Barclays Commercial Bank receives keys for new Birmingham base at One Snowhill

The first occupier of one of Birmingham’s most celebrated developments has received the keys for its new office.

Barclays Commercial Bank has made phase one of the Snowhill scheme its new Midlands headquarters.

It has acquired 98,000 sq ft across levels three to six.

The move will bring together 1,000 sales and operations colleagues from Barclays Commercial Bank division in the Midlands, currently located across the Greater Birmingham area.

A 15-year lease has been agreed on the office space, which forms part of Ballymore’s one million sq ft mixed-use scheme, set to become one of the largest redevelopment schemes in Birmingham.

Barclays, advised by Jones Lang LaSalle, will jointly occupy One Snowhill along with KPMG.

Ray O’Donoghue, managing director of Barclays Commercial Bank in the Midlands region, said: “Our move to Snow Hill is one of the biggest investments we have made in property in the UK and reaffirms our commitment to the city.

“It will provide us with 40 per cent more office space than we currently have over multiple sites and offer an excellent environment for both our colleagues and customers in the Midlands.”

He added: “The move enables us to bring together our existing banking operations under one roof while remaining close to the traditional heart of Birmingham’s business community.”

Barclays will occupy four floors of One Snow Hill, the first phase of the state-of-the-art, mixed-use development next to Snow Hill Station.

Steve Allen, director of operations for the commercial bank, added: “Bringing our operations and servicing teams into one high quality building will provide an exceptional working environment for our colleagues and will offer tremendous opportunities to further enhance our delivery capability for our customers.”

Barclays is expected to start moving into the new premises in October.

The bank will complete its move by December.

Hmm, well I think one of the conditions was that if the art wall is not implemented, then the £2 million proposed to fund it will be used for alternative infrastructural improvements (maybe in the form of s106 payments but don't hold me to that).

To be fair, a lot of them translucent panels you see in the windows are temporary just for the fit out. When they're removed, you'll be able to see the pattern in the windows.

This is from Colmore Row at Snowhill - didn't this used to be wooden hoardings? IIRC Como were done on the interior fitting by end of Oct so not long to go now.

It is selling the building, which is 85%-prelet to KPMG and Barclays, to raise cash to fund the development of further phases of the £450m, 1m sq ft Snowhill project.

well.... i just hope the funds they get for the sale of this £111m beast isnt just pocketed by them and that they do go and hurry up onto the next phase....

...that said i suppose it has to when they already have a tenent waiting for their phase 2 and a hotel in phase 3.... how long can they wait around?

Thanks, it's a sad reflection on the industry that I have nothing really to photograph!

I think it's safe to say that this is more or less complete now. Going past it yesterday, there were staff now inside the main foyer with security and someone at the reception. They installed two swanky new bus stops outside the building as well yesterday.

Admittedly, there is still work to be done - mainly to the ground floor retail units, although I don't think any prelets have been secured for these...? I wouldn't be surprised if Starbucks was one and Tesco Express was another. :|

Irish developer Ballymore is close to selling its 250,000 sq ft 1 Snowhill development at more than 10% above its asking price.

German fund Commerz Real has struck a deal with the group to buy the Birmingham office building for £124m – a 6.25% yield. Snowhill was put up for sale in September for £111m, a 7% yield.

The transaction is the largest investment deal in the city since Carlyle Group paid £150m for Colmore Plaza in late 2006.

Eight bids for 1 Snowhill were received, mainly from overseas investors, including Israeli investor Igal Ahouvi and Luxembourg-based fund manager Aerium.

A source said: “This price is well in excess of what anyone expected. Demand for prime property has rocketed even in the past two or three weeks.

"With rents agreed in the early £30s, there’s no growth in the short term, but there’s a good income stream.

"There’s a shortage of prime stock at the moment with a weight of money following it.”

The building is 85%-prelet to KPMG and Barclays, at rents around £33 per sq ft. Ballymore will provide a five-year rental guarantee on the 36,000 sq ft of remaining vacant space.

Cash raised from the sale will be used to fund the building of further phases of the £450m mixed-use project.

The construction of the neighbouring, 350,000 sq ft 2 Snowhill was delayed earlier this year due to the downturn and lack of development finance. Law firm Wragge & Co has taken a prelet of 250,000 sq ft.

Jones Lang LaSalle, which is advising Ballymore, declined to comment.

That is absolutely fantastic news and the fact they're looking to an additional 10% on the asking price makes me wonder if there were squabbles for this! Hopefully that little extra 10% gets ploughed right back into Brum and not into some scheme in London instead. :)

Well, they're only buying the first office building which is completed now. Ballymore will continue to own the rest of the scheme which is left unfinished for the time being. The building's new owners will have nothing to do with the rest of the scheme.

What i meant was that one of the conditions of them paying the extra money is that the rest of the project is copleted to make there own offices more valuable as having a construction site next door cant be a good incentive to get the last 15% occupied. Not sure they can do that but its an agreement i would want if i was spending £125million on an office block.

Ballymore sold the property, which completed in 2009.

Hans-Joachim Kühl, member of Commerz Real’s management board responsible for real estate acquisitions, said: “Its site, fit-out, and green-building qualities make this property one of the top locations in Birmingham. It is almost fully let.

“One Snowhill enhances the diversification of our British real estate portfolio. After our acquisition of a project development in Liverpool in 2009, this will be the second office property outside the greater London area to be owned by ‘hausInvest europa'.”

With a 60% pre-let on Snowhill 2 and the only proper rival to these offices, Colmore Plaza, filling up fast, there's good reason for them to re-start. But I doubt any of this money will go towards the hotel and residential tower. They can't make any money out of the resi and Westin seem to have given up on the hotel.

The last evidence from their website was that it had been re-scheduled but was still named as future development. Not that I've checked it for a while though!

Maybe Westin got fed up of waiting for Ballymore to say what the plan was for the tower to be completed, either that or the towers have been shelved (I hope not, but you never know).

Hopefully djay is right, as it is something most of us had been expected as soon as the sale of SH1 went through.

Thinking for fun , if it were a choice between the second office phase or the two towers ,I'd opt for the towers . Then I'd put a pool (not an olympic one ) or City Park 2 in between the two areas.:)

Since that is not going to ever happen (the foundations and cores are already built and what you suggest would thus be commercial suicide).. then i would rather see the office building started on next as it will ensure Ballymore actually keep moving on the project and have i higher chance of actually making money - which, if we want them to complete the scheme and carry on developing in Birmingham in the future, is rather important.

I hadn't noticed these photos Erebus .... they are stunning! You don't realise how big it is until you see people walking past it .... and how close does it look sitting next to Lloyd House on the other side of the road!!!

Will be great to see the trams whizzing by in the not too distant future too!

Want more though!!! Glass and steel and concerete can be truly beautiful if it's properly thought through. - I'd love to see a brand new Snow hill, with at least the frontage, in a similar style... can wish :(

Ok. From the looks of it the Metro will come from the hoardings behind the current grass.

Well, behind the hoardings is the viaduct for the Metro. The hoardings are only there to stop people getting on to the building sites behind. The grass itself is just a temporary thing to help make the place look a little better.

Having a Midland Metro tram smash through the hoardings when the extension opens for the first time would be great though! :happy:

And I don't think they've come up with any plans for the platform yet. I'm not 100% clued up on transport though so maybe someone can correct me.
