Ambitious Austonian breaks ground

The two-foot high mound of red dirt on the concrete parking lot at Second Street and Congress Avenue Friday morning belied the immensity of the elliptical structure that will soon rise there.

At 56 stories and 683 feet, the Austonian condo building will dominate the Austin skyline. Dozens of dignitaries, buyers, media representatives and project team members turned out this morning for a ceremony marking the groundbreaking of the unique building

"Austin is going through a transformation right now," says Terry Mitchell of Momark Development, the strategic marketing director for the project. "We're becoming a city that has a downtown that really beats and we're excited to be part of that."

Mayor Will Wynn and Sen. Kirk Watson also commented on the project and its impact on the city, later wielding shovels in the ceremonial groundbreaking. Benchmark Development, the Austin subsidiary of Spain's Grupo Villar Mir, is the developer behind the Austonian, which is scheduled for completion by early 2010.

"We're going to build a landmark in the city of Austin and in the state of Texas," says Tomas Garcia with Grupo Villar Mir. He says the company has secured all of the financing needed for the project through Spanish lenders.

For his part, Wynn says he believes the Austonian is a prime example of the residential demand in downtown Austin. "Urbane, mixed-use density has dramatic benefits economically, environmentally and socially," he says.

The 188-unit building will include as much as 17,000 square feet of ground floor and mezzanine-level retail fronting Congress and Second. CB Richard Ellis is handling the leasing on that portion of the project, which some team members believe could end up being an urban grocery market of some kind.

With unit prices starting at $500,000, the Austonian may be the most ambitious of the numerous downtown condo developments. But demand among those projects already underway appears to be strong. About 40 percent, or 96 of the units, in the Spring project near Lamar Avenue and 5th Street are already sold and Larry Warshaw, one of the partners in that development says prices will soon go up on certain unit types. Meanwhile, about 90 percent of the 430-unit 360 project are under contract.

Yes. They are well on their way at the site. Mostly excavation work right now, but construction has definitely started with the site fenced off, dirt being moved and several earth movers on site.

Let's hope that the Austonian can be the highest that Austin can build. Austin shouldn't build a tower that's the same height of the tallest buildings in Dallas and Houston.

Why not? Let them build, a taller tower in Austin would get Dallas and Houston thinking they have to build something taller.

Let Austin build taller; the views from the hills keep getting better and better.
Also Houston and Dallas have not built anything near the 1000 foot range since the 1980's. Houston has several 400-600 footers under construction which is okay, but bring on the supertalls!!!

The 360 is listed as 563 feet with the spire on the emporis site. The Austonian will be over 100 feet taller, so Austin is moving up.

The Austonian was featured in a FOX News story last night about construction milestones and amenities the project will offer when complete in June 2010.

Fox reporter Rudy Koski toured The Austonian with Construction Manager Bob Albanese and Strategic Marketing Director Terry Mitchell. Koski reported that the 59th and final floor of the building will be completed on September 17th, two years after construction on the luxury condo project started. Later this fall, the building will reach its final height of 683 feet when the glass crown is installed, making The Austonian the tallest residential building in the western United States.

Thanks for the fine photos, VictorF. It's nice to see a new skyscraper in the context of the other buildings around it. Also the views from different angles helps us appreciate the architecture better.

A fine addition to the skyline of Austin! (Although I confess I wish they called it The Austinian")! :lol:

Downtown still looks kinda empty. They should make some underground parking garages and build skyscrapers on those ugly parking lots.

If you are talking about the last couple of pics that's not downtown. That's the same blighted area that all cities have just outside their downtown area.

This building looks great on the skyline. I need to get on the road and go see it in person.

I love this building. Watching the video makes my knees shake....lol. I don't think I could work in Skyscraper construction but I would definitely live near the top of one. :)

Very true. Most US cities have business talls as their highest buildings. Austin, Bellevue Wash., White Plains NY, San Antonio, Las Vegas, and Honolulu are the exceptions that come to mind.

I have been a new Austin resident in 2010 and seen the Austonian at the completion of its all 56 floors. Sure it is dominating the Austin skyline and befitted the downtown very nicely.

I agree with the Investment Group's farsightedness too that, the demand for the high condominiums will be increasingly continuing.
