The Luanda thread is not as big as the Nairobi and Lagos Threads. The Nairobi thread is the largest thread, in this Sub Forum, so I guess there was a need for a new one.:)

Lagos thread got 28 pages long before it got sticky status, Luanda is currently at 20 pages :cheers:

I just wanted to continue on the discussion on the seven star hotel from the previous thread. The hotel will be within KICC's main tower. Word is going round that the car-park to the right will be converted into a Mega-mall much like the Sarit Centre but it will be part of the hotel.

This is one part of the city that is just dead because of all the government offices, not much activity as say the other side of moi avenue, if you know what i mean- except for saturday with the maasai market, i love that place.Do you know if its a kenyan architectural firm doing the job, it would be nice if it were.........

I agree with you totally, Parliament area and Harambee Avenue in general does need some life which Im sure will happen when the mall will be built. I think the only lively section here is around the Aga Khan Walk which IMO also needs a mall or two.

The mall project is still in the pipeline since they have to get other facilities within the main conference centre in order, starting with the rotating restaurant on the 28th floor. They also have to partner with a major hotel company eg. Sheraton, Protea to get the hotel up and running. I also hope its a kenyan firm doing the job.

i went to the kicc website(yes they do have one!)and there is no information on the hotel or even plans.Either the site is poorly run or they deliberately avoided putting up the info until the project has been officially gazetted.

I also visited the site but it seems to serve as a noticeboard for conferences and advertising the centre and its current facilities. They hardly mention anything else, even the current rehabilitation projects within the tower and the conference halls that have taken place. As I said, all these plans are in the pipeline, but they have to get the main function of the building (as a world class international conference venue) running.

hi guyz i am back from kenya and i had a blast. kenya is changing for the better and the faster u realise that kenya is rising the better coz u'll get left out. bad news, i took over 300 pics of nairobi,# 58 matatus, machakos and thika but i lost my cameras memory card at detroit metro airport customs check point and now i have no songle damn picture. that pissed the living crap out of me. i cross the sahara and the atlantic (17hrs flight) and loose my pics just 2 hrs from home aarrrrgggghhhhhhhhhhhhh. THE DAMN CUSTOMS OFFICERS

My mum just came back from a two month trip to Kenya and she told me that things have changed for the better. My only consern is the fact that they keep talking about new highways but they have yet to start any major contruction. I know politics has alot to do with this with many individuals like Raila trying to block anything that might make Kibaki's gov't look good. I am not a big fan of Kibaki but according to many, Kenya seems to be doing alot better in the five years he has been president. My fear is that when one of the challengers who seem intent on just being president, will do more harm than good when/if they are elected. Odinga, Kenyatta and many others are very good at talking about the ills of Kibaki and Moi but they have not done anything to improve the plight of Kenyans in their constituencies. I think that lack of a development record should disqualify many of these individuals from being president. I know that if elected, Raila promised his fellow chanlengers 2 VP posts an exec PM and to assistant PM's. If this is what we have to look forward to, I would tell my friends who are planning to move back to wait it out since we are looking at a disaster in the making. I do not want to make this about politics but politics got as to the bottom and it will bring as back to the late Moi years very quickly if people are not carefull. I am not a partisan because none of the political parties seem conserned about letting us know what they will do, all I know is that Kibaki has done enough for a second term. I wish for the days of Robert Ouko when we had world class leaders who talked about important issues and were educated and intelligent enough to implement their vision. Sorry if this does not belong here but I love Kenya and politicians will destroy it again.

I dont think a change of government will have much effect on the changes taking place in the country. Everybody, including the opposition wants the current trend of economic growth to continue.

Come to think of it, I think we should have a thread on Kenya's upcoming elections.

I hope you are right. Democracy is the best form of government and if whoever is elected is held accountable, I think that we can continue on the path that Kibaki started. I think for Kenya to succeed, we need a president who has experience and will focus on the job at hand. Let's all hope for the best.
I was going to visit Kenya in December but many folks told me to wait untill the elections are over. What do you think?

I think for Kenya to succeed, we need a president who has experience and will focus on the job at hand. Let's all hope for the best.
I was going to visit Kenya in December but many folks told me to wait untill the elections are over. What do you think?

Spectacular Nairobi ! The skyline itself is symbolic of a financial centre. Maan I already plan to make 2 separate trips to Africa -- one flying by Emirates airlines into Lagos and tour around Nigeria + Ghana , while another trip by Emirates airlines into Nairobi then touring cities and game reserves in Kenya + Tanzania ( both mainland and Zanzibar ) + northern Mozambique . Have to look at my part-time job income first before making the trip , am still student lol.

absolutely fantastic pics, i cant belive i was taken a picture next to the kimathi monument then walked down the street and had lunch at ZEEP which is a buffet restuarant and a bar watching arsenal playing fulham on DSTV less than two weeks ago, damn i already miss home. i almost cried when the plane took of from jkia coz i realized that nairobi is just not my home but it has defined certain aspects of who i am and it is a part of me. if anyone on this forum has the abilities to visit nairobi pliz do it coz its worth every second of ur time.

I was thinking of the african route (Lagos-Nairobi). Hopefully, there will soon be a flight to KL as well. There are quite a number of Kenyans heading out towards Malaysia and im sure Kenya Airways will capitalize on this.

No, there are also many Kenyan tourists coming here and also many Malaysian tourists visiting Kenya ( in newspapers I saw many package offers to Nairobi + game reserves ) . I think the service from Kuala Lumpur to Jomo Kenyatta Intl will carry huge loads due to demand and the distance ( i think the trip will be around 10 hours ). Kenya has very nice climate and Nairobi, which stands at 1800++ metres above sea level , is already an attractive factor for travelling into Kenya ! :okay:

Israeli firm wins Sh35.5b city road project tender

An Israeli consortium has won a tender to build a Sh35.5 billion road project in Nairobi.

Housing and Construction Holding Company (H&C), Israel’s biggest construction firm, announced on Tuesday that a consortium in which it holds a 50 per cent stake has won the tender for the 100-kilometre road Nairobi Urban Toll Road Concession project.
It said together with Austria-based construction company, Strabag, which owns the other 50 per cent in the consortium, would build the road in Nairobi under a 30-year build-operate-transfer deal.
However, it said in a statement the final agreement is subject to negotiations regarding financing and conditions between the companies and the Government, the firm said. H&C Chief Executive, Mr Uri Shani, said the Group plans to invest more in its overseas operations.

The focus, he added, would be on big projects in environmental infrastructure. Road Concessioning is a delivery option involving Private Sector Participation on commercially viable forms, which encompasses construction, operations, maintenance and transfer of the road to the Government after an agreed time.
The Government, with the support of the World Bank decided to concession Machakos Turn-Off-Rironi via Uhuru Highway and Southern By-Pass on a pilot basis, with a concession period of 30 years.

The Southern By-Pass starts from Celtel building/former US Embassy on Mombasa Road. Improvement works would involve upgrading to a dual carriageway from Machakos Turnoff-Athi River, upgrading to six lanes and rehabilitation from Airport Interchange to Uhuru Highway Overpass.
It also involves construction of Uhuru Highway Overpass from Langata/Lusaka Road Roundabout to Westlands Roundabout, providing an eight-lane dual carriageway on Uhuru Highway of which four lanes would be elevated. In addition, two lanes for left turning vehicles would be built.

Motorists using concession facilities pay a charge referred to "toll charges" to the concessionaire.
The charge is determined during bidding and will be agreed with Government prior to the implementation.
The Concessionaire will be required to develop roadside facilities such as parking areas at key points.

Now we can expect the construction to actually begin anytime soon.

I love to see the changes in Kenya. The late eighties along with the nineties are a perfect exampe of what can happen when a country has illeterate, incompetent leadership. It has to be said tha Moi basically brought Kenya to it's knees and it has taken five years to see what educated intelligent people can do. This is not about politics since I have some issues with Kibaki too but I have been impressed with how quality of life issues have been addressed and the potential is undoubtfully their for this former tiger to rise again and compete well with other emerging nations.
I think that all most Kenyans want is a government that takes care of the populations needs and also provides the envioroment for them to succeed. I hope whoever wins in the next elections realiases just how important the job is and how he/she could positively affect Kenya for generations. I am hopping than Kenyans make a wise selection based on facts.

I like the fact that this website has more constructive discussions since most other Kenyan sites discuss irrelevant issues that in the long run help no-one but the elite. Roads, Rails and Airports will improve the lives of all and they are the first step to what I believe will be the most developed country in African and one of the best places to live in the world.

The government sadly is not acting fast enough.My parents and friends tell me the Traffic Jams in Nairobi are getting worse by the day.The number of cars on the roads have increased tremendously .Though atleast the roads are smooth and potholes are very few,almost non existent in the city center.

more road construction MOMBASA HIGHWAY DUAL CARRIAGE all the way past machakos junction( up to up to athi river is going to be 4 lanes on each road) also from the junction to machakos that 15 km road is being upgraded, i had the pics but the customs officer @ detroit airport took em.
i got to say that this is one project that i am very excited about, when i was in kenya last august i went to kitui and it was a nightmere bcoz of the road construction and upgrading but u know what i didn't give a damn bcoz is going to be like carpet in a few months. enjoy the pics

road works and buildings going up at the same time and you wonder why there is cement shortage kenya. one indication of a growing economy is the rate of cement usage and construction projects going on, and so far kenya is in that situation. imagine if we were growing at the same rate in the last 15 yrs we would be only second to the mighty SA, arent we kenyans exited?

Outdoor advertising goes the digital way

01-October-2007: Giant digital LED screens (Light Emitting Diode) start springing up on pedestrian walkways in Nairobi next week as outdoor advertisers devise more innovative ways to reach consumers.

Although the technology is not new — there are now digital LCD screens suspended from supermarket ceilings, and one on top of Uchumi Supermarket at the Westlands roundabout — for the first time the screens will be at eye level on streets.

At 10ft high, the screens are also bigger, double-sided and can display more than one ad, enabling billboard owners to sell the same space multiple times. Industry players say digital screens have more impact than still billboards because they have sound and more advanced graphics and text capability.

A digital screen is like a full motion digital cinema with the compelling visuals that radio lacks, is brighter than TV and clearly visible even under direct sunlight and larger than life because if its size.

“In Kenya most people take public transport and are also spending less time at home, limiting the opportunities to get through to them using conventional media such as TV and radio advertising. The focus has shifted to out of home media so we want to capture them on the street, in lifts, office buildings and pubs,” says Mr Joram Gatei, CEO of Live & Motion, the company rolling out the street level outdoor LED screens.

Mr Gatei says the screens will be controlled from a central location via an Internet network using specialised Infocast software that is able to take data and transmit to each screen. The ads run in loops for 24 hours.

“The screens are double-sided. One side is a digital screen with a scroll at the bottom that we’ll use for breaking news and the other side is a flexi (material used for billboards) with 15-30 second ads,” he says adding that some advertisers have already signed up.

The rates are Sh40 per spot with each advertiser entitled to 72 spots per day. This works out to Sh14,000 per day or Sh420,000 a month; more expensive than a still billboard which costs Sh110,000 per month for the 12x10 metre size.

“It is good value for money compared with TV, which is more expensive. Within the 72 runs a company can put several different ads and they can also change ads every month. The other advantage is unlike TV there’s no remote so consumers cannot change channels to avoid the advertising,” he says.

Live & Motion is planning to install 10-15 screens in Nairobi in 6 months with the first at Kencom and another on Kimathi Street. The screens are imported from China and Bangkok at a cost of Sh10 million each including freight.

The company has also installed indoor LCD screens in Tuskys, Ukwala and Woolmatt supermarkets. Other companies in the industry include Ideas Unlimited that has installed indoor screens in Nakumatt supermarkets and Future Media Kenya.

“Before everyone tried to put up a poster in the supermarket and this looked untidy. We’ve noticed an increase in sales, over 30 per cent in some locations, after we installed the screens.

Mr Gatei of Live & MotionThis is because the ads are aired in supermarkets when people are already primed to buy unlike TV which you watch and forget by morning,” says Mr Gatei.

LCDs are very effective for indoor use in spaces that are not too large such as in supermarkets but bright external lights blurs the image just like TV.

They are also limited by size to 100 inches. For outdoor use LED screens are more effective because even under direct sunlight, images are crisp clear. They are also available in any size.

The introduction of outdoor LED screens illustrates the rapid growth of outdoor advertising and although there is no hard data conservative estimates put its value at Sh6 billion.

This is almost at par with radio advertising which takes up the lion’s share of media spend in this country and much higher than TV which is ranked second. Statistics from Steadman Group, a media monitoring firm, show that media spend in 2006 was Sh13.6 billion (does not include outdoor advertising).

Radio accounted for 47 per cent, TV 28 per cent; print 23 per cent with cinema accounting for the rest. Over the last few years, billboards have been mushrooming everywhere and new avenues for outdoor advertising include advertising on buses and taxis, wall wraps, and street lighting.

City Hall is even experimenting with advertising on guard rails on Globe Cinema roundabout and last year collected Sh141 million in revenues from billboards and sky signs only.

This was close to the Sh140 million collected in 2005 despite billboard rates being slashed by half from Sh6,300 per square metre to Sh3,150 per square metre via gazette notice No. 997 of 10th February 2006.

The City Council is set to surpass that figure this year having already collected Sh174 million between January and August says David Gatimu, the Assistant Director, Urban Design and Development at the City Council of Nairobi.

But the rapid growth of this highly profitable industry has come at a price. Because the industry has not been well regulated highways are getting cluttered and efforts to green the city are being undermined by some outdoor advertisers who are cutting trees that interfere with the visibility of their billboards.

“This has been a rogue industry where people do whatever they want. Some companies have been complaining that trees on James Gichuru Road are growing fast and obscuring their billboards. But we have to preserve Nairobi’s greenery so they have resorted to cutting trees at night,” says Mr Gatimu.

He says that in future there will be limits imposed on the number of billboards, a common practice in developed countries. “It is coming to a point where some streets like Mombasa Road are getting saturated.”

The boards easily dwarf a manMr Gatimu says that City bylaws allow a distance of 150 metres between billboards on a straight stretch of road except where there is a roundabout where multiple billboards are allowed because traffic is slow.

“We’ve pulled down several billboards that didn’t adhere to this rule but these guys are very mischievous and put up billboards on weekends or at night,” he says.

In such cases the Council gives offenders a 7-day written notice to pull down the billboards before the Council moves in. Outdoor advertising is governed by the Physical Planning Act but the rapid change in technology and innovation in the sector has resulted in the Act being woefully inadequate in controlling developments in outdoor advertising.

“The Act does not govern specifics and only has a single clause that talks of permitted advertisements. There is no policy on wall wraps, LED digital screens or multi-faced billboards. We’ve always had a policy on vehicle branding but now we have roof top taxi advertising,” he says.

This has created loopholes for players to exploit. Mr Gatimu gives the example of the huge wallwraps on two sides of Harambee Plaza in Nairobi which he says was not approved and yet they are still in place.

The council is already in court with Adopt- a- Light over a dispute involving billboards on road reserves and in the past revenue collection was a big problem because of poor record keeping.

“The whole system is very corrupt and the council is happy to go into side deals with providers instead of collecting rates,” says Ms Esther Passaris, managing director of Adopt- a- Light and suggests that licensing and approval of billboards should be outsourced.

But Mr Gatimu disagrees, saying the council has improved monitoring and enforcement and the results are visible in the increased revenue collected.

“My first objective was to capture data on all billboards in the city including their locations, sizes and monitoring when they have ads, even taking photos of the billboards to use when companies dispute the invoices we send them. It has been difficult but they are now paying,” he says.

The council wants to establish a system of electronic monitoring and come up with a policy to govern the rapidly changing sector. There are roughly 500 billboards and 10 main companies in the sector including Adsite, Alliance Media, Global, Magnate Ventures, Prime and A1.

As outdoor advertising evolves it will become more interactive meaning digital media will play a bigger role but there will still be room for still billboards. “Nairobi is very full especially areas with high traffic so outdoor will grow faster in other cities.

The bypasses being built will also be new arenas for outdoor advertising,” says Joe Otin, director media and monitoring at Steadman Group.

Mr George Lutta, managing director Media Initiative East Africa, says there will be a lot more creativity in content and greater demand for point of sale media to drive sales.

“People are looking for precise audience targeting and greater interaction with consumers. We will see innovative ads on supermarket trolleys, handrails in buses and everyday surfaces where a consumer can be reminded to use a product with a message like ‘have you washed your hands today?’ in the case of a soap brand,” he says.

what we are witnessing here is a sub-saharan city that is gradually evolving into a world-class city. it is not booming but just growing, and that means that it is under the radar and there is not much hype. in ten to fifteen years only S.A, algeria and morcan cities will be somehow better than nairobi in africa. also the other cities in kenya have followed suit and it not gonna be long be4 nakuru,thika, mombasa and kisumu catch on. just pray and hope that the economy keeps on growing. VISION 2030 IS ACHIEVABLE!!!!

One of my best biddies took his family to Kenya last month and I asked the wife what she thought of Kenya. She is not Kenyan so I wanted to get a foreigners perspective, she said that she had never seen a city as clean as Nairobi but she also said that their were other areas that needed major improvement. The reason she could really see the bad side of the country is because she travelled with a Kenyan who made sure that she experienced the daily life of a Kenyan.
I agree that alot of change has happened but we have alot more to do. Kibaki has done a good job in some areas but he has failed in others, like looking into stolen money. My fear is that we will make impulsive decisions"change for the sake of change". I know Moi and his clas alond with Kenyatta and others owe Kenyans alot of money but this is a gradual process considering they are in all sectors of the economy and any drastic measures might have a negative effect on the economy. I am all for new leadership but I am also pragmatic, the changes currently being propposed by the opposition are selfish and cater to the politician so I doubt a new government will come close. Two VPs, a PM and 3 vice PMs is a disaster waiting to happen so although I am happy with the democratisation of Kenya I hope that whoever wins is carefull not to bring back the bad old days. I think Raila will do well if his focus is not rewarding other politicians. Good luck to both candidates and may the best ideas prevail.

I know Moi and his clas alond with Kenyatta and others owe Kenyans alot of money but this is a gradual process considering they are in all sectors of the economy and any drastic measures might have a negative effect on the economy. I am all for new leadership but I am also pragmatic, the changes currently being propposed by the opposition are selfish and cater to the politician so I doubt a new government will come close. Two VPs, a PM and 3 vice PMs is a disaster waiting to happen so although I am happy with the democratisation of Kenya I hope that whoever wins is carefull not to bring back the bad old days. I think Raila will do well if his focus is not rewarding other politicians. Good luck to both candidates and may the best ideas prevail.

I think Nairobi is one of the cleanest cities anywhere. I can't say it is the cleanest because I have not been to most cities but I believe the downtown area is really well kept. Even public restrooms in Nairobi and Mombasa are spotless.

I love Nairobi. It's a very inviting, modern, vibrant city. I've been there several times but just while I transit, so I need to go back for a longer stay.

thats true my friends who have recently come from Nairobi tells me that the city is soo clean hat anyone who intends to throw paper on the floor feels guilty!
and ofcourse there are the city council police officer who will not hesitate to embarass you in public by making you pick up garbage in a whole street if your found littering.

Nairobi's suburban/industrial sprawl has already covered the Mavoko area as well as Ongata Rongai. I can say that Machakos will be part of the city in less than 5 years from now given the rate at which the city is growing and the new highways being built at the moment connecting Machakos and Nairobi.

Nairobi is most likely going to form a star shaped conurbation absorbing towns like Thika to the north, Machakos to the South and Limuru to the west leaving the Nairobi national park intact. They plan to fence in the park but I dont think this is a good idea.

actually the estates have covered much of the space between athi river and Nairobi.Mavoko was largely empty 7 years ago,but rapid building and housing schemes have filled up the whole area.if am not wrong over 4000 housing units have/are built in mavoko alone.Considering its such a small county,this is tremendous.
The other spaces have been filled by the many industries dotting mombasa road.Taking into ccount also JKIA Airport.

I really do not know what is the future of Nairobi CBD,it simply has no space to grow.The new CBD coming up in the Upperhill is only temporary.As you can see,westlands business district is almost full.
I have two sugestions which might sound very radical.
1. Knock down any buildings which are less than 10 floors in the Nairobi CBD and built higher skyscrapers of more than 25 floors.Put a minimum limit of 20 floors for any new building to be constructed in the city center.
2.utilize the Golf Course next to Railways on the opposite side of Uhuru highway.Halve-the man made forest which is behind it.I really doubt the Nairobi city council benefits immensely from tax colections from the golf course.But it would generate a huge amount of revenue if a new cbd was to be built there.This area has a potential to host close to 15 new skyscrapers.

Im back in Nairobi and Ive noticed a few new developments. There is a cluster of cranes around the area where the Coca Cola HQ's are being built in Upperhill. Also around Ngara, there are some cranes (this is new as this is a residential area and buildings here don't exceed 5 floors). The National Museum has a brand new look plus new buildings.

I also visited the Westgate mall and I was very impressed. Its like they combined the Lifestyle mall in town and Yaya centre together. The place has escalators everywhere, even in the Nakumatt supermarket which is the anchor store and glass lifts. The design is Italian/Tuscany and is quite roomy though a number of shops plus the cineplex are yet to open. Its simply awesome. Now the neighbouring Sarit Centre has a real competitor.

Im back in Nairobi and Ive noticed a few new developments. There is a cluster of cranes around the area where the Coca Cola HQ's are being built in Upperhill. Also around Ngara, there are some cranes (this is new as this is a residential area and buildings here don't exceed 5 floors). The National Museum has a brand new look plus new buildings.

I also visited the Westgate mall and I was very impressed. Its like they combined the Lifestyle mall in town and Yaya centre together. The place has escalators everywhere, even in the Nakumatt supermarket which is the anchor store and glass lifts. The design is Italian/Tuscany and is quite roomy though a number of shops plus the cineplex are yet to open. Its simply awesome. Now the neighbouring Sarit Centre has a real competitor.

kenguy i am jelous man, how is the mood of the city esp in this time of elections? whats the word on the street? BTW if u dont get and post pics of westgate mall then we, the kenyan forumers, are going to sign a petition asking SE9 to block u for a month LOL!!! (i am just kidding)

Im sorry I dont have a camera with me.:bash: but I'll try see if I can get one while I'm here. I tried taking a picture once in one of the Nairobi malls and was stopped so its also likely that guards at Westgate will try the same thing.(security reasons I think).

I hope the elections are free and fair and that violence does not disrupt anything. I think that this could really start and era of politics in Kenya where ideas trump tribal/ethnic issues. I am not sure yet about the Federal/Union issues but I do think both have merit. If well implemented a Federal system could signal a new dawn for Kenyan cities and towns because a decentralized system forces local government to address issues that they would normally blame on the National governement. My concern is that we could end up with a system where people are restricted to certain areas because of origin. The coast is probably the area that will benefit most becuae they generate alot more revenue but I hope they do not start the Kadir courts issue because that will no fly in a secular society.

My hope is that Kenya remains a lolerant society which in a way promotes religion/spiritualism because people are not too conserned about what is an individual choice. That's one of the reasons I love Kenya so much, people respect each others right to believe or not believe unlike many countries in the West which are very intolerant but claim to be free.
On the elections issue, I think that Kibaki has done a great job in the five years he has been our president but I am also excited about a change if Raila or Kalonzo win. The Federal system issue has some does interest me because although I was raised in Nairobi, I think that cities like Nakuru, Mombasa, Kisumu, Eldoret and Nyeri would benefit from a system that makes then regional hubs that compete for bussiness and in doing so develop into great cities that can compete with Nairobi and even other cities in Africa. Kenya does have potential to be a great economic giant if we can continue the trend started five years ago by the new government.

Nairoberry had posted this earlier. I stumbled on this sign board today on globe cinema roundabout. Pedestrians are now supposed to use the tunnels to access the bus terminus in the middle of the roundabout instead of running across the highway like they used to. But I wonder if its practical at night.

I used to live around Southlands/Langata but never really noticed the sound of the planes though. Wilson airport handles light aircraft hence the noise levels aren't too high. The guys who must have it rough are those in Embakasi who live next to the JKIA airport with all those jumbos taking off and landing.

my special one lives @ ngumo and when i was at her place i didnt hear any planes noises.

Its in Karen, just next to the old Karen shopping centre at the junction between Ngong and Langata roads (hence crossroads). The Westgate mall pics are proving to be hard to get. Maybe its because of its location and also since its new.

Its on Mamlaka road (the upperhill section of the city on the Serena hotel side) just behind the University of Nairobi hostels (especially the the female one called "box"). It was one of those old colonial public schools and has one of the highest student numbers in the city.

I Will look for city primary pics.
