The reason I ask I have bought in tower 2 on the 41st floor (for the views!!!) I have seen a recent update on sales and only 6 floors of the 2 bed units (out of 32) that face the new development have sold.
In total nearly all units in tower 2 facing Makati have sold, with only about 50% facing this new development.

I hope this upstart company becomes successful. I like the similarities with TRAG. I wouldn't be surprised if these towers become even more successful and beautiful than TRAG. He was the brains of Ayala Land before he retired. So I expect the same attention to detail with his previous works.

In the south, we have Pasong Tamo developments with the Beacon, ETON's latest buildings and the development at the corner of EDSA as the latest structures. In the northern side, Century City, adjacent to Antel's development, is the development to watch. Rockwell continues to expand as well. Very exciting!!

That approximately is a 3-kilometer stretch culminating to the Sta Race track, which will be the Rockwell version of that side of Makati.

i have noticed last week that they have new streamer saying...'rising as promised' or something like that. perhaps the investors are now getting impatient and skeptic about the project's promised delivery. since this will be the very first project from the developer, let's wait and see before we make some judgments.

I'll have to correct myself here. Last year, I experienced flood up to knee level in front of Walter Mart so it's basically the same level of flood in front of Beacon-Pasong Tamo area. :) I hope they're doing something about the drainage system now.

When they were working with the architect on the plans for The Beacon, the new three-tower residential high rise development at the corner of Chino Roces Ave. (formerly Pasong Tamo) and Arnaiz Ave. (formerly Pasay Road), the architect was quite surprised at their meticulous attention to detail, Geo Estate Development Corp. chairman, Francisco Licuanan III, relates. They had asked that the bathroom wall be moved four inches. “If you have a bathroom and you move the wall four inches into the bedroom, four inches in the bedroom doesn’t matter too much,” Licuanan explains, “but four inches in the bathroom will give you more precious space. So we said, urong mo lang ng konti yan.” It’s the kind of foresight that comes with experience. “It’s group experience,” Licuanan clarifies, “and not just of one individual.”
GeoEstate was founded by a team of seasoned real estate pioneers in the country. “Although the company is new, the team is very experienced,” Licuanan says. For the recent construction update: construction is now on full swing. I can see moveable crane and several heavy equipment inside. The area is busy day and night. And so are the sales agents. I've seen one in Puregold Makati.

yup pre-selling phase 2:) good thing is that the units are selling fast if thats the case^^. For Arnaiz tower no idea whats the turnover date or maybe just a guess a year later:)
As for the construction as I was told, a German company who is commissioned to do the piling up of the foundations just finished the Roces tower and will soon be turn over to EEI... Hopefully they could finish the Roces tower by first quarter of January just what they had promised.

Yeap binabaha nga daw itong lugar. Acually aminado yung agent ko na binabaha ang area pero mabilis naman daw mawala. Also, marami exit point ang Beacon so kung bahain ang pasong tamo then you can use the other exits.

Yeah she did. Actually the grand lobby is located in Amorsolo Tower and based from the development plan they wil create a concrete access road at the back of Sunvar.

my unsolicited advice, diversify. you can look at the other developments in the area. so that whatever happens, not all your eggs is in one basket. unless, you're planning to live with it and two conjoined units mean a bigger living space.

EEI, general contractor for The Beacon, began foundation construction for Tower 1 on August 8, 2008 after the site was turned over to them on July 23. At this stage of the construction, the top of each Bored Pile position will be excavated, trimmed and then will be covered by a large concrete slab. This will form the entire foundation sub-structure on which Tower 1 will be built.
Excavation of the Bored Piles is currently underway and the first pouring of concrete on a Bored Pile position took place on August 30, 2008, two months ahead of schedule.

Are they using some sort of pre-cast concrete.
I wonder what part of the building they are on now, probably the elevator shaft and this would be the poduim level isnt it?
Last october when I visited the site I thought they are building a large septic tank. from what I've seen now base on the picture it would have been the elevator shaft, not sure though.

Hi ph man, I think this would be the case since the place i s prone to flooding they decided not to make a basement but rather make it a podium?!!! and thats why they bored piles for the foundations of the building. Unlike those we ussually see on other projects that the basement itself is the foundation of the building or some sort like that.

by the way, you might notice from chris' photos that foundation is not too deep. in fact, it's relatively shallow for a high rise like this one. i'm guessing no basement levels will be constructed for this one, so there's no need to dig deep for underground parking and utilities. this is also the same case for Avida Towers and probably Oriental Place. the place gets flooded during heavy downpour so it's no use putting basement levels to your structures. otherwise, it will end up a basin of floodwater of the whole pasong tamo.
They don't have any commitment to give me updates. It just that, my agent sends updates. I guess I got lucky that my agent is doing her job.
Beacon has an investor newsletter though I do not know if it is periodical. They sent us a copy via registered mail.
BTW, I thought the viewing deck is open to the public?

let's hope Geo-Estate will provide investors with excellent service until the completion of this project. relatively speaking, i'd say their customer service is way better than some of their contemporaries. how many times have i met agents whose all-consuming concern is to close a deal with you...on the project they are trying to sell.
i met an agent of one MW project. i was interested with that project. she kept sending me SMS invites to see their model units, etc. i kept on declining. my schedules simply do not match with her. i said i will just have to drop by when my schedule allows me to. to my surprise...the response was something like...there are 800+ agents for this project, so it's very important that i'm associated to her as her client so she could get the credits or something like that when i finally decide to buy a unit. i couldn't believe a seemingly professional person said that.
and finally, when i said i am more interested now with other project that's not from MW, she cut off comm with me. what a shame that some agents are acting up like this. they're overly selfish...and forgetting the real essence of customer service.

Probably this is why mabilis mabenta ang studio unit nila dahil sa non-vatable ito. Laking bawas na rin.
Question lang po sa mga experts....Do you think that the completion of this project will be affected with the current finacial crisis.......Although as per their construction/updates seems on track still di pa rin maalis ang kaba at mag isip na something might happen along the way....hopefully all will be well....

Just a general idea is the Beacon about the same quality as the Residences at Greenbelt but with the cost lower - i.e. Ayala Land quality with the people involved, but at a discount?
Or is it a notch or two lower in quality be it due to higher density or perhaps amenities not as good?
This isn't meant as anything negative about the project, I honestly just don't know and want some feedback.

nasa pinaka corner yung 24.8.. ang problema(for me lang ha.. sariling perspective), May dalawang column dun na nage-eat up ng space.. so mas pinili ko na yung 23.8 kahit hindi siya ang pinaka-corner corner unit. :)

Maybe your agent is "by the book" type of person or maybe he is new.. kasi kung saken ka napunta "nadiskartehan" ko yan eh.
Though sa tower 2 ngayon as ive said before, hindi na pumapayag ang geo na magcombine ang dalawang units na may columns sa gitna unless 3 or more units ang binili... nadala na siguro sa tower 1.. nahirapan sila i-combine ang mga ganun klase na unit. :lol:

Ganito din gusto ko dati eh, I will buy both the corner units (23A & 23B), then ask them to combine it. Unfortunately, i also received the same reason why it is not possible "it will defeat the purpose of converting it to studio type" and since i really like the corner unit but don't want to pay for VAT, we decided to get just 1 studio unit. IMHO, if they made all those 2-bedroom corner units into studios then allowed it to be combine for free just like the others, tower 1 will be fully sold by now.
BTW rip013, when is the target turnover for Tower 2? Tower 3?
