DAVAO CITY- Holiday Garden Island Development Corp. is investing P250 million to P300 million to develop a nine-hectare property in Samal Island into the country's first integrated upscale residential, commercial marina and hotel and spa complex.

Ronald L. Bangayan, president of Holiday Garden Island Development Corp., told reporters the ongoing project in the Samal Island, which is already home to the renowned Pearl Farm Resort, has three main components: an upscale subdivision composed of villas, a marina and a hotel and spa facilities.

The residential component called the Ocean View Village is a five-hectare property that caters to an exclusive community of only 152 homeowners, who are entitled to automatic membership of the yacht club. Lots are sold at P15,000 per square meter.

The posh development is already 50 percent complete. It is scheduled for launching by October this year with local and foreign and returning Filipino retirees as main clients.

On the other hand, the Marina is a commercial area with a provision of 110 slips. It can accommodate sailboats and yachts docking in the island.

"This is the first marina in Mindanao," Bangayan said. The other marina or yacht clubs are located in Manila, Subic Bay Freeport, and Cebu.

The marina, which juts out into the gulf area of Davao and to open in October next year, is expected to position Davao as a good place for water sports like sailing.

"We are going for local and foreign tourists as well as sailors," Bangayan said.

The hotel and spa facilities occupy another 3 hectares. The hotel is designed as a 120-room tourist accommodation facility but is expandable into a 150-room hotel with a project cost of P200 million.

"This is the first of its kind complex in the country where a village, a marina and hotel and spa operations are developed in one complex," the Davao-based businessman said. The are other developments in the country but not as integrated as the Holiday Garden Island kind of development.

The Bangayan Group is an existing practitioner in the tourism business. It owns the Holiday Spa in Manila and Cebu and the Linmarr Appartel and Hotel in Davao City.

The group, which is funding the Samal project on internally-generated funds and some loans, also operates the The Venue Entertainment Center here. They are also into land transportation business in Davao and is an operator of a ferry boat company for the Samal Island.

"Davao has a very nice gulf, we have no typhoon here, it's a nice place for diving and Samal is very peaceful.," Bangayan siad.

Bangayan said they may register the project with the Board of Investments for incentive purposes.

DAVAO CITY—A Filipino firm is investing P200 million in developing a high-end residential, hotel and resort complex in the Samal Island of Davao, with its main feature being what is to be the biggest marina in the Philippines.

Ronald L. Bangayan, president of the Holiday Group of Companies, said the project—to be called the Holiday Oceanview Samal--will rise in a nine-hectare beach front location and is expected to be completed by 2009.

Its high-end subdivision will have 152 lots at 192 square meters to 380 square meters in sizes and offered at P12,000 to P15,000 per square meter.

The villas and hotels are envisioned to have a total of 150 rooms, divided into a single-story structure and a high-rise building.

The main clients for the hotel, Bangayan said, will be the sailors coming from Australia, New Zealand and Norway.

The target market for the subdivision, meanwhile, are locals, mostly the returning residents of the country and professionals like doctors.

The marina, the only one in the Visayas and Mindanao regions, will have 110 parking slips for sailboats.

“This will be the first marina in the country to have subdivision and hotel. The other marinas we have do not have the combination of the three,” Bangayan told reporters at the sidelines of the luncheon hosted by the city government of Samal to the officials and members of the Philippine Travel Agencies Association Friday here.

Construction of the marina and the road systems are now going on.

The marina and subdivision will be ready in the last quarter of 2008, while the hotel will be finished in 2009.

The value of the nine-hectare property, Bangayan said, is about P50 million.

He said the Holiday Group has been planning the construction of the marina for 10 years already.

ehehehehehe...ok BAD NEWS! - Remember the highrise hotel that was reported in BusinessWorld before which would be built in HOLIDAY OCEANVIEW SAMAL (The Marina/Resort/Hotel Development) in Samal? Well then....hindi sya matutuloy! :ohno:

DAVAO City—The Bangayan Group of Companies is building a nine-hectare resort-residential complex on Samal Island that is expected to boost tourism activities in Davao.

Under construction is the Holiday Oceanview Resort & Spa, which includes a 120-room hotel--->highrise ba ito???? :dunno: , a 400-room condominium complex, a marina, and a subdivision.

The project is expected to be completed by 2009.

Brokers of the P300-million complex, however, are already selling the residential component of the project and participated in the Davao Travel Show at the SM City.

Tourism Secretary Joseph Ace Durano, who attended the travel show and inspected different tourism projects in Davao, over the weekend, said the rise of Davao as a major tourist destination is encouraging the development of hotels and resorts.

Davao is being promoted as an anchor destination of the Brunei Darussalam-Indonesia-Malaysia-Philippines East ASEAN Growth Area.

Nearly 600,000 foreign and domestic tourists went to Davao region in the first nine months of 2007. Davao region groups the provinces of Compostela Valley, Davao del Norte, Davao del Sur, Davao Oriental, Island of Samal and Davao City.

Art Boncato Jr., director of sales and marketing of Marco Polo hotel in Davao, confirmed both foreign and local tourists have been flocking to Mindanao in recent years.

He said occupancy rate at Marco Polo reached a record high of more than 70 percent last year, and signs are looking better this year.

Despite the new projects rising in Davao, Boncato said Marco Polo would remain the most luxurious accommodation facilities in the city.

12 lots lang ang sold according sa site, pero yun yung mga pinakamahal na lot ha! wow!

yaman naman nung mga nakabili P18,000 per square meter..most expensive lots na alam ko dito sa davao area :)

Hello there.

I do not think the townhouse villas are for sale. Just like the hotel component, I think the villas are also devoted for temporary occupancy only. But the lots uphill (those located at the top of the scale model) are for sale. The most expensive lots cost roughly around P18,000.00 per square meter. :)

Hi there, I have tried to contact the agents/developers but aving no luck. Do you know if the uphill lots will have a sea view?
Any pictures etc people can share?

I am not sure if all residential lots will have a view of the sea. Probably only those lots immediately located beside the slope have a good view of the seascape. And I think it is safe to assume that these lots are the most expensive.

yes I have tried visiting the website but its not the most helpful! I have managed to find the plan of the site where all the property is, but still trying to work out where the sea is located and trying to find plans of each of the properties.
Ive tried to contact the agents using the website but have not been very successful.

What do people think of this development? Good holiday home/investment?

You need to be more elaborate on that.

If what you mean by investing is buying real estate, then you must be a Filipino citizen to be able to buy real estate with generally no restrictions.

If you are a naturalized citizen of a foreign country but used to be a natural-born Filipino citizen before acquiring foreign citizenship, you may only acquire real estate with a maximum area of 1,000sq.m. (urban land) or 1 hectare (rural land) for residential purpose, or a maximum area of 5,000sq.m. (urban land) or 5 hectares (rural land) for business or other purposes.

If you are a natural-born foreign citizen, you can only acquire real property in the Philippines by intestate (hereditary) succession, or if you have already acquired real property under the Philippine's 1935 Constitution which then did not restrict foreign ownership of real property. However, you may still acquire condominium units, provided you will not acquire more than 40% of the units in a condominium project in the Philippines.

Ive tried to contact the agents using the website but have not been very successful.

What do people think of this development? Good holiday home/investment?

The target market of this project are expatriates and foreign retirees. But even these identified markets face stiff competition with the local rich who are also keen on investing in this project.

Considering that the project has a yacht club component, local people perceive this development as bringing Davao's leisure to another level (perhaps on the same level as Subic). If only I have the money to invest... :)

Housing developer builds first marina in mindanao

HOUSING developer Holiday Garden Island Development Corp. is setting up a marina, touted as the first in Mindanao, in its high end 10-hectare Holiday Ocean View subdivision in the nearby Island Garden City of Samal, Davao del Norte.


Wesley C. Bangayan, company marketing and sales director, said the company decided to first develop the marina because it has already sold 25 of its 154 lots to buyers, some of them either have their own yachts or planning to have one.
The marina can house about 95 yachts at a time as its slipway will have a floating pontoons attached to a post. The styrofoams used in the pontoons were even customized and imported from the US, Bangayan told the TIMES during a visit to the project site in Ilihan, Babak.
“This is basically a complete marina with full of services,” he said, pointing out that the facility is among the most difficult parts of the project.
Bangayan, whose family also runs the ferry and bus services in the island city, said that the marina, which is set to operate next year, is one of the biggest attractions of the project which will also have a two-building 100-room hotel and a two-building resort condominium, which is set to be completed by last quarter of next year.
Also part of the project is an island spa, which is a reclaimed area with a bridge built to connect it to the entire project.
Next to the marina is a parking space for trailers that pull speedboats. Bangayan said in case the parking spaces get fully utilized, the company will then make a multi-story parking area which will just use forklifts and will be operated mechanically.
But Bangayan said these amenities will not be for exclusive use of the members of the subdivision as those who want to rent them out can do so. “We will offer it to those who want to use it for a fee,” said the Vancouver educated executive.
The company will also organize fishing and diving trips for the members as an add-ons for members, he added.
He added that the company has already completed the road network and has set up the water system as five hectares of the property will be the subdivision.
The model house of the subdivision, on the other hand, will be unveiled early next year as the company is selling the lots. Bangayan, however, said the company will also sell a complete house and lot package.
He said the project is not only intended to highlight the property of the family but it is one way of highlighting the city as a tourist destination.
Despite the financial crunch experienced by some western countries with ripples affecting the local economy, Bangayan is still optimistic of the project considering that it has sold many of the units even when the development is still going on.
Prices of the land are between P9,000 per square meter to P18,000 per square meter depending on the location. The smaller lots are priced at P5.7 million per lot at 192 square meters a lot, while the bigger lots are at P10 million at 235 square meters a lot.
Earlier Cleto B. Gales Jr., administrator of the island city, said the real estate industry has become an engine of growth of the city as even foreigners have signified their intention to buy properties in the island.
Aside from the project, two other high-end projects are being developed in the island city: those of the Filinvest Land Inc. and the Landco Pacific Corp.

Construction is underway for a new Marina in the Island Garden City of Samal (7°11.94N, 125°42.74E). It is located in the very northern tip of the Island as part of a real estate development including a subdivision, condominiums, a resort hotel and spa facilities. The marina has a capacity of 108 yachts ranging from 9.76 meters to 20 meters long. It will be complete with water and power connections, showers, laundry area, a pump-out station and a convenience store. The plan also includes a one-stop check-in and out facility with Port and immigration officials within the marina. The target finish date for the marina is sometime in 2009. In conjunction with the marina, construction of a slipway and boatyard is in progress (7°07.25N, 125°40.36E). This will be the only slipway in the gulf and is capable of hauling out up to 250 ton vessels. The slipway is almost finished, but the boatyard will not be ready until the last quarter of 2008. Construction of cradles for yachts will start immediately as soon as the slipway is finished.

Davao City in southern Mindanao is typhoon free and winds are mostly not stronger than Force 4. It is a safe haven for riding out the typhoon season and for storing vessels while yachties fly home. There are direct flights to some southeast asian cities from here, or connections are available to anywhere in the world from Manila.

The Island Garden City of Samal is an island located in the Davao Gulf. The western coast facing the mainland is lined with resorts and hotels due to its nice beige-white sandy beaches. Here, village life is still enjoyed. It is tranquil and peaceful. However, should the need arise, city life, theaters, supermarkets and shopping malls are only a 10 minute ferry ride away.

Seven-hectare resort to rise in Samal

DAVAO City - The Bangayan Group of Companies is building a nine-hectare resort-residential complex on Samal Island that is expected to drive tourism activities in Davao region.

Under construction is the Holiday Oceanview Resort & Spa, which includes a 120-room hotel, a 400-room condominium complex, a marina, and a subdivision. The whole project is expected to be completed by 2009.

Brokers of the P300-million complex, however, are already selling the residential component of the project and participated in the Davao Travel Show at the SM City.

Tourism Secretary Joseph Ace Durano, who attended the travel show and inspected the different tourism projects in Davao over the weekend, said the rise of Davao as a major tourist destination is encouraging the development of hotels and resorts.

Davao is being promoted as an achor destination of the Brunei Darussalam-Indonesia-Malaysia-Philippines East ASEAN (Association of Southeast Asian Nations) Growth Area.

Nearly 600,000 foreign and domestic tourists went to Davao region in the first nine months of 2007. Davao region groups the provinces of Compostela Valley, Davao del Norte, Davao del Sur, Davao Oriental, Island of Samal and Davao City.

Art Boncato Jr., director of sales and marketing of Marco Polo hotel in Davao, confirmed that both foreign and local tourists have been flocking to Mindanao in recent years.

He said occupancy rate at Marco Polo reached a record high of more than 70 percent in 2007, and signs are looking better this year.

Despite the new projects rising in Davao, Boncato said Marco Polo will remain the most luxurious accommodation facilities in the city.

The growth of tourism in Davao city has also triggered investments and projects in other areas of Davao such as Tagum.

Tagum City Mayor Rey Uy said tourism has been inducing economic growth in his city. Tagum is being promoted as the festival city of Mindanao.

Last Sunday, we had a fun day sailing on SV Backchat, a 48 ft. catamaran, to Holiday Oceanview Marina. Jock was kind enough to let the whole family invade his boat. There were 10 of us, lots of food and drinks.

It started off with only a very slight breeze. Against the current, we could barely move at about 2 knots. It didn't matter, we had all day. The marina is less than 10 miles away. To pass the time, we were munching away on the lechon (roast pig). We were ready to drop the sailing and motor straight to the marina when the wind came just as we hit the top end of the island. The sails went up again and we SAILED!! Going 10 knots speed, it felt good to have the wind blowing on my face again. No noise - just the sounds of the water as Bachchat sliced through the ripples and waves. Watch my video, and you can see all the smiles on our faces - that tells it all!!

The top end of the island, northernmost part of Davao Gulf, is a great area for sailing. It is a wide area, deep, no shoals and very very few boats to watch out for.

Holiday Oceanview Marina just recently opened up the entrance to let water in. Dredging is done and it seems deep enough at 2.75 meters, but that was not yet the lowest tide. Kjartan dove down and stuck his hand into the bottom and his whole arm went right through. So the bottom was silt from the excavator. The layout of the marina has been revised. All the slipways will now be uniform at 14.4 meters - no more small slipways for smaller boats. With this new layout, it can fit up to 60 yachts in there. From the video, it doesn't look big enough for 60 boats in there, but a picture was taken from up the cliff. Unfortunately, I don't have the picture yet to post, but in it, Backchat looked like it was just a speck in the middle of the marina.

I don't think the marina will be ready by the coming sailing season (November - March). But I will keep on updating as we go along, now that construction will be focused here from now on.

Their family lives on an island called Sotra, which is on the westcoast of Norway. It is only less than 5 minutes walk to the ocean. The picture below shows the view they normally see during the day.

It is no wonder they fell in love with Holiday Oceanview when they saw it. The picture below is the viewdeck on the subdivision site, 30 meters above sea level. The view of the northern side of the Davao gulf is overwhelming, same as in Sotra.

The sense of remoteness, no sight of the city skyline, and the feeling of plain bliss - what more can you ask for? Are you aware that during the full moon cycle, one can see the sun setting to the left and the moon rising to the right? Amazing! During our cruising years, we could only experience this when out in the open seas.

The steps going down to the beach is now finished, hence the ocean is likewise only a couple of minutes away.



As for an update on the marina, dredging to a depth of 10 feet is still ongoing. I would say, 3 quarters have already been dredged. Once done, the floats and walkways are ready to be installed.

It looks like the entrance into the marina will be on the northwest corner, as opposed to the previous plan on the north. I think this is much better as the prevailing wind from the north makes it difficult for vessels as they go into the marina, not to mention the exposure to the tidal and wave surges.

I have received several emails from yachts doing their route planning. Holiday Oceanview is concentrating on finishing the work, up in the subdivision site as well as the marina. There are no prices set, and the target finishing date will be the later part of this year. I will keep on updating news on the marina when available.

btw HOV is specific you can't own a lot kung wala kang yatcht, speedboat or sailboat so it goes to tell those who already bought have their own seacrafts :cheers: so basing on the development plan for every lot there also have it's own slipway or kaanang docking space , not like other subdivision resorts just sell lots, if you don't have yatch or motorboat they're offering the 2-condominiums but for now they're concentrating sa Marina.

so all in all there are 14 recognised marinas/yacht clubs in the philippines..IMO there should be more, as 14 doesnt equate to more than 7,000 islands in the country.

if i'm correct you are referring to the old proposal of Medical Mission Group of Hospitals.if that's the case then there's no chance this will happen as MMGH davao has no money.2 of my friends who used to work there are also shareholders and they basically lost their money.

well when my friend tried to encash his share which amounted close to 20 grand just this last May when he visited from Ireland,he was told there's no money in the trust fund and that he can only avail money amounting to P1500.So no chance.Apparently the doctors who ran this hospital have turned it into a milking cow.Shame.The one in Tagum is well-run.

sorry this is so OT but honestly i only have the slightest clue.somehow it's similar to losing your bucks in the stock market.the truth was that most of the employees of medical mission hospital davao held shares as they were encouraged and was also delighted with the prospect of expanding big time just before the asian market collapsed in the late 90's.Then crash!!! and with it the dream towers became a thin mist then vanished and so were the monies.too bad.

I think it started in GAP Farms "LAND OF PROMISE" then "MAGSAYSAY PARK" & "NORTHPOINT" now OCEANVIEW , well i prefer these king of "Ad" than those steel structure ones murag mahugno siya at least ang mahulog sa imo isa isa lang ka letter, not the whole Billboard Ad! :lol:

Good to know that but I wish they'd use a nicer ship and steer away from the makeshift style of the cruise ship of Loboc. No offense to Loboc but Davao deserves a classier one.

I organized the same dinner cruise using the common outrigger (pump boats) for my clients before and that experience reverberated through their group in Tagum. We made two stops; one in Babusanta for a quick wade at the turquoise water and the second and final stop at Talicud Island where the sand is white and as fine as powder. Davao gulf is really awesome for activities like this.

I remember dati na naay nibista na US Navy ship sa DAvao Gulf. It was helping in the retrieval operations of the downed C-130 plane.

segurado ka gang kay murag masmahal pa baya ang berthing rights kay sa yuta most of the time.in most places you have to buy it separately.
