Well, La Vie was difficult to sell, considering the market in Alabang and the south are still looking towards house and lots for residential living. Only when the buyers finally saw the actual product and the turn over conditions, that's the only time they bought the units in cash. They started comparing it to other condominiums in the area, and soon realized that the quality and turn over was waaaay better than the current ones being sold in the market, especially this year in 2011. That's from my experience.

The payment schedule per month (monthly amortization) gets bigger and bigger the more the turn over date approaches - no one would want to have 40++ sqm unit for bank financing or in house financing with a huge amortization, u might as well pay it in cash. Any project developer can delay the turn over if the building is not sold out - if it were sold out, they would have turned it over years ago.

But as far as I know, there was a change in management and people and what not in the company.

One thing for sure - a condo in Alabang may not be finished this year or tomorrow, but it will be finished eventually. When it does, it means its already time for it to be used properly. Alabang, as you guys would notice, hardly has any dilapidated or unused buildings.

I bought a Soho unit on September 2007. That day, they promised me turnover on the fourth quarter of 2011. Well it 2012 already. I have learned to deal with Filipino time already so this does really bother me that much. What gets me is that I have not gotten any updates on this project from anyone from filinvest.

What is sad is that I went to the Filinvest office in July 2011 to sign documents, and two months later they tell me that they never received my documents. Very very sad. Actually am getting a little worried. I always thought Filinvest to be a respectable developer, but now I am not too sure.

I sure hope they can finish the mall component this year. Any updates on construction sure would be a great help to ease my worries.

I bought mine last May 2011. I was in panic because my agent resigned but because my mom is in the phil, I have someone who can monitor or complain to them. I think you should have someone to do that for you too.
They do react differently when the client is visible & persistent.

Based on my experience, they do not disclose any straightforward info. I was hoping to get some more from this thread or at least confirm what i heard. Anyway, my latest info is that the turnover will be this june- july. As for the mall ..i have no idea. That's all the info have.

I am talking to a new agent now, well she seem to be prompt in responding to my mails but its more about my payment, my loan, my scheme. Not so much of the construction update.

Let's just see and goodluck to us.

Yes it has , it's also an L-shaped identical to the existing . It's lower levels
are in fact ready for future construction and maybe it will be the office towers
component of the mixed-use complex.

That would be terrible. As it is now I don't find the building attractive... what more if the other tower had a different look from the rest? @) Just have to say this... but the building's a disgrace to the render.

Renders are almost always deviated from, but the deviations in this project are something else. Anyway, I'm not complaining since I have no stake in this project anyways... Even though I have yet to see it in actual , I suppose it's not that bad looking and surely it will complement the upcoming expansion of Festival Mall and the beautification of the creek .
Mayroon din naman mga projects na very glassy at attractive talaga exterior wise , but wala namang occupants ( mga tiangge stalls , kung meron man ) At least ito , may 4-star hotel and this is something first in Alabang which is a mixed-used complex. May captive market na ang hotel business in Alabang since it will be the fifth hotel in FCC alone.

It's definitely not ugly and it looks like a quality construction. It's quite nice in fact, but so far not as nice as the model. I can pin point a lot more unattractive and unimpressive buildings in the Philippine forums here...lol. Still, it's a very welcome addition to Filinvest Corporate City.

Em no they didn't skimp on the glass, it's the same. The scale model doesn't have lights inside the building, that's why its dark. The actual aluminum panels are lighter, more on sky blue, but yeah there's no silver lining in between - I think it's because the silver aluminum is already too much, visually speaking.

Still pretty though. I wish they didn't have to cut the old trees, but then again, we wouldn't have a proper garden as per the original plans.

Yes , with lots of developments that are expected on the area once the expansion of Festival Mall gets completed and operational , a unit in Entrata is really a good investment.
When Entrata was launched , there was no announcement yet of Festival Mall major expansion . I will not be surprised if the other towers of Entrata also gets built soon.
As an emerging business district, Filinvest Corp. City , is no doubt well conceptualized and organized with its spacious road networks , wide sidewalks and top notch infrastructures ( interchanges link to SLEX/Skyway ). Filinvest is capable of building the tallest building in the country ( PBCom ) which held that distinction for several years and I really hope that someday they will built their high rise corporate headquarters in FCC as it is where most fitting.

Good day Iorky. Thank you for reply. I gave my reservation fee on Sep 11 and signed documents but they did not give my Contract to Sell papers and contract for the parking slot right away. You are lucky then. I have been paying my payments accordingly until December 2011 I think, that was when I was 30 percent paid of the contract price.

On Tuesday a messenger went to my office and gave me my contract to sell papers that I signed last year. Am wondering why only did it get delivered, when you had yours long time ago.

I am also learning this process. This is also my first condo :) It's best to have an agent guide you through. But, from what I have read in general, I assume you have already completed your payments that's why you already have your Deed of Sale? Anyway, after that, you should be ready to proceed to get your CCT Condominium Certificate of Title. You should also be aware of the TO requirements which we will need to settle in the near future. I thought they will put a big LED Screen in font of the complex maybe they don't put it because maintenance of a LED Screen is more Expensive than Glass. Filinvest is really fastracking FILICITY because Ayala's Nuvali is a big Threat to them.

Sta. Rosa ( Nuvali ) is just so near to Metro Manila , it just only happens that BGC is in between Makati and Ortigas that's why its sort of successful .
Also Metro Manila is now dotted with planned CBD developments at Bay reclamation area and it seems these developments are taking off as well.

Then ask them if they can , they are not bragging that they will built this or that upscale development in Alabang anyway ....:lol:
