What amenities will be available in the community?

Local developer Nakheel has launched a new residential development in Dubai to replace its Lost City development.

The decision to revisit the masterplan for the Lost City was taken after the Road & Transport Authority decided to press ahead with the parallel roads scheme that will cut across the site. The new development, called Al-Furjan, will occupy the same plot of land, covering 560 hectares at the intersection of Military road and Emirates road in Jebel Ali.

The masterplan of the new development also takes into account changes in the market that have occurred since the Lost City was launched in September 2004, including the new Dubai World Central airport and a growing need for affordable family accommodation.Reflecting these changes, the new development will have more than 4,000 villas and terraced homes split into four communities. Each community will have its own village centre with supermarkets, cafes, restaurants, open spaces and gyms. Two schools are also planned.

The local Ghantoot Transport & General Contracting is working on the earthworks package. US-based Turner Construction International is the project manager. UK-based Davis Langdon is the quantity surveyor. The local Al-Khatib & Cracknell is the landscape design consultant. US-based Wilbur Smith is the traffic and infrastructure consultant; and Burt Hill, also of the US, is the architect (MEED 8:6:07).

i still don't understand how the parallel roads have forced nakheel to redevelop 2 of of its projects. ( JV north and now Lost City).

why build a community of hundreds and thousands of villas whn there are only two villa designs and townhouses that all look the same, wheres the enginuity or individuality in that. I hate these kinds of projects, hopefully the landscaping will keep it on life support interms of asthetics.

^^ Very good point, I have seen many modern suburbs in other cities where there are only 1 or 2 designs and all of them are really depressing. It really destroys the city's or town's image.

However, the press release said:

Residents have the choice between a selection of home styles on different plot sizes which will result in more diverse streetscapes.

Then later

Initially there will be 2 designs.

Then we hear that phase 1 it is sold out so it must be the case that phase 1 will be based only on these 2 designs so will not "result in more diverse streetscapes." ?

I don't understand why it is so difficult for Nakheel to initially provide a large selection of styles for such a big project and to enforce rules that no 2 homes of the same style are allowed to be adjacent etc.

I dont understand either Dubai Steve I mean wht happened to the art in architecture theyre just money hungry developers who are to lazy to include more designs because its not cost effective, but Nakheel is trying to sell Dubai as "The City of Tomorrow," but with soooo many americanzied suburbia developments in this emirate its diminshing its status. Of course there are many outstanding architectural masterpieces that overshadow these type of developments, but I just wish everything would be held to higher standards, think outside the box because they have the money to do so. ALSO The only reason Palm Jumeriah gets by with all those villas packed so closely and so many which are exactly the same design packed next to each other is because of their location on a man made island in the middle of the ocean with stunning views of the trunk, the crescent, dubai marina, media city, ect ect, ect; but if it were not for the amazing location of the villas on p.j. they would be crap and we all know that. ok enough ranting, off topic lol, but i rest my case.

3BR with BUA 3842 sq.ft & plot 6458 sq.ft - original price was AED 3,721,000 - now selling with 15% premiums...

I am trying to get a detailed masterplan from the developer... no luck as yet

Nakheel announces early handover of plots at Al Furjan

- Commercial and residential plots ready more than two months before official handover date

Dubai, 29 January 2008: Nakheel, one of the world’s largest privately-held property developers, has announced that plots at its family orientated community Al Furjan have been handed over to investors well ahead of schedule.

Al Furjan, meaning ‘a collection of houses or a small village’, is an innovative community that when complete will contain more than 4000 homes. Some 70 commercial and residential apartment plots, with average sizes ranging from 3,000 to 5,000 square metres, have been handed over to purchasers since 25 December 2007 - more than two months prior to the official handover date of March 2, 2008.

The news follows the success of the initial launch when Phase 1 of Al Furjan completely sold out, with more than 800 units sold in less than a week.

I like the project. These sort of suburban developments are really needed to build the city. Though I'll be glad to sign a petition for more diverse styles! There should be a multitude of styles, like 60-70 minimum, AND with the possibility to change certain things individually.

Anyway, the city-centres, pathways, school etc. show that Nakheel has come a long way towards creation functioning communities.

Dubai's growth is impressive, but all these suburban developments don't mesh together very well, and so Dubai seems more like a hodgepodge of cookie cutter development than a real city. The only truly organic part of Dubai is the older part of the city, the new stuff is flashy, but doesn't feel like a real city (and yes, I have been there numerous times).

The local Khansaheb Civil Engineering has been awarded the estimated AED900m ($245m) infrastructure works contract for the Al-Furjan development in Jebel Ali.
The work involves the construction of roads, drainage and other services within the residential community, that was launched by local real estate developer Nakheel in 2007.

The project covers an area of 560 hectares at the intersection of Military road and Emirates road in Jebel Ali, and will have more than 4,000 villas and terraced homes split into four communities. Each community will have its own village centre with supermarkets, cafes, restaurants, open spaces and gyms. Two schools are also planned.

The project replaces the Lost City development which was abandoned after Dubai's Road & Transport Authority decided to move ahead with the parallel roads scheme that will cut across the site. The masterplan for the new development also takes into account changes in the market that have occurred since the Lost City was launched in September 2004, including the new Dubai World Central airport and a growing need for affordable housing.

The local Ghantoot Transport & General Contracting has completed the earthworks package. US-based Turner Construction International is the project manager. UK-based Davis Langdon is the quantity surveyor. The local Al-Khatib & Cracknell is the landscape design consultant. US-based Wilbur Smith is the traffic and infrastructure consultant; and Burt Hill, also of the US, is the architect (MEED 8:6:07).

The local Arabtec Construction has been awarded the estimated AED3bn ($817m) contract to build the first phase of villas at the Al-Furjan development in the Jebel Ali area of Dubai.

Al Shafar to build 300 homes in Dubai

UAE-based Al Shafar Transport and Contracting Co has been awarded a 600 million-dirham ($163.4 million) contract by Nakheel for the construction of 300 houses in Dubai, it was announced on Tuesday.

Nakheel said in a statement that Al Shafar Transport and Contracting, part of the Al Shafar Group, would build the houses in its Al Furjan development in Jebel Ali.

The developer said construction would start in the third quarter, with the handover of the first residences expected to be in the third quarter of 2010.

Nakheel, part of state-owned conglomerate Dubai World, said last week it had awarded Arabtec a contract to build Al Furjan's first 1,500 houses. The development will have more than 4,000 homes once complete.

I visited the Al Furjan Sales Center (on site) today at the suggestion of a customer care representative, only to find out that it won't open for another week.

Great thing though was that all the show homes are now ready and will be open for viewing and answering your queries within a week. I can't wait to go back next week; will take lots of photo's (if permitted) :)

So, i visited the Al Furjan sales center today and managed to take a look at one of the show villa's. This was a 6BR Dubai style villa, on a plot of 10,000 Sft with a built up area of 6857 Sft. I must say that i came out impressed since there was real attention to design and finishings were of great quality. The person who quickly gave me a tour told me that the final product would be of the same quality of this; ofcourse that's hard to believe so i guess time will tell.

The layout is very well planned and design and overall architecture is very appealing. This particular villa style reminded me a lot of Madinat Jumeirah with the wind-tower, paint color and overall clean appearance. Nothing felt haphazard or unnecessary.

There were some Quortaj styles and some terrace villa's also ready but i couldn't get into those as the center hasn't still opened up yet. From sources there, i was told that the official "open to all" day is November 15th. There were no Hejaz style villa's there unfortunately as that was the one i was a tad keen on, but after seeing the Dubai style, i think i have made up my mind!

Definitely worth the trip once its open. Oh, and next phase is supposed to be priced at a modest 12% higher than the last phase.

I haven't seen any personally but i'm sure you'll find some with negative premiums. A lot of people have purchased by paying 10% and hoped to flip it within a few months to make a quick buck; and now they can't. It's as simple as that.

I've invested here myself, but i'm in it for the long haul as i wish to use it as my family home, so i don't really care what the prices are right now. If you haven't invested here, then yea, try to grab good deals which i'm sure you'll find plenty of. If you have invested here and are in it for long term, just sit back and relax as you've made a sound investment.

Don't get carried away by what's happening around you; what's important is what you're in it for ;) By the way, show homes are now open for viewing by appointment so go on and have a lookie!

It seems that some Quortaj Terrace Townhouses, middle units, phase 2, go with negative premium, but phase 1 (exactly the same houses) sell with at least 5% premium

I've been there since i've invested there. There's a massive sales center and around 9 sample villa's of the Dubai and the Quortaj style. Since the Hejaz style is almost identical to the Dubai style except for a few arches and curvatures, they didn't construct any separate ones. All types of villa's are available for viewing i.e terrace, 3 beds, 5 beds and the 6 beds.

Currently, they are running a "coming together" event at the Al Furjan sales center for few of Nakheel's projects such as AL Furjan, Jumeirah Park, Jumeirah Village, JI Mansions and Marina Residences. They have 20 4x4 SUV's to take you on site to show you that construction is in full swing. This is what i have been told by a nice Nakheel rep whom i've dealt with before as well. I'll be visiting the event myself on the 31st, so i'll try to post more information once i'm back from there.

Developer Nakheel has no plans to cut its benchmark real estate prices for the Jumeirah Park and Al Furjan projects despite the slowdown in the global real estate market, say officials.

"At Jumeirah Park we have currently sold 70 per cent of the total 2,764 units," said Joe Barr, Managing Director, Development Projects.

"We are not looking to lower the primary prices for the rest of the villas we are planning to sell as of now. What we are doing is waiting for the market to settle down a little."

Jumeirah Park is being built in 10 phases and will consist of three, four and five-bedroom villas, with Nakheel aiming to deliver more than 900 homes by the end of this year. The project is due to be completed by the middle of 2010 and the estimated population will be around 18,000. The Oundle School has been selected as the school operator.

"Right now from a market point of view it makes sense to deliver the units that we have sold so far and then sell the rest of the project later when the market conditions are right. We will sell the rest of the units by the end of this year when conditions improve."

Barr said Nakheel was seeing strong demand for Jumeirah Park.

Meanwhile, Mohammed Rashed, General Manager of Al Furjan, said the pricing policy for new sales on the upcoming phases of the project remained unchanged.

"The development will consist of more than 4,000 units and around 2,000 villas have already been sold," he added. "All the units that have been released onto the market have been sold.

"In the future anything we sell will be as per market conditions, however, currently we are not lowering the prices of our units."

Rashed said Nakheel was not isolated from the global financial problems and the developer had readjusted to cope with what was happening around the world.

Around 300 villas are due to be delivered at another Nakheel project, Jumeirah Village, by the end of March.

Marwan Al Naqi, General Manager of the development, said: "Around 6,000 residential units from third-party developers will be handed over to the market by the end of the year. This total excludes the 2,186 villas that Nakheel will hand over as well."

Jumeirah Village is located to the north of Emirates Road and west of Al Barsha Road, bisected by Al Khail Road. The site is divided into two sections called the Triangle and the Circle. The Triangle is predominantly made up of villas surrounded by residential towers while the Circle will house commercial, residential and retail components.

When completed, Jumeirah Village will have an estimated population of 300,000. Nakheel has sold 96 per cent of the available villas and townhouses, and the developer says the project will account for eight per cent of all new homes delivered in Dubai in 2009.

The officials said Nakheel was receiving steady revenues from property purchasers across its developments. "All the units at Jumeirah Park that have been sold so far have provided a revenue stream from payments by buyers, and that has obviously allowed us to pay our contractors and designers in turn," said Barr.

"So far we have secured over 50 per cent of the payments from buyers on the units that we have sold in Jumeirah Park."

Nakheel says on target with Al Furjan project

Master developer Nakheel said on Wednesday that it was on target to deliver the first phase of its Al Furjan community project in the fourth quarter of 2010.

The company behind Dubai projects such as Palm Jumeirah and the Waterfront, said more than 800 homes were already under construction.

Al Furjan is a 560 hectare development south of Ibn Battuta Mall and next to Discovery Gardens.

The first development phase which will include 3, 5, 6 bedroom villas and 3 bedroom townhouses, is already sold, the developer said in a statement released as part of its Cityscape involvement.

The project, once completed, will include education, retail facilities and mosques.

“Structural work on Al Furjan is substantially complete, and we have commenced paintworks on a number of these homes within the development,” commented Mohammed Rashed Bin Dhabeah, director, Al Furjan.

“The development is designed to be a traditional family orientated community that will lie in close proximity to other Nakheel projects, adding to the increased connectivity being felt with the introduction of the Metro.”

He added: “Since conception, Al Furjan has generated great interest from both investors and residents and we’re delighted that it’s on schedule for handover in Q4, 2010."

More than 500 homes were sold in just one day, he said.

Nakheel announced late last year that it was delaying several of its flagship projects, including the Trump International Hotel and Tower, in addition to axing 500 jobs amid the global financial crisis.

The developer said the Frond N villas, Gateway Towers and the Trump tower on the Palm Jumeirah, one of three palm-shaped islands the developer is building off Dubai's coast, would all be delayed.

The company said much of its Waterfront project, a series of man-made islands set to be twice the size of Hong Kong, would also be pushed back.

The Universe, a series of man-made islands in the shape of the sun, the moon and the planets that wraps around Nakheel's The World project, was also delayed, while on the Palm Jebel Ali, the second largest of the three Palm islands, Nakheel said work on the fond villas and infrastructure for the crescent would continue, while other phases would be delayed.

They are also offering options to move to Jumeirah Heights, which is not badly priced. They are saying delivery is Q1 2010, but realistically, you can expect, Q4. Location is pretty good, once all the road networks is completed.

Construction company Arabtec has stopped work on one of Nakheel’s largest housing projects because it has not been paid by the Dubai World-owned developer, according to a report.

The National daily reported on Thursday that Riad Kamal, the chairman of Arabtec, said the company suspended work at the beginning of the year after building 550 villas at the development in Dubai. “We haven’t been paid, so it’s not ongoing.”

Arabtec is one the UAE's leading construction firm. It has executed a diverse portfolio of major construction projects in all sectors of real estate and infrastructure.

The company had been building Al Furjan, a development that was planned to include 4,000 homes, The National said in its report.

In June Dubai World-owned developer Nakheel had awarded Arabtec Construction a $816 million (AED3bn) contract to build the first 1,500 homes at its Al Furjan development.

The scope of work involved the construction of villas and terrace homes.

Kamal told the Abu Dhabi-based daily that no payments had yet come through from the developer since a $10 billion cash injection from Abu Dhabi was announced in December, and that any payment terms agreed between the companies were confidential.

Work on Nakheel's suspended 4,000-home Al Furjan project is expected to resume soon, according to a top official from Arabtec, the firm building it.

Chief financial officer Ziad Makhzoumi said he saw the community project being "reinstated soon", adding that he was confident it would be completed. Al Furjan was one of many projects put on hold in light of Nakheel’s parent company Dubai World’s debt announcement late last year.

In an TV interview with Emirates Business 24/7 on Dubai One, Makhzoumi said: "As you know Nakheel was going through that stage or re-assessing their strategy on projects. There was many projects that were stopped. Al Furjan was more or less technically suspended, it wasn't stopped.

"I believe that will be one of the projects that will be reinstated soon. Were still onsite but we are not doing much work, as I said it's technically suspended.

"But we're hopeful that it's one of the projects that will be completed. Because it's popular, it's feasible and commercial."

When it was first launched in 2007, Al Furjan was hailed as "a new model for community living" with four communities boasting their own village centres and the project also includes two schools.

He added that Arabtec had received the first AED500,000 it was owed by Nakheel as part of a debt payment scheme announced by the developer for trade creditors recently.

Under the deal announced in April, Nakheel is offering trade creditors a 40 percent cash payment and 60 percent in the form of a publicly tradable security, with a 10 percent annual return.

Makhzoumi said: "We're hopeful that the first chunk of the 40 percent payment will be made and soon after that, be it a month two or three - within a reasonable period of time I believe we will all be issued with the bonds."

On Arabtec's 2010 order book which Shuaa Capital last week forecast at about AED7.4bn, Makhzoumi said: "If we can achieve the same success rate that we have achieved, we have bid for enough work to achieve that."

He added that the company was bidding for major projects in Qatar, Saudi Arabia and Pakistan, while he earmarked the Syrian market as one that was "opening up".

Further afield, Arabtec was also bidding for projects in Algeria, Egypt and Angola, he added.

Makhzoumi also said Arabtec was interested in getting involved in bids for work connected to the proposed multi-billion dollar rail project for the UAE.

"I think that because of the magnitude and the requirements of the expertise in the project, there will be a series of joint ventures that will go in and bid for the project.

"At some stage we may be talking about a private, public partnership or something...So we would like to be involved in that and I'm sure lots of partnership will come through."

Dubai: Nakheel announced on Sunday it is close to completing a set of residential apartments in its Al Furjan master community neighbouring Discovery Gardens and The Gardens.

The recommencement of the final construction is being carried out by civil engineering and construction firm Al Basti & Muktha LLC.

"Masaken Al Furjan is now more than 98 per cent complete. Masaken Al Furjan will be the first development within the Al Furjan community to reach the handover stage," said a Nakheel spokesperson.

The seven Arabesque style mid-rise buildings located in the East Village Centre of Al Furjan behind Ibn Battuta Mall range from G+3 to G+5 housing 335 one- to three-bedroom units and over 700 parking spaces.

Aimed to become a family-friendly community the design incorporates a courtyard feel room for pool, barbeque and fitness areas. The community can be accessed by car from Shaikh Zayed Road as well as by Dubai Metro.

The announcement follows close on the heels of the developer restarting construction of 800 villas in Al Furjan. The 560 hectare development divided into two phases will eventually have over 4,000 homes. The Grand Fort Hotel, some offices and other mixed-use plots taken up by sub-developers were also in the planning.

Now the developer is concentrating on phase one in line with its restructuring plan to finish all short-term projects. "The focus is to finish the restructuring and the eight projects first within two years," the spokesman said.

Dubai-based Nakheel is constructing over 2,000 villas across its various projects and expects Arabtec Holding to restart work on Al Furjan project "shortly", a company spokesperson told Emirates 24|7.

"More than 2,000 villas are being constructed. Most of the projects that were to be delivered in 2010 will be delivered in 2011. Besides, Arabtec will commence work on Al Furjan shortly," she added.

No details were given on when the work will actually start.

Nakheel, the property arm of Dubai World, had earmarked the 1,500 villa Al Furjan site as one of six projects that it had prioritised for completion. Arabtec was awarded the $953 million deal to build Al Furjan in June 2008, but halted work in January this year due to non-payment of arrears.

In a TV interview on Dubai One in June, Arabtec Chief Financial Officer Ziad Makhzoumi said work on Al Furjan project is expected to resume soon and he saw the community project being "reinstated soon".

Makhzoumi could not be reached for a comment.

In September, Nakheel announced that Al Shafar Transport and Contracting Company had started work on the 300 villas in the same project with 63 villas likely to be handed over by year-end. Subsequent handovers till continue till fourth quarter of 2011.

The master developer has recommenced work on eight projects, which include Al Furjan, Jumeirah Village, Jumeirah Park, Jumeirah Heights Clusters, Veneto,Badhrah, Jumeirah Islands Mansions and International City.

Last month, Nakheel Chief Executive Chris O'Donnell said an oversupply of residential properties in Dubai will take three to five years to clear.

Emaar Properties Chairman Mohamed Ali Alabbar, earlier this month, said in New York that oversupply of homes and offices in Dubai will be eliminated after 20 months.

Nakheel did not comment on if any new developer had commenced work on The World or The Palm Jumeirah or whether it was working on any third-party projects where the developer had absconded.

"Nakheel respects the privacy of their investors, and can't reveal any names of developers who have not chosen to do so," the spokesperson said.

DUBAI — Nakheel has restarted work on all of its projects in Dubai, the master developer’s CEO Chris O’Donnell told reporters on Saturday.

“The contractors are back on all our projects,” he said at the inauguration of the Jumeirah Islands Club.

Chris said that the first projects to be handed over to the customers in 2011 and early 2012 are portions of the Jumeirah Park and Al Furjan.

“The projects will be completed and handed over to the buyers. We are also in discussion with the customers in these projects,” he said.

“The funding provided by the Dubai government helped us move forward,” Chris said.

There was an report in the UK Sunday Times yesterday - 26 June - that covered the recommencement of works at Al Furjan.

It also said the following:

"More than 100 projects including the £20 billion 140 sq km Al Maktoum international airport are back under way."

"Damac has already completed 28 buildings., mostly skyscrapers and says it will deliver eight more this year and at least another 35 by 2015."

"With construction costs down about 40% on 2008, interest rates low, banks beginning to offer mortgages again after a two year freeze and the population rising thanks to political unrest elsewhere in the Arab world - people are moving to Dubai from Bahrain - developers believe now is the time to gear up."

"A report published last week by Nomura said prices for residential properties have started to stabilise. It said that in the past two months, there has been some positive momentum."

" Last month Emirates airline posted a 52% surge in profits to $1.5 billion compared to $964m in 2010."
"Jumeriah hotel group said occupancy rates were back to 2007 levels thanks to a 9% growth in tourist numbers this year."

"Many bankers have relocated from Manama to Dubai and at the same time new banks from Brazil, Russia, India and China have begun to arrive. Bank deposits have climbed to their highest level for two years."

"Traffic through Dubai's ports rose 14% in 2010."

"Dubai's economy recovered in 2010 growing by 2.4% and is projected to expand by 3% - 3.5% this year.

" Ministers and leading business figures insist that recent restructuring means Dubai's huge borrowing is manageable. Dubai World, whose default on $25 billion of loans in 2009 sparked the emirate's crises, reached a deal with its creditors last month."

FINALLY THE RESCHEDULED PAYMENT PLAN AND EXPECTED HANDOVER DATES FOR AL FURJAN VILLAS ARE ANNOUNCED. NEXT PAYMENT IN SEPT 2011 AND 15% UPON HANDOVER HOPEFULLY MAY 2012

Nakheel, the Dubai-based master-developer, plans to handover 819 villas in its Al Furjan project by the year-end, Emirates 24|7 can reveal.

“The villas are almost ready except for some minor work. We expect to handover 819 villas by end of 2012,” said Mohammed Rashed bin Dhabeah, Managing Director, Nakheel Construction.

Any update on handover dates? Hopefully Nakheel will not have 1 hour visual inspection for snagging like they did for Jumeirah Park.

Any idea what will be the rental for a 5 bedroom Villa in this community. I own a Quortaj type villa and the Type is B. It is a beautiful villa with backside opening to a small garden. The size of the villa is 4561 SFT and the plot size is about 6000 SFT .

I want to rent this immediately. Can anybody guide me with the running rents in this community.

I visited this site twice during the last week of February 2013
- roads are fully finished & marked
- pedestrian sidewalk almost finish
- the palms are here & some bush/grease
- some boards in villas about "CALL TO RENT"

I think very-very soon this area will be fully open.


The bad think, to exit from Al Furjan and Discovery Gardens every morning and come back every evening, you will stay 30-45mins in a traffic jam.
The reason: only ONE exit road from this area to Sheikh Zayed rd!!! Maybe they will open one more exit to Emirates rd, but till now, stay in traffic jam!

Hi, are most of these villas handed over now? Would there be any value in Du having a temporary onsite office? There's a new Du store in JLT Almas that is not busy yet so that might be enough if there aren't lots of handovers every day?

DUBAI — Nakheel has delivered almost 95 per cent of villas at Al Furjan, its newest residential community in Dubai.
So far, nearly 760 villas have been completed ready for hand over to customers, with the remaining 61 due for delivery by May 2013. In addition, all landscaping work, including more than 30 park areas and walkways that make up almost a quarter of the Al Furjan masterplan, is complete. Located just off Sheikh Mohammed Bin Zayed Road, close to Discovery Gardens and Ibn Battuta Mall, Al Furjan comprises 819 residential units, all with gardens and terraces. Fifty per cent are terraced houses; the remainder are three, five and six bedroom detached villas.
