Background Information
This parcel 3 project is part a detail design proposal for the Bumiputera Square Master Plan which will eventually consists of Parcel 1 – Menara Commerce (currently under construction) and Parcel 2 (proposed service apartments).
Parcel 3 site measuring approximately 1.62 acres will consist of a single 17-storey building with a gross built up of approximately 562,000 sq ft. Due to the soil conditions in the general area, a separate 4 parking levels building is proposed behind the tower block instead of underground parking. The plot ratio of the proposed built up area for this development is 1.796.

Dessign Approach
The site is located behind the existing KWSP building and sandwiched between several buildings. In order to be visible from a major road, we took the opportunity to address the corner of the building to face the existing Plaza in front of the Coliseum hotel. As a result, this building can be visible from Jalan Tunku Abdul Rahman, a busy commercial area in the Kuala Lumpur CBD area.
To differentiate this building from all existing colonial buildings, fronting the building, we treated the facade of the building with the use of clear glass and sun-shading (ESD) devices. The clean contemporary modern lines of the buildings will improve the image of this area which presently regarded as an unfavourable area.
Once completed, the building will provide physical connection and a building wall which connects Jalan Raja Laut to Jalan Tunku Abdul Rahman.
