THE real estate development arm of the Aboitiz Group plans to launch this December a residential condominium and commercial complex in Barangay Mabolo, Cebu City.
AboitizLand vice president for sales, marketing and customer service Pia Mantecon said the real estate development, dubbed The Persimmon, will feature four 15-story towers that will house residential condominium units and commercial spaces.
She said the name of the project is based on the English word of the tree, which is the basis for the name of Barangay Mabolo.
Persimmon is a tree species that belongs to the genus Diospyros, the same genus that mabolo (scientific name Diospyros discolor) belongs to.
The towers, which will rise on a property that many Cebu City residents refer to as the Coaco building, will be an urban village, Mantecon said.
She said the commercial spaces will be located on the ground floor of the condo towers and will feature restaurants, bars, gym and other amenities.
She said the project has been generating a lot of interest, although site development has barely started.
AboitizLand president and chief operating officer Andoni Aboitiz earlier said the condominium towers will be targeted at young professionals. He said studio type condos at The Persimmon will have a price tag of P1.5 million to P3.5 million.
“The city will change drastically in the next five years and land is very expensive, which will force some people to settle back in the urban area,” he had said during the recent launching of the Molave Highlands Residences in the northern towns of Liloan and Consolacion.
Last week, AboitizLand launched Kishanta Zen Residences, the house-and-lot component of the Kishanta subdivision, located in the hills of Talisay City.
AboitizLand developed five models for Kishanta Zen Residences and are priced from P2 million to P3.5 million. (LAP)

It is located 5 minutes away from SM Cebu, 5 minutes away from Ayala Center Cebu, 2 minutes away from Mabolo Church, and 7 mins away from Cebu International Port. IMO, It may not be located literally at the heart of Cebu City but its strategic point and whole masterplan give PERSIMMON an edge amongst the current condo projects in mainland Cebu.

I agree.....Cebu would definitely change in the next five years.....ang hirap na nga maghanap ng new subdivisions within the Cebu City proper lately eh. If meron man available, mejo mahal ang cost. Maswerte yung oldies na nakainvest na near the city proper.
This is a great project! I wish for more projects such as these for the young and new breed of Cebuano urbanites who want to live near their workplace! :okay:

...according to one forumer, yeah, the Kahayag Cafe is no longer doing business... for the settlers, i guess, we'll be seeing some demolition in that area...soon!

Though that area there is quite chaotic and disorderly, Aboitiz's project will surely change its landscape.
I hope though that the government will widen that portion of M.J. Cuenco.. It's only 2-lanes I think while it becomes six lanes as one approaches Mabolo Church.

Exactly.. There are lots of old houses there nga parehas sa Carcar ang architecture.. pero it's abandoned naman sad.. hehe..
There's another one though that is still very intact, its beside Mabolo church but enclosed by a very high fence, hehe..

They will most likely build one tower at a time to play safe and minimize losses in case of an unforeseen event like another crisis or if sales are dismal. Remember the condo market in Cebu is still relatively small, once sales increases expect 20-40 story condos to start being proposed.

P500-M Loan
ABOITIZLAND Inc. has secured a P500-million term loan from Security Bank to boost its funding portfolio for its planned urban village in Cebu, The Persimmons, and business processing venture in Mactan island, iMez.
Leorelei Ylaya, Aboitizland Inc. marketing manager, said that The Persimmons is designed to revolutionize the definition of living in the city. "It will be Cebu City's first real urban village hosting four residential towers of up to 15 stories each and an expansive commercial center along MJ Cuenco Avenue in barangay Mabolo, Cebu City," Ylaya said.
Site clearing activities for The Persimmons project have already begun. The development of the 1.4 hectare project will start within the first quarter of the year.
The P500-million loan will also help in the Aboitizland's iMez, a BPO building in Pueblo Verde commercial center in front of the Mactan Export Processing Zone (MEZ) 2 in Mactan Island.
iMez will be a 5-storey home for the BPO operatores with an area of 4,000 square meters of prime office space.

bai, i talked to one of the aboitizland peeps and he said the launching (at the waterfront?) will be moved to march. also, since this is the pre-selling stage, it's unlikely pag-ibig financing is possible with the persimmon. i hope aboitizland will change it's mind on the matter...
by the way, do you have any idea how much the running rental rate is for studio type condo units in cebu (24-32 sq. m.)? is there a market for that?

pag-ibig financing is still feasible after equity payment. the remaining balance may be financed thru pag-ibig subject to approval from top management.

MEDIUM-SIZED SECURITY BANK Corp. has provided a P500-million loan facility to Aboitizland Inc., the real estate arm of the Cebu-based Aboitiz conglomerate.
In a statement, SBC said it entered into the loan agreement to fund Aboitizland’s latest property development foray in the Queen City of the South.
“The growth prospect for the property industry in Cebu is truly phenomenal. The increased demand for both residential and commercial development is prompting leading real estate companies to expand their portfolio to match the needs,” said SBC senior vice president Patricia May Siy.
“Security Bank recognizes this trend and extends its full support to help property companies respond to the local market demand,” she added.
Aboitizland will use most of the loan proceeds to develop a 1.4-hectare, mixed-use, urban village within Metro Cebu called The Persimmon. This residential and commercial project is envisioned to revolutionize urban living standards in Cebu.
A portion of the loan proceeds will be used to support the development of its business process outsourcing venture, iMEZ, located at the Pueblo Verde Commercial Center in Mactan, Siy said.
Aboitizland designs and develops communities for industrial, commercial and medium- to high-end residential use. It is part of the Aboitiz group, one of the country’s oldest and biggest conglomerates with interests in power distribution and transmission, banking, food production, industrial gas production and construction.
In 2007, SCB attained a 42-percent growth in net profits to P2.7 billion partly due to the 55-percent expansion in its loan portfolio.
“By leveraging on the client relationships we have cultivated over the years, we have managed to steadily grow our portfolio of quality loan assets that yielded favorable results for the past year. We hope to continue to replicate this success by maintaining good client relations,” Siy said.

ABOITIZLAND, Inc. will unveil very soon its first vertical commercial and residential enclave, The Persimmon, at the former COACO Compound on M. J. Cuenco Avenue, Cebu City.
As the Aboitizland team is preparing for the grand launch of Cebu’s first urban village, a lot of interest has been generated about the project’s features and amenities, as well as its classic name.
Pia Mantecon, Aboitizland vice president for sales, marketing and customer service explains that The Persimmon is named after the mabolo fruit and the city district where the urban village will rise.
“Persimmon” is the English name for the trees classified under the genus Diospyros which includes the Philippine mabolo.
By adopting the mabolo as its symbol, The Persimmon pays homage to Cebu’s rich culture and history. The Persimmon will enrich and enhance the way the Cebuanos live, providing a home with modern conveniences within Cebu City.
The persimmon tree could be either multi-trunked or single-stemmed and can grow to 25 feet high and could also be as wide. It is an interesting ornamental with drooping leaves and branches that give it a characteristic tropical appearance.
AboitizLand recognizes the tree as a symbol of incessant fruition. Persimmons propagate by pollination. Each tree could either be male or female, but any tree could bear both male and female flowers.
Distinguished by very attractive, shiny, roundish fruits, the different varieties of persimmon display their fruits at different times of the year. The colors and sizes of the fruits of different varieties also vary from yellowish-orange to crimson and from small to large.
Like its namesake, The Persimmon will be attractive, spanking shiny and very interesting. It will have top-quality residential units and commercial service providers within its four-tower cluster.

Eyeing the strong demand for high density living in Cebu’s emerging urbanized metropolis, Cebu’s major real estate developer Aboitizland has started construction of their fist vertical project which is an urban village called The Persimmon.
AboitizLand’s chief operating officer Andoni Aboitiz recently announced the start of the construction of The Persimmon, a 1.4 hectare area that will host a themed community consisting two components: a commercial neighborhood and a residential enclave with four mid-rise condominium towers: east, west, south and north.
Aboitiz said that the site clearing has been completed on the former Cebu Oxygen and Acetylene Corporation (COACO) building and that construction of their West Tower, which will have 157 units with 15 levels will be started in the second quarter of 2008 and its units will be turned over to homeowners within two years.
The Persimmon will be a complete commercial and residential development situated within minutes from economic hubs within the city as well as places of worship, historical sites and academic institutions, said Aboitiz.
“The new condominium project is the definition of city living- it is a place where you will love to live. It espouses a more Asian feel than the usual developments. The units are very attractively priced with big discounts and several financing options that vecinos (homeowners) can enjoy,” Aboitiz said adding that the company will be investing close to a billion after all the components of the project are done.
The units are priced from P1.5 million for a studio unit, until P8.2 million for loft-type units. A ten percent discount on spot cash payments are offered by Aboitizland and a stretched cash payment scheme wherein interested buyers can pay for a unit for over 24-month term, on zero interest. There are also balloon payment option or lump sum payment schemes.
Meanwhile, The Persimmons’ commercial development is targeted to be operational on the first quarter of next year. It will host a themed neighborhood commercial strip accommodating food stalls, a convenient store, restaurants, coffee shops, recreational and entertainment facilities such as restobars and videoke bars as well as the company’s sales office. It will cater not only to its residents but as well become a destination for all Cebuanos, said Jojo Rafaeles, Aboitizland sales manager.
“The Persimmon will revolutionize the definition of city living. Vecinos will enjoy convenience of accessibility--- having restaurants and entertainment and shopping destinations right downstairs or next door from where they live--- and the assurance of living in a high-quality community,” he added.
AboitizLand vice president for sales, marketing and customer service Pia Mantecon explained that the project’s identity will be closely linked to the historical and environmental relevance of the mabolo tree, which the project was named after as well as AboitizLand’s dedication to the Cebuano heritage.
The project is designed by award winning architects from Recio + Casas and structural development will be provided by international constructors, R. S. Ison and Associates. Whereas mechanical and plumbing consultancy is provided by Isagani M. Martinez and R. A. Mojica and Partners will provide electrical engineering consultancy.
Part of the design team is renowned light designer Christine Sicangco Lighting Design, Inc which project includes the Washington International Airport, Calvin Klein showroom and SM Megamall. For the project’s greenscapes, PGAA Creative Design was appointed as its landscape architects which is famous for projects like the Rockwell, Edsa Shangri La, Banyan Tree Group in Indonesia, Hainan Mandarin, Sutera Harbor Project in Kota Kinabalu, and the NTUC resort in Sentosa, Singapore. —Rhia de Pablo

A PROJECT of many “firsts.”
This was how Aboitizland vice president for marketing and sales Pia Mantecon described the real estate firm’s new project – The Persimmon.
It is also the company’s first undertaking of a commercial center, she added.
Covering over 1.4 hectares of land area in Mabolo, Cebu City, The Persimmon is Aboitizland’s first venture into a “vertical development” since it is the firm’s first skyrise project.
During a press briefing held at the Pino Restaurant last Friday, Andoni Aboitiz, Aboitizland chief operating officer, said the company is “very excited” with the project, which is the result of “meticulous planning and value engineering.”
“It is a new concept in Cebu where one can live, work and play in the same area,” said Aboitiz.
Also referred to as an urban village, the project is comprised of four 15-story towers that will house a commercial area and residential enclave.
Building construction will start in June this year. The completion will depend on “how fast the take up of the project is” said Aboitiz.
“It could be between five to eight years,” he added.
The “themed commercial neighborhood,” said Aboitizland sales manager Jojo Rafaeles, will be operational by the first quarter of 2009. It will also house the project’s sales office and a showroom for model units.
The Persimmon will have a studio, one-bedroom, two-bedroom and loft units. Minimum floor area for studios will range from 23 square meters to 32 square meters while loft units will be at 43 square meters to 141 square meters.
For the loft, buyers can choose among a one-bedroom, two-bedroom and three-bedroom units. Garden units are also available.
Although the company is yet to start accepting reservations, Rafaeles said that based on the purchase applications that the company received, Aboitizland has sold all of the 157 units at Persimmon West—the first tower that will be built.
“We now have almost 300 (prospective buyers),” Rafaeles noted.
The purchase applications are forms filled out by the buyers who have the intention to buy a unit while actual reservation of units is not yet open. In the forms, the buyer is asked to give three choices of preferred units.
The company will formally launch the project on April 25.
Mantecon said that Aboitizland is going to be the first to hold “a three-day grand launch,” starting with the launch party at the Waterfront Hotel Cebu City Hotel and Casino that will be followed by an open-house activity for the next two days.
The Persimmon’s residential area will feature a club house, gym, multi-purpose court, a playroom, children’s playground, an adult and children’s pool, function rooms and a perimeter fence.
The commercial part will have buildings that will house food and dining establishments, health and wellness centers, entertainment facilities and a grocery store. (DME)

it will be like the mepz2 commercial area which is open to the public. i heard kahayag will be given retail space but it will depend on them if they will take the offer. the 4-tower area is gated and will have purely residential units. unlike in a condotel wherein hotel guests will be in and out of the tower. more peaceful ni. :banana:

if you have been to the site, you would see that the area is clear of structures already so i think what you saw was either not on the property, or demolished already. google earth is not real time man gud.

I passed by The Persimmon this morning and there is a large tarpaulin at the site saying that today is the ground breaking ceremony for the west tower of The Persimmon. Also, there are ads in Cebu Daily News today congratulating Aboitiz Land for the ground breaking ceremony of the west tower of The Persimmon. I hope that somebody from SSC Cebu can take the picture of the ads so that we can see what the west tower of The Persimmon looks like.

Tell me of an aboitizland project that has been abandoned or is way out of its timeline. remember, aboitizland only constitutes less than 5% of the aboitizes holdings in the country, so this company very deep pockets.
most of the developers here though have deep pockets.

ABOITIZLAND Inc. recently started its first-ever vertical residential development in hometown Cebu.
Called The Persimmon, the project sits on a two-hectare lot located on M.J. Cuenco Avenue and is near Ayala Center and SM Cebu malls. Apart from residential units, Aboitiz said the complex will also have spaces for dining and shopping.
Each tower will have about 15 floors. There will be studio-type units with about 23 to 32 square meters (sq.m.); 1-bedroom spaces with approximately 38-66 sq. m; 2-bedroom units with 57-678 sq. m. as well as garden and loft units.
“The first tower, which will be ready for occupancy in 15 to 18 months, is fully sold already,” said Erramon Aboitiz, chief operating officer of listed Aboitiz Equity Ventures (AVE), the parent firm of AboitizLand. Most of the homebuyers, he said, are from the neighboring islands with Cebu-based jobs.
The condominium cluster is designed as the ultimate city address, complete with all the amenities for comfortable living. Its low-rise commercial and entertainment enclave is expected to draw a mix of restaurants, bistros, cafés and service establishments. Development of the commercial strip will start next month and is set to be completed within a year.
Apart from residential, it will also provide spaces for business process outsourcing (BPO), an industry that is flourishing in Cebu.
Last week, the company broke ground for the iMEZ, a commercial/corporate building in Pueblo Verde, Mactan Export Zone II (MEZ II) in Lapu-Lapu City. iMEZ is a five-story project set within Pueblo Verde, the company’s mixed-use neighborhood commercial hub and is one of the MEZ II landmarks.
Following the trend in BPO facilities, iMEZ will also feature a host of retail shops at its ground floor offering dining options, including an al fresco area, to employees of tenant-companies. The second to fifth floors, each with a floor span of approximately 1,000 square meters, will house BPO organizations.
The company said the building is a “choice location” for BPO companies because it is designed to provide “200 percent” backup power supply with easy and accessible layout for utilities at each floor. Power will be provided at competitive rates.
As with AboitizLand’s recent projects, iMEZ’s utility cables will be installed underground providing an uncluttered view of the Filipino-Spanish architecture of the building and its surrounding Pueblo Verde neighborhood.
iMEZ is located within a short distance from the Mactan Cebu International Airport, Mactan’s famed beaches, schools, hospitals, commercial and business establishments, residential developments and the city center. It is accessible by public transport.

the cemetery issue doesn't affect the marketing aspect at all. in fact, we recommend to resident owners who demand a "no obstruction" guarantee from aboitizland that they invest on the tower facing the cemetery. surely, there will be no high-rise building that will be constructed over the cemetery to obstruct their unit's view. what you see at night are only lighted posts. seldom do you see lighted candles on most occasions except november 1 and 2. even if there are candles lighted, you rarely can visibly see it from afar or your unit.

The Persimmon is a landmark Aboitizland project. It is the company’s first venture into vertical residential development and is Cebu’s first urban village.
The condominium cluster is designed as the ultimate city address, complete with the amenities of comfortable living. Its low-rise commercial and entertainment enclave is expected to draw a mix of restaurants, bistros, cafes and service establishments. Development of its commercial strip will commence on September 2008 and is set to be completed within a year.

DESPITE the global economic crisis, five projects in Cebu of a Cebu-based real estate company will continue.
“We are not going to stop our developments. We are long-term players,” said Andoni Aboitiz, president and chief operating officer of AboitizLand Inc.
Aboitiz said real estate by nature follows the boom-and-bust cycle, or the “ups and downs” of the economy.
The challenge for companies like AboitizLand is to achieve steady growth, he said.
The company has five ongoing residential developments and one commercial project in Cebu.
Ongoing residential projects are Pristina North in barangay Talamban and Persimmon in barangay Mabolo both in Cebu City, Kishanta Zen Living and Kishanta Zen Residences in Talisay City and Molave Highlands in Consolacion town....

It was not immediately clear what the reason was for the impending breakup, although managing partner Jose Pedro Recio had already quietly informed select clients that the partnership would be formally de-merged in September.
Founded in 1988 in Hong Kong by Recio and his Ateneo high school and University of Santo Tomas architectural classmate Carmelo Casas, Recio+Casas returned to the Philippines in 1992 after winning the design competition for the ABS-CBN broadcast complex in Quezon City. I don't know..pero I've seen buildings man na lapad ang ila front na part sa lot from the road. I guess they're expecting na i widen ang road. Somebody must have told them.

CEBU'S first urban village, The Persimmon, started its construction for the West Tower last month as the building’s bored pile foundation was completed last November 2008.
The Persimmon, located along M. J. Cuenco Avenue in Mabolo district is the first venture into vertical development by AboitizLand, Inc., one of Cebu’s most respected real property companies.
Engineer Jesmar Cabriles of AboitizLand’s Construction Management Team said the company opted to use bored pile foundation, despite its relatively higher cost (about P58 million), to ensure safety and stability of the high-rise structures that will be erected in the area.
AboitizLand marketing manager Leorelei Ylaya said the company spared no expense in establishing the foundation,
“because safety and quality are important to us.”
With the completion of the West Tower foundation, more surface development will be visible and “vecinos (Spanish for neighbors; AboitizLand’s reference to its clients and homeowners) will be able to track the progress of construction,” Ylaya said.
The much-anticipated Persimmon consists of four residential condominium towers with units featuring the awesome panorama of the Cebu harbor and the sea beyond and the majestic hills and mountains. It is the first condominium development that integrates a commercial and entertainment strip bringing a marked lifestyle shift for many Cebuanos.
Launched in 2008, The Persimmon’s West Tower is due for turnover in two years. Construction of the other parts of the project, including the three other residential towers is set to begin on a phased schedule.
Ylaya said: “The Persimmon is selling very well, as we had expected, and construction is proceeding as scheduled.”
AboitizLand chief operations officer Andoni Aboitiz earlier disclosed that advanced procurement of essential construction materials for the condominium project had allowed the company to avoid the inconvenience of dealing with a sudden surge in the prices of materials, assuring “the best value for vecinos’ money.” (PR)

vatics July 10th, 2009, 10:08 AM the 2011 completion date is just a conservative estimate. it may be earlier than expected. please note our project's construction is ahead of schedule. just watch & see each persimmon towers rises in mabolo. the builder's name is your assurance that all towers will be completed the soonest time possible.

vatics July 18th, 2009, 05:07 AM i was informed by our office that the first tower (west tower) is estimated to be completed end of this year. there will be early turnover of units for those who have fully paid early next year. of course, there is no doubt our project team will accomplish the deadline set knowing construction is round the clock. now this is what i call express delivery.:)
