay turnover balance by Sept15 bec early turnover daw. Original turnover was Dec2010. If walang nakakapasok na delivery trucks for the site (I believe since May pa), project completion will be definitely delayed. Turnover should be delayed also. So why pay them our turnover balance on Sept15? Even if we pay the TO balance, nde pa rin nila matatapos ang building kc nga walang construction materials ang nakakapasok sa site as per FBDC order. What they will do with our money? Your guess is as good as mine. What about materials for our own unit fitout (residential)? How they will finished and furnished the condotel units? Nde rin ba allowed ng FBDC ang delivery?

but i am having doubts if the developer would fully disclose the legal issues involved. i know that's the best thing to do but obviously they would always take into consideration what's of their best interest. sana lang they would really be transparent to this issue...
now as for the turnover balance, i believe one of the best thing to do is really clarify things with the developer. i mean it's but safe and sane that you wouldn't pay for the whole amount until all legal cases have been settled. i'm not being pessimistic about it, but just in case something goes wrong and F1 loses the case, what then? you'll continue paying the bank, with interest, for a project that currently doesn't give you anything in return?
i can say much as i've handled accounts before when legal cases are being pressed upon on a certain developer and when the latter loses the case, the owners were left on their own to process the painstaking way of refunding what they paid...
just my suggestion. talk with the someone reliable. not just the sales managers or what. ask help from them but get in touch with decision makers and the big men. i'll try to get in touch with some of my contacts and let's see where this would lead us....

@tbp, if natalo ba ang developer, will FBDCorp take over the project? Isnt it ma-ca-cancel or ma-vo-void ang sale of the lot to the developer bec of breach of contract? Pls share us your opinion.
Polgas July 2nd, 2010, 07:35 AM If you would go through the FPS thread, there were parking floors converted to residential units without the approval of FBDC. When FBDC wanted to inspect the F1 building, they refused entry to the inspectors.hmmm. They did it with FPS whats stopping them from doing other things on the second tower. if they did the construction based on submitted plans then there would not be any reason to prevent entry to the inspectors.
As for constructing the insides, that's why we don't see any construction outside, how can they finish the inside when as Aziza mentioned all delivery permits have been canceled? I'm sure no developer would have all the materials sent to the site the very first date of construction.
If they cant finish by sept, I don't think we should be forced to pay the turnover balance.

HLURB will only act on formal complaints. I think its best if a formal petition/complaint be lodged at HLURB from the unit owners.

Also, my ivestment consultant informed me that this issue is not about the parking but the plans on the third floor or the mezzanine of the commercial space. They said that they will not force us to pay the turnover balance until the project is ready, which from the original schedule is december 2010.

That we have to see. I just talked today with my contact in F1. She said tuloy daw ang September turnover. Dapat fully paid ako by then. I asked bakit na-moved to Sept ang turnover from orig December2010, eh it seems nde pa talaga matatapos ang building. She referred me to ask Mr. Cea instead. When asked abt F1 status, she didnt disclose the legal issues.

Im no engineer, but I know that at least 6mos ang finishing stage. It's just simple. If we let them TurnOver to us the bldg at its unfinished or incomplete state, we are making them free from their obligation. We will be at their mercy to complete the building. Hay, tayong buyers talaga ang most affected. We have to be vigilant to prevent further abuse.
I dont want to sound so negative nor pessimistic. But 2-timer na kc sa pag-breach ng contract. If they can disregard an authority (FBDC), do you guys think they wont do same to us?

I'm a long-time lurker, haven't been posting since I started reading this forum several years back. I'm a lawyer and also a unit owner (I signed up for a Gold condotel unit in 2008). As of late the posts here have been rather disconcerting. Maybe the unit owners can meet sometime and discuss what's happening? There are several legal remedies we can avail of, but it would all depend on what the situation really is right now.

Hi zenyp63. Can you clarify with your agent what he meant by "extending the turnover"?
I just got this info that F1's turnover will be anytime between September and December2010. As long as they turnover the building to us completely finished, all amenities promised in place and functional, Im ok with that.

The two most pressing questions an excited or anxious buyer would ask are:

2. What are the facilities and amenities that go with my purchase of a unit?
The project must be completed within one year from the date of the issuance of a License to Sell for the project. The HLURB may, however, fix a different period considering, among others, the size of the project, the nature of the development works to be undertaken, the proposed program of development of the owner/developer, etc.
The facilities and amenities included in a completed project and which go with the purchase of a lot or unit are those facilities, improvements, infrastructures, etc., to include water and lighting facilities.
These facilities which the owner or developer is obliged to construct are:
1. Those offered and indicated in the subdivision or condominium plans as approved by the HLURB, and
2. Those promised and reflected in brochures, prospectus, printed matters, letters or in any form of advertisement e.g. radio, newspaper, television, internet or other forms of communication.
This is so provided in Section 20 of PD 957 which states:
SECTION 20. Time of Completion. – Every owner or developer shall construct and provide the facilities, improvements, infrastructure and other forms of development, including water supply and lightning facilities, which are offered and indicated in the approved subdivision or condominium plans, brochures, prospectus, printed matters, letters or in any form of advertisement, within one year from the date of the issuance of the license for the subdivision or condominium project or such other period of time as may be fixed by the Authority (now HLURB per EO 648).

eliasomarsana July 22nd, 2010, 11:20 AM even if the judge has dismissed the case, FBDC can still (and probably has) filed a Motion for Reconsideration. the decision will only become final and executory 15 days after receipt IF the opposing party (FBDC in this instance) fails to file an MR.

The case has been transferred to Regional Trial Court where the merits will be decided.

They had send me a mail stating to secure all the documents if ever i will go thru bank loan or inhouse financing bec the turn over will be on the 15th of sept to avoid penalty ( i dont know how much will be the penalty is)..Now as i remember they let me issue a check the total amount of my turn over balance..I dont know what their reason..nyway parang nasa akin na if i will allow them to incash my pdc or mag loan sa bank...problema is I havent see the unit yet tapos dpa ata tapos un building and to add un stop deliveries ng construction..na update lng ako thru this forum..
@tbp July 26th, 2010, 08:27 AM i would agree with you guys. i would not also suggest that you pay the remaining balance esp. if the unit would not be done on the promised early delivery. why pay for something half done and, following the proper way of doing things, you should first have an initial inspection (and more if needed) and a final one before you could accept the unit and pay the remaining balance...not the other way around. you would be on the mercy of the developer if you would pay for it without having seen what the actual deliverables are and the quality of the unit. they wouldn't even be bothered by your other request no matter how true and correct your point is because they already have your money at hand :D if they are trying to put some pressure on you, you could actually give them a check for the remaining balance and attach a note that this would only be deposited after you have given them the go signal and once the unit has been delivered and you are satisfied with what they delivered. this would show that you are serious in dealing with them. though i would also be careful if you are going to follow this suggestion as some would deposit the check without your approval and give alibis like they didn't know or they didn't see the attached note :D
well just giving you suggestions on how to go about it. know your rights and don't be bullied :cheers:
ricemannv July 28th, 2010, 05:51 AM I just got back in the Philippines a couple of weeks ago. I went to the F1 site with my agent last week. I wanted to view my unit, but we couldn't go up to the 23rd floor because they don't have a working elevator yet daw. :nuts: I was able to view a unit with the same lay out as mine on the 6th floor. We had to go up the stairs. There were lots of workers inside going up and down the stairs carrying materials. I saw lots of electricians pulling wire. My agent told me that there was a court case with FBDC about the "parking" and that all outside construction has been stopped because of it.
I appreciate the updates of the investors here. I am living in the Fort at another development and would be willing to meet with other investors to discuss our investment.

Riceman you have an option :D i know developers are requiring buyers to issue post dated checks until the turn over balance. these serve different purposes and one of them is to show ones sincerity and readiness to pay for the whole amount once the unit is ready for turnover. your option would be to make a letter informing the company and/or the bank NOT TO DEPOSIT the said check until the requirements are met....like deliverables and the quality of the unit. Don't make it appear like you are at the mercy of the developer that since they already have the check with them they could just demand anything and deliver just about anything. if you are already satisfied with what they gave you, though i know 'satisfied' is really relative...at least reasonable enough i guess...then you could instruct them to deposit the check.
that's why buyers are always given a choice to pay the remaining balance in Cash, or go through in house or bank financing. You have an option to deposit the check that you issued (well if you really have the cash) or just go for financing. Your brokers/ or agents should have informed you of this one.

this is the first time i heard of a developer that pressures buyer into paying even if the building is half done and they can't meet their deadline. super one-sided. if they still insist, hire a lawyer. i'm sure may laban ka!

I know that is their target date, but I don't think they are goinng to make it. :ohno: I'm here in the Fort and will monitor the construction progress. Around the end of August I will go talk to them with my agent. If they are not finished, and I know they will not be, then I will raise the issue of payment with them then. I think it is to early to raise the issue now.

just to give you an idea, my experience with sapphire res., they were delayed 6months from the target turnover. i extended my remaining balance to make it last until after 6 months because of the delays and made them charge me the last payment until after they had scheduled my walk through with my unit. fair and square, you simply get what you paid for.

I just got this info that F1's turnover will be anytime between September and December2010. As long as they turnover the building to us completely finished, all amenities promised in place and functional, Im ok with that.

The facilities and amenities included in a completed project and which go with the purchase of a lot or unit are those facilities, improvements, infrastructures, etc., to include water and lighting facilities.
These facilities which the owner or developer is obliged to construct are:
1. Those offered and indicated in the subdivision or condominium plans as approved by the HLURB, and
2. Those promised and reflected in brochures, prospectus, printed matters, letters or in any form of advertisement e.g. radio, newspaper, television, internet or other forms of communication.
This is so provided in Section 20 of PD 957 which states:
SECTION 20. Time of Completion. – Every owner or developer shall construct and provide the facilities, improvements, infrastructure and other forms of development, including water supply and lightning facilities, which are offered and indicated in the approved subdivision or condominium plans, brochures, prospectus, printed matters, letters or in any form of advertisement, within one year from the date of the issuance of the license for the subdivision or condominium project or such other period of time as may be fixed by the Authority (now HLURB per EO 648).

I went there sa pilipinas last June went home aug 9th ditto sa states. I saw that they were building so I guess it's good. The work is progressing at a rapid pace. I'm living in the Fort and see the project on a daily basis. The hotel units are being outfitted. I saw one on the six floor that had the painting finished, the cabinets installed and the bath room being tiled. They are pushing for the hotel to open in January 2011. The lobby is being worked on. I saw the elevator contractor working on the elevators. Once the hotel units and the lobby are finished they will shift to the amenities I was told. From the outside of the building I can see men working in the amenities area so maybe that is already happening.
My unit is a residential flat. My turnover balance check has been submitted and is dated for September 30th. My unit was bare. All it needs is some concrete finishing, the windows and front door installed. Then I will visit the site with my contractor, develop a architectural plan, submit, get permit and start the outfitting of my unit. I'm planning to start that process next month.
I think the project is coming together nicely. Like any project of this scale there are a lot of elements coming together all at the same time so it may seem a bit crazy, but I think it is going to work out just fine.

I would describe the window color of the units as "reflective silver". I think it is a good shade for this climate as it will reflect light and not absorb heat like a darker color. The windows are tinted when looking from the inside out. From the outside they are reflective so you can not see in from the outside. The window frames are of good quality. I have seen these installed in the condotelle units with my own eyes.

I could imagine the coordinating confusions with inhouse construction people and own contractors coming in at the same time. alot of finger pointing should there be different groups in one construction site.

The nearly finished condotel unit I saw did not have kitchen provisions. When I asked the engineer he said only the residential flats and lofts had kitchen provisions. He said kitchens were "bawal" in the condotel units. I don't think the developer has told anyone about this as my agent seemed very surprised. She has several clients who purchased condotels. It is going to be hard to explain to them that their units do not have kitchen provisions when they were purchased under the impression that they would....:nuts: I can see this turning into a big issue for BYO....:bash:

most residential units were sold bare and in the case of F1, bare really means bare. So there isnt an awful lot to check.

So why not have it your way from the start.
For bare, you can check the following:
1. Main door and CR door (hinges, knobs, any "yupi", clearance from the floor and ceiling)
2. Windows (any watermark, tightly sealed)
Bring a candle and hold it in front of the window to check if there's no air that gets through the closed windows..
3. Smooth-finished cemented walls, ceilings, floor
I guess for now, their priority to finish and deliver is the condotel units.
Has anybody asked if there is gas pipe per unit?

For bare, you can check the following:
1. Main door and CR door (hinges, knobs, any "yupi", clearance from the floor and ceiling)
2. Windows (any watermark, tightly sealed)
Bring a candle and hold it in front of the window to check if there's no air that gets through the closed windows..
3. Smooth-finished cemented walls, ceilings, floor
I guess for now, their priority to finish and deliver is the condotel units.

I am still hoping that this is a good investment for all of us.

you're right to that we should have to punchlist the unit even if it is bare. aside from the things mentiones by aiza the drains have to be checked also. your contractor and F1 will point fingers later on if defects are found like cloged drains and kapak walls. it is also added cost for you to rectify these things where it should have been the developers job to fix them. for large buildings it is common to have cloged drains because some workers actually drop cement into the drains be it intentional or accident. F1 can blame your contractor for causing this. lets have them do proper punchlist so that we know where their responsibilyt stops and ours begin.

Yeah, seeing that the turnover balance is due tommorrow for bare residential flats and interest will be attached at 1.5% a month on outstanding balances I'd say the "Punchlist - Rectify - Accept - Pay - Key - Fitout" idea is obsolete, oh well.....

In whatever cement plastering on the walls sometimes due to heat, thickness, mixture of cement. the cement plaster"palitada" does not adhere to the hollow blocks beneath it. On the outside it may be smooth and straight but when you knock it usually with the fist or a rubber hammer it will produce a hollow sound. this is very common and it happens.
To test the drain, you actually pour a bucket of water down the drain and see if it empties quickly. you would be surprised that you may find some drains slower than others. which means there are some blockages on the drain. you have some workers that are lazy and pour unused paint/dirty thinners down the drains. some cases there were trash(papers from cement bags, plastics from food,etc) and finishing putty stuck inside.

I had a private message from you but I'm new to this so I don't know if you got my reply. I own a loft on the 29 th floor. I paid full last wk. I ask my lawyer there and that was his advice since I signed a contract, I guess as long as they finished the bldg itself then Ill finish the inside of my unit. Most of my friends who bought condo units in cebu did it that way. I bought a commercial type condo unit in cebu and I had the lessor finished my unit.

We received a negative response from our agent regarding the kitchennette provision....I wonder if the mgmt told its agent to act innocent when someone raise a questions about it. I wonder if BW got to do with this changed.
@Aziza - as an agent...im sure you get weekly updates on each project right? they should be aware....especially if they're just across the street.

Maybe you are right, because in that rendering pic the windows in the mid level do look like the "silver" ones they are currently installing. The windows of the lofts at the upper levels are gold like the commercial floors. That will look real nice. :banana:

The reasoning to this is to avoid smelly food being prepared inside the hotel i.e. "tuyo" (dried fish) which is one of filipinos favorite and very smelly dish, ..., as we all know the smell could be permanent, we don't want to be named as smelly 5 star hotel. Accordingly, lots of items and features were upgraded that suited to be five star hotel. F1 and BW is also considering the competition..... i.e., anticipated projects such as Shangrila is only 300 meters away and discovery suites is about 200m away from F1. The modification updates notice/letter is forthcoming, also, mentioned that the investors can visit and inquire about the modification in the F1 Center showroom and be able to get a copy of the draft modification plan. This could be a good news to every condotel investors! :)

It's not a condotel then. Condotel implies you can cook, do your laundry, etc. In short you can do everything you can do in a condo in a condotel. I am currently staying a condo in the Fort which is inhabited by mostly filipinos. I have yet to smell tuyo cooking.

If they drag it out that long the developer will be charged penalities by the Bonifacio Global City development people (who ever they are). They have a target finish date, after that they will start to pay penalties. BGC has this in place to prevent the scenario that you discribe, not that it can't happen though.

Sadly, the only agency that is tasked to do this is HLURB. since it is a BYO concept, F1 is not covered under this.

Usually from pre selling, yes 4 years. with the height of that building, usually it would take 2 years of pre selling then 2 years of construction. 4 years for a building construction on that size is too long. usually amenities are the last to be constructed. I hope this building finishes soon.

most of the buildings are rated ritcher scale 9 and up. meaning the buildings here in the fort are safe. usually the earthquakes that happen here have thier epicenters outside metro manila so when the tremor reaches to Taguig it would be lower than in the epicenter. As long as the epicenter is not in taguig, it would be safe. (there are no fault lines in taguig so most likely its safe). Aromin sy is one of the top structural designers (old school) which have redundancies and over designs(usually) on their drawings. (which benefits the integrity of the building). you will most likely be shaken up at that height but generally it should be safe.

technicaly, as the term build your own, you have unit owners building their own unit. just as you would not need LTS to build you own house. and since it is build you own there is no buying or selling involved. as you can see from the contracts it is only a project management thing. asking first global to oversee the construction for the owners of the building.

BIR and HLURB have no connivance. BIR independetly puts the vat based on its rulings(which is under contest by a number of developers now) even with vat. HLURB LTS can still be postponed. once there is LTS then all units left should have vat
