The City

PAHW idea behind the establishment of the city is based on developing an integrated city – “Sabah Alahmad City”. The city will be constructed with the highest international measures that will include all the necessary services and will provide job opportunities in addition to the industrial and commercial activities.


The Project

Sabah Alahmad City is a new city located in Alahmadi governorate 50 KM south of Kuwait City. The area is approximately 35,000,000 square meters. The city is expected to inhibit not less than 9,000 housing units to the Kuwaities who are entitled for the housing welfare in addition to the required daily living activities. The city will include activities for investors such as apartments, commercial, health, sports, tourism, educational, stores, handicraftsman, and technology village in addition to the commercial malls and hotels. The city will be surrounded by a ring-road that will add an advantage of ease of transportation and will connect the city with out-side roads of Kuwait.


Project Components

The city components will include, not the less, private housing areas for Kuwaiti citizens, private housing areas for expatriates, different shopping centers, cinema theaters, indoor and outdoor entertainment center, hotels and resorts, social activity halls, government buildings, schools, universities, hospitals & clinics, sports club, golf yards, parks, mosques, coops, banks, companies & business centers, technology village, car parks, gas stations, handicraftsmen & services areas, and stores area.


Project Phases

Phase One Data collection which includes the city studies and coordination and revision with the related governmental authorities.

Phase Two Preliminary design for the Master Plan, Financial Studies, and Legal Studies.

Phase Three Prepare the detailed drawings which include the Master plan and preliminary infrastructure drawings.

Phase Four Traffic Studies

Phase Five Tender Documents and Project Tendering for Construction.

WORK PERCENTAGE OF COMPLETION
The percentage of completion of work is 68% until the end of April 2006.



Our Vision

Due to the Country urban growth and the need for the provision of large areas of lands that are suffices for the accommodation of the increasing requests for housing and as an effort from PAHW to provide the accommodation of the increasing requests of housing, it is vital to start the preparation of planning and executing studies of Sabah Alahmad Housing City.

The highest goal that PAHW is seeking for Sabah Alahmad City is to provide luxurious, renewable, and successful life to the residents that fit their social, economical, cultural, and future. thnx 4 the info crazy, but guys don't u think that the city is not that good, it should be a lot better than this, i mean it's carrying the name of his hinese the amir 4 god sac, if u compare it 2 the cities being built in KSA, UAE, Qatar, Bahrain, it's noting compared 2 them they projects r way much better than ours, but what can i say, this is q8 we always do things the wrong way, enshalla things get better when silk city comes up in the next 40 years

I have no issue with the name; eventually the people will give it a nickname anyway... But i do agree with you that the master planning is not all that and could be better. But given how all the new city proposals across the Arabian Gulf always changed "design wise", perhaps this one would also be redesigned again, never know.

Also the website "again" is outdated!

I'm too looking forward to Silk City and a bit annoyed that it's taken so long to move things along!

^^ if that's the case it's a disappointment... Very little master planning renderings or information about individual projects within the city. I cant stand it when multi-billion dollars project are represented by terribly designed website, and atop of that, outdated information - really stinks!

Kuwait got more potential and cash to spend then UAE, and yet Kuwait is still moving at turtle-speed.... It's really strange how slow things move in Kuwait... I think Kuwait need to kill the old law that states foreigners need Kuwaiti-sponsors,.

In order to welcome more foreigners in to invest and build, that law needs to be killed...

Sabah Al Ahmad Township – Masterplan
April 2008

Owner: Kuwait Public Authority For Housing Welfare
Budget: $27.5 billion
Scope of work: The project calls for the design and construction of a residential development covering an area of 40 sq km in Southern Kuwait and will comprise of a total of 11,000 residential units. It will include high-rise towers for staff housing, 150 different types of villas, 45 schools, 70 mosques, 15 hospitals and clinics, a football stadium and an extensive road and sewerage network. The development will house more than 110,000 people. The project will also include a shopping centre, cinema halls, internal and external entertainment centres, hotels, resorts, halls, governmental buildings, schools, universities, sporting and golf club, gardens, mosques, cooperative societies, banks branches, a technological village, car parks, fuel stations, trade and service area as well as warehouses and stores.
Update: Tenders for the project infrastructure were launched in January 30 with a value of $100 million. Twelve international companies are prequalifying for the project.

Kuwait need more of these projects we need new cities im so bored of salmiya, the major reasons why kuwait falls back and dubai marches forward are 1st the parliment ofcourse and 2nd lands of kuwait are very expensive to business investment, what is the use of having the parliment and it just giving problems and delaying kuwait's devolopment and other gcc countries are heading forward and we are just falling back, if you give madinat al hareer project in dubai it will be build within 10yrs and here within 25 or more?? im so disappointed of the delays that our country Kuwait can do more than Dubai, Last week I went to qatar doha and it was like more than kuwait 80% in city devolopment and in the airport theres a advitisement says (KUWAIT THE PAST, UAE THE PRESENT, QATAR THE FUTURE) very depressing :(

yes u r right yousaf.. i went to khiran pearl city and its just too slow..it will will take hell of time to be done. but no doubt its going to be nice one when completed

we for sure need mega projects like madinat hareer, sabah al ahamad city, pearl city and many more cities to have some new touch and attraction to kuwait. kuwait has lots of potential and land all they need is to give lillte more concentration and be creative in their approach

الفوزان: توقيع عقدين لمشروع مدينة صباح الأحمد غداً بقيمة 70 مليون دينار

كشف المدير العام لمؤسسة الرعاية السكنية علي الفوزان عن توقيع المؤسسة لأول عقدين لمدينة صباح الأحمد السكنية
غداً بقيمة 70 مليون دينار، مشيراً إلى أن مساحة المدينة تبلغ 120 هكتارا، فيما تبلغ مساحة الوحدة السكنية الواحدة فيها 600 متر. وتشتمل المدينة، وفق الفوزان، على مرافق خدماتية متكاملة من ترفيهية وتعليمية وصحية، وهذا ما يجنب المواطن بلا شك عناء الخروج من المدينة للبحث عن قضاء حاجياته خارجها. وتوقع في سياق متصل أن ينتهي العمل في المدينة خلال مدة تتراوح بين 4 إلى 5 سنوات كحد أقصى.

وأكد الفوزان الذي تحدث على هامش افتتاحه المعرض الدولي الثاني للعقار في فندق راديسون ساس أمس عن طرح مشروع مدينة الخيران في 12 نوفمبر الجاري الذي سيشتمل على 32 ألف وحدة سكنية. وأضاف: "سيجري طرح مزاد علني عبر وزارة المالية للمشروع".

وفي الإطار عينه لفت إلى سعي الحكومة لتأمين طلب المواطنين من الوحدات السكنية مؤكداً في هذا السياق الدور الإيجابي للقوانين التي وضعتها الحكومة منذ ثمانية أشهر بهدف كبح أسعار العقار الآخذة في الارتفاع في الكويت، من خلال وضع قوانين تحد من المضاربات على العقار، وتجعل تملك الوحدات السكنية في متناول المواطن العادي، مشيراً إلى أن أسعار الوحدات السكنية والعقارية شهدت انخفاضاً في الأشهر الأربعة الماضية بحسب مندوبي العقارات وشركات العقار العاملة محلياً بعد موجة ارتفاعات غير طبيعية، وذلك بسبب ارتفاع الأسعار الناجم عن ارتفاع مواد البناء، فضلاً عن الأزمة الاقتصادية والتذبذب الذي تشهده الأسواق إضافة إلى توقف البنوك عن التسليف العقاري.

وفي المقابل بين الفوزان أن مشروع مدينة صباح الأحمد سيكون أول مشروع يجري فيه توزيع القسائم على المخطط قبل تنفيذ البنى التحتية فيه، مشيراً إلى تفعيل دور القطاع الخاص في المشروع وفق قوانين الـ "بي.أو.تي" الجديدة، وسيتمثل دوره في توفير الرعاية الصحية وخدمات أخرى، مشدداً على أهمية الدور الذي يضطلع به، لا سيما في عملية تشييد وإقامة الوحدات السكنية في أرجاء الكويت. وأوضح أن مدينة النعايم المقرر تشييدها في منطقة السالمية تندرج تحت الخطة الخمسية الثامنة التي سيبدأ تنفيذها بداية عام 2014، وذلك بعد أن تنازلت مؤسسة نفط الكويت عن أراض فيها لمصلحة البلدية.

وفي سياق منفصل أمل الفوزان أن تشهد الفترة المقبلة استقراراً في أسعار العقار، معتبراً أن هذه المعارض بما تروجه من وحدات سكنية بأسعار تنافسية تعمل على تخفيف الأعباء عن مؤسسة الرعاية السكنية من جهة، وتساهم في تخفيض كلفة المشاريع العقارية مما يجعلها متاحة أمام المواطنين العاديين لاسيما تلك التي تطرح مشاريع مختلفة ومتنوعة في بلدان خليجية وعربية وأجنبية من جهة أخرى.

يذكر أن المعرض الدولي الثاني للعقار افتتح بمشاركة 27 شركة عقارية مختلفة حول العالم، وستقوم هذه الشركات بالترويج لمشاريعها في الفترة الممتدة من 3 نوفمبر الجاري إلى 6 منه. ويهدف إلى تشجيع المستهلك وأصحاب الشركات العقارية على تبادل الثقة في سوق العقار الواعد في المنطقة بشكل عام والكويت بشكل خاص، وتعريف المستهلك والمستثمرين المحلي والأجنبي على فرص الاستثمار المتاحة في الكويت وخارجها، وتقديم فرص عقارية ذات صبغة كويتية وخليجية وعربية ودولية، من خلال استقطاب أكبر شريحة من الشركات العقارية للمشاركة في المعرض.

ومن جملة ما يهدف إليه المعرض أيضاً تعريف المستهلك والمستثمر بتطور وأهمية المناطق الخارجة عن نطاق محافظة العاصمة وازدهار وتوافر الفرص العقارية فيها، وتوفير وإتاحة الفرصة للشركات المشاركة بعرض جميع خدماتها العقارية من عقارات سكنية وتجارية واستثمارية وغيرها، فضلاً عن ترسيخ أسس الاقتصاد الكويتي بالاهتمام بمعارض متخصصة تخدم السوق العقاري وتفعل النشاط الاقتصادي.

Kuwait housing authority issues tender for Sabah al-Ahmed township

Kuwait's Public Authority for Housing Care has prequalified 30 local and international contractors for a road and infrastructure services contract in Sabah al-Ahmed township.
The project covers the construction, completion and maintenance of roads and car parking. It also includes the establishment of 1,564 plots and the construction of 48 substations.

The local prequalified firms include Combined Group Contracting Company, Ahmadiah Contracting & Trading Company, Mushrif Trading & Contracting Company, and United Gulf Construction Company.

International firms that have been prequalified include China's Sino Hydro Corporation, Beijing Urban Constructions Company and Greece's Turna.

The bid deadline for the work is 8 March.

The KD8bn ($27.6bn) Sabah al-Ahmed township project is in the far south of the state. Formerly known as the Arifjan urban development, the development will house more than 110,000 people over an area of more than 40 square kilometers.

Some 20 per cent of the township will consist of high-rise towers for employee housing. The remainder will have more than 150 types of villas and will be for Kuwaiti families.

The project, which is split into five separate sectors, will also include more than 45 schools, 70 mosques, a football stadium, 15 hospitals and clinics, and an extensive road and sewerage network
