I'd have to disagree with you. Owning 5-10 condos is scary and ultra risky right now. I was saying a price correction in 5 years too. It could happen sooner though. These corrections are not obvious at first. They are a slow building thing.

What drives me nuts is that there are posters who don't see it. They think prices will just go up forever. Apparently the laws of supply and demand don't apply to the Philippines.

I understand a lot of them are agents though.

You're right if you got in early you did great.

You disagree that renting out condos is a good investment?

Why would owning 5 - 10 condos right now be scary?
Its not scary if you invested early or fully paid.
In fact that is a great situation. You have so many options.

We're scheduled to top-off The Beaufort East & West Tower this June 2011. Tentatively by June 21st. It'll be a big event. I will keep everybody posted on this. Meanwhile ....

Structural works have commenced on the 43rd floor of the West Tower and 42nd floor of the East Tower. Parallel to this is the installation of Mechanical-Electrical-Plumbing-Fire (MEPF) lines in both towers.


MEPF lines are embedded in the Monowall, a fabricated interior wall partition made of mortar and reinforcement. It is warranted by the DILG Bureau of Fire Protection to withstand approximately two hours of fire. It is also sanctioned by TUV SUD Pte Ltd, an internationally recognized testing, inspection, and certification body, to minimize noise frequency of 5,000 hz to Transmission Loss of 56 decibels.

For 3-Bedroom units at The Beaufort, total FCU will be 5 units instead of 4 with no extra cost on the part of the buyer. Originally, 1 for each bedroom and 1 FCU for living and dining but the management decided to have separate FCU for the living and dining.

Tentatively, topping off is by end of June and due to bad weathers that we are experiencing lately, there was no announcement yet of the date of topping off.

Hello everybody! Technically The Beaufort have already top-off but the ceremony will be held this August because the Armak lift is only up to 32nd floor. They are rushing the elevator from 32nd floor to the 43rd floor so that the officers will not to take the stairs on the ceremony date.

One more thing is, they wanted to prepare the viewing of the mock up units on the 8th floor for both towers. Wherein the clients may view or see the actual deliverables and/or finishing of each unit and the actual views.

There were already photos taken inside and from outside (all angle) of The Beaufort but sadly, these photos were not yet shared to us. Once I got hold of the copy of it, I will post them here immediately.

Very faithful to the render, so far. But development's slowed down lately. Haven't even been topped off. I can still see construction work going on at the top. Seems like they are rushing the podium offices? Any insider updates?

ang case noon, ang bgc developer ay kino convert nila ang parking into residential units, nung naireklamo, ngayon naman, kunyari 43 pero gagawin nila ay 52, nanloko pa rin ng estado o gobyerno ng pilipinas, taguig at barangay at higit sa lahat ang mga tao na bumili rito, maraming unit owners same pa rin ang assoc dues na 50-70 pesos per sqm

the structural members are really dirty. ginagaya niya ang katabing Fort Victoria at ang di nalalayong Icon Plaza. I like the design though. Construction should be done neatly. Ika nga, konkreto pa lang, masterpiece na. Sana gayahin nila yung Arya, ang gandang pagmasdan.

It seems Arquitectonica is very particular when it comes to aesthetic of the building facade by covering the big concrete portion just like what they did in Raffles Makati. Cant wait for other Arquitectonica designed buildings in BGC like One High Street , W 5th Avenue and SM Aura.

I bought my unit in West Tower since the East Tower is already fully sold. I bought my unit in March this year and there was only few units left. After 1 month, Filinvest has increased the price between 20-30%. I assume that they have done this because their inventories of their units are getting low.

Yes there will be these white lights all over the building at night time giving an accent. This is the reason why they need to install the silver colour horizontal lines to hide these LED lights.

The west tower is already sold out. the east tower is about 30+ % sold out. having the east-west bank in the podium has its benefits it makes the whole project much more secure. they hired Control Risk as their security consultant. with regards to the privacy they have separate entry points and lobbies.

you have a point with the fire exit but i'm sure that if there is a fire Filinvest has put enough safe guards that residents as well as those working in the bank will be safe to exit the building with regards to the public they won't have any access to any of the residential floors since all unit comes with an security access card.

Sorry to say this...but FV is really one &*%$ building. I read from the newspaper that the number of people renting in Pacific Plaza (PP) went down, especially the rooms with the FV view. The beufort is a bit lucky with the way the building is positioned---the view of FV will not totally block it, unlike PP. Cant wait for Beufort to be finished---nothing beats 4 units per floor!

Yes EWB had started moving in. The podium level which EWB occupies was completed alot earlier than the rest of the structure.

A different contractor did the work. Not Monolith.

Continues glass wall design is amazing. Even the corners are all glass. This building will stand out especially when lit at night. Wonder if they are solar lights.

Dang there is really a glaring difference between The BeauFort and Fort Victoria projects. It's really like night and day as far as the look and finishing go. Glad it's actually The BeauFort project we end up seeing outside everyday and not Fort Victoria which unfortunately both Pacific Plaza and The BeauFort end up seeing outside as it's located dead smack at the corner and in the middle of those two iconic buildings. Hopefully Fort Victoria's look will still improve when it's finally turned over to their investors so that it would atleast blend/fit in better with it's beautiful neighbor buildings. Just that with the Singapore embassy so low, Fort Victoria is for all eyes to see and compare kanya napipintasan ng husto tuloy.

Beaufort is all glass and cladding. No exposed concrete. FV is all concrete like a cluster of firewalls with peep holes. Hope they can do something to make this ugly structure more pleasant to look at. Sorry but really can't find anything nice about FV.

Real high-end talaga ang Beaufort sa design niya, because of Arquitectonica. Para mas maging pleasant-look ang Fort Victoria kahit hindi hiigh-end ang design niya, kailangan siguro pagandahin ang paintworks ng facade niya para kahit papaano mas pleasant kahit kaunti.....:cheers:

The BeauFort project's common podium which is made up of several office floors is suppose to be tenanted by the corporate bank of FilInvest (East West Bank) if memory serves me right. Atleast that was what was mentioned if I'm not mistaken. Not sure though if it is indeed East West Bank occupying the said floors but if so then it might also be their new HQ location. Maybe someone affiliated with this FilInvest project can confirm if such is indeed the case. :cheers:

The BeauFort project's common podium which is made up of several office floors is suppose to be tenanted by the corporate bank of FilInvest (East West Bank) if memory serves me right. Atleast that was what was mentioned if I'm not mistaken. Not sure though if it is indeed East West Bank occupying the said floors but if so then it might also be their new HQ location. Maybe someone affiliated with this FilInvest project can confirm if such is indeed the case. :cheers:

Yes it's a banking podium for East West Bank that is also owned by Filinvest Group. If I can remember it right, that's 5 floors but the residential has a separate lobby, entrance, elevators and access cards.

If im not mistaken, the east west bank signage is already placed on the podium floors of the beufort. I could also see window shades are also in place already. Looks like the operations of the bank is about to start--maybe in a months time.

When I went to the Beaufort showroom before two times, it was not mentioned at all that there will be offices at the podium. I and a lot of people I'm sure prefer to stay in a purely residential building.

When i worked here before, way back 2008, yes we informed our clients about the banking podium. It can also be used as to residents advantage since security will definitely be very strict. I think this is also why they will be using security access cards to unit owners. Well some will prefer all residential, some wouldn't mind but no doubt this project is turning out to be as planned. Very classy building. Can't wait for unit photos :D

^^ Mmm... Don't really know if it will be a problem given the residential tower lobby is not shared anyway with the office floors. The office drop off and entrance is totally separate from the residential tower drop off and entrance so the residents of the tower will not even bump into the employees and clients of East West Bank which is leasing the said office space. I would also imagine the office floors would have been disclosed and reflected in the Sales Brochure (Building Schematics) given to buyers/investors for their reference and review even if the sales agent may have neglected to mention this.

In some projects, what's good in having a commercial component is the commercial portion of the project/building actually help subsidize the common area overhead, operation and upkeep costs for the whole building thereby consequently helping out in keeping the cost multiplier at a reasonably level when assesing and computing monthly HOA fees of unit owners. But I don't know if such will be the case in the BeauFort though. Guess it all boils down to the stipulations in the contract signed by East West Bank. Maybe someone who is connected to the project can give us the lowdown as to East West Bank's actual participation in the overhead, operation and upkeep costs in the BeauFort Project.

in many mixed-used vertical developments with commercial units in the first two floors, a uniform association dues psm applies. One would think that this is unfair to the owners of residential units. Not exactly when one considers that the owners and customers of commercial units do not use the amenities and elevators, generally speaking.

HLURB has issued a Cease and Desist Order (CDO) to Beaufort East Tower since they don't have CR-LS (Certificate of Registration and License to Sell). Does this mean that the Sales and Purchase Agreement signed with them is null and void as they are not authorize to sell their units in the East Tower? The turn over has been delayed as well by at least 6 months.

Is there a reason developers sell before they get a License to sell ? is it because the government takes too long to process it or something like that ?

The property developers are not allowed to sell if they don't have the License to Sell (LS) and the Certificate of Registration (CR). In order to get LS and CR, the developers need to submit a lot fo documents like the approved plan and design, marketing campaign, etc. This is to protect home buyers. If we buy from developers who does not have LS and CR, we will not be able to get our land title or condo title. The developer can however apply for a temporary LS and they will be given up to 6 months to complete the documentation. If they will not comply within 6 months then a Cease and Desist Order (CDO) will be issued towards the developer. They will be penalized P10,000 for every unit that they have sold without the LS.

Seems it did slowed down as soon as the bank podium was completed months ago. Doesn't look like this will get done soon. Possibly due to lack of investors maybe? Any insight anyone?

As far as I know, they are sticking to the end of March/beginning of April turnover date. That was when I called a week ago, all they could tell me was everyone was busy working out the units to prepare for turnover. However, everytime I pass by the building, it seems less and less likely it will finish in the near future. Who knows, I do expect a letter though within the month whether they can deliver or not. Since, the last letter clearly stated an end of March turnover date.

Saw them testing the facade lights last week. But don't think this will be completed soon. Probably another 3 to 4 months. Though I see they've begun working on the lobby, it's far from finished.

3 to 4 months more likely for West tower and maybe 6 months for East tower. Published delivery date was Dec 2012 but LTS says Dec 2013. Is this normal?

Yup that BeauFort showroom is a very prime property indeed and surrounded by residential towers along Burgos Circle. Hopefully Ayala will have a change of plan and put a residential tower instead of an office tower given it's nice location within Burgos Circle. Just got a letter from Beaufort. Looks like your guess was correct. They pushed back turnover to end of 3rd quarter. Another 3-5 months. That's for West tower, East will be end of the year.

we just got a notice that the turnover will be delayed to the 3rd quarter of the year for west tower and 4th qtr for the east. No problem with the delay--as long as they make the inside really nice-They did give us a hotel voucher for at Crimson hotel in filinvest city in alabang

From the pic below looks like the BeauForts pool area actually faces Fairways and Manila Golf Course. The Tower nearest to the golf course is actually the Premium Tower so accordingly it should get the best/majority of the golf course and Makati skyline view among the 2 towers.

Great design. Very clean look. Building orientation however seems odd. Only one section of bldg have a full view of golf course. Rest are just partial views. Infinity pool is facing Fairways and not golf course as depicted in their ads and rendering.

Under current law, can Filinvest still move delivery beyond 2013? They already have 2 failed delivery attempts. Doesn't look like there is a sense of urgency on their part to t/o units on time.
