Bakit ba natin laging kinukunek ang Camella Homes sa lahat ng projects dito sa Santiago? Lagi natin itong pinangangalandakan, kesyo big invesment daw.
Mumurahin lang po ang mga bahay Camella Homes compared to other subdivision developers. I find it insulting to us na siya pa lang ang pinakamalaking subdivision developer na napadpad sa atin. Parang ang dating we cant afford the high-end subdivisions.
I want to see Robinsons Homes, Avida Land, and Vista (pagmamay-ari din to ni Villar).

wahaha... Simple lang sagot ko diyan... Hindi ko pinangangalandakan ang Camella. it just so happened na yung Robinsons at bagong project ng city hall ay malapit lang din sa Camella area at central terminal, so better connect the three.. haha... Wala nga sa isip ko na ipangalandakan yan... haha... Yep, mura naman talaga yung mga bahay dun ranging from 1.5 to 3M pero maraming mayayamang kumuha ng unit doon.. haha...:):cheers:
At the very least may kaya ang mga nakatira doon together with those living in Baptista village adjacent only to Camella....
Big investment parin ang Camella sa buong region 2!... Kung hindi mo feel, e di hintayin mo ang ibang investors... :):)

I just want to note pala, yung mas malalaking bahay sa Santiago ay makikita sa Valley Homes, Villa Ceferina at yung iba nagkalat sa buong Santiago! :) particularly sa Centro, Victory Norte and Sur, Dubinan at Plaridel... marami ding magagandang bahay na makikita sa mga baryo!... :)

Maganda kasing pinagplaplanohan ang mga proyekto, hindi yung kung saan tinatayo. Mahirap magmukhang basura po ang isang lugar...:)

I have to congratulate all Santiaguenos, for all the development the city has undergone and achievement the city has attained. Casting the tent of development without delving into sustainability sometimes bound to fail. I am not saying though that, the city is not steering to the right directions, in the contrary it is. I just want to point out that "development " should be congruent with "sustainablility". As Hargreaves & Finks said, " Sustainability does not only simply mean whether something will last. It addresses how particular initiatives can be develop without compromising the development of others in the surrounding environment now and in the future".
Reasosn why I am citing this, is that I have a strong affinity with Stgo. and Cyn, Rxs, Ilagan the rest of Isabela, that I would not like to see you guyz have any regrets when you look back after all those eco-development and etc. that is going on in Stgo. and the rest of the Province of Isabela. Development (economic, tourism, industry) are all vital to urbanization of a city, however, it shouldn't sacrifice other development like: social and environment.

Ephesus29 January 8th, 2011, 10:52 AM Among the best cities in the Philippines, Makati City, Cabanatuan City in Nueva Ecija, and Tagbilaran City in Bohol offer the best quality of life, according to a new survey of the Asian Institute Management (AIM).
These three cities ranked highest in the quality of life category among 25 cities that made it to the AIM's Philippine Cities Competitiveness Ranking Project 2007, a survey of cities' global competitiveness.
The cities were separately ranked according to size. Makati, Cabanatuan, and Tagbilaran were categorized as metro, mid-sized and small-sized, respectively.
Quality of life is one of six categories in AIM's survey. The other categories are cost of doing business, dynamism of local economy, human resources and training, infrastructure, and responsiveness of local government units (LGUs) to business needs.
Unlike its previous surveys, AIM decided not to rank the cities based on total performance.
This is the 5th round of the AIM survey on Philippine Cities Competitiveness Ranking.
Quality of life is considered one of the yardsticks in determining which cities have successfully developed and which have succumbed to the ills of urbanization.
Among the relevant aspects of quality of life are social welfare of the people, peace, and order, quality of living environment, and local amenities.
Cabanatuan and Tagbilaran ranked first in their respective city sizes, rating 7.17 and 7.97, respectively. The highest rating is 10 points. The average rating in their city sizes is 6.31 and 6.43, respectively.
Makati ranked second among metro cities, with a rating of 6.98. The average rating of metro cities in terms of quality of life is 6.06.
Cabanatuan was credited for its good access to commercial banks, low or non-existent informal fees, and total crime solution efficiency.
Tagbilaran was noted for its low or non-existent informal fees, good supply of water, and low water rates. Its local environmental planning and management program was also praised.
Makati was recognized for its good access to commercial banks, total crime solution efficiency, and supply of potable water among others. AIM also noted its programs such as the Makati Health Program, the "Yellow Card," the Makati Command Center, and its Satellite Real Property Tax collection.
A total of 90 cities were surveys—20 metro cities, 25 mid-sized cities, and 45 small-sized cities. The AIM survey was conducted in collaboration with the German Technical Cooperation, International Finance Corporation, International Labour Organization, SM Investments Inc., and Petron Corporation.

Yeah, I agree with you in some points, however, I just want to remind you that Stgo, is the youngest among the cities you mentioned. I say it again, though I have mentioned it several times, comapring Stgo, with the rest of other cities is just like comparing a 16 year old girl to a 60-75 years old senior citizen. Stgo, is young and energetic, and weather we like it or not, it is emerging, vibrant and it is up and coming. Cebu, is even older than MM, Tuguegarao, is been around for over 300 years, like other cities, they have been all around for quite sometimes, Stgo. on the otherhand is soooooo young, but quite frankly, it is on the cutting edge.:cheers:

I understand where you are coming from. However, I just want to remind you about "Sustainability". Upscale subddivision; what percentage of the city's population would be able to afford expensive redidentials? Would you rather have expensive home like those in MM that almost resembles to a bricked ivory towers, surrounded by squatters. Nah ah. :bash:

Hopefully yung sa second phase mas malalaking unit or Crown Asia ang ipasok nila, kahit mga 5 hectares lang for Crown Asia.. :) hehe... Bale 25 hectares lahat yung lupang pagmamay-ari ni Villar at mga 7-8 hectares lang ang sakop ng phase 1...

“The firemen helplessly watched us die”
Teary-eyed Christian Gadduang 20 told the special DILG-DOJ panel as it sums up its investigation on the tragic Dec 19 Bed and Breakfast Lodging House fire in Tuguegarao city where 16 people perished.
Gadduang recounted his harrowing ordeal stating the firefighters did not attempted to brave the fire and smoke to rescue trapped hotel guest inside the burning building.
Gadduang and several other people gave their statements to the panel composed of prosecutors Marianette Gavino-Daliuag, Ronnel Nicolas and DILG representatives SPO1 Freddie Binarao Jr and PO3 Clifford Nolasco last Friday in Santiago city where most of the fire victims and survivors reside.
Gadduang said he made a cellphone call to his girlfriend, Kathleen Ann Calupad at the height of the blaze to bid farewell but the latter told her not to loose hope then hanged the phone.
It was known later that Calupad called the fire department in Tuguegarao herself after searching for its number in the internet. However, Calupad lamented that the person who responded the phone call seemed sarcastic as if he did not believed her report since she is calling from Cavite city.
Gadduang rose his brother Julius from sleep at around 1:00 am pre-dawn Sunday amid the fire commotion. He said flames and smoke have already engulfed the corridor when they went out of their room.
The Gadduang brothers decided to go back to their room and shouted for help from firefighters through the grilled window for at least 45 minutes. He lamented that the firemen did not entered the building because they have no equipment as the firetrucks even ran out of water.
Sensing nothing will happen, the two crawled from the their room at the 5th floor down to the second floor where they chanced on a fireman's ladder in one of the only two fire escapes of the building. He said it was already 3:30 dawn.
Although they did not suffered burns, Gadduang said the paramedics who rushed them to Cagayan Valley Medical Center had no sufficient first aid including oxygen. Gadduang's brother, Julius, died of Asthma complications the next day.
Gadduang said their group of 37 male examinees for the Nursing Board examination only knew they will be billeted on the ill-fated lodging house upon their arrival in Tuguegarao on Dec 18. Their female counterparts where billeted in another hotel, he added.
He said the University of La Salette in Santiago city arranged their accommodation and collected P450 per head for the two-night accommodation.
The hotel whose main entrance is located at the rear of the building that housed a motorcycle and parts store at the ground floor has a narrow passageway, poorly ventilated and its stairs and corridors were obstructed with spare parts and other merchandise, describes Gadduang. He added that the hotel has no fire alarm and printed fire escape diagram in every room.
He admitted to the investigators that he and his group did not want to stay in the said hotel but could not do anything since they have no choice as they already paid for their accommodation.
Relatives, mostly parents of those who died in the blaze expressed their intention to sue the university for lack of diligence in selecting the ill-fated hotel.
DOJ regional prosecutor Rommel Baligod told the STAR that the investigating panel aimed to determine both criminal and civil liabilities of those responsible to the tragedy will submit to him its recommendations before the end of the month.

Isabela's forgotten literary hero marks 118th birth year

A lonely marker stood amid the town plaza in the vicinity of Rizal park in the capital of Ilagan, Isabela. The marker placed by the National Historical Institute (NHI) in 1982 in one corner of what was formerly a children's playground is now obscured by a newly constructed amphitheater, worst, Ilagueno's rarely knew for whom that simple monument stood for.
The marker was a tribute to Fernando Maramag (1893-1936) an eminent and prolific writer and poet in his times born in Ilagan and became editor of the TRIBUNE during the period of the American colonization and commonwealth era.
On January 21 marks the 118th Birth Anniversary of Maramag who also became President Manuel Quezon's speech writer and editor of the prominent Philippine Collegian, a student publication of the University of the Philippines where he finished college.
But since it was first installed by the NHI in December 1, 1982; no other occasion was feted for the monument as Maramag's memory quietly passed the years unnoticed. Not even Officials of the Isabela Cultural Council and the Provincial Museum knew it existed.
Ironically, the Cultural Council has commenced its preparation this month for the grand “Bambanti” (scarecrow) festival chaired by Governor Faustino Dy III's wife Mary Ann to be held this coming May 11.
Pete Maramag Aggraviador, a descendant of Fernando Maramag recalls how the Maramag clan was invited for the Dec. 1 1982 tribute which coincided the inauguration of the Philippine National Bank (PNB) building in barangay Calamagui.
“Politicians in Ilagan wanted to please Fernando Maramag Jr. who is incidentally is Executive Vice President of the PNB that time so they expedited the erection of his father's marker,” Aggraviador told the STAR.
Maramag Jr. led the inauguration of the PNB building and his father's marker that same day.
It was during the Marcos regime that the Maramags where known to have close ties with the Marcoses. Aggraviador said a daughter of the writer, Ileana, was Imelda Marcos biographer and wrote many books about the Marcos New Society in the 1970s. He said Ileana was instrumental of her brother's appointment in the PNB.
Besides the Marker, a street in the poblacion was named after Fernando Maramag Aggraviador added.
The clan of Maramag is also a prominent in Isabela politics, a brother Rafael was the first Mayor of Ilagan and became the first Governor of Isabela under the American Government reorganization on August 24, 1901. Rafael's son Gabriel succeeded him as Ilagan mayor.
Aggraviador, who works at the Diocese of Ilagan, laments that the clan holds no other records regarding their clan though he was referred by the family to have more knowledge about their prominent ancestors. He said he knew of several unpublished manuscripts of Fernando Maramag left to a great grand aunt in Tuguegarao city before his death. Sadly, he lost track of the manuscripts.
According to Aggraviador, the Maramag sibling Fernando Jr. and Ileana were already deceased.
Fernando Maramag also worked as teacher at the Instituto de Manila (now University of Manila).
Besides the Tribune, Maramag also wrote and become editor to several magazines, including Rising Philippines, Citizen, Philippine National Weekly and Philippines Herald.
He also served in the Publication Division of the Department of Justice, and then transferred to the office of the President of the Senate under Manuel L. Quezon.
A poet and essayist, Maramág translated Ibanag folk songs into English, such as the “Cagayanon Labor Song,” “A Translation of an Orphan’s Song,” and “Cagayano Peasant Song”. His poems include “To a Youth,” “The Aetheist,” and “Moonlight on Manila Bay”.
Maramag's literary works focuses on the Filipinos “unassuming “ attitude on American colonization as reflected in his “Moonlight on Manila Bay” , a poem he composed at age 19. Despite the splendor of Manila Bay Sunset admired by foreigners, Maramag chose to focus on moonlight as it suggests the cover of darkness by which he attributes how the foreigners have been wresting Filipinos of their native land. The sonnet’s line :“The deep’s bare bosom that the breeze molests” was Maramag's vision of how the country is exploited using sexual assault figuratively as his metaphor for colonization.
His essays were anthologized in Leopoldo Yabes’ Filipino Essays in English 1910-1954 (1954). He passed away on October 23, 1936.^^

Right!!!:cheers:it it should be something that people be proud of. I am absolutely sure that there are upscale homes in Stgo. as per 2996619 posting #822, and other part of the region. What really pissed me off sometimes, is that Pinoy, has the penchant for "brand name". The style of Camella, as hugo said is "built for masses" and affordable, which is really a great idea.

CAUAYAN CITY, Isabela, Jan.7 (PIA) – The provincial government of Isabela has distributed a portion of confiscated logs and lumber to repair local and national government infrastructures and to restore core shelters under the Department of Social Welfare and Development destroyed by typhoon “Juan”.
There are now a total of 747, 244. 48 board feet of confiscated lumbers distributed to local government units, schools, offices, and core shelter projects.
Last year, typhoon “Juan” wrecked vital government infrastructures and facilities in the province which the provincial government decided to help restore by donating the confiscated logs.
The typhoon, touted by residents of Isabela as the worst typhoon to hit the province in past decades has also destroyed billions of pesos worth of agriculture products.
Governor Faustino G. Dy III has seen the necessity in restoring the vital government facilities to normalize the operations after the typhoon.
The greatly affected infrastructure projects are local government buildings, schoolbuildings, some national-based government agencies, core shelter projects, and others.(m. g. edale, jr. - PIA 2 Isabela)

BAYOMBONG, Nueva Vizcaya, Philippines – Tilapia growers in the vicinity of Magat Dam in Ramon town, Isabela have complained that the extreme cold weather in Northern Luzon during the past days could be disrupting the appetite of fish and affecting their normal breeding habits.
Dr. Jovita Ayson of the Bureau of Fisheries and Aquatic Resources (BFAR) for Cagayan Valley, said the cold weather might affect the metabolic processes of the tilapia and lead to loss of appetite and prevent the fish from achieving full growth.
“Fishes have a tolerable temperature range from 18 to 32 degrees Celsius depending on the species. Below or beyond this range, their metabolism is affected. Among these symptoms are loss of appetite, skin lesions and becoming more vulnerable to diseases,” Ayson told The STAR.
The fish growers said buyers refuse to purchase the smaller tilapia at the current rate.
Tilapia, also known as Saint Peter’s fish, normally breeds in fresh water, particularly in shallow streams, ponds, rivers and lakes.
The fish could not breed normally in cool water or cold weather.
Ayson said the ideal water temperature for tilapia growth, survival and reproduction should be between 25 to 30 degrees Celsius.
“Below that, the metabolic rate of the tilapia decreases which causes them to lose appetite, resulting in stunted growth,” she explained.
The current cold weather has forced tilapia growers to sell their stocks even though undersized.
Reports said the cold weather has affected the big tilapia growers at the Magat Dam in Ramon town.
In Pangasinan, the bangus or milkfish and other fish species are also suffering from loss of appetite due to the cold weather.
Dr. Westly Rosario of BFAR said that during the cold season fish become prone to disease and are sluggish, just like humans.
“If it is cold, it’s stressful and abnormal condition to them,” he said.
He added that their spawning is also affected. Since November, there has been no spawning of bangus.
Rosario said spawning is triggered by two factors – the so-called photoperiod or the length of day and night, and the temperature.
He said fishes are raised either in tropical or temperate areas. Fish in the Philippines are warm water species, he added.
“For them in the temperate areas, it’s the opposite. If it’s summer, it’s stressful,” he said.
Rosario said, however, the cold weather benefits other species like oysters because the sudden change of temperature induces them to spawn.
He assured consumers that some fish growers have advanced their breeding process to produce the normal bangus before the onset of the cold months.
Rosario said consumers should expect higher prices of normal-sized bangus and other fish.
“But overall, there would be no drastic impact on the fishery industry particularly bangus,” he said.
He said unlike vegetables that are damaged by frost during cold season because the plants are immobile, bangus and other fish have their own way of moving to areas with warmer temperature. With Eva Visperas

Right sir, I had a wonderful vacation in my home province. It is really different spending holidays in the countryside for a change, away from stressful daily routine in the city.:):) Though, urbanity in the provinces is no longer far from the lifestyle we enjoy in the NCR, what makes it better is we enjoy both city life and nature sceneries such as view of mountains, green rice field and rivers.:):)

Thanks "kaelthas" 85 for your posts about Cauayan city. Sure is improving but I think there is a lot of development/improvement needed for the city of Cauayan. Quite impressive though, I tell you. Is the centro area really stayed the same (too narrow) street? Just curious. Look a little bit cramped, though seem organized. The airport pix, is equally good, but I was hoping for a biger aircraft, say 727-117/737-150, would be nice.:) However, I would imagine that it will be in Cauayan's future radar at somepoint.
Curious: how many commercial banks does Cauayan city has? And would anybody (perhaps kaelthas) get me a picture of the Church posted on the forum. The tabacalera in Isabela would also be a wonderful picture that I would like to have it posted.
BTW would there be a "freeway" that would connect Stgo.-Cyn in the future.

The green ricefield that visible as far as the horizon remind me about our farm in Isabela when I was growin up. Nostalgic indeed.
Whoa!!!!!fresh tilapia, can't beat that. Yummy and nutritious. Tilapia is quite famous here now in the Canadian West coast. Served in almost every eateries and restos, in B.C. I love the "fillet tilapia" with a white wine sauce that come with it, sumptous and irresistible, quite decadent really.And of course "French cooking" make it even more delectable.:)

I absolutely agree with you. Sure MM/NCR is a bustling cosmopolitan, and the rising crowds and traffic husttles impact mobility in MM. What a better way to unwind from the everyday stresses from cosmopolitan life, if not going out of limbs in the Provinces. Where you can enjoy both rural and city life at the same time. I know that swift urbanization in the Provincial cities are exponentially increasing, which is absolutely a welcome positive change. My only concern is, the sustainability issues. Anyways, looking at some postings, look like people are now becoming aware and getting more proactive with the city government in embracing development in the Provincial cities.:)

Can you help me get to the right authority at Cyn. city government, whom I could ask if there is any plan to relocate the cemetery. I would be more than willing to send and email to the right person in this regard. I am really interested in the future development of Cyn. And if I could share some ideas, on how my city/district here in B.C./Cda, delve into its own development, I would do it. I think, Cyn. like Stgo. has a bright perspective in future urbanization. Stg. has Cordon, Echague and Ramon in its immidiate vicinity. While Cyn, has Reina Mercedes, Luna, and Cabatuan in its adjacent vicinity. However, I am not too sure how urbanization works in Isabela, IMO.:)

Uhm. tilapia, fried and cooked it with "denengdeng" like saluyot, sigadelias, singkamas, and squash; viola!! you got the best recipe in the Ilokandia,:lol::lol:
Tilapia indeed is now getting very popular here in Vancouver. It is becoming one of the main entree in resto, (up scale restos too) mind you. :)
I sometimes cooked a nice "Tilapia fillet" with a white wine sauce when my wife and I have guest for dinner. Oh, they just loved it, big time.:lol::lol:

Yeah, and I heard that there is now a booming "Tilapia pond/pen" in the country. Just like here in B.C., the government "Bureau of Fishery" look after the salmon industry. When the salmon start to spawn, biologist commisioned by th government, gather all the salmon's egg and put them in higly tech incubator until they released them into a special rearing pond for fingerlings. When the salmon get to a commercial size, they are then released in the wild for commercial fishermen and sports fishing. (sounds crazy, but they call it the catch and released:lol::lol:) Salmon Industry is highly protected and stringently regulated by the Provincial Government.
Tilapia industry I believe is mostly privately owned and regulated by the government, am I right.

I came across a posting awhile ago, about Dy and the Governor of Camarines in Bicol, and both side struck a bilateral commercial trade. I thought that if there is a coastal hi-way connecting the Bicol Region, by-passing the NCR and central Luzon, would be a positive addition to routes for fast movement of goods and trades. I have to check my map, but I thought it has to go through Quezon Province and Aurora, and that will also open up the coastal town of Isabela to tourism and commercial development. :)

Hopefully the government should preserve the industry and if possible expand the program, and let the commercial banks, more accessible to financing any start up business of anyone entering the business.:)

saringit ti kawayan is commonly known as rabong in ilocano or labong in Tagalog. Yup very popular dish sa Ilocano yung hinahalo sa saluyot tapos sasahogan ng dried alamang or daing na isda. And also make sure na yung dried alamang ay galing sa Aparri hehe. :cheers:

I do understand that the existing location of the cemetery is part of Cyn., but quite frankly, I think it is becoming an eyesore where it is now, right at the center of the city.
I think, relocating the cemetery to either North or South (or both sides)of the city is more appropriate. Converting the Maharlika-Cabatuan Jct. to anchor future commercial development, would make a lot of sense, than allowing commercial development along Cabaruan-Tagaran corridor. Plus designating the swatch of land around the Jct. area as a commercial center. Once it is fully developed and established, future development and its sustainability would be a lot easier to hemmed in, to the existing development. As development expand , from the center, farther out to quadratic directions, there will be more coherence in the future establishment,
and tend to be more constant, and not patches. Sure the Cabaruan-Tagaran corridor is also ideal, bur for now, the city of Cyn. I think should have to start at a certain core. Unless, the city has a desire to create a new CBD, although highly unlikely, but given the economic vibrancy of the city, it is intuitively plausible. To attrack investment and commercial development the "Cabaruan-Tagaran" corridor on the west side specially is absolutely ideal making the airport at least 8-12 klms away from the city center. IMO:)

Definitely. Malls (mega) are positive additions to commercial vibrancy of a city, but weighing in the positive-negative effect on the overall economic activities in a city is a tough call. Established small retailers and businesses are most likely to be impacted. I do agree that "mega" mall creates employment, but being fully aware that anyone can make more money in the farm (during good weather) and as a small business owner, the onus depends on the persons judgement and ultimately his/her priority. I think what the government should do, is to create dry super market/mall either publicly/privately manage and rent it out to repertoire of retailers. :)

Jeffrey Lim, SM Prime Holdings Inc. executive vice president and chief finance officer, told reporters that the mall developer would roll out six new malls in Masinag, Antipolo; San Fernando and Apalit in Pampanga; Consolacion, Cebu; Sucat, Paranaque; and Dasmarinas, Cavite.
The new malls will translate to about 400,000 square meters of gross leasable space.
Lim said the six mall openings this year will be a record in terms of number. Its biggest launch in terms of gross leasable area was in 2006 when it opened Mall of Asia in Pasay City, its largest in the country.
SM Prime has also started the construction of a shopping center in General Santos City and its second mall in Davao, all set to begin commercial operations in 2012.
For its mall in Dasmarinas, SM Prime has entered into a partnership with the local government, allowing the company to lease a two-hectare property for its mall, which will have a public market in the basement.
“We pay them [local government] rental of the property. On top of that, in a way, we can improve the service and quality and we will be able to maintain the area,” said Lim, adding that it offered the local government an unsolicited proposal for this particular venture.
SM Prime will establish a hypermarket and some food stands in the ground floor and will lease the second floor to third party tenants. The top floor will be a parking area.
The company has yet to decide on a name for this particular venture, which is expected to open in the fourth quarter of the year.
The success of the P500-million Dasmarinas mall will determine if SM Prime will pursue more public market partnership projects with local governments in the future.
“Public markets are usually rundown now. Those local governments have the funds to redevelop [the market] but they have other priorities in providing basic services to the people,” Lim said.
This year, SM Prime will spend P20.1 billion, of which P9 billion will be allocated for the construction of its malls in Chongqing and Zibo and payment of the land in Tianjin. The remaining P11 billion will be set aside for the development of its new malls.
Last year, SM Prime opened five malls in Tarlac, Novaliches, Calamba and San Pablo in Laguna, and its fourth mall in mainland China, which is located in the city of Suzhou.
SM Prime’s nine-month net income grew 11 percent to P5.6 billion from P5.1 billion in the same period last year on the back of new mall openings and same-store rental growth.

This is exactly what I've been worried about how Mega mall like SM works in the Philippines. They're making huge amount of profit simply because on how they circumvent labour practices in the Philippines. Megabucks are being generated in their business, and yet too adamant to employ people permanently. Where is the "social conscience" in this regard. SM partnering with the government sure creates a breeding ground for corruptions.

SM Prime will establish a hypermarket and some food stands in the ground floor and will lease the second floor to third party tenants. The top floor will be a parking area.
The company has yet to decide on a name for this particular venture, which is expected to open in the fourth quarter of the year.
The success of the P500-million Dasmarinas mall will determine if SM Prime will pursue more public market partnership projects with local governments in the future.
“Public markets are usually rundown now. Those local governments have the funds to redevelop [the market] but they have other priorities in providing basic services to the people,” Lim said.
This year, SM Prime will spend P20.1 billion, of which P9 billion will be allocated for the construction of its malls in Chongqing and Zibo and payment of the land in Tianjin. The remaining P11 billion will be set aside for the development of its new malls.
Last year, SM Prime opened five malls in Tarlac, Novaliches, Calamba and San Pablo in Laguna, and its fourth mall in mainland China, which is located in the city of Suzhou.
SM Prime’s nine-month net income grew 11 percent to P5.6 billion from P5.1 billion in the same period last year on the back of new mall openings and same-store rental growth.
Its shares lost P0.02 to close at P11.30 each on Friday.

Definitely. Malls (mega) are positive additions to commercial vibrancy of a city, but weighing in the positive-negative effect on the overall economic activities in a city is a tough call. Established small retailers and businesses are most likely to be impacted. I do agree that "mega" mall creates employment, but being fully aware that anyone can make more money in the farm (during good weather) and as a small business owner, the onus depends on the persons judgement and ultimately his/her priority. I think what the government should do, is to create dry super market/mall either publicly/privately manage and rent it out to repertoire of retailers. :)
yeah.. and one thing nga pala...sad to say. Pero marami sana gusto RAW mag open na business sa Cauayan like MCdo and many sikat na establishments Kaya lang hinaharang ng city gov't kasi gusto may porsyento or sometimes naman may kapalit dapat. Example nlng yung Cable provider namen sa cauayan. Walang kakompetensya dahil kilala na ang may-ari. Same thing with the Bus terminals. ang nasa northstar mall ay mang inasal pa lang at sabi meron ding jollibee na magbubukas. about the mcdonalds, ang balita ko ay sa talavera square mall pero di ako 100% sure kung totoo nga na dito ang location at kung meron nga talagang mcdonalds na bubuksan sa ilagan. nevertheless, when you are in ilagan i highly suggest na kung ang hanap mo ay masarap na burger e instead of going to any burger chain e dun ka na lang sa s.a. snack house sa may gilid ng lumang palengke sa centro ng ilagan magpunta. :):cheers:

ILAGAN, Isabela- The provincial government could not just evoke actions pertaining to the implementation of infrastructure projects that will disturb the vast virgin forest of the northern Sierra Madre mountain ranges though it is under its territorial dominion.
This was the view of the Regional Executive Director (RED) of the Department of Environment and Natural Resources and two prominent lawyers, among them a former Justice Secretary, in response to the local government's urge to establish a highway that will open the isolated coastal towns to mainland Isabela.
RED Benjamin Tumaliuan said Republic Act 7586 of 1992 has defined the preservation of “protected areas” such as national parks, nature reserves and sanctuaries. The construction of any concrete infrastructure in areas declared under the said Act is prohibited.
Tumaliuan said the northern Sierra Madres is a nature reserve and the adjoining coastlines are marine sanctuaries placed under the protected areas under the auspices of the DENR.
The law has left the Coastal Development Office (CDO), a new division in the Provincial Government created by Gov. Faustino Dy III, stiff in its plans to impose its development blueprint in the coastal area comprising the municipalities of Maconacon, Divilacan, Palanan and Dinapigue. Ironically, the Governor's elder brother, then 2nd District Congressman Faustino Jr., was among the signatories of the law that is now restricting his turf from administering its own backyard.
Because of the law, Faustino Jr. himself was bounded when he became governor in 2003 after his proposal to construct a port in Divilacan town was held because of the law he enacted.
CDO head Atty. Edward Cabantac said they have been clamoring for the opening of the isolated coastal region. He said the past calamities have placed the coastal town difficult to penetrate during rescue and relief operation efforts.
Besides presenting their proposition for the construction of the highway leading to the coastal towns before the Regional Development Council (RDC); Cabantac said his office aims to explore natural, economic and tourism potentials of the region. Because of the said plans, the provincial government has created 12 additional plantilla positions to fill up Cabantac's office it was learned.
In separate interviews by the STAR; Tumaliuan, former Justice Secretary Silvestre Bello III and Regional State Prosecutor Rommel Baligod were one in stating that proponents should not only seek the DENR's consent but likewise secure the approval of the indigenous communities in the areas involved in the exploration and study.
The three said the provincial board cannot just approve initiatives and proposition concerning the exploration and study of the sierra madres to circumvent the law. Last year the board deferred actions on a proponent made by a Metro-Manila based entity who proposed to explore and study the economic potentials of the coastal region free of charge.
At this juncture, RED Tumaliuan said organizations aiming to explore the potentials of the Sierra Madres including the marine sanctuaries of the area should pass the approval and monitoring of the Protected Areas Management Board (PAMB) created by the DENR.
Tumaliuan said besides the PAMB headed by the Provincial head of the DENR, project proponents will also secure permission with the municipal and barangay PAMB counterparts where the project study will be implemented.
Bello and Baligod both opined that the provincial government cannot impose itself because of the law otherwise the latter should seek an amendment through an act of congress.^^^^^^

SANTIAGO CITY, Isabela — Members of the police and Army bomb-disposal squads detonated an improvised explosive device (IED) called "pipe bomb" in Barangay Calao East in this city on Sunday, police said in a belated report Tuesday.
Santiago City police director Senior Superintendent Severino Abad said the pipe bomb, which had four crossed pipes stuffed with explosive materials and attached to batteries and wires, was detonated last Sunday in front of the house of Potenciana Rosales at 45 Daisy street in Baptista Village subdivision.
Reports on the presence of the explosive near Rosales’ house prompted the villagers to ask help from the police, who spent hours in securing the site and later in defusing the device.
Rosales had earlier suspected the orange plastic sando bag left at her house was garbage, but she was shocked to see wires and batteries in it.
The written address on the package read: To Rex Madrid, R.I.P.
But the address of Rex’s house was at Number 50, in the same street.
"The bomb was directed to a particular person so we are focusing on a personal motive in this case," Abad said.

SANTIAGO CITY, Isabela — A bomb which was discovered by residents placed in front of a house here rocked this city last Sunday.
The residents of Baptista Village in Barangay Calao East, who had seen the bomb, reported it immediately to the police.
In response, the Santiago City policemen diffused the bomb which was placed in front of the house in one of the homeowners of Baptista Village. Scare rocked this city last Sunday the other day (Jan. 9) and this time around it was a real bomb.
“It’s a good thing that our bomb experts were able to diffuse the bomb immediately or else if it exploded it could bring great damage to property or loss of life,” said Senior Supt. Severino Abad, Santiago City police director.
Abad, however, did not tell the kind of the bomb but it scared the residents and even rocked the entire city when it was reported.

I made a coment about the risisng cases of diabetes among teens to 20 years old adult in the Philippines.
I said it bluntly, that one major causes of the this kind of epidemic affecting a certain segment of the Philippines population for the past seven years, is because of influx of North American "Fast Food" ie; Mc Donald, Pizza Parlors, and any other kind of Fast Fooed eateries.
Here in Canada, the Canadian Government through its agency "Food and Drug Administration" has been monitoring all the foods being serve in such fast food joints. The agency and the Medical Associations responsible for the Health and Welfare of Canadians, found out that the number one causes of the rising cases of diabetes, for all ages and hypertension for adults, and even young adults, in the country is because of fast food diets. Fast food joints like McDonalds, Burgerking, Kentucky Fried Chicken, and Pizza Parlors uses too much salt, additives for flavours, and preservatives in all their foods that affects the overall health of consumers. The Canadaian "FDA" monitors all fast food joints and pay them a random visit to ensure that they are all adhering to all guidelines,a and policies, the "FDA" requires. Failure to adhere to their guidelines is enough ground for hefty fines. In some extreme cases, cancellation of business lisences.:ohno:

Sayang hindi ako nakaikot sa Cauayan nung umuwi ako.
Sana nga mas aayusin ang mga kalsada, parks at tulay. Ang impetus ngayon ng development usually galing sa private sector. Sana umalinsabay din ang city government at wag maging complacent. Ayusin ang mga pangunahing kelangan ng mga tao.
Yung farm to market road galing sa amin parang last year lang nakumpleto ang concreting. Samantalang yung bandang papuntang East Tabacal (sp?), matagal nang concrete. Napag iwanan na kami sa bansang West. :(
Buti na lang lapit lang namin sa airport, kaya 10 mins tricycle andun na ako. No hassle.

SANTIAGO CITY, Isabela — Police here arrested over the weekend the last remainng suspect in the kidnap-slay of a wealthy Chinese couple in this province and their Filipino sales agent of their rice trading business.
Michael Miranda was nabbed by police authorities at the city public market.
Miranda was one of the six suspects in the kidnap-slay of 38-year-old Lucio Pua; his wife Rosemarie, 39; and Gemma Estrada-Eugenio, 44, all natives of Alicia town, who disappeared last September after going to Echague town to collect a debt.
According to Senior Supt. Severino Abad, city police director, the arrest was based on the arrest warrant issued by Echague Regional Trial Court Judge Bonifacio Ong.

On other hand, Miranda also was already released on P300,000 bail which he posted last Monday, Abad said.
Dimal had been tagged as the alleged mastermind in the Pua-Eugenio slay by his employee Sapipi who surrendered to authorities last Sept. 25.
According to Sapipi, Miranda, a buddy of his boss Dimal, had only helped him dispose of the body in a creek in this city and in Quirino province while Castillo, on Dimal’s alleged order, chopped the victims’ remains.
Authorities, who investigated the disappearance and killing of the Pua couple and Eugenio last year, said they are so close in solving the crimes after they recovered the decomposed head of one of the victims in a river in Salvacion Village, Aglipay town.
Dimal vehemently denied Sapipi’s claims when he surrendered to Chief Supt. Francisco Villaroman, Cagayan Valley police director, with the help of his father and counsel. ^^

Actually, 7 years ago, a moneyed Pinoy immigrant made an attemp to get a "Jolibee" franchise here in Canada, but somehow it didn't work. According to the Canadian FDA there were some health requirements that the Manila Corporate Head of Jolibee was not able to meet. Some of the FDA regulations here in Canada, are quite astringent specially when it comes to "Fast Food" establishment. They have a Jolibee in the US now though, but It doesn't look like Canada will get one soon. May be one day.:)

I think it is a welcome news. And if they make Roxas a city down the road, it would be even better. Rather than making one city into a "mega"/HUC, cluster of cities in the province I think make a lot of sense. Perhaps Inter-city commercial trade, will even become a reality. Specially if there will be rapid transit that will connect Stgo-Cyn-Ilagan-Rxs. Or perhaps a freeway, or perimeter hi-way, either way works if planned properly. Again, dependidng on the LG's motives and future plans for converting qualified municipalities, into cityhood remains to be seen.
My concern is, the political leader's plan to divide the province into North/South. I don't think this is a great idea. Somehow, making Ilagan a city, I think is driven by other movtives, ( pure speculation, though) Albano in the North and South will be Dy"s? Hope not. :bash:

Why do you think Fast Food Joints are growing in Asia? Canadians, and NA populations, are now getting well informed and smarter in their food choices. Splurging in those Fast Food, once in a while, I guesse is tolerable. :) Again, it is someone's prerogative after all.:)

if my memory serves me, may mga rumors noon na kaya di nanalo ang yes ay dahil sa mga reasons na ito:
- di suportado ng taumbayan ang mayor na nagsusulong ng cityhood
- may alinlangan ang mga ilagueno na baka pag naging lungsod ang ilagan ay kasabay na tumaas ang mga taxes, fees at kung an-ano pa
- kulang ang info drive para maipaalam ang benepisyo ng pagiging isang lungsod
just correct me on these claims for those who are really in the know regarding this matter.

Last night, A Korean colleague talked about a Filipino fastfood in the US. I suspect it's Jollibee.
Aside from food quality, Jollibee has to improve its store sanitation. There's a dirty feel of their stores, at least in Metro Manila. The one Ive tried in Cauayan seems fine.

MANILA, Philippines - Ombudsman Ma. Merceditas Gutierrez yesterday ordered the filing of criminal charges against three incumbent municipal mayors and a former mayor in Luzon after finding sufficient evidence to indict them for various offenses before the Sandiganbayan.
In separate resolutions, Gutierrrez approved the filing of graft and malversation charges against Mayor Faustino Alandy Silang of Tayabas, Quezon; malversation charges against former mayor Bernardito Abapo of Milagros, Masbate; and two counts of falsification of public documents against Mayor Leoncio Kiat of Echague, Isabela.
Gutierrez said a malversation case will also be lodged against Mayor Florante Raspado of Jones, Isabela, along with seven others, namely barangay chairman Raymundo Claro, Armenio Verdadero, Heherson Dulay, Rogelio Lorenzo Sr., Benjamin Santiago Sr., Federico Serafica, and Miguel Ramos.
She also ordered the filing of graft charges against Venacio Santidad of the Procurement, Supply and Property Management Service of the Department of Transportation and Communications (DOTC) and a private respondent, a certain Robert Ngo.
In a 16-page resolution, Silang was ordered charged for misappropriating P331,735, which formed part of a P1-million loan obtained from the Presidential Management Staff under the “One Town, One Product, One Million” program of the government.
Investigation showed that the amount was not properly disbursed and that “some of the purported recipients denied having received the amounts or having incurred indebtedness in the amounts indicated in the corresponding disbursement vouchers.”
Abapo, on the other hand, was ordered charged with malversation for incurring unliquidated cash advances totaling P26,509,594 from January 2002 to December 2004.
The falsification case against Kiat, Raspado and the other respondents, meanwhile, stemmed from the alleged “ghost delivery” of 21 Mitsubishi Delica vans worth over P7.5 million to the province of Isabela in 2003.
Records show that the winning bidder, Super Car Center, issued the sales invoice for the purchase of the vehicles in favor of the DOTC, the procurement agency, although at the time, no payment had yet been made.
On the same day, a certificate of acceptance was issued by the DOTC’s Procurement, Supply and Management Service and Ngo received and acknowledged payment for the vehicles although these were not delivered to the intended beneficiaries.
Investigation showed that the respondents signed the invoice receipt of property upon the alleged prodding of Ngo who assured them he would help facilitate the delivery of the vehicles.
The vehicles, it turned out though, had been resold to and in the possession of third persons although they were purportedly received by the respondents based on how one Delica van intended for Rizal, Santiago City was found in the possession of one Eusebio Corpuz, who claimed to have bought the vehicle

MANILA, Philippines - Rice farmer Angelito Ballesteros was expecting an abundant harvest from his rice fields this cropping season – until rats hit his almost 1-hectare rice field in Barangay Salvador in Santiago City in Isabela province.
“Baka wala pang limampung kaban ang anihin ko dito (I may not even be able to get 50 cavans of palay),” said Ballesteros.
According to the Santiago City’s agriculture office, more than 902.58 has. of rice fields have been hit by the rodents.
Some of the rice crop eaten by rats were already in the reproductive stage, according to the city's agriculture office.
The average Philippine rice yield in 2009 was 3.59 tons per ha., according to the Department of Agriculture.
Lito Pacunla, agricultural technologist, said most of the rice crop destroyed by rats would still grow but would no longer yield much.
City agriculturist Dominador Fernandez said the cool temperature caused the rodents to become more active in eating.

So dahil Naghu-hunt sila ng ahas para ulamin nawawala na ang ecological balance sa mga ricefields ng vietnam. In contrast naman sa India, they revere the snake as sacred kaya hindi naman nila problema ang rats at laging masagana ang ani nila. Ngayon tanong ko lang sa mga taga-Isabela...kumakain ba kayo ng ahas diyan? j/k lang. :lol:

Bad weather delays 4Ps cash grants in Isabela coastal areas

TUGUEGARAO CITY, Jan. 14 (PIA) - Due to continuous bad weather condition in the southern part of the country that affects Northern Luzon, the scheduled distribution of cash grants for the beneficiaries of the Pantawid Pamilyang Pilipino Program (4ps) in the coastal zones of Isabela province have been delayed since late last year.
DSWD regional director Arnel Garcia said the ways to transport the cash grants in the municipalities of Divilacan and Palanan are by plane and boat. However, until this moment, no plane could enter the area because of thick clouds along Sierra Madre mountain range as effect of the tail end of the cold front.
Garcia also said that the sea route along Pacific Ocean is not possible because of the continuous gale warning.
“We really want to deliver the cash grants of our beneficiaries there but up to this moment we cannot enter the area because it is inaccessible. The weather does not permit us to go there right now”, Garcia said.
He said from last quarter of last year up to this month, DSWD failed to deliver the benefits of the Dumagats (natives of the area); however, they are very optimistic that, at the last week of this month or early February, they could already deliver the grants to the said area.
He also stated that, tentatively, Social Welfare Secretary Dinky Soliman will witness the distribution of cash grants in the two coastal and hard-to-reach municipalities in January 19-20 or the moment they can enter the area. (PIA 2)

so this year and the following years the collection will be smaller.. income will be smaller.. no other revenue generating machinery in that town. back to 4th class status? :lol:

This, after the US firm-owned California Energy (Cal-Energy), which owns and operates the Casecnan multi-purpose irrigation and power project here, paid its accumulated real property taxes, which the provincial government had long demanded.
Gov. Luisa Lloren-Cuaresma received the P750-million check from Joseph Sullivan, president of Cal-Energy Philippines, at the provincial capitol Nov. 13.
“This interim (payment) is the culmination of our hard work for the benefit of our province, especially for the young people who are the major recipients of this effort,” she said.
Sullivan said his firm settled its tax obligation as part of its social corporate responsibility as “we seek to continue providing more livelihood” to the residents in Casecnan’s project area.
Aside from irrigating more than 500,000 hectares of farmlands in Central Luzon and parts of Pangasinan, the Casecnan project, built during the Ramos administration through a 20-year build-operate-transfer deal, is also generating some 100 megawatts of power for the Luzon grid. The project siphons water from the Casecnan and Taal rivers in the Nueva Vizcaya towns of Alfonso Castañeda and Dupax del Sur and diverts it through 36-kilometer dversion weirs to the Pantabangan Dam in Nueva Ecija for irrigation and power.
Cal-Energy’s move to settle its real property tax averted what could be a public bidding and sale of its facilities on Nov. 23, as the province had already issued a final notice of tax delinquency to the firm last September and a warrant of levy last Oct. 16.

First of all... I contradicted the claim that Sual is the richest town in North Luzon
Tama ako in the sense na siya nga as of 2009...
Regarding sa amount kung mame-maintain niya yung income niya na MATAAS....

About sa 807 million collection niya for 2009 as stated in an article, kasama na nga doon yung unpaid taxes, pero that amount was not considered as its income because it did not accrue in 2009. ( bulk of 807m are just receivables and not income)....(?)
Noong 2010 din, may mga back taxes ding na-collect ang Alfonso amounting to 375M ( 2009) and 250M (2008) pero hindi yang matatawag na income for 2010...
Bottomline, mataas pa rin collection nyan next next year...:cheers:

Aparri ang commercial center ng north Cagayan at maraming magagandang beaches malapit doon like in Buguey, Gonzaga which is also a first class town at siyempre sa Sta Ana. Ang mga first class towns na Aparri, Lallo and gattaran ay within 30 kms. radius lang. Palawakin po natin ang ating kaalaman para kahit hindi pa tayo nakakarating sa isang lugar ay may nalalaman naman tayo. Thanks.

Agree! Actually we use to go to Aparri when I was a kid. It used to be the center of commerce in Cagayan. This waterfron municipality has a huge potential, considering its location. With the CEZA development in Sta. Ana, it won't be surprising if it will be the next city in Cagayan. :)

To be exact: it is 2,096 m (2 klm?) or 6,875 ft. more than enough to accomodate B727/737 or Airbus 320. It will soon be available, for commuters from Mla-Cyn. And perhaps, once the tourist destinations in the Pacific Coast of Isabela become a reality, Asian route or even international would be a reality. Cauayan being home to some wealthy business owners, there is a lot of possibilities.:)

malayo tlaga ang aparri kapatid kung regular aircon lang ang sasakyan mo... thats why they came with this 3 seater super deluxe na walang stop over at itong sleeper bus din na diretso sa aparri na hindi na rin dadaan sa tuguegarao terminal...
