Lexmark tower will definitely be tall relative to Globe Innove Tower's height since the former is 21 storeys while the latter is just around 18 storeys. so it will kind of stand out in that area out once it's completed unless of course another taller highrise will be built. :)

in excited for this building. im very sure this will be one of the super hi tech buildings in cebu, the fact that the smaller building will house the research and development department, which i think is one of the most vital departments/units in an IT company such as lexmark

Was able to pass by the site a few days ago. The smaller RD buildings seems to be operational already. I noticed that concrete pouring has commenced on the mat slab. Also there were some rebars sticking out from the Creativo building site.

If I remember it right, the president was even made an "adopted son of Cebu City."

So maybe we can still consider it as their "hub" for their Asia-Pacific operations?

^^ that was also my point before... since ivanc is insisting that both are R&D buildings, so ni agree na lang pod ko... BUT, as far as i know, in any multi-national company, there are still people who are reporting in the office and NOT in actual operations (referring to manufacturing, sales, research and dev't, etc), SO, i still believe that there's a corporate office. I for one is working in a multi-national company and of course our operations here in the philippines has still a main corporate office, and its located in LKG tower, along ayala ave. for whatever company, this corporate office will house the President/CEO/Country Manager, staff, accounting, HR, etc... i just don't know where do these people report to work in the case of Lexmark in the Philippines

There are actually 2 companies incorporated here in the Philippines under the Lexmark umbrella:

So the one in CBP is sort of or kinda like a corporate building jud for Lexmark R & D Corporation for their Asia-Pacific operations?

Or the entire 22-storey building is a Research and Development laboratory? hehehe..

What comes into my mind man gud when "research and development" is mentioned is a big laboratory with machines, missiles, satellites, time machines, etc. :lol:

^^ if that's the case that there are 2 corporations under the Lexmark umbrella, that means each of the 2 companies have their country head or president. so the manager/president of Lexmark International (Phils) Inc will report to their office in Mactan while the manager/president of Lexmark Research and Development Corp will report in CBP.

re your question how they're gonna use their NEW facilities in CBP, nasa ila na na... basta clear na ta that the 2 are separate companies... it's their call na if out of the 30 levels (adding the floors of the 2 bldgs), they will utilize 29 floors for the actual research and devt and only 1 floor for admin-related tasks or whatever combination...

...i've seen a lot of Lexmark Printers in the stores here but I have not seen written on the carton these words: Made in the Philippines or Assembled in the Philippines...

LRDC is not corporate/asia head quarters, its just the base of operations of an "arm". HQ is still in Lexington. It is more financially viable to build facilities rather than leasing space at innove/keppel.

@diehardbisdak: LIPI manufactures ink cartridges not the printers. :) At the back of the printers you'll see made in china.

I once had a HP 810C Printer..

Bought the printer for around P1,000 plus only.. The ink was around P1,750 and I had to buy two sets (one black, and one coloured so P3,000 plus na)

The last one is new, it is the one which is commonly mistaken as the "Lexmark Call Center", which it isnt. its more of finance support center/accounting/dealer accounting etc...

^^ Actually it's only about 1 to 2 weeks per floor for the structural and several weeks for other trades like electrical, plubming, communication system, glass cladding..

So we still see completion of the structure in about a year. Other trade installations follows.. :)

wait sa.. when we say 23 stories, does that mean 23 actual floors or the topmost floor would be "floor 23"??? like for instance, innove, i think there are only 16 actual floors, but because of some beliefs, there is no "4th and 13th Floor" so the topmost floor is "18th Floor"...

American developer and manufacturer of printing solutions, Lexmark, recently completed its research and development facility at the Cebu Business Park which houses its state-of-the-art multi-million dollar technical facilities.

In a press conference held recently, Lexmark president and chief executive officer Stan Combs said that their expansion in Cebu was the result of their company’s satisfaction over the “kind of work” that their employees have done throughout the start of their operations in the Philippines.

Lexmark International Philippines, Inc. was started in 1999 with the establishment of an inkjet cartridge assembly plant at the Mactan Export Processing Zone II (MEPZ 2).

Their new investments in the Cebu Business Park will be composed of two new facilities: Lexmark Plaza 1, a 23-floor facility which is still under construction and will be completed by the end of this year and Lexmark Plaza 2 which houses its research and development center.

“We consider our investments carefully and we have seen enough successes in our Cebu operations so we felt very good about these major investments,” said Combs.

The newly completed Lexmark Plaza 2 said the general manager of Lexmark’s hardware development Chris Burdette will enable their Cebu operations to conduct full product development as it contains the “most advanced” technical facilities for product development, printer software development, embedded code and networks, packaging and system test.

These advanced facilities include an acoustic lab that performs extensive testing to meet the standard noise level of their products to become competitive in the world market as most countries have become stringent to product noises. There is also a packaging laboratory, temperature and humidity chambers, and the first EMC (electromagnetic capability) chamber in the Philippines. All these facilities will perform different tests that will ensure that their products conform to international standards.

Burdette added that Lexmark Research and Development Center Cebu will be the base of Lexmark's R&D operations in the Asia-Pacific region and it will specialize in software development for printer drivers and network adapters and in rebranding of Lexmark printers for original equipment manufacturer partners worldwide.

“This is the most advance technology center in the Philippines and even in some parts of the world. It’s a full development process-capable building where we can develop products from start to finish,” added Burdette.

There are several reasons cited as to why Lexmark opted to establish a major commitment in Cebu by putting up their second biggest research and development laboratory next to their main office in Lexington, Kentucky.

Combs said that these are due to the city’s strategic positioning being the center of the country which will enable an easy access from all areas in the Asia-Pacific region where they have business partners such as China, Korea, Japan, and Taiwan.

Since Cebu has several universities with a good education system, another core reason is the “skilled, talented, trainable and degree-qualified” Filipino workforce. Also a factor is that “English is the second language in the Philippines,” making it easy for an American company like Lexmark to communicate with its Filipino workforce. And Combs also stressed that the Philippine government has a “pro-business investment climate.”

“We found the Philippines and Cebu to fit with all the desired qualities for investment so we have invested heavily on facilities and people and this is our major commitment to Cebu and the Philippines as a location of our operation,” he pointed out. —Rhia de Pablo

Cebu lacks T-cranes... some of the projects will be put on delay or on hold because of this...Most of the contractors also lack workers or machineries to simultaneously do all the projects...

Naay mga "rumors"/"stories" circulating regarding a 3rd bldg pero wala may concrete info or news... pero there are a lot of developments that started as rumors diba so who knows?

^ 8 parking levels? Isn't it that parking levels have low vertical clearance? (e.g. In TriNoma, 4 levels of parking space is equivalent to 2 levels of shopping space). If so, how will this affect the overall height of the building? Is it safe to assume that once done, this tower will have the same height as a regular 18 storey building?

Even with the low parking floors, the office floorplates will most like have the floor to ceiling heights of Plaza 1, which is pretty high. So it will still dominate its part of the skyline.

OKAY, In the recent area meeting in one of Lexmark's business areas, it was recently and officially confirmed that the CREATIVO building is going to be Lexmark Plaza 3. I don't know what type of word is even needed more than this. :banana:

American firm Lexmark International Inc. will be doubling its investment in Cebu with the construction of its own buildings at the Cebu Business Park, Cebu City.

The buildings will be the future home of Lexmark Research and Development Corp., a subsidiary set up six years ago to undertake in-house research and development.

While Lexmark Research and Development Corp. president Stan Combs could not say how much the entire project costs since the bidding has yet to be completed, he said the project would, in effect, double the company's investments in Cebu.

Lexmark's manufacturing plant in the Mactan Economic Zone II is a 40,000-square meter facility, Combs said, while the proposed two-building facility will be about 30,000-square meter.

“It is almost as big or as much as (the Mactan facility) in terms of money,” he pointed out.

According to Combs, the decision to put up a building was due to several reasons.

“We do intend to be here for the long-term. We have lots of equipment and lots of specialized facility (that will be installed in the new building),” he said.

Lexmark has signed a lease agreement with Efficient Holdings for the use of its lot for 75 years.

“They (Efficient Holdings) own the lot and we (Lexmark) own the building,” he said.

Combs noted that there is not enough office space to accommodate their research and development operations.

“We are occupying 10 of the 16 floors of this building (Globe Innove building) and three floors of Keppel (building) and there is no more space available,” he added.

The first building, which will house the R&D equipment and facility, is between seven to eight floors and is targeted for completion February 2007.

The second building, which will have 22 floors, will start construction upon completion of the first building and is targeted for completion in 18 months.

Director General Lilia de Lima of the Philippine Economic Zone Authority (PEZA) said investing in their own building was unusual for information technology companies, most of which prefer leasing office space.

The willingness to invest more here shows that Lexmark is here for the long term, De Lima said.

She noted that both Lexmark facilities in Cebu City and Lapu-Lapu City employ over 2,000 people and benefits the lives of thousands who depend on the company for livelihood.

Difficult to compare both building if you're on the ground. A good vantage point to really compare the two would be at the coffee shop at Ayala FGU since you're above ground.

i just checked outside, just now.. i was viewing from 12F keppel window...

Lexmark's 13th Actual floor kay ka level sa Canteen floor sa innove it plaza.
Innove's canteen floor is labeled "14" but it is the 12th Actual/physical floor since innove skips 4 and 13...

though the parking floors have lesser floor-to-ceiling ratio, bawi-on man sad siguro sa office floors :) so medyo ni apas na ang lexmark...

I've noticed during the past month that construction of Lexmark has accelerated, seems to be almost a floor a week in fact! This could be due to the fact that they are approaching the deadline of completion which is Jan 2009 as stated in the press before.

Anyways here is a very accurate height approximation of Lexmark, based on Ejames pic and the render.

Naay 2 level bridge connecting the 2 buildings on the 7th and 8th floor of LP2. I don't know the quivalent floors in LP1.

Trivia: Lexmark wanted a bridge to connect the new building (LP3) to LP1, but it was deemed impossible both physically due to the differing floor heights, and technically, by CBP rules.

Trivia: Lexmark wanted a bridge to connect the new building (LP3) to LP1, but it was deemed impossible both physically due to the differing floor heights, and technically, by CBP rules.

also, the topmost floor of LP3 kay ka level ra niya parking floor sa LP1 so dili sad feasible...

kapoy baya labang2x between keppel ug innove... ilaha pa lang butangan zip line hehehe :)

mao man nang buildinga ako pasabot...aw mao ba? paspas diay?hehe! :lol: :lol:

during structural phase of construction, paspas gyud tan-awon ang progress sa project 'cause its almost 1.5-2weeks per floor level is the progress rate... but after structural (which is the architectural finishes), the progress pacing will, somehow, slow down...

see skyrise 3. some people noticed na they're fast... but i think normal lang na nga pacing for structural phase pa ang construction. let's try observe kuno, if sakto ba ko... hehehe...

^^ yeah..but whatabout e-block? di ba even before they finished the skeleton of the building, they have already started doing the claddings and such.. but if you mean the actual setting of the offices, then maybe it will slow down, unless they have a deadline to beat..

Actually, they don't wait for the structural phase to be finished before they'll start with the finishes... That's I think the common practice. It just happened that they are using ACP cladding on light metal frames as their wall system, which made them faster, though very expenssive... Well, daghan sila kwarta... heheh... That's the case I think. =)

^^ looking at the design of the building, i think they will not be using hollow blocks like what TG Tower did.. i think they'll use claddings (whatever it is) for this building so as to meet its opening deadline..

Yes, instead of CHB behind the cladding, they(e-bloc) used light metal frame instead... that's i think the practical way.
ACP cladding on CHB wall - is stupidity and the worst wall system, i think...

In fact, you can witness it in CebuDoc new building in NRA, Sykes(Synergys) in Panagdait and soon in TG Tower. hehehe... Repair, repair and forever repair... never ending repair.

^^ Lexmark is 22 floors based on their numbering but its actualy 21 floors.. if you'll notice they've skipped floor no. 13 on their floor count. ...11, 12, 14, 15

naay mga label sa kada floors ilang gibutang. wa nako katan-aw if gi-skip ba ang 13 pero ang makita nimo sa taas kay 22 nya naa pay usa ka floor gisugod construct.

US-based printing solutions giant Lexmark has reiterated its long-term commitment to its operations in Cebu City with the construction of two buildings at the Cebu Business Park.

Lexmark Research and Development Corp. chief executive officer Stan Combs said they are laying the groundwork so their Cebu facility can accommodate the entire development cycle of the company’s printing line from conceptualization to production.

“The building serves as a long-term commitment in Cebu unlike leasing spaces when you can just pack up and leave,” Combs told reporters. “We can also design the building according to our specifications, which is very important to us… With these facilities we would be able to develop a product in Cebu from start to finish.”

Lexmark Plaza 2 is a seven-floor state-of-the-art laboratory complex that houses Lexmark’s research and development facilities, making one of the most advanced technology centers in the world.

The building also houses an electromagnetic chamber—the first in the Philippines—which would measure electromagnetic waves emitted by Lexmark printers and make sure they abide by international standards.

Lexmark Plaza 2 also houses an acoustics chamber, to test printer noise levels, and a physical packaging room to test Lexmark printers before they go to production and delivery.

A 24-floor building besides the lab complex will house the offices of Lexmark’s research teams and support staff. It is set for completion by the end of 2008.

Lexmark hardware development manager Chris Burdette said the company’s long-term plan is for its base in Lexington, Kentucky to focus on developing new technology and for its Cebu unit to work on derivative technology—improving on existing technology.

Burdette said Lexmark prides itself in developing technology which could produce a new product in response to market needs faster than competition.

The company decided to settle in Cebu because of the Philippines’ strategic location in Asia, being at the center of major markets like China, Korea, Taiwan and Japan.

I see a lot of potential in Cebu and the rest of the country. I love seeing small towns and cities grow, seeing 'em maximize their potential... albeit, my profession's remotely related to construction / real estate / even business for that matter.

The pics I recently took were mostly from my car since I didn't have the time and to go out and shoot at better angles. Puro mga dinali-an. Hehehe (Except for some - taken from the Cebu Midtown pool area's perspective).

Anyway, cheers to a better Sugbu and Pinas! :cheers:

Observation from sept 24

Lexmark is huge from afar! It balances the skyline to the north which used to pale to the Fuente Towers from afar. Also they were working on the 14th office floor (+8 parking levels) and has rebars extending to the 15th level. The speed is also amazing. It must be already close to a floor a week!

Regarding the 24 floor count Lexmark Plaza 2 is actually a floor less in the original render (five floors with floor-to-ceiling glass panels). So it's probable that Lexmark 1 will be a floor higher than its render (which was clearly 23 stories)
