CORPORATE STRATEGY CALLS FOR UPGRADE INTO UNIBANK

GOTIANUN-LED Filinvest Development Corp. is placing P1 billion of fresh
equity into East West Banking Corp. for a boost capital that will
enable the bank to upgrade itself from a commercial to a universal bank.
East West Bank's capital amounts to P2 billion. At present, it has more
than 80 branches.
Chief financial officer and treasurer Nelson Bona said the equity would
partly come from proceeds Filinvest Development expects to raise from
a planned follow-on shares offer. Another source is a Tier-2 financing.
"Our strategy is to beef up our operations and grow our consumer
banking business toward becoming a universal bank," he said in an interview.
Filinvest Development is also allotting an initial P4.5 billion for a
couple of real-estate projects in upscale Bonifacio Global City and
Central Philippines' business and leisure hub Mactan, Cebu.
The company is building the two-tower The Global City Residential
starting in the fourth quarter. Bona said they expect an estimated P2.9
billion in sales from the project. The Seascapes Resort Town in Mactan,
meanwhile, will contribute P7.4 billion in sales once it is completed.
Filinvest Development also bared plans of putting up an ethanol plant
in Davao next year to take advantage of an emerging biofuels industry.
In another interview, president Josephine Gotianun-Yap said they would
be allotting P600 million to P800 million to fund the plant, which will
have a capacity of 60,000 to 100,000 liters of ethanol per day. It is
up for completion in 2009.
"We expect it to be cost-efficient because we will be using the
molasses produced by our sugar milling as feedstock for the ethanol plant,"
she said.
Funding will also come from proceeds of the follow-on offering set
either before the end of the year or early 2008.
"We are just waiting for the market to be receptive before we make the
final schedule and structure for the offering," she added.
The company is selling up to 3.5 billion primary and secondary shares
with an option to offer and issue convertible bonds.
Filinvest Development shares closed at P5.70 apiece on the stock
exchange Friday. If the company was to sell the shares at the present price,
it could raise a potential capital of P20 billion.
"The corporation is currently evaluating its options regarding any
potential fundraising activity, including the timing of such fundraising
and the feasibility of the bond flotation," Gotianun said.
On September 7, the company's shareholders approved in a special
meeting the proposed equity fundraising as well as the acquisition, via a
share swap, of Pacific Sugar Holdings Corp.
Filinvest Development bought the sugar- manufacturing facility of ALG
Holdings Corp., which is also a member of the Gotianun group.
In exchange ALG Holdings will receive 1.55 billion Filinvest
Development shares worth P15.5 billion at P10 per share. This was based on the
valuation conducted by independent financial advisor Manabat Sanagustin
and Co.
The acquisition marked Filinvest Development's initial foray into the
sugar industry. According to the company, Pacific Sugar is a good
vehicle to enter into the business and ride on its growth potential not only
in the food segment but also in raw material for fuel.
Pacific Sugar owns the Cotabato Sugar Central Co. Inc., Davao Sugar
Central Co. Inc. and High Yield Sugar Farms Inc.

FILINVEST Development Corp. (FDC) said on Friday that its first-quarter profit grew by tenfold owing to extraordinary gains.
In a statement, the holding company of the Gotianun family’s business interests, said net income jumped 952 percent to P1.6 billion from P150 million in the same period last year.
Josephine Gotianun-Yap, Filinvest president, said the company enjoyed a net extraordinary gain of P1.1 billion from the sale by unit Filinvest Alabang, Inc. (FAI) of its shares in another unit, Filinvest Land, Inc. (FLI) last February.
“But even without this extraordinary gain, net income from regular operations still jumped by a remarkable 213 percent to P470 million,” she added.
The real-estate sales of lots, condos and club shares by its affiliate companies—FLI and FAI increased by 61 percent.
Net real estate revenues surged from P762 million to P2.8 billion, the executive said.
Gotianun-Yap attributed the growth to the subsidiaries’ increased market reach made possible by product innovation, wider geographic reach, and product diversification.
For this year, FDC is fast tracking development in Seascapes Resort Town in Mactan Island, Cebu. The project is a 12-hectare residential resort community that offers a 2.5-hectare beach club, fully furnished casitas, villas, condos and premium lots.
FDC will launch this year a project in Fort Bonifacio. Located at one of the last remaining lots facing Manila Golf along the most prestigious row of the Fort, the project will have 2 towers that cater to the higher end of the condo market.
“FDC remains confident about its prospects in 2007. The last five years were focused on building financial strength among subsidiaries by improving bottom lines, increasing cash flow generation and carefully managing financial leverage,” the company said.

FILINVEST DEVELOPMENT Corp., the listed holding firm of the Filinvest group of companies, will launch a new residential project at Fort Bonifacio in the fourth quarter, officials said Friday.
Filinvest President and Chief Executive Officer Josephine G. Yap told reporters the company will build a two-tower high rise condominium project at Bonifacio Global City in Taguig.
While there is still no master plan and name for the project, the company said the estimated sales value is P2.9 billion.
Nelson M. Bona, chief financial officer, said the development cost for the project will be between P1.5 billion to P2 billion, some of which will come from more than P30 billion pesos in money to be raised by the company for capital expenditures.
Filinvest plans to do a follow-on offering of up to 3.5 billion shares within the year or early next year. Convertible bonds may also be issued along with the share offering, the company said.
The bulk of the proceeds from the capital call will be used for the company’s real estate arm, which is still the group’s core business, Mr. Bona said.
Meanwhile, Filinvest plans to convert subsidiary East West Bank into a universal bank that can operate as an investment house, he said.
East West Bank, which has 76 branches nationwide, is a commercial bank with a capitalization of P2 billion. A universal bank requires capitalization of P4.95 billion.
Additional capital infusion in East West Bank will also come from the planned share offering, Mr. Bona said.
Filinvest’s banking and financial services account for 25% of its revenue mix, along with 18% in leasing, 45% in real estate developments, and 12% in manufacturing, which will come from the recent acquisition of Pacific Sugar Holdings Corp.

Filinvest Development Corp. (FDC), the holding firm of the Gotianun family, and subsidiary East West Bank have entered into an agreement to jointly develop a two-tower residential condominium in Fort Bonifacio Global City in Taguig City.
In a disclosure to the stock exchange, Filinvest said the project will sit on a 3,889-sqm lot it owns.
FDC said the two parties will infuse project contributions in the form of cash, property and technical expertise.
The company, however, did not specify the cost of the joint development.

Maybe , they are reserving their best for FCC in the future . They do have the four tower mixed-used complex Entrata in FCC . But , BGC is booming nowadays and since Filinvest owns a lot on it , its wiser to develop it and reap on the proceeds to bankroll their next projects.

Filinvest, EastWest Bank to develop BGC condo units jointly
FILINVEST Development Corp. (FDC) told the Philippine Stock Exchange on Tuesday that it signed an accord with its banking unit for a joint development project in Fort Bonifacio, Taguig City.
In a disclosure, FDC said the agreement with EastWest Banking Corp. called for the development of the two-tower condominium Global City Residential project in the parent company’s 3,889-square-meter lot in Fort Bonifacio.

Earlier, Josephine Yap, FDC president, told reporters the project would start next year and would cost between P1.5 billion and P2 billion. It has an estimated sales value of about P2.9 billion.
In a telephone interview, Nelson M. Bona, FDC chief financial officer, said that part of EastWest Bank’s operations in PBCom Tower, which is a joint development of Filinvest Asia Corp. and Philippine Bank of Communications, would be transferred to the Fort Bonifacio development once it is finished.

I've been reading the papers and New San Jose's project is being advertised for 3 days na and I might say that they added changes to the project. It looks gorgeous na.
I know that this project can be a success. Magandang addition to BGC. Hope someone can scan the rendering in Inquirer and Star of Fort Victoria.
^^ I agree San Jose Builder's Fort Victoria project in BGC has been redesigned for the better and nicely takes advantage of the huge and very prime lot which fronts 5th Avenue too. Checked out the website and was pleasantly surprised with the offering. Should compliment the FilInvest project well. Mukhang they've read the previous bashing they got here in SSCF and took it to heart. Filinvest group of the Gotianun family has allocated P22 billion for capital expenditure in 2008, primarily to finance the expansion of its real estate, banking and sugar milling businesses.
Filinvest Development Corp. president and chief executive Josephine Gotianun Yap told reporters following the company’s 25th listing anniversary that the company would allot P16 billion for capital expenditure and another P6 billion for its real estate unit, Filinvest Land Inc.
Yap said the company’s internally generated funds and peso borrowings would finance the allotted amount.
“We have little debt in our books right now. So we may consider peso-denominated debt next year,” Yap said.
The company also plans to push through with its follow-on offering.
“If the market is receptive, then we may push through with the share offering next year,” Yap said. FDC’s board of directors earlier approved an equity fund raising of up to 3.5 billion common shares, through primary and secondary offerings, with an option to offer and issue convertible bonds to the public.
The company has tapped UBS as its international underwriter for the follow-on offering.
Filinvest Development, in a prospectus earlier filed with the Securities and Exchange Commission, said the proceeds from the planned follow-on offering would expand the sugar mill and install refinery and ethanol plant. Yap said the company is now getting quotations to determine the project cost of the proposed ethanol plant.
The company plans to increase the capitalization of its banking unit East West Banking Corp., possibly through acquisitions of another bank.
“We continue to look for opportunities but there are no negotiations yet,” Yap said.
The company will also use a portion of the proceeds to finance the construction of two real estate projects in Mactan and Fort Bonifacio and other potential investments. The Mactan, Cebu project involves a 12-hectare residential resort community while the Fort Bonifacio development provides the construction of a residential condominium.
The company participated in the bidding for the government’s 60 percent stake in PNOC-Energy Development Corp., last month. However, the Lopez-owned First Gen Corp, with its offer of P58.5 billion, outbid its P48.52-billion bid.

^^ Hi Francis, Yup looks like the golf course and makati skyline view is proving to be quite a premium. That's the going rate now (P110T/SQM -P130T/SQM) for projects lining up Manila Golf course because of their very prime and exclusive location within BGC. Boy that Manila Golf and Makati skyline view sure is proving to be a much bigger premium than I even originally thought but then again once you see the views there, they're really priceless, atleast to me anyway! This Filinvest project will surely add to the prestige of that area along the said golf course. Ganda siya! :okay: :okay:

IMHO, I would seriously invest money in Fort Victoria, I did...just look at areas surrounding FV. As what they always say in US stock market "buy low - sell high'! Bagsak lang nga ang US stocks (S&P 500, Dow Jones, and International Holdings) ko ngayon hehehe...but i still continue buying stocks. Again, buying stocks while share prices are down...hopefully same concept and results will materialize with FV.

^^ I'm so glad that FilInvest's Beaufort project will actually be Fairways Tower's neighboring building which should help with the market price (P/SQM) of not only Fairways Tower but the other projects along the Manila Golf Course as well! Beaufort is one beautiful building indeed and should be a definite asset (along with other high profile projects like the unified PSE and Shang 6 star hotel among others) to that area of Fort Boni along 5th Avenue! Like Fairways Tower, Beaufort is situated in a very prime piece of realestate being along the Manila Golf border on one side and 5th Ave. on the other and with it's awesome design will definitely add to 5th Ave.'s prominence as one of the most prestigious roadway in BGC much like Ayala Ave. is to Makati once BGC's world class CBD comes into fruition. i think the towers in the rendering are oriented in a way that the observer is looking from Fort Bonifacio and facing Makati/Manila Golf. they don't really look expansive to me, but i could be wrong. sayang naman ang views pag hindi namaximized.
OT: JP, i think that prompted Ayala to conceptualize the Serendra. they have to come up with something very unique without using manila golf and makati skyline views as their selling points. imo, they were succesful in doing that. i believe MW has one of the most strategically located landbanks - McKinley Hill, Forbes Town, Newport, among others.

Ginagawa pa lang ang FT nabalita na yan pero hanggang ngayon wala pa naman nangyayari sa proposal na ito. Tingin ko lang mahirap matuloy yang ganyang project especially kasi marami sa members ng Manila Golf ay sa Forbes/Dasma and other elite villages in the Metro nakatira so why would the rich and elite sacrifice their precious golf course as well as shell out money to build and put up the said condos? Parang doesn't make sense kanya malabong mangyari yan IMHO. Eh di ba yun ngang Forbes Park home owners along McKinley Drive who where petitioning the rezoning of their lots to commercial were effectively shut down by the powerful Forbes Park HOA so I see the same thing happening with such condo proposal in Manila Golf. No can do. This will surely get tied up in the courts for years to come...Of course just my opinion only ha!
Btw here is the area where they are supposedly proposing to build the said structue(s), so I've heard...

Yup it'll only have 4 units to a floor from the 8th to 41st floors for the West Tower at least! Low density floors talaga! :applause:

Only the pink unit (in the floor plan) would receive direct western sunshine, the sunset-view unit.
The yellow units would be the coolest units because would receive very little to no direct sunshine during the whole day (it may be hit, though, by some reflections from the curved tower of Pacific Plaza sometime before noon, but no biggie), and no direct sunshine at all during the whole day on dates close to the winter solstice (around December 21) because the sun won't go directly overhead at noon during those days but instead be located a little to the south at noon because the Earth's axis is tilted 23.4° away from the sun. That means, no sunrise and sunset view for that unit, unless you stick your head out of the window just to see either the sunrise or the beautiful sunset. The upside would be cool units, no need to make the aircons overwork.
The green units is somewhere between the case of the blue and yellow units as it will have no sunset view unless you stick your head out the window, no direct sunshine hitting it after noontime, and the sun will only shine on it similar to what I will describe for the blue units, the only difference is that the sun will start shining on these units earlier (maybe around 9, or 10) than the blue units because this one's located farther from the northern tip of the east tower, which casts shadows on the west tower before noontime.
The blue units on the other hand would also not have any sunrise and sunset views even if one side of it faces the east because the east tower is, obviously, blocking the sunrise view. Depending on which floor that blue unit is located, because of the shadow that the east tower casts on it, it would start getting some direct sunshine at around 10 am with the lower units getting an even smaller direct sunshine later at around 11 am, and all the units losing the sun exposure not later than noon or even earlier during months close to December.
To sum things up, according to my projection, it would be the pink unit that would get the most sunshine, followed by the green, and blue and yellow.
Disclaimer: The preceding information are in no way intended to represent the actual scenarios. The most accurate projections of the units' sun exposure would be through calculated computer simulations which I don't do, and don't know how to do either.

Ganyan kasi ako pag sasakay ng bus pag malayuang byahe, I take into consideration the time of the day, and the general direction of the route to determine which side of the bus would get more sunshine, so I can avoid it and sit on the opposite side instead. :colgate:

agree with all your estimations. i could not have figured them out without you pointing out. while the pink unit could benefit the most sunlight of West Tower, the blue unit of East Tower (assuming they will use the same color scheme) will enjoy the same. pink units of the East tower will still enjoy a sunset (on top of the sunrise) but not on all-year-round basis. ayan, ginatungan ko pa talaga. i don't think the agents will ever think about these stuff. believe it or not, potential buyers will be asking about these. so for you brokers and agents out there, you better study by heart what Aaron just posted above. :D

i agree with you @ chictown. and if i were to choose between this unit and a z-loft of One Rockwell, i would be leaning towards Beaufort.
just a thought, notice the white part there, which is for the elevators, lobby and stairwell - they should put that at the other side of the building. that side imo will be more saleable than the ones facing East.

GW country i dont have much info on, esp the new ones such as ascendas tower and boni e-svcs bldg, as well as net plaza.
that map is actually done by someone in FBDC right?
the shang grand model is just indicative, i dont have much info about it...

for pre selling - 133k per sqm na kaagad? i think that's pretty high kahit manila golf view pa, not unless high end ung finishing ng mga units or fully furnished na.

One Central's PH units are at 123,250/sqm and have sold pretty well. Same is true with Gramercy PH units which are already priced above 140,000/sqm.

^^ Yes TC but I think it is also much easier for a developer to sell a select few PH (penthouse) units at those prices where their target market is the upper echelon of unit buyers and where money is pretty much no object to these people compared to this BeauFort project which will really need to sell alot many more units (of smaller cuts) to alot more people across the board at P133T/SQM inorder to sell out the project and I think that's really much harder to accomplish than trying to win just a handful of PH unit buyers di ba? It will really be interesting to see how the BeauFort project will do especially now with a slowing worldwide economy coupled with a much stiffer project competition. I wish them the all the best as well as much success.

PROPERTY developers are about to raise prices—if they haven’t already —to cope with costlier raw materials, fuel and soon, labor, and prevent these from eating into their margins.
On Thursday, Vista Land and Lifescapes Inc. said the company may have to jack up prices in the “high single-digits” to account for higher inflation.
Manuel Paolo A. Villar, Vista Land corporate planning chief, said the company will adjust prices according to “the economic environment of the (project) area.”
But these increases will be accompanied by reengineering and specification changes in residential units so that buyers will feel they got their money’s worth, he said.
Megaworld Corp. said it has already raised prices to cover current development costs, but refused to say by how much they were increased. John Hao, Megaworld investor relations officer told The Manila Times that “price increases are done every new project or tower launch.”
Filinvest Land Inc. (FLI) said the company also adjusted its prices since the start of the year due to increasing demand for the company’s products and climbing construction costs.
“However, we can only adjust at a certain level since there is a certain affordability (for buyers),” Anabelle D. Arceo, FLI investor relations officer said.
This way, the company can still maintain its profit margin without hurting the buyer’s pockets. Last year, the company’s gross profit growth had slowed from 56 percent to 53 percent due to expanding mix of price points for its developments. Arceo said the company’s profit margin however remained flat at these levels.
Negotiate with suppliers
Besides raising prices, Ayala Land Inc. (ALI) said it is managing costs by consolidating its purchases. With several construction developments in the pipeline, the company can negotiate with its suppliers for raw materials to be sold below market prices, Alfonso Reyes, ALI corporate spokesperson. said.
Seeing that cement prices are creeping up—at P195 per 40-kilogram bag as of last count—ALI decided to lock in its price through a 2-year supply contract, which will expire by the end of this year, Reyes said.
The company however is selective about its hedging. In the case of reinforcement steel bars, which eat up 11 percent to 14 percent of construction costs, ALI decided to go for market prices, fearing the price spike may turn out too short-term.
“We are exploring the possibility (of locking prices) for that but it’s a difficult environment and I guess other developers are also facing the same situation,” Reyes said. Other than hedging, the Philippines’ largest property developer is shifting to cheaper imports from China.
Reyes said the level of price adjustments vary depending on the type of development and buyer demand so it is difficult to pin an average cost. For this year, ALI plans to develop about 56,000 residential units under Community Innovations, Avida and Ayala Land Premier, as well as several business process outsourcing (BPO) office spaces.
Villar said it also helps that Vista Land has economies of scale so it has enough leverage over its suppliers to control costs. The firm’s strength is in the affordable and low-cost housing and horizontal segments under flagship Camella Homes.
“Material costs are not the only costs. There is also the land cost. Obviously we have a land bank that mitigates that impact, which is the benefit of having a large land bank. In an inflationary environment, companies with large land bank obviously have an advantage over companies with smaller land bank,” he said.
At present, the company has about 1,795.6 hectares of land for development, 81 percent of which are in Mega Manila, which includes nearby provinces of Laguna, Batangas and Cavite.
Adjusting the lot size
Property firms are also adjusting their house-and-lot offerings on top of fiddling with their prices to maintain buyer interest.
“What we do is we sell a house and lot – let’s say the original price is P1.5 million but now its costs P1.8 million due to inflation. If P1.5-million can buy you a 120-square meter house and lot, now it will only be 100 square meters. It’s the same price for the same house albeit smaller in area,” Arceo of FLI said.
For its part, Vista Land markets different maturities apart from changes in lot size offerings.
“The other thing is borrowers can extend the maturities up to 25 years. You could borrow longer or you can decide to be a little more conservative in your purchase so instead of buying a P2.5-million house you can buy P2-million for the time being. We have over 15 price points to choose from,” Ricardo Tan, the company’s chief finance officer, said.
Locking in rates
Rising home financing interest rates —as a result of rising inflation —has yet to deter buyers since there are several options laid out to them, Tan said.
Reyes of ALI said that buyers are also locking in home mortgage rates in the event that bank loan interest rates have bottomed out. He said that bank financing for the company’s developments have gone up from 22 percent during the third quarter last year to 31 percent so far this year -- proof that buyers are scrambling to get good borrowing rates.
In just a few months, the inflation rate jumped threefold to 8.3 percent largely due to skyrocketing fuel and food prices. Some analysts said inflation could easily hit 9 percent.
Rising prices of commodities have been integrated into companies’ strategic plans but the sudden spike may have been overlooked, a corporate planning officer told the Times.
“We’re still at the first quarter and let’s see after the first semester is over,” Reyes said.

What price/sqm is rightly considered expensive ba? What is a "runaway asking price"? What if 133k will be considered very cheap in the future? When you bought a unit in Fairways for example, wasn't it relatively expensive at that time considering that BGC then was still undeveloped? Now you are very happy (as we are for you) that you were able to buy your unit at a much lower price. That's 20/20 hindsight for all of us eh and we're all happily guilty of that. My condo in Binondo was worth 2mln several years ago and is now worth more than 3x that. It was a crazy asking price then. :)
Anyway, let's see how this 133k/sqm price will pan out.
And why is it that many high-end developments come out late in the game (I am not saying it is too late just late)? We've been in a real estate boom for several years already. Hmmm...

Don't get me wrong, on one hand I am happy to see that project/unit prices are constantly moving up (mine doubled, your's tripled) but what I don't want to see is what happened in the US where the lure of quick price increases (easy money) for both developers and buyers created runaway prices which caused the market to overheat and eventually pop due to greed (reckless market exuberance). Just that I kinda see a very similar trend happening here in Pinas with the market reaching a certain saturation point not just in project numbers but also for many of the target market for these so called highend projects that many of these developers seem to be churning out for and cashing in as fast as they can before the market slows. The competition will be very stiff in this market segment and I sincerely hope that in the end the developers, whoever they may be, will be able to deliver their respective highend project(s) as promised especially considering that the buyers/investors have paid an arm and a leg for their units. It really does has the same feel - projects keep popping up almost everywhere prices seem to go up and up... And suddenly the projects are gettting more high end.
I'm sure that the US and Philippines real estate have different system. We don't have ARM or no interest only mortgages, its hard to flip condos fast...
On the other side, the US market didn't sell or target buyers from overseas.
I remember they keep saying the housing market will burst anytime now... But they ended up saying that for about 3 years until it finally popped...
I really do hope the real estate market keeps going for 3 or 5 or 7 more years.
Just be carefull in investing - choose investment wisely and don't over extend yourself...
dunamis May 11th, 2008, 05:26 PM Well I think that only Beaufort can be considered high end in terms of pers sqm costs. Beaufort is already 133k/sqm and Icon is at 120k/sqm. Last I heard, 8th Forbestown was selling at 100k/sqm and St. Regis will be selling 100k/sqm. Fort Victoria is even cheaper at 85k/sqm. So if you do a sampling of prices, Icon and Beaufort are the only ones whose price seems outrageous. Other developers doesn't seem to follow the trend.
I will be more worried if almost all the developers are quoting Beauforts price. But I think we will be quite a few more years away from that.
In dollar terms, we are still 40% away in real terms away from the peak of the real estate boom in the 1990s. So if you factor it this way, we still have a lot more elbow room to increase. Malayo pa tayo sa bubble.
I share 3crs sentiment that I would rather see a gradual increase rather than a speculative increase. As my finance professor used to say a little inflation is actually good. Too much and it will spell disaster.

Yup West Coast...Cali/BayArea naman ako. Like you I am sincerely hoping that the boom is actually supported by well founded economic factors instead of being fueled by investor speculation and developer/media hype. Filipinos abroad fuel Philippine real estate boom
STRONG DEMAND from Filipinos working and living abroad has contributed to the continued rise of property prices, as has strong economic growth, especially in Metro Manila, the center of the call center boom, property Web site Global Property Guide said.
Residential prices in upscale districts of Metro Manila rose by an average of 15.15% in 2007, following a rise of 9.6% in 2006 according to data from Colliers International. In the previous year, 2005, property prices had risen by 10.9%.
The real estate sector started its recovery in 2004 from the slump brought about by the 1997 Asian currency crisis. Condominium projects are rising all over Manila, with condominium prices and rents going up, and vacancy rates falling.
The property market draws strength from sectors anchored to the world economy, including demand from Filipinos overseas — workers, immigrants and dual citizens — and their families.
The Global Property Guide noted that about 30% of the income of Filipinos abroad is spent on housing, whether it is used to buy a new house, fix present homes or pay rent. Dollar remittances from Filipinos overseas reached a record $14.45 billion in 2007.
Demand for office space from information technology-related firms such as call centers and business process outsourcing (BPO) firms also provided the spark to revive the slumbering real estate sector.
In 2006, BPO firms in the Philippines earned $3.6 billion, up by 50% from the previous year. The sector now employs more than 250,000 employees and is expected to expand more.
Wider coverage
"The real estate boom in the Philippines can be seen with the number of new condominiums rising all over Metro Manila," the Global Property Guide said.
The pre-Asian crisis boom was only visible in central business districts of Makati and Ortigas. Instead of just pockets of developments, condominiums are being planned and built along the entire stretch of EDSA. There are also new condo projects planned in the North and South. This provides potential buyers more choices, it pointed out.
Several subdivisions are also being developed in nearby provinces like Rizal, Bulacan, Cavite and Laguna. With the completion of major infrastructure projects such as the North and South Rail, more people can easily commute from these provinces to the city. In effect, Metro Manila is getting bigger and less crowded.
Potential buyers should still be wary of the problems involved in buying property in the Philippines. One is the issue of fraudulent titles. High transaction costs and the lack of information also hamper the real estate market. "Condos and new subdivisions are generally free of these concerns; hence, they benefit more from the boom," the Web site said.
Property buyers are also mostly limited to Filipino workers overseas and their families. Some agents report that about 60% to 90% of the properties are sold to Filipino immigrants abroad and their families.
Demand, however, is being affected by the peso’s rise against the dollar. About half of Filipinos abroad work in the Middle East, and a significant number work in Hong Kong. They mostly earn in dollars. And about 70% of Filipino immigrants are in the US.
There are already worrying signs. According to the central bank’s consumer expectations survey for the fourth quarter of last year, only 1.3% of the households of Filipinos abroad in the National Capital Region intend to use the remittance for buying a house. In the second quarter of 2006, about 11% of the households said they intended to buy a house.
Limited mortgage options
For the real estate mortgage market to grow, demand from local buyers should strengthen. In other countries, a housing market boom is accompanied by a mortgage boom, with most property purchases financed by a loan.
The Global Property Guide noted that in the Philippines loans have declined despite the ongoing real estate boom.
"The lack of mortgage options in the Philippines continues to hamper the real estate market. Despite the drop in the base interest rates, mortgage rates remain high, typically, in double digits," it pointed out.
Most mortgages in the Philippines are indexed to the Treasury bill rate, depending on the length of loan maturity. The 364-day T-bill rate was at 5.6% from June to December 2007, significantly lower compared with the average of 14.4% in 2000.
However, mortgage rates offered by major commercial banks are stubbornly set at 9.99% or more for mortgages with rates fixed for five years or more.
This means that the borrower absorbs much of the interest rate risk. Mortgages offered by developers are significantly much higher, ranging from 12% to 18%.
While the Home Development Mutual Fund offers a much lower interest rate at 6% to 7% and better loan conditions, the amount that can be borrowed is much lower and there are certain membership requirements.
The Philippines experienced the biggest drop in property prices among the economies affected by the Asian crisis.
A speculative property bubble in the 1990s after financial liberalization and economic reforms had attracted capital inflows. Luxury condominium prices rose by almost two-thirds between 1995 and 1997.
During the Asian crisis, Philippine luxury condominium prices went down by 18% from 1997 to 1998. Political crises led to further deterioration of the real estate market, until a mild recovery started in 2004. Luxury condominium prices in the Philippines dropped by 56.2% in real terms between 1997 and 2004. Even with gains from 2005 to 2007, property prices were still 50% below their 1995 peak in real terms.
Recently, the central bank relaxed rules on real estate lending. "Many fundamental problems confronting the real estate sector remain to be addressed, including reforms in credit rating, property valuation, land administration and property registration," the Global Property Guide said. But so far, lack of reforms does not seem to have held back a booming market, it added.

very disappointed though that FLI uses a very attractive young caucasian family in its wraparound tarpaulin fence advertising. the target market are pinoys and the point of advertising is to let the dream be imagined..so why use foreigners.

yeah, they are selling it to foreigners but we must remember that only 40% of the condo units available can be sold to foreigners unless they have a filipino spouse. :)
As a PC, at least on my personal experience, it's harder to sell pre-selling units to foreigners than to Filipinos.. since most foreigners(that i know) are looking for RFO units.

actually MNL is nowhere near the business hub like Sing and HK that naturally attracts long term stay foreigners who look at the long lease vs buy option so I think we really need to accept that FLI and RLC (Trion) view that advertising is prettier with caucasians and not asians or arabs or south americans or indians.
also i read that condos in mumbai and bangalore have higher rental yields and price per sqm than the Fort. One interpretation is that Makati and Fort still have some latitude upwards of this P133k/sqm We already know that we are supercheap versus Singapore despite the 50% return of the Fort over the past 18months.

^^ Actually, no. Because from that angle, the Beaufort tower on the left should be infront of the one on the right. So only one tower (the tower facing BGC) should be visible from that view, the Manila Golf facing tower should be hidden from view, blocked by the Beaufort tower facing BGC.

Alabang has their own market and will survive on its own. Regarding Filinvest Corporate City, they are much stricter than Ortigas, Makati and to a certain extent FBGC in implementation of rules that's why the development of that business district is slower compared to the others.

Look at the rotunda on the map. It says "De Jesus Circle". There can only be one De Jesus Circle in BGC, and that's not it. The real one is the rotunda bounded by Icon, Avant, One McKinley, Pacific Plaza, and the Kasalikasan amphitheater and events venue.
So what is the real name of that rotunda northwest of Beaufort, with the "Balanghai" art piece?

Diba if you're hot, you're being talked about - in a positive way ha.... :) Hopefully, we'll hear more about the project within the next few weeks or months.

The design made by Arquitectonica was not, in any way, altered since the project's delivery is a testimony of just how serious Filinvest is. Well, just to give you an idea of how the units would more or less look like, try visiting our showroom.
I'll tour you around :D hahaha. Mas patok yung layout ng standard 2BR sa market pero iba pa rin pag larger ung space. :D

That's actually the main reason why the g-chute was situated in an enclosed area. The room being allocated an AC means that air inside is prevented from reaching the common areas and, more importantly, the units. Walang amoy. :lol: Bawal daw kasi mabaho, magagalit ang owners.

Maybe the reason why this project really never made it that far in the market is the fact that it really never had a solid team to sell it. The price was an issue, but after it was addressed by the management, the payment schemes were made much easier and lighter, it won't be long Beaufort would finally make its mark in history as one of the best and successful residential property.
...and to add...after just a few days two units were closed...and more are coming as i have observed. so i guess there's little room to doubt now. :)

But if you're really going to calculate it.. the prices are almost the same.
Ang tanong ko nga ehh.. umabot na ba sa 15 ang nagpareserve sa Beaufort mula nung nagground break ito last April? Hindi ko na tatanunging yung Official Sale status na.. mas masama ang lagay eh..
Take Note: West Tower pa lang ang pinaguusapan dito.. wala pa yung east.. kayo na magisip kung ano ang ratio.. kung mabilis nga o mabagal ang bentahan dito.
