Filinvest Alabang Inc., the property unit of holding company Filinvest Development Corp., is spending about P2 billion for the construction of the four-tower complex Entrata, its major project this year, company vice president for finance Ana Venus Mejia said.
Entrata will feature a 380-room hotel, 9,035-sqm commercial center and three small office/home office towers.
It will be situated at the gateway of Filinvest Corporate City in Alabang, Muntinlupa, straddled by Festival Supermall and South Station.
It is expected to generate P3 billion in total sales value upon completion by 2010.
Aside from Entrata, Filinvest Alabang is also set to launch two other residential projects.
These include The Levels, composed of four high-rise residential buildings; and Studio Two, a 12-storey condominium offering only 13-sqm units that are ideal for the call center market.
Last year, Filinvest Alabang posted consolidated net earnings of P439.81 million, up 160 percent from 2005.
It booked a one-time, net extraordinary gain of P1.1 billion from the sale of shares in Filinvest Land Inc.

Hopefully , the huge billboard will be a very high definition display technology ,since its location is also within the Alabang Interchange area where vehicle and pedestrian traffic volume is very high also .
Also ,I noticed today that they are about to start putting the fences /support as it occupies almost half of the wide sidewalk across the South Station .
LhexiMont January 25th, 2008, 07:32 AM Fully-fenced na yung entire site and looking to it from a nearby pedestrian overpass ..I realized how big it is ..almost a hectare din yata yung sprawl nung entire site . It's so strategic. Gumaganda na rin since patapos na sa exteriors yung Civic Prime which is just across the site . May commercial arcades component din ang Civic Prime sa levels 1-2 nito .

LhexiMont May 23rd, 2008, 07:28 PM fyi , so the booth with that scale model has a roadshow already at nearby SM Southmall that's why its not there at its location in Festival Mall as I mentioned earlier ,good that they're promoting it too there . Anyway ,there's still a Filinvest Exhibit hall on Festival Mall's 3rd level where the rest of the upcoming projects of Filinvest at Filicity are including this flagship one.

And if ever they used the same glass, it would still look quite different as the model has to be placed in a location that would reflect a blue sky. Hehehe. Scale-model building would be quite tricky for that project.

I passed by the construction site yesterday. A crane is already installed. It seems they are already working on the ground level to second level of Tower 1.

The four star business hotel will be built alongside the first tower to be built on top of the two floored middle income mall. So apart from having Festival Mall and South Central Station stores, you have Entrata 'mall' so to speak.
The silver bits that go up and down the building exterior are the aluminun louvers for the air conditioners for the soho units up there - its not like earings for touch of uniqueness. Its the non-traditional approach of having full glass because its not centralized air conditioning like in any commercial building - remember a soho means that different people own the different units and that they need their own air conditioners on the walls. In fact in the Philippines its all wall-type air conditioners due to some structural building code. I think the glass is powder finished? dunno about that, but yeah it covers the mall so that it looks seamless from the ground up to the top floors.
As for the height its going to be roughly 27 floors high and yes its has a kick ass location for business people who establish their offices there because that's what the name Entrata stands for = the entrance to Filicity. Whoever buys this wont have to worry about commuting because its next to South Central station.
For all the guys who live in the villages in Alabang, expect your property values to go up in the next decade because buildings like Entrata will make the land value around you higher and higher.

As you can tell its really being built quite fast despite the summer rains and typhoon Emong. Thankfully the foundations of Entrata was already solid when the typhoon came.

Yeah we're still pre-selling :cheers: in fact we're only selling Tower One the moment - Tower 2 and 3 will be sometime in 2012 I think.
We are 49% sold so with the target date being 2012 opening then that's quite good :)

The local design consultant for the Entrata project is Recio and Casas - the ones that designed the Manansala in Rockwell, the Shang grand tower, and the St. Francis towers. The other is called P&T International, one of the oldest design firms in Asia with projects in Hong Kong and several awards given from different Southeast Asian nations like Thailand and Singapore.

The Entrata occupants shall then enjoy the perks of living / working on top of a commercial center, making life easier, less stressful and convenient.

Tower 2 and 3 SOHO towers are not being launched yet and are not going to be built until Tower 1 is sold out.
There is no exclusive Health Club - the five star business hotel's facilities include a garden, pool, fitness / gym, ballroom, restaurants, function rooms, grand reception lobby with a glass-ceiling sky-roof. this means that the unit owners of tower one have to buy a membership fee / card to use the facilities of the five star hotel, but they are free to meander around the garden and use the restaurants. Tower 1 is adjacent to the 5 star hotel. this is due last quarter of 2012.
the mall at the ground floor and 2nd floor is a high end class a and b mall to complement the five star business hotel component. the mall is due 2011 sometime 2nd or 3rd quarter.

So that's it , the first two towers out of the total four are the ones that are already built while the next two adjoining towers which together forms an L -shape will complete the four towers and maybe in two years time the whole complex will be in operation..Great.

Landlord08 August 10th, 2010, 05:02 AM no its not, Entrata is composed of four towers, of which two towers are joined together so it appears there are only a pair of L shaped towers on a podium base. it is 28 stories high and half a billion pesos is being poured into this project to become a landmark in the south, literally waht you see is what you get: a mall with residential or office studios in tower 1 with a five star hotel independent tower right next to it.
Tower 2 and 3 SOHO towers are not being launched yet and are not going to be built until Tower 1 is sold out.
There is no exclusive Health Club - the five star business hotel's facilities include a garden, pool, fitness / gym, ballroom, restaurants, function rooms, grand reception lobby with a glass-ceiling sky-roof. this means that the unit owners of tower one have to buy a membership fee / card to use the facilities of the five star hotel, but they are free to meander around the garden and use the restaurants. Tower 1 is adjacent to the 5 star hotel. this is due last quarter of 2012.
the mall at the ground floor and 2nd floor is a high end class a and b mall to complement the five star business hotel component. the mall is due 2011 sometime 2nd or 3rd quarter.
P&T International and Recio + Casas designed Entrata and The Levels - theyre internationally recognized and they are responsible for designing The Residences towers in Greenbelt, the Manansala tower in Rockwell, St. Francis Towers in Ortigas.

Personally, I was quite amazed that the aluminum louvers have a design on it, not the planned ||||| type, but more like ||\\||//|| I can't really describe it. As far as I know, its definitely much better looking than the original rendering. The blue window and the aluminum casing was a bit darker in color in the rendering, but the sky / baby blue powder color is unique because it doesn't look like the extension of Insular or Asian Star building.
I'll try to take a picture of it but whoever has the time to really take a better picture with a zoom, please do so.

Antagal naman i cover ng glass yun building.. Excited na ko makita kung anu kakalabasan!!! Sana wag katulad nun glass nung Alphalandd Southgate tower sa magallanes.. Ok lng kung gaya nung Pacific Plaza Towers sa BGC. Maganda to.. Almost sabay sa pagbukas ng skyway stage2 sa alabang. Dinagdagan na din ang traffic lights sa buong FCC.

They're painting the cement underneath the aluminum louvers blue so that it doesn't look gray should the color underneath the louvers show through. Entrata hides their window type air conditioners under aluminum louvers much like what SMDC is doing with their Light Residences or I think even Serendra did with their window type air conditioners.

Well you shouldn't just judge a project on its render without knowing what material they're actually using for the project, and then claim that it failed to meet that assumption. It was never intended to be a full glass curtain, or else this entire thing would just be another boring glass office type design that you can find anywhere in the world.
The facade literally looks like the cousin of Insular Life even though Insular Life building itself is not a full glass curtain. Entrata has a mixture of gray aluminum louvers, tinted dark and light blue windows, blue colored aluminum casing.
At the moment she's just naked and gray. When she's dressed up by the end of this year, that's when we can really admire how she looks like. :banana:

nope its not, both Towers 2 ad 3 are not yet for sale. I'm not part of Filinvest anymore, but as far as I know, either the business hotel will buy one tower, or Filinvest will convert one tower either as purely residential or purely office, or again SoHo. Again it depends on demand - today PH is still lacking proper 5 star hotel rooms esp in Metro Manila.
Don't worry its not scrapped, Podiums 5 and 6 are allocated for parking for those two other towers. There's no need to build the two towers as of yet.

2) The aluminum louvers cover the air conditioners. Below is just a sample and there's no AC in that part considering its just a model of how it looks installed.

Thats why you have those aluminum things going up and down everywhere like electric bolts of lightning (almost).

I work for Avida Towers Alabang now so I'm no longer connected with this project. I remember its not 1st quarter, its 2nd or 3rd quarter of 2011 and the hotel is 4th quarter 2011.

This is a sleek looking building especially once cladded with glass and beautiful panels.

Larger surface area of the podium or lower level of the building is covered with the blue metals than blueglassess. Those blue metal covers are more visible than those surface covered with glass. It seems that they didnt follow the rendering..

Its an artist rendering on a computer, not reality. It will always look good on a render because they're not using the actual materials for it. The actual turn over of Entrata is prettier than the render.

According to my former colleagues, the Entrata will have a tunnel that will link itself to Festival Mall, and the hotel name will be called "Crimson". Due end of this year in December is either the hotel or the mall.

Really , a tunnel ..that is really a good for interconnectivity between Festival Mall and Entrata complex and will beneficial for both , especially for Entrata since their mall component is new and they have to build up their customer base and for the convenience of accessibility between them.

I think that tunnel will be place beside the creek, parallel to the underpass/walkway connecting south station to festival mall. There's already concrete stairs beside the area that shows it would be use a future pedestrian walkway.. It's just a guess.. :)

Supermall via a tunnel link is something to watch out for in a few years .
I'm also looking forward how will FCC pull off the transformation of the natural creek beside the supermall into a beautifully landscaped masterpiece.

ill take more pictures once the facade has the nice fancy metallic cladding; at the moment it looks exactly the same albeit they started to put glass and more sky blue aluminum sheets.
