this lunchtime I just saw a new project to rise in BGC... Bonifacio E-Services Bldg... they had a groundbreaking ceremony this morning... and the location is just beside the Sapphire building along 31st street... I took shots using my phone...

I just thought of creating a new thread for this.. so if you have info on this... please post away..:D

Thank you Pau for this good news! In effect, this building will be right across Gloria Jean's coffee shop and Chow King (Bonifacio Stopover).

I'm quite excited since this will further help in the appreciation of property values in the Crescent Park area.

it does look big, and from Pau's pics, the tents and the rendering are on the lot facing Chowking(Bonifacio stopover) but the fences seem to be on the adjacent lot. baka nga 2 lots ang maookupa. is that so, Pau?

Great news. Crescent Park West won't be a condo ghetto after all. Pero baka palitan ang pangalan ng Cresecnt Park West to Crescent Park-ing lot West :ohno: . I'm worried about this development. I hope that what Gibs said in another thread is true... that these parking lots are only temporary and that the park will return to its true nature.

Ayyy naku...Crescent Park for cars and not for people anymore. What happened? I agree hopefully temporary arrangement only though more likely will be a casualty of urbanization. Atleast there's still Boni High Street's elongated park...Oh well...

This is an Ayala project? Did not see it in their presentation. How tall is it, isn't the FAR on those lots 8?

The lots lining Rizal Drive are FAR 12...for this project, the lot owned by Bench (temporarily used as NGCB stagin area), Furnitalia and Chateu. The rest are 8 or 9.

hindi yata... kasi I remember last year before kami magmove in dito sa Net Square... nung time na nagnenegotiate sila for an office space dito eh.. nasa 5th o 6th floor nang u/c ang Net Square.. and kami pa ang unang company na nagmove in dito...

No Very very Difficult to lease of the plan unless you're doing a build to suit which does not work in a big tall building. THis is almost surely a Spec building , they may get pre commitments but this will unlikely be hard until at least they see foundation work so they can get a good idea of when the building will actually be finished.

Bonifacio Global City to offer more attractions in last quarter

Every last quarter of the year, Bonifacio Global City also becomes the venue for Metro Manila’s best-known holiday bargain haunts. Office buildings maximize floorplate so It won't really be much taller , take your cue from the net buildings which maximize their far/gfa and have similar FARs.

hmm that looks too tall for a FAR 12 on that lot assuming their using a 2000 sq.m. floor plate.

No, I don't think this will die down that easily...but it may take some time to get this sorted out...

The real problem is that some of the older buildings did not make enough parking slots in their buildings...Boni Tech Center as an example...and as a result, there is a shortage of parking. Boni Tech is a temporary building structure, and I am not exactly sure how it was allowed to build without enough parking.

Because of the rapid sale of the properties surrounding it and the immediate contruction on these sites, resulted in a shortage in parking. On our part, we had made sure that we have enough parking for our residents, and we also see future permanent buildings constructing enough parking spaces as well.

I will continue to follow up and keep you guys updated as to new plans that will be made to alleviate the parking needs of the area.

How long is the Bonifacio Tech Center's and Bonifacio Stopover leases?
Just concerned that they build a taller structure in place of Boni Tech and Stopover in the future - Blocking the Ortigas View from the Grand hamptons 1 & 2 and Sapphire.

Hopefully not in the next 10 years or so... LOL

Mas magaling pa yung Mckinley Hill development. If you visit the site they are building a humongous multi level parking lot adjacent to their BPO towers. That's what I call good planning. I think that will be adequate for the next 5 years of growth in the area.

Nakakainis lang na napakashortsighted magplan ng ibang tao. Remember may Bonifacio E services pa. Kaya ang nasasacrifice yung Crescent park.

Charlie Rufino told me the reason why buildings don't have the usual building code requirements for parking.

The original plan for FB was that 4 centralized parking lots would be built underground. This would serve as centralized common parking below ground so that more parks would be had as opposed to what happened in Makati. This would also lessen the parking lot requirments for most buildings which would allow more flexibility in economics (parking is usually subsidized hence a drag on project feasibility). One can actually see the entrance to one of these underground cavernous lots under the buendia to Fort Boni ramp near Net Plaza. Anyway another thing the current FBDC group is not following to make more money.

I understand that FBDC is profit oriented. Who isn't. But sacrificing what they promised as parks and greens is very insulting especially to us who bought into BGC.

I'm not concerned kung underground, multilevel or aboveground yung parking lot. What I care is they should provide parking spaces. But not at the expense of our parks. Parks are what makes developments livable.

Nagkaroon nga ng science museum, sinacrifice naman yung Crescent park middle park. Nauubos na yung parking lots because of the BPO takeup kinalbo na naman yung Crescent Park periphery. Its not a funny joke to call this Crescent Park West. Why is it convenient for them to take this space. This space is not theirs. It is ours who bought into BGC.

Saw this kanina after dropping by G&W, it's so sad to see the downramp blocked by wall of hollow blocks, it just feels a little depressing.

Sabi ng ibang tao doon na they are still not closed to the idea in general (though I think it's malabo as it requires quite a bit of money. I'm not sure but I think one of the places for the parking lot was crescent park, it's one reason you have these half moon parks all over in the original plan plus a central rotunda park. Anyway old plan na iyon so up to FBDC to make sure they have enough parks rather than considering these as open space which are used as parking.

Anyway back to services, does anyone know the floor number or height of this building. Just curious.

on Crescent Park in BGC, just beside the path of trees, they have just dug out squares on the perimeter of that side of the park and the new parking lot... seems like they'll be fencing it soon... maybe they'll start building the Science Park soon... ^^ Less and less Crescent Park left. Victim of urbanization of BGC.

^^ Yup I agree! It's blurry but looks quite good I think. Hopefully we can get a clearer rendering/pic so that we can actually see more of this buidling project's architectural details. BGC's urbanization is on a fast track! :)

passed by this site a while ago, saw a signboard up already

but unfortunately camera died so wasnt able to take a shot

its actually a huge building, with blue glass on the rectangular massing, as seen on the site board rendering, and a side massing which is faceted with a much more solid treatment

I wonder if this will have a name. Some of the other E-Services buildings have names, Dela-Rosa E-Services is Solaris One, while San Lazaro E-Services is Vertex One.

i'd rather see that crescent park full of trees in near future,... splendid greenery instead of the science museum and other vertical structures with huge parking on the sides.

not that i dislike museum, just want it elsewhere.
...yes, it's the parking that i dislike.

I'm confused.. what kinds of material is most of BGC using for the exterior of buildings? It looks like some kind of stone, but will be be resistant to stains and dirt?

Nice. It seems like their exterior is made up of aluminum cladding.

Im quite excited that Cresecent West is getting built up already!!!! Its getting busier and busier. More establishments will line up this area. And hopefully more businesses, families and workers will move here already.

Ayala-backed eTelecare Global Solutions, Inc. and Stream Global Services, Inc. have combined forces to create an international Business Process Outsourcing (BPO) concern to hire 30,000 workers and haul in $1 billion sales next year.

The merger of Stream, with $523 million revenues and eTelecare, with $299 million, will create a global BPO leader located in 50 solution centers in over 20 countries in North America, Europe, the Philippines, Latin America, India, the Middle East, and Africa.

LiveIt Investments Ltd., Ayala Corporation’s BPO investment company, yesterday disclosed that its investee company EGS Corp., the indirect parent company of eTelecare Global Solutions, Inc., has entered into a definitive agreement to combine with Stream Global Services, Inc., in a stock-for-stock exchange.

As a result, the current Stream stockholders will own 57.5 percent of the combined venture and EGS Corp. stockholders will have 42.5 percent. Already, the Boards of Directors and principal stockholders of both firms have approved the deal.

These include Ares Management LLC and certain founding Stream stockholders representing 90.2 percent of Stream’s outstanding shares, as well as LiveIt and Providence Equity Partners LLC, who together own 100 percent of EGS Corp.

Worldwide, the merger will operate under the Stream Global Services name and under the eTelecare brand in the Philippines. It will have a broadly diversified Fortune 1000 customer base, an experienced executive team, plus technical and product leadership across a wide range of industries, including the technology, retail, entertainment, media, telecommunications and financial service sectors.

The combination of a world class company like Stream, with a Philippine leader like eTelecare, will create one of the largest and most competitive companies in the global BPO industry, uniquely positioned to deliver a full range of market leading solutions to clients, announced Fernando Zobel de Ayala, President of Ayala Corporation.

“The Philippines is playing an increasingly critical role in the outsourcing strategies of global clients, due to its many advantages, such as a large and high quality workforce and robust infrastructure,” he stressed.

nakakatuwa naman talagang tapos nah nga xa.. parang kailan lang noong ginagawa pa lang namin ang building na toh.. ang cute talaga nia.. :banana:
sayang hindi ko na xa mapapasok ulit i miss u bcg.. kahit constraction boy lang ako dito talagang napamahal sya sa akin.. heheh first work koh kasi ito ehh.. mga taga mdc gawa ul8 kayo ng marami pang building.. boss pacana.. at sa mga taga rhollean jan..
