The final part of the massive stream of planning applications regarding Merchant Square in Paddington Basin, London, has been approved.

Building A Merchant Square, with 44 floors and reaching 132 metres to the roof, or 150 if you're counting the very substantial glass façade that rises past it, still falls just short of being the City of Westminster's first skyscraper missing the 500 foot limit by just a smidgeon.

The tower is a mostly residential block with 223 apartments within including 68 affordable homes on the lowest ten floors. There will however be public access to the 43rd floor that will be accessible by a shuttle lift and have an observation platform with views of 270 degrees.

It's been designed by Perkins & Will who along with the Kalyvides Partnership have been heavily involved in the design phase of Merchant Square that in total has 559 homes, and almost 100,000 square metres of office space.

Rather than file one planning application and risk the entire project being rejected because one building would prove unacceptable to the notoriously hard-to-please City of Westminster planning committee, planning consultants DP9 split the application up so that the individual parts could be considered separately.

The approval of Building A, despite the grand height of it compared to everything else in Westminster will however have taken few by surprise. A precedent already existed as the roof height was identical to a previously approved building planned by Richard Rogers for the same site.

Residential towers are proving hugely popular in London at the moment with the market seemingly insatiable as the capital's population booms although incredibly this is still one of only a few of this height proposed for outside Docklands.

This doesn't mean Paddington isn't an ideal location. There's a close proximity to the eponymous railway station, the Heathrow Express, and the Arab heart of London along nearby Edgware Road making it a hotspot for those from the Middle East who want a London des-res making the scheme look like a smart move for developer, the Paddington Development Corporation.

We've known about this one for quite a while, it's mentioned in the London compilation thread here: http://www.skyscrapercity.com/showthread.php?t=315079
But thank you for contributing :) I don't think it needs a thread all to it's own, or else other cities will start doing the same and there would be thousands of unnecessary threads. Perhaps re open this thread when it starts construction?

July 2007
As many of you will have seen, EuropeanLand's canal-side marketing suite is being refurbished. It will also be re-named 'The Waterline' and is scheduled to re-open in the autumn with new models and visual displays. EuropeanLand will try to keep disruption to a minimum while these refurbishment works take place.

Throughout July, preparatory work commences on site on Building E.

September 2007
Construction commences on Building E. The work on this building is due to complete at the end of 2009 with any tenant fit out works to follow.

October/November 2007
The Waterline marketing suite opens.

November 2007
Construction commences on Building D. This residential building is due to complete in mid 2010.

2008
Construction work on the final 4 buildings is scheduled to begin on a phased basis."

The masterplan outlines the Merchant Square site and shows the 6 buildings in the context of the reconfigured canal. Merchant Square is a EuropeanLand development.

New trees, seating, lighting and water features will be incorporated into the public spaces, which are all car free, placing the focus on people. The water itself is treated as part of the public space and will be home to new business barges and water based plants. An elegant new Harbour Master's building and associated bridge will be the focal point on the water.

It's to the west of the City of London , in Westminster , No real cluster there but it's a great development I think.

The vision: Merchant Square is the final part of the transformation of Paddington Basin which has already gained new buildings, landscaping and canal bridges, with proposals for six buildings on the east side of the basin which will house a mixture of offices, shops and 559 homes.
Current state of play: Developer European Land has this month secured planning consent for the first phase of Merchant Square, which consists of two buildings, one commercial and one a 16-storey residential tower with 196 apartments, plus ground level shops and offices. Construction is due to begin later this year. Westminster Council's decisions on the others are expected within six months.
Should you invest? Buying here isn't cheap, but this new business district close to the centre of town already has a successful track record.
What can you buy now? Paddington Walk, west of the basin, consists of 232 apartments within four towers between 11 and 15 storeys high, offering one to three bedroom apartments priced from £350,000.

I'm pretty sure it will look really nice when completed. Right now it's an "average" tower.
