Plans for a massive, 870,100-square-foot development around the Pacific Stock Exchange building on Beaudry Avenue are being reworked, according to developer Delson Investment Co. The adaptive reuse project was expected to create 685 condominiums atop more than 50,000 square feet of retail with three separate structures built in three phases. That plan called for an 18-story addition of 729,000 square feet to the existing Stock Exchange building at Third Street and Beaudry Avenue. Nadel Architects is still involved, but Delson has yet to finalize the new plan. - Los Angeles Downtown News

lan56 October 1st, 2007, 01:57 AM I believe they are twin 30 story towers, but I can't get a reliable source.
But like Ferney said, I doubt this will actually happen.
TICONLA1 October 1st, 2007, 08:51 AM I had heard that it was twin 27 story towers, and to the rear east of the stock exchange, an open (shored) excavation has been sitting for several years waiting for development.
I'll also add that the stock exchange building was originally designed to have a 15 story office tower on top of the presant "base", so putting an 18 story tower on it is an actual fact, (also, me and my dad were on this project, and i saw it on the blueprints, but funding was pulled, due to poor leasing and other office space coming on line at that time.)
So the office portion of this site could come soon, the residential part, might take awhile.

Downtown isn't quite ready yet for new Class A office space. The vacancy rate is somewhere around 15% right now.

A couple of months ago, the vacancy rate was somewhere near 12%, when it goes down to less than 10% we start to see proposals for class A office buildings.

Businesses are beefing up gradually because "the economy has been good but not great," said Joe Vargas of Cushman & Wakefield, the real estate brokerage that compiled the data. "It all speaks to a very healthy office market."
"It's a good time to be a building owner," Vargas said.
Many tenants are resisting the higher rents. "The deals being done are done out of necessity," [Mark Sullivan] said. For example, a law firm that added more attorneys would have to bite the bullet and pay for more office space.
