yes,nicosia is the english name.
in greek it is called lefkosia.
in the old times it had several names like ledra and lefkothea.
it has been the administrative center of the island for more than a 1000 years.
it had a population of 234,000k in 2005.
it is growing really fast in terms of population and there is a lot of construction activity but unfortunately no real highrises are allowed

"megaro politismou" will be built to host the EU summit in 2012 when Cyprus will have the presidency for 6 months. it includes theaters,conference rooms etc
It is not known when construction will begin

a decent city; stayed there for 4 years but left the place around 2 years ago.. still have lots of fond memories; and yeah nice to see a lot of new developments coming up there.. but the one building I really like over there is the Laiki Bank Headquarters (Not shown here though) on Larnaca Road, thats almost located at the entrance of the city..

we dont know yet,plans changed a bit bc they decided to include in the redesign of the area another square which is used as a bus stop.
when the construction will begin we hope that it will be completed within a year more or less

yeah,tall buildings are not allowed for the time being,but we hope this will change soon.
by the way the new parliament was designed by kohn pedersen,and i hope it will be ready by 2012

Nice design for Eleftherias.. it will look really cool with those developments.. So are they going to integrate Eleftheria Square with Solomos Square?? that would become quite big in terms of area covered..

yes,they will.
it was not the original plan though to include solomou square but that has changed now.
i hope that by the end of 2008,beginning of 2009 the reconstruction of eleftheria will begin.
Part of a future development will be the pedestrenization of the road from eleftheria square to old GSP stadium,a new underground road will be constructed.
but of course this is in the long future.....

Italian architects Iosa Ghini Associati have designed four houses for a new residential district near Nicosia, Cyprus.
The family houses, to be built by developer Full Circle, incorporate solar panels and rainwater recycling.
The project started with the aim of creating a new residential area alongside Pedieos river, near Nicosia, Cyprus. The Client, Full Circle Dv Ltd, wanted to realize four one-family luxury houses shaped in an organic, fluid form. Iosa Ghini designed the four units in a whole overall organism hosting four units each one keeping its own morphological features.
Eco-technologies both passive and active have a basic relevance in this project: low E glass panels, adjustable solar panels, recovery and recycling of rain waters, storage heating system for winter months. All external walls are treated with photo catalytic concrete, allowing the transformation of harmful organic and inorganic matters into harmless compounds. The outside shell, both organic and fluid, grants the harmonic fusion between traditional and contemporary materials as the local stone.

The future of Nicosia remains high tech

High profile development of Eleftheria Square still on track despite government cutbacks and opposition )

FRIDAY’S announcement by Nicosia Mayor Eleni Mavrou that archaeological excavations in part of Eleftheria Square ahead of the main reconstruction of the area will begin next month must surely have come as a huge disappointment to many Nicosia citizens, who had hoped that the controversial project for the transformation of the square would have been put on hold in light of the reassessment and prioritisation of major public works due to the current economic crisis.

With warnings coming at us from all angles for the need to curb our exuberant spending tendencies and announcements on virtually a daily basis from the finance ministry calling for restraint in the current climate of spiraling inflation and rising prices, how would public works, especially those involving the revival of the old town of Nicosia, be affected?

Despite the eagerness by some for a postponement, or even the scrapping, of the divisive plan for the future of Eleftheria Square from a government intent on delivering its ambitious economic programme for creating a “fairer society”, it appears that the plans for the regeneration of one of Nicosia’s few remaining focal historic points will remain largely unaffected.

“The project will go ahead because it will have received most of its funds from the EU Structural Fund,” Nicosia Mayor Eleni Mavrou told the Sunday Mail. “It is not under risk from any reassessment of public works because it is not part of the national budget.”

In May 2005, Iraqi-born British architect Zaha Hadid and her associates Christos Passas and Saffet Bekiroglu won the competition to redesign the capital’s square, with work due to begin once all the plans, permits and tenders were finalised.

Assurances from Mavrou that the plan is to go ahead are unlikely to please former mayoral candidate and archaeologist Anna Marangou, who leads a lobby group entitled ‘Nicosia Citizens against the Transformation of Eleftheria Square’.

The group has sent letters to various European institutions declaring their opposition to the scheme, including Pan-European Federation for Heritage Europa Nostra and the United Nations Educational, Scientific and Cultural Organisation (UNESCO) as well as to the European Commission. In a letter to the Commission, the lobby asks Danuta Hübner, EU Commissioner for Regional Policy, to pull the EU funds from the project due to the risk of “irreparable damage to the cultural and historical heritage of Cyprus”.

In the plans, the moat becomes a green belt, which will surround and unify the whole of the Venetian walls and become Nicosia’s main park. A smooth downhill continuation of the square will lead to the moat, where pedestrians can descend to the garden level and actively use the area. Coffee shops, snack bars and newsagents will be at hand too.

Nicosia citizens who disapprove of the project claim that the design will damage the historical fabric of the old town and visually impede the appreciation of the architectural form, integrity and overall design of the existing medieval defensive structure, with Marangou labelling the project an “imposing concrete monstrosity”.

The budget of the re-development programme for Eleftheria Square and the surrounding area has been set at £5million, however opponents of the scheme have expressed serious concerns that the costs have been seriously underestimated.

While Hadid’s designs have attracted attention for being extravagant, she has suffered in the past from being branded a “paper architect” or “the architect whose buildings never made it off the page” and even now her unbuilt projects vastly outnumber the Hadid buildings that have been completed.

However, more recent criticism aimed at the London-based architect has centred around the exaggerated costs of her projects, some of which have gone uncontrollably over budget, further aggravating scepticism that the initial estimates made for the reconstruction of Eleftheria Square are considerably wide of the mark.

To name just two of her projects whose costs have exceeded their preliminary budgets, the 2012 Olympics Aquatic Centre in London looks as if it will cost twice the initial £75 million budget – even after having to be scaled down due to government decrees - and Glasgow’s new Riverside museum will be nearly £20 million over budget.

The Nicosia Mayor allayed fears that the reconstruction would go over budget, saying that recent estimations on the intermediate plans of the project showed that the scheme was on track, however she did warn that a great deal of caution was required to maintain costs from escalating.

“The budget definitely needs to be monitored constantly and not only because it is Hadid but because there have been many works in Cyprus that have exceeded their budget,” Mavrou said.

According to Mavrou, all that remained before work could begin on the reconstruction of the site was final approval from the Antiquities Department, which is scheduled to begin archaeological excavations on the site within weeks, with the protection of any antiquities found a necessity.

Once redevelopment begins, the work should be completed in 18 months.

chapo has updated its site with new info concerning "chapo central "

Chapo Central comprises of two buildings in Nicosia - Santa Roza Tower and Michalakopoulou which consists of 8 stories. Santa Roza is a ten story building , with shops, offices and one, two, and three bedroom flats and penthouses.


Meanwhile, Chapo Central is located right by the heart of Nicosia, at the crossing of Spyros Kyprianou and Michalakopoulou Street."


The tower, which is under a 10 year maintenance contract also features a three level underground parking area 245 parking spaces.

Furthermore, it is the first building in Cyprus to be illuminated by using specialised lighting.

New Nicosia town hall could be ready in 2010

THE NEW Nicosia Municipality town hall is expected to be ready in 2010, the architect in charge of the project said yesterday.

In June 2002, excavations began on the site that lies within the Venetian walls, but in the process of excavating a two-storey basement parking, antiquities were discovered, including the remains of a mediaeval neighbourhood, and all construction was suspended.

The architects were then instructed to amend their architectural plans to incorporate and safeguard the antiquities.

In September 2005, UNESCO expert in antiquities, Michael Jansen, came to Cyprus and looked at the site, concluding that it was feasible for the archaeological site and the municipal building to coexist.

He noted that “the preservation and inclusion of the antiquities in municipal buildings could attract more tourists and have more economic and other advantages.”

The following year, excavations were completed, with no further work taking place at the site to date.

Irwin & Kritioti architecture won the design competition for the new town hall in 1997.

Yesterday, partner Dickon Irwin told the Mail that further developments are expected in the next two to three months, with many discussions having taken place, both in Cyprus and abroad, on how best to move forward.

He confirmed that the plan is to combine the antiquities in the building’s design in some way.

One design previously proposed is that since the antiquities are not at the level of the road but three or four metres below, transparent glass would be laid underfoot, enabling people to see the remains below.

“We are targeting a green building and want to reduce reliance on fossil fuels, instead using natural energy from the earliest design stage,” the architect explained.

“This is a very important project for the city and we want citizens to be involved. It will be a multi-purpose public space that will be used for weddings, lectures and a series of other events and I hope that it will be completed and ready in 2010.”

The current building will be retained by the municipality.

Former Mayor Michalakis Zampelas had previously stated that the cost would be in the region of €10 million, but his successor Eleni Mavrou yesterday said that, “many changes have been made to the original plans so we cannot as yet give a figure.”

She added that final instructions would be given to the architect in September and that once completed, “the town hall will be an impressive, environmentally-friendly building, which will be for the people.”

Church plans massive cathedral in old Nicosia

CONTROVERSIAL PLANS for the construction of a 26-metre high cathedral in old Nicosia could be scuppered by the Nicosia Municipality.

Nicosia Mayor Eleni Mavrou confirmed that the matter would be put to the Municipal Council and any decision would be made based on expert opinion and whether or not the design would be compatible with the regional plan for Nicosia.

The cathedral, which will be as high as an eight-storey building, has attracted fierce criticism for its height and design as it is considered to be unsuited to the surroundings in the old part of the city.

According to a report in Phileleftheros, the architect has given his assurances that the church would not be out of place in the area.

Architect Nicos Meletiou told the daily that the construction of the cathedral would not be an eyesore as it would not resemble a block of flats and would instead be designed in the shape of a pyramid, adding that the current design had been scaled down after town planning decrees. Meletiou also said that cathedrals all over the world were of a certain height but they were accepted by the people.

If the Municipality gives the go ahead for the construction of the cathedral, it would be created within the grounds of the Archbishopric, in an area that is currently being used as a covered parking space. The building would also include an underground car park as well.

A spokesman for the Archbishopric said that Meletiou’s comments summed up the Church’s position on the matter, but he also added that any rumours claiming that some listed buildings near the proposed site would be demolished were “wide of the mark”, saying instead that the Church would be “helping preserve them”.
