South Figueroa
Portland-based South Group plans to break ground this year on South Figueroa, formerly known as Jardin. The development includes two luxury condominium towers at 624 W. 12th St. and 1200 S. Figueroa St., and future plans for a third tower at 1241 S. Flower St. South Figueroa's condominiums will include high-end amenities such as hardwood floors, decks and balconies. It will also offer secured parking for residents and ground floor retail. GBD Architects and TVA Architects Inc. will collaborate on the design of the high-rises, which like other South Park projects by South Group will be built to green LEED certification standards. soup or man September 23rd, 2007, 07:22 PM Perfect height for the area. But as will a majority of the projects in downtown, lots of ground floor retail will be needed to encourage pedestrian activity.

Downtowners following South Park developments were expecting to see groundbreaking on South Figueroa in the last quarter of 2007.
As December advanced and a new year approached, many wondered whether the two-tower, 648-unit condo development was delayed.
They were correct. A source from South Group, the developer behind the project (also of Evo (http://www.flickr.com/search/?s=rec&w=63922723%40N00&q=evo&m=text), Luma (http://www.flickr.com/search/?s=rec&w=63922723%40N00&q=luma&m=text) and Elleven (http://www.flickr.com/photos/fridayinla/545179168/)), tells us that groundbreaking has been pushed back to late 2008.
South Group isn’t discouraged about Downtown’s real estate market. The developers remain optimistic (http://www.latimes.com/business/la-fi-south13nov13,1,6680033.story?coll=la-headlines-business) on Downtown and are certain about a 2008 groundbreaking. Still, we will have to get used to that ugly parking lot (http://www.flickr.com/search/?q=figueroa+south+site&w=63922723%40N00&s=rec) being there for a while.
The project’s site — a surface lot bounded by 12th, Figueroa, Pico and Flower — is one of the most crucial parcel developments in the city’s plan to make South Park a 24-hour destination.

You would think they would push it back to early 2008. What's up with all the delays? and slow advancement on the "groundbroke" projects??
I agree with Milquetoast on his first response, the towers need to be taller.
This is not downtown San Diego.

Which is too bad for them, I think. Hardly the movers and shakers of the past, where trends would have been forced into reality because, excuse me? They would have had faith in their projects and their ideas. Which reminds me of Fig Central, and how that's coming along. Slow, but sure?? Who knows right now, but I think the area has legs. I shouldn't have to say this, but ya gotta have faith. It's obvious to us now that development isn't going to fall into our laps the way it seems to for some other areas. Critical mass is here, so it is inevitable, right? :)

Well either go ahead and have a row of empty condo high rises like other cities whose anticipation didn't turn into realization when faced with a national slumping market. Yes it is very hard to have patience when you want to see the area just blossom overnight but instead of getting a single project like Jardin we're getting 2 mega projects on either side of downtown, Grand and LA Live. And really these are the type of retail and residential generators that will sustain downtown during the downturn and push beyond its previous limits once the market starts to look up again. Ebb and flow people.

Figueroa St. is scheduled for mid-2009, said a representative of Portland-based developer the South Group. The company purchased the property for $23.5 million. GBD Architects and TVA Architects Inc. are designing the high-rises, which will each contain 324 condominiums. The units would have hardwood floors, decks and balconies. South Group also has plans for a future phase with a third tower at 1241 S. Flower St. No opening date has been announced.
Westsidelife May 21st, 2008, 09:38 PM This project is very important to establishing streetlife along Figueroa. So, I'm rather disappointed that this one's been pushed back to mid-2009.
