People are fleeing to the suburbs because of the crazy traffic and lack of parking space.Which means they should invest on proper infrastructure like building underground parking lots, introducing rail systems like trams, metro trains, light rail, public bus systems e.t.c.

Anyway I hope they will focus on this otherwise some parts of the CBD will become museum by 2030.Abandoning and neglecting the CBD is therefore not wise enough with excuses you are giving (Traffic jams).

i think moving to the suburbans is the way to go...it might cost more money to upgrade the down infrastructure...they need to open new areas.abandoning cbd is too drastic-direct development to other areas.with bigger infrastructure outskirts will flourish.we can have other nerve centers...cbd will still flourish-its too small.

We currently have about 25 cars for every 1000 people yet we have this nightmare traffic.What will happen when we have more cars in the next 10-15 yrs?Nairobi just needs to plan 5 or 6 multilane highways just to keep up or it will kill off alot of commerce.Some much smaller cities than Nrb are better placed.

i think we all have the similar observations.ole wetu the city planning is still in the 1950-70s.nothing has been done about planning.nairobi will look like a ghetto.look at kayole-some of those areas in kariobangi,mwiki,umoja,buruburu they looking like ghetto shanties-i live in buru but darn they have messed this once beautiful estate.its planning,planning,planning.we are in 2011 but we are 30yrs behind.

It sure would but its still far off i think.Take the big four currently in place-they are all connected to GK.To start getting that kind of height + density the private sector will have to be the driver when and if they gain economies of scale in operations & profits to warrant such height,density and sq footage.In short,they'll have to make economic sense for their owners.

The demand will come from increased population growth and growing businesses in the area, not to mention more multinationals coming to Nairobi due to increase in tourism, and it being a regional hub. Eventually you'll run out of room to build out, or it'll become too expensive, so building up would be the logical outcome.

+1. Its a matter of time for developers to run out of suburbs to turn into commercial zones. When that happens, companies will return to the CBD and drive the demand for taller towers to be built. Most likely this will happen when the mass transit systems are in place making the CBD very attractive again.

Give me a break, I prefer Nairobi as it is currently and the second picture does it for me. We are all aware that Nairobi has it's fair share of challenges but remember it is 1000 times better than your prized Dar es salaam. In Nairobi there is better infrastructure and as much as you think the old 'Nairobi Slums' song is relevant, we are working on fixing our problems.

So before you point out Nairobi's issues what about Dar es salaam and the fact that "out of the 4 million residents of Dar es Salaam, over 3.2 million live in unplanned areas! " UN Habbitat report.

True and fair concerns about the city govt but i'll be the devil's advocate a little bit.There's corruption and lethargy in there but also realise the council is handicapped.
To carry out its work of fixing rds & sewers it needs money which ,to be honest, it is owed quite a lot thru arrears in land rates and i wouldn't be surprised some of those developers owe big time.Others are big politicians who haven't paid in yrs.
If we want good working rd & sewer systems we'll have to bear the pain and pay up our dues in time otherwise NCC won't do much being handicapped like it is.

Nairobi's following a common pattern of growth like many cities around the world.

There is a period when the CBD becomes the focus for new developments and is the most sought after district. (In Nairobi's case, this was the 70's until the mid 90's). Then there's the period when people move to the surrounding suburbs away from the city centre (present day Nairobi). Afterwards, with urban renewal programs and inner city revitalisation, people move back into the city centre. (this is yet to happen for Nairobi).

When the last phase happens in Nairobi, especially when commuter systems improve and parking issues are solved, the CBD will become attractive once again. I'm sure a number of blocks built in the 60's and 70's will give way to modern towers. Just be patient. :)

^^I actually like some of the older skyscrapers in the CBD. I hope they all don't get torn down. I'd be nice if new buildings were just built alongside them. Old + taller, modern scrapers would be a nice view.....

river road at night. yes, i can pull out a $530 cellphone and take pictures in river road Nairobi. think back to 2002 if walking around river road at 11:40pm was possible without getting mugged.

Am I the only one here on this?....I think the first photo is doctored. I haven't been to Nairobi in a long while but I can tell those hills beyond Rahmutulla towers and rest of upperhill are fake. Any takers?

The Ngong hills are in the opposite direction. Thats why shots of Upperhill taken from the CBD feature those hills. I have an interesting theory to that picture. Nairobi sits on the edge of the highlands right, if you take a pic from the low plains on which the national park is located, the highlands tend to look elevated. The highlands in the pic IMO are those areas past Westlands for example Uplands (there is a reason most terrestrial TV and radio stations had their relay masts set up in that location).

Again, for those of you who have travelled west of Nairobi at night, Nairobi's lights look like they are spread out in a valley when one is around Sigona and Limuru.

Then again, why would anyone go to such lengths as to photoshop that pic.

They destroyed Denver City Park to construct the road in this photo. (Denver City is Nairobi's sister city) Too bad.
