Emaar launches Claren residential towers and boulevard apartments at Downtown Burj Dubai

Emaar Properties is enhancing the residential mix at Downtown Burj Dubai with the launch of Claren on September 9, 2007.

http://www.ameinfo.com/images/news/9/44859-ArtistrenderofClarenatDown.jpg
Features podium level overlooking Burj Dubai Boulevard.

Claren features two elegant mid-rise towers and boulevard apartments that offer residents the dual benefit of greater privacy and spacious living.

Claren, directly across the 29 Burj Dubai Blvd, has an extensive range of podium amenities, and is located on the vibrant Burj Dubai Boulevard with easy access to Burj Dubai, the world's tallest building. Several financial institutions are offering easy home finance options to own a home at Claren comprising studios, one- two- and three-bedroom apartments.

'The Claren towers are designed by a team of internationally renowned architects, who have created a heightened feeling of space to the homes that allow maximum light and greater privacy - two aspects to living much preferred by residents,' said Mr Saif Al Mansoori, Sales Director, Emaar Properties. 'Claren's proximity to the landmark developments within Downtown Burj Dubai and to Dubai's financial and business nerve-centres makes it an ideal buy for professionals who try to stay connected with what is happening in and around the city.'

He added: 'The location on Burj Dubai Boulevard, which will come to life with several retail outlets and entertainment options, is a key attraction of Claren. Residents also have easy reach to The Dubai Mall, one of the world's largest shopping and entertainment destinations.'

Podium level amenities at Claren include office spaces, a swimming pool, landscaped pool deck, children's pool, fully-equipped gymnasium, children's play area and multi-purpose room. Two basement levels provide secure parking with the added option of a shaded car park drop off at the ground entrance level.

The apartments are designed to optimize natural light, as they all have floor-to-ceiling views with the two buildings spaced sufficiently wide apart to maintain privacy, a feature often not afforded in high-rise buildings. High quality finishes are standard in all the apartments and include natural stone countertops, cabinetry and appliances such as stoves, refrigerators and dishwashers. The building will also be fully wired with high-speed internet, telephone service and a range of IT options.

Emaar's AED73 billion (US$20 billion) Downtown Burj Dubai development -several components of which have been completed and handed over including residences and hospitality projects - is fast evolving as the magnet for the society's trend-setters. The mix of architecturally superior homes, commercial offices, shopping outlets and leisure projects, set amidst a lake and landscaped gardens also marks the advent of a new downtown culture for Dubai.

Emaar Properties unveils Claren 2 residences in Downtown Burj Dubai
Dubai, UAE; June 17, 2008: Emaar Properties PJSC has unveiled Claren 2, mid-rise residential towers part of the Claren District designed by renowned architects and in close proximity to Burj Dubai, the world’s tallest building, and the new fountain in Burj Dubai Lake. A celebration of a distinctive ‘Boulevard lifestyle,’ Claren homes are differentiated by their elegant design focused on maximizing the privacy of residents and the easy access they offer to the lifestyle activities hosed at the Burj Dubai Boulevard.

Prospective buyers and investors should register on-line at www.emaar.com from June 18 to 20, 2008. Sales for registered customers will take place on June 21, 2008 at the Downtown Living Sales Centre and at Emaar’s Abu Dhabi Sales Centre from 9am to 6pm. Several financial institutions are offering easy home finance options.

Mr Saif Al Mansoori, Sales Director, Emaar Properties, said: “Claren is one of the most sought-after residential zones within Downtown Burj Dubai for its architectural elegance and access to lifestyle amenities. With the Burj Dubai Boulevard poised to be leisure hub, residents in Claren will be part of a vibrant neighbourhood while enjoying the convenience of personal privacy assured by the unique architecture of the medium-rise towers.”

He explained: “Apart from diverse spread of restaurants, retail outlets and entertainment options at Burj Dubai Boulevard, residents at Claren 2 can also look forward to a range of podium level amenities including swimming pools, landscaped pool deck, a fully-equipped gymnasium, children’s play area and multipurpose room. Two basement floors provide assured parking for residents, who can also enjoy the connectivity offered by the Burj Dubai Tram system.”

Claren 2 comprises two towers of 21 and 25 storeys. The two buildings are specially designed to feature a large open space between them, thus maximizing sunlight and giving the homes a spacious and well-lit ambience. The studio, one-, two- and three-bedroom apartments have floor-to-ceiling windows, high ceilings, high quality finishes and advanced telecom and entertainment connectivity.

Residents can also easily access The Dubai Mall, one of the world’s largest shopping and entertainment destinations scheduled to open later this year; the already-functional Souk Al Bahar mall and several hotels. Apart from the lifestyle choices including retail & leisure outlets and family activities to be held on Burj Dubai Boulevard, Claren residents will also be in close proximity to the newly unveiled fountain in Burj Dubai Lake, a colourful musical spectacle.

For more details, potential buyers can call toll-free number, 800-EMAAR (800-36227), 02-6429 325 or log on to www.emaar.com.

Centrally located within Downtown Burj Dubai, the Claren District is in close proximity to the business nerve-centres of Dubai including the Dubai International Financial Centre and Dubai World Trade Centre, and easily accessible from Sheikh Zayed Road

There has been no activity on Claren for the last few weeks which surprises me as it was making good progress, and is now about two floors built.

There may be some spreading of personnel resources to other projects, then they will hit progress again.

there has been activity here daily over the past 2 weeks, and yesterday all 3 tall cranes were being used. it seems a lot of internal block walls are being made, and I think they may be preparing to pour concrete at the top of the lower, right-hand tower. although progress is slower than six months ago, it is still happening.

Dear Claren owners,

We have formed an investor group for Claren (phase 1) for collectively presenting our concerns to Emaar and submitting a petition with investors' demands.

There has been no construction on this site for months, while more than 50% of payments have been collected, which is unacceptable.

If you would like to join this group please PM me or reply to this message so I can PM you with information on how to join.

A similar group has been formed for 29 blvd as well, if you happen to have units in 29 blvd as well and would like to join that group too please indicate so in your PM.

thanks.

Ive got funny feelings Malec that this is all for show and will not last long and will only serve to pacify some investors.

Looking at the concrete arm, it wont reach much higher than the floor its currently on, and if they were serious a full blown concrete facility would be placed on each tower.

Hi Everyone,

Any updates on Claren? Does it seem likely to get delivery from Emaar by Feb 2011?

In their contracts, a developer may extend a project for more than a year. What should one do about action from Emaar. I have already paid up 80% of the property and the mortgage payments are beginning to hurt. Has anyone managed to get a discount from them on this property?

Thanks a lot for the progress updates and look forward to seeing mroe development on the site.

Regards

^^ Feb 11? Not a chance. If they continue at this pace it will be topped out by Feb 12 and finished by Q2 2013.

If they somehow speed up, the best you can hope for is 1/floor a week, which means it could be topped out by the end of the year, but the finishing would take several months more. But I wouldn't hope for such a speed increase.

Anyone with a close contact in ACC construction (they seem to be the contractor for this project)? They may be able to give us more details on Emaar's intentions with this project!

They almost look like exact copies of Emaars Phase 1 towers in Dubai Marina. Good to see things moving ahead again in the Downrown district, very importatn to make it a vibrant community and no longer a construction site.
