B. Project Objectives [from section 2 of PCN]
The project development objective is to improve traffic efficiency along the Northern Corridor
(NC) connecting the port of Mombasa to Nairobi, Uganda, Rwanda, Burundi and DRC, through
removal of the main remaining bottlenecks by enabling private investment within a toll-road
concession along the most congested urban sections of Uhuru Highway in Nairobi.
C. Project Description [from section 3 of PCN]
1. The concession consists of six road sections along Uhuru Highway (total of 77km), a
stretch within the Greater Nairobi Area following the alignment of what is referred to as the
Northern Corridor. The seventh section will be a bypass (29km) as an alternative to the urban
stretch of 25km in length. Two sections along Uhuru Highway are being rehabilitated/upgraded
under the NCTIP for a total cost of USD 56.6 million. Works on both sections comprise the
rehabilitation of the existing 2-lane single carriageways, while one section will also be upgraded
to a 4-lane dual carriageway. A schematic map can be found in the Project Information
Document (PID) published in conjunction with this ISDS.

road works and buildings going up at the same time and you wonder why there is cement shortage kenya. one indication of a growing economy is the rate of cement usage and construction projects going on, and so far kenya is in that situation. imagine if we were growing at the same rate in the last 15 yrs we would be only second to the mighty SA, arent we kenyans exited?

nairoberry October 14th, 2007, 12:39 AM Story by DAVID OKWEMBAH
Publication Date: 10/14/2007
Nairobi residents might not be trapped in heavy traffic forever after all. A major road rehabilitation and reconstruction project, which is already under way, could ease traffic flow into and out of the city centre dramatically.
If successful, the Sh60 billion project will give roads in Nairobi’s central business district a major face-lift.
The Roads ministry has already received permission from Parliament to set up the Kenya Highways, Kenya Urban Roads and Kenya Rural Roads authorities to be in charge of the country’s major highways and urban and rural roads.
The 50-kilometre Nairobi-Thika Road will be reconstructed and turned into a six-lane superhighway.
The transformation of Thika Road will cost the taxpayer a whopping Sh15 billion. The contractor is expected on site from May next year. The project is funded by the African Development Bank (ADB).
The road, which leads to Central, Eastern and North Eastern provinces, is one of the busiest in the country.
It is currently being rehabilitated at a cost of Sh2 billion to fill the potholes that make the journey to the industrial town a nightmare for motorists.
The project is also expected to open up northern Kenya and link up the southern part of the country to the major highways.
For the first time, northern Kenya will have a tarmac road with the construction of the 136-kilometre Isiolo-Merille Road.
The Nairobi CBD project will be undertaken after the completion of a study carried out by the Japan is adopted by the Government.
Under the study, some buildings may have to come down to ease congestion that has scared some investors away from the city centre.
Some have opted to seek office space on the outskirts of the CBD in Upper Hill, Milimani and Westlands.
The study identified roads as “missing links” that would lead to decongesting traffic in Nairobi. Also to be constructed are bypasses to reduce the traffic that converges on Uhuru Highway.
An Outer Ring Road, which would link Mombasa Road at City Cabanas hotel and Thika at the GSU headquarters, is also under consideration.
Work on the road identified as a major urban artery will cost the exchequer at least Sh5 billion.
Preparations to rebuild the road and turn it into a dual carriageway have been finalised with design work almost complete.
According to the Public Relations Officer at the Ministry of Roads and Public Works, Mr Richard Abura, tenders for the road which passes through the populous Kariobangi and Umoja estates will be out in six months.
Last month the Permanent Secretary in the ministry, Engineer Mohammed Mahamoud, announced that three Chinese companies had been awarded tenders to reconstruct three roads to the tune of Sh15.3 billion.
They are Isiolo-Merille Road (Sh4.7 billion), Namanga-Athi River Road (Sh6.2 billion) and Loitokitok-Emali Road (Sh4.2 billion).
Work on Machakos Turnoff-Embakasi Road, which is expected to make the entire stretch from Nairobi to Machakos town a dual carriageway, has already begun.
The 33-kilometre stretch will cost Sh4.3 billion to reconstruct, but once complete it will ease the traffic congestion at Mlolongo near the Jomo Kenyatta International Airport.
With construction of the Isiolo-Merille Road under way, design work to extend the road to Moyale town on the Kenya-Ethiopia border has been initiated. The stretch measures 350 kilometres.
The completion of the Isiolo-Moyale Road will increase business between Kenya and Ethiopia besides enabling livestock farmers and traders to transport their goods to other parts of the country.
The road between Miritini and Maji ya Chumvi and the Nairobi-Mombasa highway is almost complete.
The stretch, which has consumed Sh2.3 billion, is expected to be opened by the end of this year.
And on the Nairobi-Nakuru Road on the northern corridor that stretches from Mombasa to Malaba, the reconstruction of the Mai Mahiu-Naivasha-Lanet Road is expected to be opened next January.
The Government will spend Sh6.3 billion on the 96-kilometre road, giving motorists going to western Kenya and the North Rift a smooth ride.
As it is now, the stretch between Gilgil and Nakuru is one of the worst roads in the country. It takes more than an hour to cover a 40-kilometre stretch on rough diversions.
Tourists going to the world-famous Maasai Mara through Narok town will also have a smooth drive as the Mai Mahiu-Narok town is already under reconstruction at a cost of Sh3.8 billion.
Also under construction is the 100-kilometre stretch between Lanet-Njoro Turn-off-Timboroa road which passes through Nakuru town.
The Sh7 billion project, which began late last year, will have a 15-kilometre dual carriageway through Nakuru town.

There are other projects from large scale housing projects, hotels to airports/ports but getting renders is proving hard to get.:ohno:
In any case, the roads are one of the biggest concern for most Kenyans given the level of decay especially during Moi's regime.

I guess our main resource are the people.
africanman September 20th, 2008, 08:58 PM Minerals and Oil are great but I think lack of these resourses in abunance has forced Kenya to diversify and this is always good. I have always thought that decentralization was the best way to go and recognizing cities like Mombasa, Kisumu and Nakuru as great places to do bussiness will make Kenya stronger. Spreading the "wealth" generates more wealth and this will make other cities wealthier and more appealing to investors.

Investor lifts confidence in Kenya with Sh547m hotel
Business Africa Daily.
Tuesday, 23 September 2008
[NAIROBI]
Written by Morris Aron
Kenya’s economy, has received its biggest mark of confidence yet following revelations that Mukesh Ambani — one of the world’s richest men — is set to build a 21 storey five-star hotel in Nairobi’s central business district.
The development is particularly key to rebuilding confidence in the hospitality sector that was among the most battered by the turmoil.
Mr Ambani, who has been eyeing the Kenyan hospitality scene for the past three years, is said to have picked his cheque book once again and is set to move in large amounts of cash into Kenya for a piece of the rapidly growing quality hotel rooms market in Nairobi.
Documents seen by the Business Daily indicate that the Indian tycoon — who is expected to be in Nairobi in the next couple of months to inspect the building plans — has set aside close to a billion shillings to put up the ultra modern hotel through Delta Resources, a company he fully owns.
The hotel— to be known as Delta Hotel —will be located on the 0.2 hectare plot of land between the Grand Regency, Barclays Plaza, Nyati House and Loita Street.
When complete, the hotel will be the height of Teleposta Towers, dwarfing the neighbouring Grand Regency. Construction is expected to take two years.
This development at the heart of Nairobi is expected to further reduce parking space in Nairobi’s CBD as the space earmarked for the project is in use as a car park that takes in about 200 cars.
An artist’s impression of the hotel seen by Business Daily shows that it will house a health club, an entertainment complex among other services.
The building will have four levels of parking space, five internal lifts and two elevators. Also included in the plan is a shopping mall and rental office spaces.
The construction project is being managed by the TMS Consulting Group which Mr Ambani and a Kuwaiti firm — Arrow Webtex — acquired recently as they positioned themselves to enter Kenya’s real estate market.
Delta Hotel will have 21,000 square metre of space to let and is expected to add competitive pressure in the top segment of the hospitality market that is currently dominated by big players such as the Intercontinental, the Norfolk, the Nairobi Hilton, Nairobi Serena, Safari Park, Holiday Inn, Panari, the Stanley and Grand Regency.
Work on the project is currently awaiting approval from the National Environment Management Authority (Nema), who must conduct an environmental impact assessment.
Plans to build the hotel were rekindled early this year when City Hall approved of the building plan. Mr Ambani is said to have decided to build the hotel after two other business proposals fell by the wayside based on assessments that showed the ideas would not maximise use of the parcel of land that has for a long time been used as a parking lot.
The Indian tycoon had wanted to build an upmarket school and hospital as well as a green park on the site.
His decision to enter the hospitality industry is being seen as the clearest indication yet that the first quarter crisis eroded, but did not wipe out Kenya’s positive rating in the investor community whose entry and participation in the domestic economy had significantly risen by the close of last year.
Before Kenya went into elections last December, growth in the tourism industry had peaked to historical highs positioning the sector as the country’s foreign exchange earner that raked in Sh65.4 billion according to the Kenya Tourist Board.
In the past three years, tourism earnings have been particularly boosted by the rapid growth in business and conference tourism as Nairobi reclaimed its position as East and Central Africa’s hub.
Last year, for instance, this emergence of Nairobi as a top player in conference tourism had stretched the hotel industry’s capacity to its limits – catching the attention of international players like Mr Ambani.
Industry estimates show that Nairobi has less than 1,500 quality hotel rooms and cannot cope with any sudden rise in demand from big conferences and peak tourist seasons.
Real estate market players say construction of a new hotel at the heart of Nairobi would give the city enough headroom to grow its tourism industry that was until last December facing a squeeze as more multi-nationals set base in Kenya and Nairobi raised its stature as a regional conference hub.
Besides Delta, a number of international hotel brand names are looking to build or partner with local players to set up new facilities in Nairobi.
The Rezidor SAS, Kempinski, Accor and Prime Properties are just but a few names that have in the recent past shown interest in Kenya’s hospitality industry.
Placid View, a property firm, has invested Sh750 million to convert into a hotel a building which housed the American embassy on Mombasa Road before they relocated to Gigiri.
The hotel — to be known as Ole-Sereni — will have 134 rooms and overlooks both Mombasa Road and the Nairobi National Park. It is set to be opened before the end of the year.
Another international player —The Rezidor SAS —is also planning to invest millions of shillings to construct a new luxury hotel in Nairobi’s Upper Hill area by 2010.
Upper Hill has recently been taking shape as an up-market real estate location that many believe is set to be Nairobi’s financial and commercial hub. The hotel is owned by Elgon Road Developments Limited and will be run under one of Rezidor SAS brands as the Radisson Hotel.
These developments come after Kempinski Hotels Worldwide, an international hotel chain from Germany, expressed interest in entering the Kenyan market.
Accor Hotels of France has also shown interest in Kenya while Prime Properties, a South African Company has been scouting partners in the local scene.
These developments mark the first wave of interest ever in Kenya’s hospitality industry since the acquisition of Lonrho Group of Hotels by Kingdom Hotel Investments, Fairmont Hotels and Resorts and Kuwait-based IFA Hotels and Resorts three years ago for $30 million (Sh2 billion at exchange rates prevailing then).
The five units on sale included The Norfolk, Mt. Kenya Safari Club, The Ark, Aberdare Country Club and Mara Safari Club — which are some of Kenya’s better known resorts.

President Mwai Kibaki lays the foundation stone with the Sameer Group of Companies Chairman Naushad Merali during the laying of the foundation stone at Sameer Business Park along Mombasa road in Nairobi on Thursday. The centre will cost more than Sh2.2 billion to complete. PHOTO/STEPHEN MUDIARI
By LUCAS BARASA Posted Thursday, October 30 2008 at 21:47
A ground-breaking ceremony for the first business outsourcing park in East Africa was held in Nairobi on Thursday.
Located along Nairobi’s Mombasa road, the proposed Sh2.2 billion ultra modern Sameer Business Park will have more than 500,000 square feet of offices, show rooms, coffee lounges and car parking facilities for at least 600 vehicles, chairman Naushad Merali said.
The park is to be completed in December, 2009. The second phase will see development of a modern hotel and conference facilities next to the park.
Creates jobs
President Kibaki, who inaugurated the construction, said the investment was a sign that the business climate in the country had improved.
“Our country is now ready to be a destination of choice for local and international investors,” he said. The President said the park will help ease unemployment among the youth, which stands at over three million.
“It is the private sector through investments like this, that creates jobs. I am pleased to see that one of the main business lines for this facility will be Business Process Outsourcing.
“The park will position Kenya to compete in the dynamic and rapidly growing ICT sector,” he said.
He said the Government wanted to make Kenya the top Business Process Outsourcing destination in Africa in five years and plans were in the pipeline to build a Business Process Outsourcing park “with world class infrastructure geared at attracting global businesses to Kenya to compete in the ICT sector.”
Speeded up
The Government has speeded up the improvement of roads, airports, seaports, electricity, water, telecommunications, railways and other supportive infrastructure to achieve this goal, he said.
“To ensure policy support for these measures at the highest level, we have now created Cabinet portfolios for Industrialisation, Trade, Nairobi Metropolitan Development and the Vision 2030.”
I would have posted the pics here if I knew how to. Maybe someone should help with that. The pics look great and its a pretty exciting project. A sign that things are moving in the right direction.

Do Kenya is self suffiscient in cement production ? This cement factory is private ?
For Sudan, there have been shortage of cement which made the price out of control. Now its more calm after they imported cement from egypt,india,thailan....
Fortunately, there will be 6 giant cement factories which will enter the production since november this year to the next year.

I cant say that Kenya is self sufficient in cement production. The price of cement has risen a great deal in Kenya due to demand. We also have new cement plants being built and the old ones are being expanded at the moment. However, the increased capacity for cement is also aimed at the neighbouring countries whose construction industries are also on the rise.

South afrfrica is contributing to the cement shortage because of their preparations of 2010 world cup. lots of constructions going on.
But Kenya ,Ethiopia and Sudan are consuming too much cement too. Good to hear Sudan and Kenya Building new Plants. It will deacrease the price a little and speed most aproved projects.

For Mombasa road, almost 98% of it is complete. As you know from Gigiri to JKIA its complete with sections of it getting a new lane (6 lanes now .) From JKIA to Machakos Junction, sections of it will also be dual. One side of the dual (which is a very wide road, 3 lanes or is it 2 wide ones??) is complete, the other side of the dual is still going. Athi River Namanga interchange is not complete so you get diverted to some rough road before joining the superb new road until you reach salama where there is some diversion until sultan hamud. From there on its smooth all the way to the coast. (Diversion distance may have reduced by now because I traveled on the road during easter)
Kenguy can tell you about Nakuru - Eldoret because he travels on that road alot but I heard its almost complete or its complete and now the work on the kericho - kisumu - malaba is just about to begin. Actually it had began but now new funds have come in to complete.
Thika road expansion has began (will now become a superhighway with 8 lanes) with arteries joining it to the city being also improved, i.e forest road, muran'ga road, Ring Road road, University way etc
Isiolo Merille road is being constructed and the work is in earnerst. The Merille Moyale road is bound to be begin soon. Athi River - Namanga Road is also being constructed joining the Namanga - Arusha road also being constructed.
Most roads in the city have been re carpeted (or are in the process of being recarpeted) i.e ngong road, argwings kodhek, outering, valley road, Juja Road, enterprise road and many others. I would say if these trend continue in a few years we will have a splendid road infrastructure. Pothole will be a foreign word in a Kenyan vocabulary.
