Lebanon’s Arabian Construction Company has started work on a AED 873 million ($237 million) twin tower development on Dubai’s Shaikh Zayed road.
Located near the Burj Dubai development, the 30-month contract involves the construction of a 58-floor hotel tower which will cover a built-up area of about 66,000 square metres. The second tower is a 55-floor residential building covering a built-up area of about 62,000 square metres.
Both buildings will sit on top of a three-floor podium and a basement level with shops, restaurants and health clubs. The project also includes a six-level car park.
US-based Fentress Bradburn is the architect for the project. The local office of KEO International Consultants is the consultant. The client is a local private

Like the refracting sheets of light that rise from a desert mirage, shimmering veils of glass define two towers, blurring the border between land and water or the desert salt flats and the Gulf. The veil-like folded sheets of glass that cover the entire front façades create the sense of a patterned vernacular sunscreen and carve familiar shapes into the Dubai skyline on a monumental scale. Each tower bends and creases independently as it rises into the sky, creating both a sense of individuality and unity. This 1,500,000-square-foot high-rise development is divided into two distinctive, slender towers - one 53 stories and one 60 stories - situated on each side of a multi-story atrium lobby space. The Suites Tower houses hotel and luxury service apartments, while the Residential Tower houses rental apartments.

AltinD October 5th, 2007, 09:21 PM These can be near Al Hekma Tower. That's the only area of SZR that is in a total mess (Metro, Defence Roundabout, Double decker road) and we can't see what's really going on.
It would be great if those two will be the towers though ... and yes we have seen them floating around for at least a couple of years.

Awesome! The Emirates Towers block is getting competition around Dubai.
AltinD March 2nd, 2008, 01:46 AM ZETAS FOUNDATIONS has started work on the big site next to Al Hekma Tower.
We are not sure if these towers will be build there, but ACC has worked with ZETAS before on Rose Rotana, Al Yaqoub, Princess and Elite Residence Towers so it might show that this site is indeed the correct one.

(The site can be good for three towers also)

AltinD June 11th, 2009, 01:46 PM ^^ Yes, both central cores and the smaller auxiliary ones (probably for the podium/plazza levels only) are up 3 - 4 levels. The pillars for the structure have started to rise too.
Interestingly the central cores are shaped differently, probably because of the different usage of each tower and different vertical traffic predicted for them.

projects because I think most of investors paid 80% and only the final payments left.
I have heard a gossip about some empty plots , it belongs to Abu Dhabi now with the JBR hotels as well .It was a part of the fund deal.
Dont know its true or not but if you are walking around the JBR you will see the small sign, Abu Dhabi National Holiday Group or similar :)

GOL2007 October 30th, 2009, 08:38 PM But look at the horse race course Nad Al Sheba. Before Arabtec was kicked out of the job the progress was just INCREDIBLE.
Maybe it's not always the case with Abu Dhabi projects but the more wasta you have the faster is your project going (not only construction, the permits and red tape ist much less of an obstacle for you).
Have you ever experienced a DIFC project on FAST TRACK?! These guys get what they want... ;)

The-King May 31st, 2010, 11:05 PM please don't tell me that this will be the final cladding colour. It looks cheap and 80's style. The front looks so nice they should not ruin the towers with such a horrible back.
But however it is good to see that things are moving here, definitely a good sign.

Arabian Construction Company (ACC) is planning to issue a tender for the interiors package of the Dubai Mixed Use project in Downtown Dubai within the next six weeks, according to the company.
Raed Khaled Khadijah, construction manager at the Lebanon-headquartered contractor that is the lead builder on the project, said the issue would coincide with the scheduled completion of the structure of what will be a 49-storey residential and office tower.
“It will be approximately in one-and-a-half months,” he said today. “It will be a package, including toiling work and some MEP work and some other things.” It is the last of the sub-contracts to be awarded.
The whole project also includes a 31-storey hotel next to the residential and office tower. The two structures share a five-storey podium, which connect to a seven-storey car park via two bridges as well as two tunnels that allow both access as well as services. KEO Consulting has been the consultant on the project, which has been in construction for the last three years, with PERI providing the formwork.
The hotel structure is currently frozen at five floors as ACC await the redesign for the structure from the client, originally due last year, according to Mohamad Hamze, project manager. These new designs are expected at the same time as the completion of the residential/office structure, which currently stands at 44 floors for the core wall.

Yes, it is a shame!
I guess you're right, though... they should have been the same height.
Oh well, at least the oversupply caused by the completion of the res/com tower will be slightly less catastrophic than if it were to be built to it's original height of 61 levels! ;)

Perhaps they will appoint someone to manage it later, so it's just a holding name? And are we sure the second one is an office tower? Could be a hotel? :dunno:

French luxury hotel chain Sofitel is planning to open three properties in the UAE by the end of next year and is in talks to manage a property on Saadiyat Island, The National has reported. The first of the new properties, the Sofitel Abu Dhabi Capital Plaza, is expected to open in the fourth quarter of this year on the Corniche. Sofitel, which opened the five-star Dubai Jumeirah Beach hotel on the Palm Jumeirah last year, plans to follow this with a resort on the Crescent and a hotel on Sheikh Zayed Road near the Burj Khalifa towards the end of next year.

The builder of the twin-tower Dubai Mixed Use development is to put a partition through the podium so that office tower can be completed while the hotel tower remains in design stage.
Raed Khaled Khadijah, construction manager on the Downtown Dubai project at ACC, said that the office structure had been completed earlier this year and that the company was executing the interiors work itself.
By contrast, the hotel tower - which shares the five-storey podium - has been frozen at five floors for the last year following the decision by the client to substantially revise its design and scale to adjust to a cooler Dubai market, sources told CW on a site visit in January. The hotel structure will now be 31 floors, almost half the 56 floors originally planned
We expect the handover of the office tower to happen in February 2012,” he said. “For the hotel we’re doing block work only.”
With swift work on the 49-storey office tower, ACC will install a partition to allow its timely delivery even as the hotel remains on the drawing board. “We’ve done this before, where there will be a partition between the two,” he said. “It means we can hand over everything, including the car park, so it can be finished and the tenants of the offices can move in.”
The office tower will comprise of commercial space from floors five to 21, with residential space above that.
Khadlijah added that ACC is also making swift work fixing the steel structure on the roof for the cladding and that it and the client is working on a design mock-up for a typical hotel room, and once this is completed, the full design for the scaled down hotel can begin.

GOL2007 December 17th, 2011, 11:48 AM I'm a bit surprised that no one is complaining about the height reduction of the second tower (it looks topped out). But imho it looks better this way when you look at the two towers plus al hikma... :)
