Filinvest Alabang to spend P2B for towers project

Filinvest Alabang Inc., the property unit of holding company Filinvest Development Corp., is spending about P2 billion for the construction of the four-tower complex Entrata, its major project this year, company vice president for finance Ana Venus Mejia said.

Entrata will feature a 380-room hotel, 9,035-sqm commercial center and three small office/home office towers.

It will be situated at the gateway of Filinvest Corporate City in Alabang, Muntinlupa, straddled by Festival Supermall and South Station.

It is expected to generate P3 billion in total sales value upon completion by 2010.

Aside from Entrata, Filinvest Alabang is also set to launch two other residential projects.

These include The Levels, composed of four high-rise residential buildings; and Studio Two, a 12-storey condominium offering only 13-sqm units that are ideal for the call center market.

Last year, Filinvest Alabang posted consolidated net earnings of P439.81 million, up 160 percent from 2005.

It booked a one-time, net extraordinary gain of P1.1 billion from the sale of shares in Filinvest Land Inc.

Yes , all glass pa ..based on the miniature model . I counted it , 30 - storeys , it looks like a massive L-shaped towers facing each other . They will dwarfed the Civic Prime across it which is only 10-storeys .

Hopefully , the huge billboard will be a very high definition display technology ,since its location is also within the Alabang Interchange area where vehicle and pedestrian traffic volume is very high also .

Also ,I noticed today that they are about to start putting the fences /support as it occupies almost half of the wide sidewalk across the South Station .

Fully-fenced na yung entire site and looking to it from a nearby pedestrian overpass ..I realized how big it is ..almost a hectare din yata yung sprawl nung entire site . It's so strategic. Gumaganda na rin since patapos na sa exteriors yung Civic Prime which is just across the site . May commercial arcades component din ang Civic Prime sa levels 1-2 nito .

fyi , so the booth with that scale model has a roadshow already at nearby SM Southmall that's why its not there at its location in Festival Mall as I mentioned earlier ,good that they're promoting it too there . Anyway ,there's still a Filinvest Exhibit hall on Festival Mall's 3rd level where the rest of the upcoming projects of Filinvest at Filicity are including this flagship one.

Kasi naman, they didn't use reflective glass on the scale model eh.

And if ever they used the same glass, it would still look quite different as the model has to be placed in a location that would reflect a blue sky. Hehehe. Scale-model building would be quite tricky for that project.

I passed by the construction site yesterday. A crane is already installed. It seems they are already working on the ground level to second level of Tower 1.

Well expect the building to finish by around 2011 because the construction is in full swing. The four star business hotel will be built alongside the first tower to be built on top of the two floored middle income mall. So apart from having Festival Mall and South Central Station stores, you have Entrata 'mall' so to speak.

The silver bits that go up and down the building exterior are the aluminun louvers for the air conditioners for the soho units up there - its not like earings for touch of uniqueness. Its the non-traditional approach of having full glass because its not centralized air conditioning like in any commercial building - remember a soho means that different people own the different units and that they need their own air conditioners on the walls. In fact in the Philippines its all wall-type air conditioners due to some structural building code. I think the glass is powder finished? dunno about that, but yeah it covers the mall so that it looks seamless from the ground up to the top floors.

As for the height its going to be roughly 27 floors high and yes its has a kick ass location for business people who establish their offices there because that's what the name Entrata stands for = the entrance to Filicity. Whoever buys this wont have to worry about commuting because its next to South Central station.

For all the guys who live in the villages in Alabang, expect your property values to go up in the next decade because buildings like Entrata will make the land value around you higher and higher.

Sana gawing big LCD advertisment yung may Filicity billboard para mas cool. Ganda talaga ng road network layout ng FCC . Marami na rin yata additional buildings na wala pa dun sa pics . As much as I understand your sentiment, I don't think it'll be as easy to relocate them because they are not informal settlers. If my memory serves me right, the lot it owned by a charity organization.

The local design consultant for the Entrata project is Recio and Casas - the ones that designed the Manansala in Rockwell, the Shang grand tower, and the St. Francis towers. The other is called P&T International, one of the oldest design firms in Asia with projects in Hong Kong and several awards given from different Southeast Asian nations like Thailand and Singapore.

For those who are curious, here is something that you may like.

We are having an investor's day but we will have a musician or band playing near the Exhibit center, hence its called A Special Night of Christmas Symphonies. Nasa 16th floor na yung first tower so halfway na if this will be 30-storeys . The entire complex is turning out to be massive , with a very prime location .

Impressive, glassy and massive complex. This complex is probably first of its kind in the Philippines (mall,residential, and 5-star hotel?). Filinvest redefines a quality urban experience!

It's seems they're also constructing the second tower . Ahead na kasi masyado ang tower 1 which is on its 17th or 18th floor na nga . Yung extent ng 2 level mall sa podium na complete na nila since the mall will open on 1st qtr. 2011 , the entire complex will be completed as per schedule before 2013.

4 in1 building complex. Boxy though classy and glassy, first of its kind in the metropolis. Looking good. Kudos to Filinvest!

Its strategic location is also a big plus , it is truly a gateway to Filinvest Alabang once completed .

Just want to update you all : Entrata is scheduled to top off its 28th floor for the hotel tower and SoHo tower this May 2010 :) Expect a price increase in the units / shorter payment terms.

Almost everyday I pass along alabang_zapote road and almost every day I notice changes in the project, Can't wait to see the glasses to be install, haha

This is more massive and as glassy as the Fairmont Hotel/Residence in Makati. It will surely brighten the area once it is completed. We need more of these towers in the metro.

Yeah , structure-wise it it quite similar to the u/c Fairmont Hotel in Makati , but its more massive once completed as it will be an urban complex where mall , residential , hotel and office towers will be all-in-one location. It will surely provide more activities in that busy area.

Nice photo updates .... hope the glassy cladding with the barcode-like pattern design will make it even look better . The pattern is evident on the concrete structure based on those photo updates.

The Entrata occupants shall then enjoy the perks of living / working on top of a commercial center, making life easier, less stressful and convenient.

Good , I certainly will not want to see such ( motels , columbariums , cemeteries ) structures invading FCC.

So that's it , the first two towers out of the total four are the ones that are already built while the next two adjoining towers which together forms an L -shape will complete the four towers and maybe in two years time the whole complex will be in operation..Great.

I think it'd be pretty awesome if filinvest would link entrata's proposed branded shopping wing to the existing midmarket festival mall.. like greenbelt to glorietta. :)

Yes , they could expand Festival Mall further on that open parking lot to link with Entrata's mall component . Maybe , they have already plans for that depending on the success of the Entrata mall.

Next year na ba opening ng mall component ng Entrata? It's a high-end one , so hopefully it will be a success . SM Southmall is renovating while ATC will expand , tough competitions in Alabang area .

Whatever ...will it look like exterior-wise , as long as it's amenities are great , complete and becomes succesful in its operations , that's what's matter most , so the developer will be inspired to build more structures that FCC needs or might as well influenced other developers to build in such an ideal business district as FCC.

FCC had already awarded the Architectural Scope for the SOHO to a locally based U.S. contractor E.E. Black, Ltd. Well portions of it atleast since alot of the finishing materials are to be supplied by Filinvest and the contractor to only install a bulk of it. As for the hotel portion, award for the architectural works is still pending.....

duh it has to be covered in concrete before the exterior glass finish has to be put up

:banana:Has anyone noticed that Entrata is now getting the wrap around on the five star hotel side and tower 1? :banana:

Personally, I was quite amazed that the aluminum louvers have a design on it, not the planned ||||| type, but more like ||\\||//|| I can't really describe it. As far as I know, its definitely much better looking than the original rendering. The blue window and the aluminum casing was a bit darker in color in the rendering, but the sky / baby blue powder color is unique because it doesn't look like the extension of Insular or Asian Star building.

I'll try to take a picture of it but whoever has the time to really take a better picture with a zoom, please do so.

Antagal naman i cover ng glass yun building.. Excited na ko makita kung anu kakalabasan!!! Sana wag katulad nun glass nung Alphalandd Southgate tower sa magallanes.. Ok lng kung gaya nung Pacific Plaza Towers sa BGC. Maganda to.. Almost sabay sa pagbukas ng skyway stage2 sa alabang. Dinagdagan na din ang traffic lights sa buong FCC.

That's what the metal ridges are for :) (The ridges should look good from afar, as seen in the render)

Hopefully. I'd still go for centralized A/C though. Look at our Insular twins and the proposed Raffles makati, real smooth outside. :)

They're painting the cement underneath the aluminum louvers blue so that it doesn't look gray should the color underneath the louvers show through. Entrata hides their window type air conditioners under aluminum louvers much like what SMDC is doing with their Light Residences or I think even Serendra did with their window type air conditioners.

Well you shouldn't just judge a project on its render without knowing what material they're actually using for the project, and then claim that it failed to meet that assumption. It was never intended to be a full glass curtain, or else this entire thing would just be another boring glass office type design that you can find anywhere in the world.

The facade literally looks like the cousin of Insular Life even though Insular Life building itself is not a full glass curtain. Entrata has a mixture of gray aluminum louvers, tinted dark and light blue windows, blue colored aluminum casing.

At the moment she's just naked and gray. When she's dressed up by the end of this year, that's when we can really admire how she looks like. :banana:

Well said , I am looking forward to see not only Entrata's but the rest of developments in FCC and the entire city by middle of next year .

Wow its looking good. the cladding is starting to cover the building. cool.

^^ it will be covered with white panels. see how the panels kind of stick out (see below image) that's where all the ACs go.

nope its not, both Towers 2 ad 3 are not yet for sale. I'm not part of Filinvest anymore, but as far as I know, either the business hotel will buy one tower, or Filinvest will convert one tower either as purely residential or purely office, or again SoHo. Again it depends on demand - today PH is still lacking proper 5 star hotel rooms esp in Metro Manila.

Don't worry its not scrapped, Podiums 5 and 6 are allocated for parking for those two other towers. There's no need to build the two towers as of yet.

2) The aluminum louvers cover the air conditioners. Below is just a sample and there's no AC in that part considering its just a model of how it looks installed.

Thats why you have those aluminum things going up and down everywhere like electric bolts of lightning (almost).

I work for Avida Towers Alabang now so I'm no longer connected with this project. I remember its not 1st quarter, its 2nd or 3rd quarter of 2011 and the hotel is 4th quarter 2011.

Any updates on the mall component of the complex ?

Kakaiba itong building design na ito, the lower floors walls are sloping to the base. Im sure maganda ito pag natapos. It lies in front of a busy street and this will surely be an attractive addition to the hues of the city

Looking forward for the opening and successful operation of the mall component of this mixed-use complex as well as the residential/hotel towers and eventually the completion of the other towers .

Will it be possible that the next two towers of this mixed use complex be slightly taller or at least 30++ storeys once constructed .. so it will have some variations in height.
This is a sleek looking building especially once cladded with glass and beautiful panels.

Larger surface area of the podium or lower level of the building is covered with the blue metals than blueglassess. Those blue metal covers are more visible than those surface covered with glass. It seems that they didnt follow the rendering..

Its an artist rendering on a computer, not reality. It will always look good on a render because they're not using the actual materials for it. The actual turn over of Entrata is prettier than the render.

I attended the preview of Entrata today and they had renders for the lobby, hotel and mall...but I was too late to see the presentation. According to my former colleagues, the Entrata will have a tunnel that will link itself to Festival Mall, and the hotel name will be called "Crimson". Due end of this year in December is either the hotel or the mall.

Perhaps you can invite your former colleagues here so they can post their stuff here, hehe. I would very much like to see the renders you mentioned ;)

Really , a tunnel ..that is really a good for interconnectivity between Festival Mall and Entrata complex and will beneficial for both , especially for Entrata since their mall component is new and they have to build up their customer base and for the convenience of accessibility between them.

I think that tunnel will be place beside the creek, parallel to the underpass/walkway connecting south station to festival mall. There's already concrete stairs beside the area that shows it would be use a future pedestrian walkway.. It's just a guess.. :)

ill take more pictures once the facade has the nice fancy metallic cladding; at the moment it looks exactly the same albeit they started to put glass and more sky blue aluminum sheets.

When will the mall component be scheduled to open ? I would like to see it by next year when I go for a vacation.

Thanks so much for the updates. Alabang is looking good and has a States feel. I just hope they can build parks and widen roads. I hope Filinvest can renovate Festival mall as well.

I am so excited for Entrata to finish next year. Should be a great development for the South area. = )
