Ajman gets a AED 15 billion facelift

R Holdings officially launched today the Emirates City, a lavish town sized development located in the Emirate of Ajman.

The project being built at a cost of AED 15 billion is part of a range of projects currently under development that has been designed to expand and augment the economic progress of Ajman.

Located at just a 20 minute drive from Dubai International Airport, this modern development sits directly on the Emirates Road, which is strategically linked to the other emirates of Ras Al Khaimah, Umm Al Quwain, Sharjah, Dubai and Abu Dhabi. The project consists of around 72 residential and commercial properties and is expected to encompass picturesque lakes and green parks, a shopping district, mosques, five star hotels, educational and medical facilities.

Sheikh Rashid bin Humaid Al Nuaimi, Chairman of the Ajman Municipality and Planning Department, while speaking of the benefits that this new development will bring, spoke of the great role and guidance Supreme Council Member and Ruler of Ajman, H.H Sheikh Humaid bin Rashid Al Nuaimi has played in the overall development of the emirate.

"Ajman continues to grow economically and socially as a result of Sheikh Humaid bin Rashid Al Nuaimi's continued support for our emirate's economic activities, in addition to its social and scholastic development that is allowing for us to grow.

"Emirates City is one of several significant developments that are part of the ongoing maturity of the property sector in the UAE, which is enabling for us to provide a world class standard of living that is unbeatable anywhere."

He added. "We envisage that this development like all the major projects currently under development across the entire UAE, will continue to draw a large amount of international investors from across the world to this country and Ajman in particular."

Dr. Ahmed Al Samerai, board member of R Holdings, The Emirates City's developer and supervisor, spoke of the benefits this project will generate.

"What we are creating here is a development that is unique in the field of property investment. The social and economic benefit that this city will produce for Ajman and its neighboring emirates is immeasurable; The Emirates City is literally a city wide development that all people from a variety of classes and walks of life can benefit from.

"Here they will be able to take advantage of a standard of living in a residential environment, which provides a first class lifestyle that includes health care and learning facilities of the highest international standards."

"In the Emirates City, there will be more than twenty five towers breaking ground in the first phase; the downtown area coming at a later phase will contain a shopping mall featuring all branded retail outlets. Furthermore, the city's five-star hotel will be more than a place to stay; it will have excellent dinning facilities and a swimming pool.

"Here, people will be able to live in a place that provides good security and welfare, which comes at an affordable price with no compromise in quality. For this project we have worked with the biggest and the best developers.

"People are looking for affordable prices away from the traffic and the noise, while having easy access to their work; all those elements and more will be available in the Emirates City," added Dr. Al Samerai.

The development will include 72 residential and commercial towers that will be conducted in a phase manner. The towers range between 20 and 50 floors and will all have access to stunning park and lake views. The project will be freehold and available to all nationalities.

While I was trying to update the list of Towers in Emirates City, I found few alarming discrepencies that I want to share and thy basically consist of few projects are being claimed for the same plot. The first of these are:

Sahara Towers: Located on C15 and C16

This company (BSEL Infrastructure Ltd) owns 4 plots in Emirates City and most probably D13 would be their project as well. Would you please Coolteam tell us from your visit to builders office abour any details regarding the starting schedules for the towers that they didn't start yet.

sorry for the delay in giving the details since i had to go to UK.

The company (BSEL Infrastructure Realty Ltd) is an indian Public listed company (Listed in bSE, NSE & Lexumber Stock)and owns 7 plots in Emirates City from D-08 to D-14. here in uae their company is known as Bsel Infrastructure realty FZE. i was lucky to meet the engineers and with my good contacts i met Mr Ahmed saffarini their in their Deira office. he explained me the entire project and also the city is getting extension with 20 more plots thats the latest news for all.

The Chairman of Saffarini office was appreciating the company and was recommending me to buy in BSEl Pearl Tower. as per his views the loading in pearl tower is comparatively lower than the other projects in the Emirates city. He was also saying that the company is a cash rich company and had signed the pilling contracts and the same will be starting in the month of July.

Now i even had the names of all of the projects of Emirates city

Ajman -UAE

The Emirate of Ajman situated on the coast of the Arabian Gulf, extending over a distance of 16 km, between the emirates of Umm Al-Quwain and Sharjah, covers an area of 259 square kilometers. If you want to be far away from the hustle and bustle of the city life and enjoy the sweet serenity of sunny beaches and resort hotels, Ajman is the ideal place for such an experience. Smallest of the seven emirates and centrally located on the western coast of the UAE, many property developments are happening.



The emirate of Ajman- UAE

Ajman lies on Arabian Gulf coast, between the emirates of Umm Al-Quwain and Sharjah. This is the smallest emirate in the United Arab Emirates, covering a little more than 250 sq km, equivalent to 0.3% of the country's total area. The estimated population in 1992 stood at 80,000.


The main town of Ajman is the capital of the emirate; it comprises the Ruler's office, companies, banks and commercial markets. The port of Ajman is located along a natural creek (khor) that penetrates the town. The creek has long been home to dhow-builders and today one can see this tradition has been extended to include craft made from modern materials.

The grand old fort in the centre of Ajman is reminiscent of a glorious past. It presently houses a museum that merits a visit. According to archaeologists, the town is said to be an important Bronze Age settlement. The two major regions of the emirate are Masfout and Manama, located 60 km to the east. The village of Masfout is an agricultural area located at a distance of 110 km South East, towards Hatta.

Ajman has a carpet souq which is highly popular among tourists. The emirate is also gradually becoming a residential hub, with many expatriate workers electing to reside there. Those working the nearby emirates of Sharjah and Dubai choose to live in Ajman because of its reasonable housing rents and more relaxing quality of life.


Sightseeing in Ajman

Far from the madding crowds and ensconced between Sharjah and Umm Al Quwain, the emirate of Ajman is an ideal holiday destination. Covering just 260 sq kms, Ajman is the smallest of the seven emirates in the UAE. It also includes Masfut and Manama, two small enclaves inland in the Hajar Mountains.

The city of Ajman is filled with historical landmarks and idyllic beaches, and embodies the typical Arabian charm and culture. Avid shoppers can strike good bargains in Ajman Souk, noted for its architectural uniqueness. The Ajman City Centre with about 50 international and local retail shops is another popular shoppers’ hub. With an ancient watchtower at the entrance and a sprawling fort at the centre, the town of Ajman reeks of history. Here is a list of some interesting places in this miniscule emirate,


Dhow Yard – Dhows are the traditional Arabian sailing vessels in which early Arab explorers plied the oceans. Ajman is famous as the biggest dhow building centre in the world. Here these singular sail-boats are still manufactured using traditional tools, manual skills and techniques, handed down through generations, all without blueprints. The yard also crafts the speedsters that take part in the Dubai Powerboat meets.


Mowaihat - The archaeological site of Mowaihat is located on the oustkirts of Ajman. At the time of its discovery, the Mowaihat tomb represented the first indication of Umm al-Nar period occupation in the Northern Emirates. Subsequent work has now identified major sites of this period on the Gulf coast at Al Sufouh, Tell Abraq and Shimal. The material from Mowaihat forms the bulk of the archaeological finds on display in the Ajman Museum.


Ajman Museum - This local history and heritage museum is housed in an 18th century fortress, a symbol that reflects the region's rich heritage. On display are treasures of former rulers, and the social ways and traditional professions of the past.

Sweet Homes, a leading UAE-based developer and total solutions provider for the real estate sector, has announced that 90 per cent of its AED 1.7 billion Rainbow Towers, a residential development comprising of a total of 9 towers has been sold, with the first six towers achieving 100 per cent sales prior and shortly after the project’s launch in mid 2007. Piling Tech awarded AED 12 million shoring and excavation contract

Sweet Homes, a leading UAE-based developer and total solutions provider to the real estate sector, has announced the commencement of the preliminary phase of construction for its AED 1.7 billion Rainbow Towers project in Emirates City, marking the developer’s maiden offering as a full-service real estate company. This follows the recent awarding of an AED 12 million shoring and excavation contract to Piling Tech LLC for the initial groundwork for Towers B10, B14 & B15 - three towers out of the nine towers in the Rainbow Towers development. The developer also announced earlier that six towers had achieved a sold out status, with 70 per cent of the remaining three towers already sold and high expectations of selling out the entire project before its projected completion by mid 2010.

The groundbreaking was held in the presence of Fahad Sattar Dero, CEO and Eng. Salah Abdul Ghafar, Project Manager, from the Sweet Homes Group; Eng. Hazem Zughrub, Site Engineer, Eng. Adnan Saffarini Office; and Eng. Hussain Ridhwan, Project Manager, Piling Tech LLC. With the soil investigation at the site already completed, the piling contractor has started the excavation, drilling, shoring and foundation works, and has announced a target of three months to finish the entire project. In addition to the shoring and excavation contract, the developer has also awarded the design and supervision consultancy of the project to Eng. from what i see the royal family in ajman actually came threw best in all of this. they sold all the plots that are just desert now to the developers for nice sums of cash. the developers took money from the investors, but still no completed projects. its a strange feeling when you drive around ajman to see progression of projects, and there really isn't much more to see but big bill boards of the sheik smilling, and you feel really stupid, and cheated.

The future of this project looks very bad at the moment, the new residence visa rule totally killed Ajman and small emirates , biggest problem for the developers that the investors stopped the payments , some developers said around 90% of their costumers havent paid anything since 2008.

What I saw today, many projects ON HOLD , contractors moving out the materials at least to save something , just few workers those site what is still U/C.

Hopefully, something will be happening otherwise the area will be just camels home soon :)

Indeed this doesn't look very good. Some parts of this place already looks like a ghosttown in the dessert. Would really be awful to have all those unfinished highrises in the dessert.

we still paying and we feel that the handcover date will be late???
