Hi all.

Hi Burj.
You can't enter the BK unless you :
- are a guest staying in the hotel.
- are a resident.
- are an office worker of a company that has office space.
(or are visiting someone who is one of the above)
- are a visitor of the observation deck.
All 4 enter the BK through a different entrance.

Here are some shots of the landscaping features and greenery - looks fantastic.

Okay so no surprise its like any other building the world. the degree is just how aggressive security will be in showing non visitors the door.

Woah I know it seems like ages but given the fact that she is the tallest building in the world that really isn't that long it took six year for the port aorthority in NYC to decide what to build at ground zero on the world trade centre site. Thanks BK fan :)

Dubai: Police denied reports about a fire breaking out at the Burj Khalifa on Saturday night. Police termed it*a rumour, a "Blackberry story".
The rumour spread like wild fire on social-networking websites with many users posting pictures of what appears like bright light on one side of Burj Khalifa.
In fact, thick fog descending on Burj Khalifa at midnight was translated on social-networking websites as fire*at the tallest tower in the world.
Some other social-network users said they either called friends who lived near the Burj or went there to check it out, but none claimed to have seen the fire.
Dubai Civil Defence was not immediately available for comment.

By Zainab Fattah - Feb 13, 2012 9:24 AM GMT

Dubai’s developers, battered by three years of falling prices for homes and offices, are seeking refuge in retail assets as shopping tourism powers the economy.

Emaar Properties PJSC (EMAAR) said today it’s expanding the Dubai Mall, the world’s biggest, by 1 million square feet (92,903 square meters) as retail accounts for a growing share of the company’s income. Nakheel PJSC, the government-owned company that restructured $16.1 billion of debt last year, is adding to its Dragon Mart shopping center and trying to raise funds to build a cluster of restaurants and stores at the tip of its Palm Jumeirah artificial island.

“Most developers are looking to build recurring revenues because there are so few property sales happening right now,” said Patrick Gaffney, an analyst at HSBC Bank Middle East Ltd. “The sectors that are doing best are retail and hotels because of strong tourist arrivals.”

Dubai’s malls and shops have become more attractive after home values fell by more than 65 percent from their 2008 peak while retail sales have been rising since 2009. Developers that don’t already generate significant revenue from shopping assets will struggle to get a foothold in the market because little is being built or sold and banks are reluctant to finance any type of development in the emirate, including retail, Gaffney said.

Retail revenue in the United Arab Emirates probably increased 5.3 percent last year to 113 billion dirhams ($31 billion) Business Monitor International estimated. That will probably rise to 120 billion dirhams this year and 157 billion dirhams by 2015, it said.

^^ It will be of no use to have as a separate building connected by a bridge. It needs to be part of the main structure, rather than on a plot separated by a road...... Gevorika's picture confirms my theory of the new metro link providing a perfect opportunity to extend the mall without disrupting the existing structure too much....... Looks like the mall will be extended in the direction of Boulevard Plaza.....

Seems pretty small.

The render seems to show the addition between the mall and The Offices (annex) on the BK site. There is virtually no room there though.

I hate the parking of the Dubai Mall with a passion. The access and exit routes are totally inconvenient and the layout and directions inside are totally stupid and confusing. I always park on Souk Al Bahar across the lake, on the Old Town Island and I'm in and out the Mall much quicker, although I'm mostly in the area for the lake-front cafes and restaurants.

I don't know, Ray... I think it's pretty easy to squeeze in an extra 1million sq ft in the space I have highlighted in red below....

As for the tall buildings... Going from right to left, we first have the Address Downtown Dubai, then the Address Dubai Mall, which is attached to the Dubai Mall on the left and across Emaar Boulevard we have Emaar Plaza....

Not much space towards the Boulevard Plaza, also not enough space between the Annex and Mall :

http://i42.tinypic.com/15npvz6.jpg

I am not sure an annex would be as successful as an outright expansion... This is what I think they might do.... there is enough space in this area to expand and incorporate the new Dubai Metro link... what do you think?

There is lots of space on the Doha street side alright.
Didn't they change the name of that street a while ago ?

Hi Face.

There probably is enough space in the area you drew out considering the mall is what ? ... 5 levels high ?
There will be a right of way distance they will have to stay back from Emaar blvd and they can't encroach onto the BK site so they will be some distance from The Offices (BK annex).
I wonder if Imre has it right, on the Doha street side ? Although I agree the area you drew out is probably where the elevated walkway to the Metro will be.

As for the building I was referring to ...
I meant the one in the render you posted (originally posted by gevorika78), to the left of what looks like the Address Dubai Mall. It's a non-existent building.

Ray, the press release mentioned that the extension will include hotel space so maybe that building is the proposed new hotel. I think there has always been a hotel proposed for a site around there.

As for the area between the mall and the anex of the Burj, now is an open space with stairs and is quite big actually, although it would sad if it'd have to go.

That space is just waste , also the landscaping is not really visible from outside because of the Double Decker Road..

i think that one of the best possibilities is to build the extension of the mall on unoccupied area between the mall and the Burj Side Boulevard, Burj Side Terrace, Hydra Downtown Tower, there is virtually nothing except sandy parking plot, should by connected to the mall via bridges

Personally i dont think that the proposed extension will be directly adjescent to the existing building and its facade, that would be waste of work already done :)

Hi Ray,

The Mall has 4 levels - a basement level, a ground floor and two floors over ground. They could easily add two more floors over the complex road network in the area I have outlined in red and potentially go higher as well.

I doubt they will do anything to the main street facing side of the mall. That road is called the Grand Boulevard and has a very intricate network of roads leading into and out of the mall from Financial Centre Road and the double decked road. Besides, it has an a great water feature and also has some very ornate entrances to the Gold Souk and Bloomingdales. I don't see them destroying all of that. An extension to the side, causing minimum disruption, taking in the new Dubai Metro link is most likely.

As for the buildings in the renders, the Burj Khalifa maintainance annex can be seen in the background, but as anyone who has ever lived/worked in Dubai will be able to tell you, the renders are not always what they seem and designers/architects have a habit of putting in random buildings and towers to improve the overall look of the rendering :tongue2:

I saw that as well, Altin, so it's most likely that the open space closest to the Burj Khalifa will go....

Been to Dubai several times, one or two days and I was clawing to get out... most stressful city i've ever been to...

I am not sure what they are/will be building opposite Dubai Mall, but the space could be used as the expansion of the mall connecting the two parts with AC overpasses. Shown in blue in this pic:

If nothing is planned for that area i think it would be a good idea. ;)

In the first picture you have outlined the land allocated for the future expansion of the DIFC. And in your second, you have ventured into land sold to private developers for residential and hotel property developments. AND that land is way too close to the Sheikh's Palace grounds for it to have a shopping mall extension on it :)

And finally, you cannot have pedestrian links across the Financial Centre Road as it is double decked, making it impossible giving that it carries heavy vehicles and buses.

It's Dubai, they will go over the double decked road. or make some sort of tunnel that goes underneath. But if it is a future DIFC expansion land, then it wont be possible.

As for the land in black in the picture, as Face81 mentioned it is private and there will be buildings located there. The only way left I guess are the two red parts highlighted before.

I suppose the Mall extension might just be an euphemism for a redesign of the Gold Souk... most of it is no longer occupied by shops and even closed for public. Why extend the Mall to an additional building if its heart is deserted?

Desert Diver
February 20th, 2012, 10:48 AM
Ray, the press release mentioned that the extension will include hotel space so maybe that building is the proposed new hotel. I think there has always been a hotel proposed for a site around there.

As for the area between the mall and the anex of the Burj, now is an open space with stairs and is quite big actually, although it would sad if it'd have to go.

Hmm, including a hotel, ok. However, I don't think that they will remove the Burj steps as this place is regularly used as a venue for concerts. But I agree with Imre that the landscaping in front of the main entrance is not visible at all and this space is quite big and directly adjacent to the Mall.

But still, what about the Gold Souk!? To me, this proposed extension sounds like someone's having their head up in the clouds. Even in the "normal" part of the Mall quite a few shops are still not occupied. I agree that Dubai Mall is overall a busy place, but does it really need an extension? I will never understand why so many things get started in Dubai and are never truly finished :ohno:

Maybe the so-called extansion does indeed includes the redevelopment of the Gold Souq area, but I don't agree about the main entrance part. Don't forget that the proposed tram service passes just next to the area, and they have already build the pillars for the tracks. Also, not everyone goes there by own car, or self-park it ;)

Here's a larger render of the Dubai Mall expansion that appeared in the news.... looks like it's right by the Dubai Fountain, close to Boulevard Plaza....

http://www.constructionweekonline.com/pictures/CG%20Pix/DubaiMallExpansion_1.jpg

And sorry to disappoint everyone with this, but the Dubai Metro link render put up by Emaar does not look as impressive as that shiny glass tube that was initially shown in all press releases :(

Hi all.

Yes, it does look like the actual steps will be gone. The area closer to the fountain will remain though. Looks like the expansion will be fairly close to the annex. As I posted before the million sq. ft. is divided into what looks like 5 levels.

Desert Diver

I don't see how 1 milion sqft can fit in there. Thats roughly 100,000 square meters, right? That would be 14 soccer fields. Divided by five floors that's still 2.8 soccer fields per floor. The space is just not big enough

I don't want to sound negative on this. Of course I'd like an extension. Sure. Why not. I am just getting increasingly annoyed by the secretive and exaggerated official statements in Dubai. It drives me nuts! :gaah::hammer::horse::lol:

You have 20413 photos stored. Since you're over the 500 photo limit you'll need to upgrade to a Premium account or you'll only be able to keep 500 of your recent photos. Older photos will expire on the 1st of March.

yeah right... "picture not available" thats the message you can see from tinypic quite annoyingly often. Imageshack might be not perfect but if you looked for archival pictures you would bet they keep them online the longest. Pity they limit their services, but oh well no-thing's for free I guess... I'm not sure if there is other hosting site like imageshack. Usually picture availability depends on the users who posted them on most of the sites.

Hi all.

Hi guys.

I'm over the 500 limit on Imageshack as well. I used it for my BK historical thread over at SSL ...

I want to keep the pics available there ... what to do ?
File dropper seems to be hit and miss for me as well - I've used it for files that aren't images ...

I would like to find a hosting site for image and other files that works, is at least semi-permanent, and is free.

Any suggestions ?

Thanks for the list of jpgs. I'm new to this forum, I can't believe it exists! I'm from Chicago, the birthplace of the skyscraper, and I know that I'm going to just love perusing the threads here!!

Quick question re construction work in the Middle East in particular. I've heard that a lot of construction has ground to a halt due to the economy, and that a lot of workers in Dubai especially have not been paid. Any truth to those rumors? Also, I've heard that you can tell when a local economy is going to tank, it's when they start planning and building really tall buildings - sort of a weird leading economic indicator. Do you think this is true for Dubai? Thanks. John Karavitis

Have you guys ever considered Smugmug? Not sure how well it works in the rest of the world but seems just fine here in the US. Don't doubt they serve worldwide or anything though. The lowest tier account is $40/year but unlimited is unlimited.

I currently have about 810GB of working data there and another 40,000 shots archived of misc stuff (part of 130,000 photos uploaded so far). They've yet to say anything. :)

Otherwise a Flickr or such may work best. Imageshack loads so many cookies, popups, and crap just to view a single photo full size that it's annoying at best and is garbage.

^^ BMU are not only for cleaning, they transport materials too. Regardless of man-power costs, those are essential parts of the building design and operation, and the building can't even pass inspection and get certified without them.

That is not the best world to describe bmu's in this building. Dust collectors is what comes to mind first ;) Yup, seems like certification process was the only reason they installed them then. Quite a waste of money... and then yet the building can't pass the certification without them but they are still legally allowed to clean it without using them  Try to find a logic there...

I'm on about last year when I suggested that the podium on the shanghai tower may be clad with copper.
You and giovanni kun ridiculed that idea, I think that you're objection was based on it not being somehow "good enough" for a modern day skyscraper.
Joshsam and I got into quite a discussion with the two of you about it.
I've just found out that all three of the world financial centre buildings in the heart of manhattan have copper clad roofs. So, I thought I might mention it.
I mentioned it in the shanghai tower thread but knew you would definitley see it here.

... and yeah, despite what NYC might or might not use, copper is a dreadfull element to use in modern skyscrapers, and Shanghai Tower will NOT use it on it's podium.

No one is saying that it will be, whether it is or isn't clad in copper is irrelevant. You don't like copper, but that is only your opinion, you are entitled to that, though the designers of the wfc in new york obviously disagree. What you are not entitled to do in my opinion is to haughtily dismiss anyone you don't agree with on the basis that you live in an area where skyscrapers are built and they do not. That is what got on my tit last year, and that is what this post is "on about" as you asked.

Hi Phil.

The BK has 163 above grade levels. The council doesn't count one mezzanine so they have it at 162 levels.

As I posted there is no level 162 ... like most skyscrapers the level count doesn't coincide with the actual levels in the structure.

If you want to learn about the level count and many other things about the BK read and view the files in my zip. I posted it to help you so you don't make uneducated posts like the one above.

We're traveling around the world for a year with a mini-Rocky Statue. Here he is in front of the Burj Khalifa. Normally Rocky likes running up steps but he let us take the elevator to the top.

Hi all.

Any updates about the Burj Khalifa Opus? :)

Hi Imre.

I'm subscribed to Opus, they just sent another email today for a Celtic Opus ...
Their site still says the BK opus is coming soon - been saying that for over a year ...

The only reason I'm interested in knowing when the BK Opus is released is so I can beg and plead with guys like you to scan and post every page since it will be way outa my price range (and most others here).

Guessing it will be many thousands to purchase ...

There was also talk that there was to be a giant version (like 4 or 5 meters high) placed in one of the lobbies. I wonder if that is still a go ?

Ray.

Hi all.

what is the average for opus books price ?

Hi Burj.

The price for Kraken Opus's is anywhere from 1700 to 30, 000 USD depending on which opus and which edition you want. I think there is one for 295 but the average looks to be in excess of 2000.

Hi all.

thanks ray :)

Hi Burj.

YW.

I looked through my info and I don't have anything on a games room. Also I'm not sure which zones have access to the spa on level 3 but I would think it is only for guests of the Armani Hotel. 'The Club' (annex) will be open to all the zones (including the public apparently) when it opens.
