View Full Version : Dubai Marina Fantasy Tower, 534m, 134fl, Res

A proposal for another ultra tall tower in dubai marina for the plot(s) marked "emaar" on the map below.

What's probably going to get built there is something like four 30 storey towers, three in front and one on the square plot between the torch and marina heights. It'll also probably be pretty boring and look a lot like every other emaar development, typical example is this (http://www.skyscrapercity.com/showthread.php?t=217708). Also the towers in front will probably block a good few views from the other towers.

Instead I propose the four towers are stacked on top of each other pretty much, to create one supertower which is 534m high and has 134 stories. This is placed on the square plot which leaves the large area in front free for some much needed public area.

The shape of the tower is designed to provide the best views while also having minimal impact on the other surrounding towers. This is important because the area is so dense.

I actually have 2 proposals, one doesn't twist and one does. The reason for the twisting is to provide optimum views. Near the bottom the best views are towards the marina while near the top the best are looking towards palm jumeirah so the tower turns to face the palm. In my model I made a mistake and it turns a bit too much and doesn't exactly face it.

The details for the floors in both towers are:

1 for the lobby
4 parking
2 for various facilities
28 res floors
2 mechanical
30 res floors
2 mechanical
30 res floors
2 mechanical
21 luxury res floors with increased floor to ceiling height
6 penthouse floors
2 for a public observation deck
1 for residents observation deck, club, etc
1 for tuned mass damper
2 large mechanical floors

Also 6 basement levels not in model




In the end I chose the twisting version, the non-twisting one seemed too overpowering to me. Sure it looks fine in renders but imagine standing right in front of it and having this massive hulk rising past 500m. If it was an office tower in downtown it'd be fine but not for a res area where people need to relax. The twist seems to soften it up a little, plus I don't think it takes away from infinity tower since it's still quite different. Also I'd like to go with my original idea of it twisting to provide better views at the top.
Another thing is the twist actually makes views from the side of marina heights a little better. From the torch it makes the views worse at the bottom but better near the top. Better + better + worse = better :)

Quite amazing skills there. I couldn't even begin to imagine how to go about twisting a building on that scale, especially since it seems you've done individual floors and such.

The design is great! I think I like the non-twisting version better, but I'm not sure. It could be that it seems like the twist is a fad going right now so that might be why I'm biased against it. Either design would fit in well in Dubai though!

If you're not a pro architect already Malec, you should be.
