Hi all.

If I good remember, there is no apartment at level 76, only amenities for residents.
It is also a transfer floor, people go out of the fast elevator taken from ground to level 76, then switch for one that can stops every level until 108.
The swimming pool is shared with other apartment owners.

Hi isic.

Thanks for the input - nice to have someone here who was involved with the project.
The plans do say luxury residential as well as amenities and skylobby on 76.
Here is page 9 of my plan to illistrate.

http://j.imagehost.org/0501/Burj_Khalifa_10_03_9.jpg (http://j.imagehost.org/view/0501/Burj_Khalifa_10_03_9)

Looking at the video again The pool area and terrace do look like common tennant areas. Also we can see the stairs going up to the upper amenities on 77.
Near the end of the vid, just after what is clearly their residence they shoot the side of the burj and they are clearly on level 79 so that is most likely their residence level.

Anyway I should have watched closer but I just assumed from their zoom in from the chopper and from the plans saying luxury residential on 76 - my bad.

Are you sure there aren't some residences on 76 ? - even just 1 or 2 ?
They may have revised the plan, but if not they include luxury residential in the usage list for a reason.

This is all I have of 76 - seems like alot of floor space ...

Hi all.

A while ago I posted what I called a double exposure of some early work at the site. This came from the OD walkway and I figured out the shots are from an electronic screen and the photog took his shot right when the pics were changing. Thanks to Helghast (and Solange who posted them on Picasa) I now have both of them seperately.

Not a big deal to most here but here is one of them. It is taken just after excavation and the final dewatering system was in place (they would have had to set up an initial dewatering system before excavation). They are in the initial stages of setting up for piling. I dated it 04 01 (Jan 04). I have some shots from before and after the site and area were cleared and levelled but this one fills in a big gap.

Here is a shot of the raft pour that clearly shows it was done in 4 pours (the 3 wings then the core). I have 3 others of the pour and in 2 it can be seen they weren't pouring the whole raft but this shows things clearly.

I have over 52,000 pics in my BK construction folder - 20.7 GB.
There is no where I can put them all in one spot ...

Burj Khalifa homes enter rental market

Real estate agencies began marketing the first 60 units in the Burj Khalifa this week

Dubai: Prospective tenants got a feeling for annual rents in the world's tallest tower, as real estate agencies began marketing the first 60 units in the Burj Khalifa this week.

The asking price for a studio on a lower floor with sea view currently stands at Dh140,000, according to real estate ads published yesterday.

One-bedroom units range between Dh180,000 and Dh260,000, and two-bedroom apartments start at Dh300,000.

Units with a view of Dubai Fountain on a lower floor are offered generally cheaper - relatively speaking, of course - than those with sea view on higher floors.

"The asking prices are a first test of how the market responds," said Joe Le Beau, property agent with Elysian Real Estate.

"We are still in the early steps, and this is a very exclusive piece of real estate."

Apartment viewings have to be booked well in advance due to strict security regulations at the tower.

"At the moment, it can be a nightmare to get access to the building," an agent told Gulf News (http://gulfnews.com/business/property/burj-khalifa-homes-enter-rental-market-1.638177).

I think you misunderstood the term. A "plunge" or "splash" pool is typically very small, and not suitable for swimming laps. It's like a cold jacuzzi, without the bubbles. :tongue2:

Thanks for the big zip file. Great to see these early shots - that bit of desert looks quite a bit different now!!! I'd also suggest changing the few BMP's to JPG's using PaintShop Pro's batch conversion utility or something else (keeping JPG quality set pretty high) as this makes the file size about 8x smaller.

Armani hotel per night is now AED 4000 ($ 1086), while the summer promotion will be about 2800dh ($760), excluding taxes.

You can rent at the Burj Dubai 1 bedroom apartment for 180k ($48913) and two bedrooms from 220k onwards ($59,782) per year.

Now, we advertise on Dubai Chronicle website hotel rooms from AED99 ($27) in brand new 3* hotel in Al Barsha. Also 1 bedroom apartments nicely furnished from AED 299, short term and all inclusive.

And right now, we also advertise for a hotel chain 50% on the summer rates in 800 hotels worldwide.

It seem it is becoming cheaper to live in a hotel with 24/7 service and superb facilities, than to buy or rent a home in Dubai.... considering.......

World Cup fans are in for a treat as “One”, a luxurious Marquee built especially for the occasion of 2010 FIFA World Cup, is set to open its doors today to receive spectators of the upcoming global event running from 11th June to 11th July. The organisers have planned an extravagant launch that will see the famous Lebanese singer Nancy Ajram performing at the Marquee, in addition to the presence of Naseem Hamid, the British, Yemeni origin, boxer and former Bantamweight and Featherweight champion, as the Guest of Honour.

Presented by du, and supported by Coca-Cola as the Official Partner, the high-end venue will be one of the main attractions of the upcoming Dubai Summer Surprises 2010. Fully-equipped with state-of-the-art 35 Plasma screens in addition to two 2 X 3 meters giant screens, the Marquee will also offer its visitors a great menu of food and beverages in addition to shiesha to set the mood of excitement and cheering across the 2 floored venue.

Hi all.

Hi Google.
Near 75,000 skyscraper pics from the 15 projects I am watching around the world. I just save 'em as I get 'em - jpg, bmp, png, whatever.
Happy to see your among the forumers who like the shots.
I agree - the transformation of the new downtown area is amazing in a short 7 year span.

Hi DXB.
Awesome shots man.
Great coverage of all 3 podiums. I called the landscaping complete on my milestone list a week or 2 ago based on circumstantial evidence including your posts. By the looks of these shots it was a good call. These are the first shots I've seen showing the tennis courts completed also.
The cymbal sculpture looks cool.

Hi Gerald.
Flickr.
WONDERS OF CIVIL account.
Looks like there is another of yours there also.
15 BK shots there - all appropriated by the looks of them.

Anyone have any news on handovers ?
Kinda feel empty with no technical topics to discuss anymore ...........
Hopefully more info and shots will hit the net as people move in.
There sure aren't as many Armani hotel shots as I would have expected.

Man, can we make an exception and allow 1000 posts for Burj threads? It's going to literally be on the 30th+ thread by the time this tower is halfway complete .

this is actually the 30th thread (and has a little bit more than 1000 posts!), and when this was started, it was about halfway complete. (the structure was at 575m, but the windows had only just started.)

just a random thing I noticed.:)

the whole area is starting to look better now that the landscaping is being done, and there is some green.
I still can't get my head around the fact that The Address hotel is 300m high, because it look small in the photos. I guess the Jin Mao will look small with Shanghai Tower though, so it's all relative. here in Christchurch a 100m building would look huge!

Yes I saw it too,, I thought it was yours as that location is unique, the angle of the sun and the way in which was taken.

Actually we should ban all flick photos reposted on SSC,, they where threatening us,, now their users are reposting our stuff on their site.

I have some shots from before and after the site and area were cleared and levelled but this one fills in a big gap.

http://a.imagehost.org/0017/04_01.jpg (http://a.imagehost.org/view/0017/04_01)

Here is a shot of the raft pour that clearly shows it was done in 4 pours (the 3 wings then the core). I have 3 others of the pour and in 2 it can be seen they weren't pouring the whole raft but this shows things clearly.

http://j.imagehost.org/0275/04_09_4_pouring_raft.jpg (http://j.imagehost.org/view/0275/04_09_4_pouring_raft)

I just thought of something. To be accurate they should rename the public viewing galary called 'At the Top' as 'Near the middle' haha! That's kinda where abouts it is. It's a lot nearer the middle than the top of the building. Isn't it around 500m?

Hi KSA.

Level 39 as per the CTBUH official measure which starts at level B1, is at 147.90 meters.
Here is page 10 (of 13) of my plan and my labelled render to help illustrate.
Click the render then click again in the new window for much much larger. :)

Hi all.

The Armani hotel is doing quite well.
Here is a vid from AMEinfo.

zsX_9tUKnMo

Here is a youtube vid with numerous interior shots. From the view out the windows they appear to be from the hotel residences and the residences.

3LbAjdH4szA

Here is a little text file I made up on the entrances, areas, and number of units. (the unit numbers are accurate for the hotel and armani residences - the other areas are best info I have)

The naming convention the plans refer to (and my label for the different areas) and number of units

- Walkway from entrance in the mall - Ground level - Observation deck lobby
--- Observation deck - level 124
- Podium zone C - Level 1 - Hotel entrance - facing ~ 0 degrees
--- Armani hotel - concourse to levels 8 and 38 39 (area 1) - 160 units
--- Armani residences - levels 9 to 16 (area 2) - 144 units
--- Hotel residences - levels 19 to 37 (area 3) - 342 units
- Podium zone B - Ground level - Residence entrance - facing ~ 240 degrees
--- Residences - levels 44 to 72 (area 4) - 354 units
--- Luxury residences - levels 76 to 108 (area 5) - 231 units
- Podium zone A - Concourse level (and level B1) - Office entrance - facing ~ 120 degrees
--- Boutique offices - levels 112 to 121, 125 to 135, 139 to 154 (area 6) - 37 levels

Hopefully more info will filter out on how the handovers are going and what areas are completed. Still no news at all on the office area yet.

Yes - Armani's minimalist style is definately not for everyone.
It's not really my thing either but it's not an issue as the hotel is waayyyy outa my price range.
I do think having the first Armani hotel as part of the burj is an asset. Somehow I don't think a Best Western would have been fitting for this magnificent structure.

Any news on how handovers are going ?
Are any offices leased yet ? or even completed ?
Are all the residential units for lease or rent ? verses purchased like a condo - I am pretty sure they are ...
Is "The Offices" open for business ? (called the office annex during construction)
Is "The Club" open for business ? (called the pool annex during construction) - I presume it is ...
Are the spire and pinnacle sections and tiers cleaned up yet ?
Are the festival lights only going to be turned on once or twice a year ?

Is Shane Carwin going to KTFO Brock Lesner tommorow night - god I hope so ... - ooops wrong thread for that one ...

There are only so many hours in the day that I'm willing to devote to sending out DMCA takedown notices to websites' hosting companies.

I don't have a problem with my photos being on SSC per se - I used to willingly upload dozens every week, but the problem is, dickwad fuckwits from real estate agencies use sites like this to misappropriate intellectual property that they then use to promote their companies in adverts on sites such as Dubizzle - who don't give a shit about it until their hosting company tells them to remove the images from their website.

In addition to the mindless retards from property agencies and online classified advertising websites, you get the pricks running scraper websites who trawl the Internet for content that they can rip-off in an attempt to make money off the back of banner adverts and Google AdSense. I'm currently in the process of getting one of these companies put out of business because close to 30% of the images in their galleries were taken by me.

All of which, as I have politely explained, takes up far too much of my time that could otherwise be spent on more useful and enjoyable activities such as going out taking more photographs, or perhaps staying at home masturbating.

So. If it's OK with you, if I see one of my images here, I'll ask kindly for it to be removed.

That is OK with you, yeah?

Hi Gerald.

As you said you used to give us many shots almost daily. As such I have many of your shots - but needless to say I don't label any of the more than 70,000 skyscraper shots I have with the name of the photog when I get them. My shots are dated only and I just look through quickly and find some to use as examples to illistrate the point I'm trying to make. They could be yours or anyone's as I only dload what is (was) in the public domain. I do credit the photog if I just obtained the shot and post it, but after that the only way I know the photog is from a watermark.

That being said I have removed the pic at your request and I fully understand and agree with your reasoning. Just let me know if I happen to use any of yours in my future posts and I will remove them also.

Hi Pat.
Thanks for saying it would be the forums loss if my ass got sued off ...
It's not an issue for 2 reasons though ...
1 - the shots i have were obtained from the public domain and I make zero money from anything I do with them - which is all on the forums.
2 - you can't get blood from a stone ...:)

Hi Altin.

Erm, not sure I understand. I simply asked for my photo to be removed, which Fury kindly did.

The "public domain" thing was simply to correct a misconception. I don't have an issue with Fury having my pictures on his hard drive for personal use, but I object to them being reposted on the web where they can be "lifted" by others for effectively commercial use.

Hey, although I'm more than half a year late, I found a couple of pics of the Burj Khalifa opening. We were lucky, because I didn't know that the opening ceremony was scheduled to January 4. But when we walked out of the Dubai Mall, saw incredible crowds of people everywhere, we knew that something was going to happen. So this is my footage:)

These are just previews, so you can see the full sized pics and other photos in the set by clicking on the first part of the link above each image. Enjoy responsibly:)

EDIT - OK I got it from the other thread - great job man !

great.thanks, i put also with imageshack,.
its design has made it so hard to eclipse. when i see it now. its basically 500m high with its 3 tier wings, then it takes on a very thin slightly differnt form to reach another 200m to apprix 700m before the spire really takes over.
this is why the other new towers that are trying to rival it only reach just over 600m. they need some type of spire to extend there height but wouldnt look right with there designs. but with burjK, its tiered stepped design is perfect to extend vertically to over 800m high.
does this work>

The full inauguration was supervised directly by Emaar properties, we only installed enough temporary power supply.
There is some searchlight in the upper tiers at about 650 to 700 meters that are permanent.

I just thought of something. To be accurate they should rename the public viewing galary called 'At the Top' as 'Near the middle' haha! That's kinda where abouts it is. It's a lot nearer the middle than the top of the building. Isn't it around 500m?

Hi all.

so when exactly is this thread being moved to the completed section?

Hi muse.
No info has come out stating the BK is completed.
I mentioned a while ago the title should say inaugurated but ... :ohno:
There has been a small amount of news on handovers beginning in 2 or 3 of the 4 residential areas but none on whether the office area (or any other area for that matter) is completed.
There was some talk from insiders that completion of the whole of the works may take untill late into 2010.

Soon i hope, i'm sick of it.

Hi Adrian.
Do you come and post in here to be more "sick of it" ....... ?
I would hope for much more info to be filtering out from behind the veil of secrecy but untill word comes out that can be believed about completion I think the thread is fine where it is. More info may lead to some reasonable discussion which would be good.

I'm going to wait and see for the moment, I may rent it out.

I have seen them advertised at ridiculous prices 1 beds for 250,000 AED e.t.c - I'm realistic, but want to cover my service charges (which shouldn't be hard) - 55 AED per sqft.

See how it goes, I'm in no rush.

Hi DXB.
Thanks for the info.
I am a bit perplexed that we are 2 months into handovers and no one has moved in. After all the delays you tennants went through, I figured the ball was finally rolling.

I didn't like it but I could see the reasoning for all the secrecy during construction ... Even now - during the handover stage there is next to nothing for info coming out ... Leaves me to think they are not finished work on the interiors - esp. in the higher levels.

A couple of question to any and all in Dubai.
Months ago I posted on the idea that the only way we will see how the work was progressing was to see how many levels are lit up at night.
- Are the upper residence levels and the office levels lit up at night now ?
- Can large groups of the "blue man group" (workers) be seen coming and going from the BK ?

Thanks.

Hi all.

Great pano Sale.

What I see at the date this was done - 10_07 ? - time ?

- Area 1 - Hotel - Can't see up to level 8 but 38 and 39 both have a few suites lit up. We know the hotel is open anyway.

- Area 2 - Armani residences - Only a few units lit. The few lights signify some tennants moved in or work being completed ? I lean towards the former as I think it is complete.

- Area 3 Hotel residences - 10 or 15 % lit. They look completed or at least walls and lighting done. I can't see any furniture so I presume lit for work to be done. Mostly completed surely.

- Area 4 - Residences - 95 % lit. I would say a whole lot of work going on. It is hard to say as they look complete but there is definitely a reason almost all are lit.

- Area 5 - Luxury residences - 90 % lit. Again I think much work happening.

A few months ago areas 2 and 3 were mostly lit while they were probably working on them so it looks like things have progressed up the structure.

- Area 6 - Boutique offices. A few levels lit. It looks like the (suspended - ?) ceilings are done on all levels. Even one of the chairmans levels is lit. I think just as there were only a few units of areas 4 and 5 lit a few months ago while they went to town on areas 2 and 3, they are concentrating on 4 and 5 right now.

I would venture to say there is a boatload of work yet to be done and the talk of completion of the whole of the works late in 2010 rings true.

I can see why there is so much secrecy surrounding this project. From day one the press releases have been anywhere from half truths to utter bullshit. News from a few months ago from an interview with Al Abar (sp) stated 90 % completed. I question if we are anywhere near 90 % even now - in fact I highly doubt it. Don't get me wrong - I have no problem with the pace of the work - it takes however long it takes and good work does take time. I just don't understand the need for all the bullshit over the years ....

Anyway I'm glad we have a better idea (than the general public) on what's really happening as we have had for years. It is nice to see the work is progressing up the structure. :)

Only 15 minutes.. Really..

Took about 1 hour to stick, 45 minutes to upload.

If I was at the Address, probably could eaisly make a 1 gig image, probably only take 30 minutes.

One thing I remember though was not seeing the fountains, so maybe they are off.

There is currentlhy only 8 levels being fitted out for offices:
113+114
141 to 143
and 152 to 154

The ceiling of the two first groups is a mix of gypsum boards and tiles
For the chairman office, these are special triangular ceiling tiles made in Switzerland.

All other levels are core and shell (technical rooms are ready, fire protection, basic lighting and airconditionning only).

Hi isicman.

Thanks for the info !
So I take it only these office levels have been leased and the rest are waiting ?
Do you have any more info on the other areas ?
Still working on the upper 2 residence areas I'm guessing ?
Any handover info ?
Any idea of when fully completed and open ?

Also - I have conflicting info on what levels are the chairmans office. I went with 153 and 154 in my plan. Is that correct or is it 152, 153, and 154 ?

Thanks man - nice to have someone here with insider info ... :)

The owners are the ones who bought them from Emaar (as core-and-shell)and are going to lease them either like that or after they will decorate them.

Emaar's job is done there.

OK - property newb here ... - a question if I may to Altin or anyone in the know.
Are you saying some of the office space is purchased like a condo or do the owners lease it from Emaar and then sublet or re-lease (correct term ?) it to companies ?
My question pertains to the residence areas as well. The units are rented or leased from Emaar and not purchased like a condo or a house ?
Like, no one OWNS their little part of the Burj Khalifa - correct ?

The apartments and office space in the tower, except the chairman office and the Armani Hotel serviced apartments and hotel rooms, were sold as freehold just as 234sale said.

I believe the only space available for lease by Emaar would be on the 2 annexes building or in the main tower if not yet sold or repossessed by them. Sub-leasing is illegal in Dubai and can happen only with special permissions.

This is true, I was asked recently for ideas on how these could be leased, Hamptons / Emaar is reponsible for them.
