Hi fellow forumners, I want to enquire about this new 32-storey residential project by Wing Tai on the former Newto Meadows site. As far as I know, the site is freehold.

Property that is sited between two MRT stations are the worst, nor here nor there.

e.g.

A = property at Newton MRT
B = property equal distance to Novena MRT and Newton MRT
C = property at Novena MRT

I would prefer "C" than "B".

So far, no renderings. But there is a rendering for the former HJ Heights at Bukit Timah by UIC. It looked a lot like Sixth Avenue Residences.

L'Viv - 147 units on about 43k sqft land.
Heard that some mid-floors sold at about $2200 psf!
Lowest floor going for >$1850 psf!

I also heard that Wing Tai have sold a few floors on a "per floor" basis and that 2+Study units currently available are 21st-level at $2,100 psf and 22nd-level at $2,250 psf.

Someone bought a unit at L'viv for $2,185 psf in February this year.

I was quoted 15-03 for around 2050psf for a 2bedder of 990sqft...perceived nice unblocked view.

Residences @ Evelyn 2 bedder can get around 1.7kpsf now..

Which one better value?

Not too sure about view from L'VIV. But the view of those stacks in Residences@Evelyn looking towards the Bukit Timah side is quite nice....panoramic unblocked.

IMO Residences @ Evelyn 2-bedder not a good buy as construction of L'viv and Trilight in the next few years will mean endless noise, dust and eventual blockage.
