Agreed. This whole area is going to be gridlock as soon as any of these towers are occcpied. Visitors to the towers or retail will be the main problem, and being so far from the Metro, with Taxi's not being able to get in, the net result will be similar to the problems with JBR. Can't get in or out, too far to walk anywhere, especially in summer... equals unrentable at any price.... :bash:

The metro station is a 10 minute walk away and the Al Sufouh tram when complete will be running right beside these towers with a stop nearby. That should take care of the prima donnas who can't walk a little in the sun. And there's paid parking nearby for visitors. So, I don't get all the criticism--things are in place and on the way.

^^ I forecast, that this area will be a nightmare once these towers are up and running.The tallest block was not thought over in a realistic manner.It is a clear result of poor municipality planning. Looking at who where the idiots sitting in key positions at the time this was planned, it is no wonder.
Other cities in the world with a similarly high concentration of tall buildings have public transport in place ( imagine New York, Tokyo or Shanghai without the subway!) and they are more of a mix of office buildings and apartment buildings, so some people can actually walk to work. There are plenty of taxis, buses, and the Dubai Marina Metro station close to the doorstep. The tallest block will likely have another bus stop once complete. The new tram under construction is going right through the block linking it to the marina metro station, the near by free zones, shopping, beach, restaurants, and other places.

As for me, I live in the tallest block and walk to the metro, which is lovely most time of the year, and ok for me during the hot months. I have two parking spots in the building, but no car since I came to the conclusion I won't need one here as public transport is more than sufficient. That won't be the case for everyone else of course, but hey.

It's not all that bad to be honest, and not everybody in municipal planning is a complete idiot.

I was actually surprised how well and inexpensely you can navigate the city when we moved here.

whats the temperature in May to November? around 45 Celsius plus the humidity which puts it right around 55-60... no matter how you look at it 10 mins in 60 degree heat is not the least bit "comfortable"


Take a taxi for a couple of dollars then. The average price for monthly parking in Manhattan for example is over $400 or 1500 Dirhams. Or hire parking from somebody who doesn't use it - there is availability in the tallest block.

I remember in Manhatan, in the Broadway area, I saw parking prices as high as $90+ per hour :D



... though, I do agree that walking to the Metro Station in the summer isn't pleasant at all.

..... but none of the supertalls are open fully yet. I am talking about when 4 or 5 towers are occupied. Wait and see.
Also, I am just back from Dubai, and I was 3 minutes walk from where I was staying to the Metro. In business shirt this is not a viable walk between May and October, never mind 10 minutes. Business renters, (the top end) will not accept this, not will they accept the problems with vehicle access that this area will have.
The tram wil help when it is ready... WHEN!!

Its all about LOCATION....

It's partly a matter of temperament. You'll have those who'll say it's too hot to use the metro, and others who'll say it's manageable. As for me, I have no problem with walking a bit in the heat--I do it everyday and on many days I am walking to the metro station at 12 noon or 1 pm. I deliberately leave my car in the podium. It's hot--it's a desert country, a humid one at that--I can deal with it.

Despite it being a matter of perspective, I feel it's basically wrong to keep saying that the tallest block is or will be a mess as far as transport or logistics goes. That block is very well served by the big SZR interchange. It beats being in any of the villa communities, in Downtown, Business Bay or nearly any other place in Dubai with regard to the ease of access to and from SZR. Have you ever been on this interchange? The only gripe you'll have is that it has so many lanes that fork here and there that you'll get lost at first. But the idea is to streamline the traffic and it does that very, very well for the tallest block.

So, what more do you need? You've got a first rate interchange. When walking to the metro most of the walk can be taken indoors via The Walk. By the time all those towers get finished and occupied, you will have the tram. Taxis are always there and there isn't any congestion, again due to the first rate interchange. Exclusively residential towers have much less traffic and parking headaches than business towers or commercial areas. So despite there being thousands of units in this block, you'll never get the kind of traffic and congestion you find in either a heavy business district or a tourist district like JBR Walk.

I live in the tallest block and I've never experienced any traffic hangups and I love the daily walk through The Walk. I've lived in several different parts of the UAE and this is the first place I have experienced such convenience.

Walking is not an option for most people between May and October. And have you tried walking to the beach from the Supertall area without getting flattened???? :bash:

Noticed some anchor work being done on the shoring wall between MAG218 and Pinnacle.

Dewatering has started again and the site is mostly dry now.
