Well, La Vie was difficult to sell, considering the market in Alabang and the south are still looking towards house and lots for residential living. Only when the buyers finally saw the actual product and the turn over conditions, that's the only time they bought the units in cash. They started comparing it to other condominiums in the area, and soon realized that the quality and turn over was waaaay better than the current ones being sold in the market, especially this year in 2011. That's from my experience. The payment schedule per month (monthly amortization) gets bigger and bigger the more the turn over date approaches - no one would want to have 40++ sqm unit for bank financing or in house financing with a huge amortization, u might as well pay it in cash. Any project developer can delay the turn over if the building is not sold out - if it were sold out, they would have turned it over years ago. But as far as I know, there was a change in management and people and what not in the company. One thing for sure - a condo in Alabang may not be finished this year or tomorrow, but it will be finished eventually. When it does, it means its already time for it to be used properly. I was in panic because my agent resigned but because my mom is in the phil, I have someone who can monitor or complain to them. I think you should have someone to do that for you too. They do react differently when the client is visible & persistent. Based on my experience, they do not disclose any straightforward info. I was hoping to get some more from this thread or at least confirm what i heard. Anyway, my latest info is that the turnover will be this june- july. As for the mall ..i have no idea. Mayroon din naman mga projects na very glassy at attractive talaga exterior wise , but wala namang occupants ( mga tiangge stalls , kung meron man ) At least ito , may 4-star hotel and this is something first in Alabang which is a mixed-used complex. May captive market na ang hotel business in Alabang since it will be the fifth hotel in FCC alone. It's quite nice in fact, but so far not as nice as the model. I can pin point a lot more unattractive and unimpressive buildings in the Philippine forums here...lol. The actual aluminum panels are lighter, more on sky blue, but yeah there's no silver lining in between - I think it's because the silver aluminum is already too much, visually speaking. When Entrata was launched , there was no announcement yet of Festival Mall major expansion . I will not be surprised if the other towers of Entrata also gets built soon. As an emerging business district, Filinvest Corp. City , is no doubt well conceptualized and organized with its spacious road networks , wide sidewalks and top notch infrastructures ( interchanges link to SLEX/Skyway ). Filinvest is capable of building the tallest building in the country ( PBCom ) which held that distinction for several years and I really hope that someday they will built their high rise corporate headquarters in FCC as it is where most fitting. Rosa ( Nuvali ) is just so near to Metro Manila , it just only happens that BGC is in between Makati and Ortigas that's why its sort of successful . Also Metro Manila is now dotted with planned CBD developments at Bay reclamation area and it seems these developments are taking off as well.
