Hopefully with Berjaya Central Park up and coming on the SE corner, and Wisma Denmark II in place, there will be interest in finishing that abandoned project.

Sunway City working on assets for RM4b REIT

SUNWAY City (SunCity) Bhd (6289)plans to construct new buildings over the next few years, that will later be injected into its RM4 billion real estate investment trust (REIT).

"We are working on pipeline investment assets to include into the REIT later when they mature in earnings and have the right tenant mix," SunCity executive director Datuk Jeffrey Ng Tiong Lip told Business Times in an interview.

Ng said while existing REITs have to look for new assets to grow, SunCity has good assets in place.

This alone, he said, was a good selling point for SunCity and also a strategy to grow the REIT.
As at March 31 2009, SunCity's total asset value stood at RM5.2 billion.

It currently owns five hotels, two shopping malls, university colleges, theme parks and commercial towers, and a medical centre.

Reports indicate SunCity may also inject Sunway Pyramid Mall, Sunway Resort Hotel, Sunway Pyramid Hotel, Menara Sunway, Sunway University college and Monash University campus in Bandar Sunway, Selangor, Sunway Carnival Mall in Penang and Tambun Hypermarket in Ipoh, Perak into the REIT.

These properties currently command an average of 6-7 per cent yield per annum.

Other properties which may be included are Wisma Denmark in Kuala Lumpur, Sunway Medical Centre, KL South shopping mall in Cheras, and four new office towers in Bandar Sunway.

"We cannot speculate which assets will go into the REIT. The board will have to decide based on whatever that is being proposed," Ng said.

On whether the REIT will be launched by the end of this year or in 2010, Ng said SunCity will be prepared to launch the REIT when the market conditions improve, so as to best serve shareholders' interest.

SunCity is still weighing its option of whether to list on Bursa Malaysia or via reverse takeovers in Singapore or Australia.

The owner is same as AvenueK and the developer of Kenny Heights.

I posted in another thread recently that the developer is issuing new shares to raise capital to revive this project. So far, due to economic crisis response is poor.



The developer has not awaken from the economic crisis of 1997. Their projects like Avenue K and the old abandoned ex-Hyatt building will depend alot on their success in marketing Kenny Heights project.

Sunway City plans to inject the three office towers into its real estate investment trust

Sunway City Bhd (SunCity) (6289)will launch three office towers worth some RM800 million in Kuala Lumpur and within the Sunway Integrated Resort in Selangor.

The group plans to subsequently inject them into its real estate investment trust (REIT).

The property in Kuala Lumpur will be on Jalan Ampang next to the current Sunway Tower, formerly known as Wisma Denmark. This second tower, which will be 30 storeys high, will have 330,000 sq ft of nett lettable area with a value of RM230 million.

"Development plans are afoot and we will start physical work as soon as the plans are finalised," SunCity's managing director for property investment Ngeow Voon Yean said.
It is also planning two office developments with nett lettable space of 277,000 sq ft and 500,000 sq ft, valued at RM245 million and RM330 million respectively.

"These are in the advanced stage of design," he said.

Once ready, the offices will be leased as they are slated to be part of the proposed REIT.

Ngeow was speaking to reporters after the launch of Sunway Tower, a 27-storey building with 276,000 sq ft space.

SunCity bought the property for RM170 million and spent RM26 million on upgrading. The building, also said to be part of the planned REIT, saw rental rates improve 30-40 per cent to RM5.50 a sq ft. It is fully occupied compared with 40 per cent previously.

"With this inclusion, it has increased the commercial office net lettable area to about 600,000 sq ft and a total rental of about RM30 million a year to SunCity," Ngeow said.

SUNWAY City Bhd (SunCity) (6289) hopes to list its real estate investment trust (REIT) in Malaysia this year, the group founder Tan Sri Dr Jeffrey Cheah said.

"We are ready to go if the mar-ket is right for listing," he told Business Times at the launch of Sunway Tower in Kuala Lumpur yesterday.

Cheah said that the right mar-ket would be one that gives a yield of about 6 per cent, which is a more manageable level compared with about 8 to 8.5 per cent currently.

REIT yields rose last year as markets were hit, causing huge discounts to the net asset value (NAV).

When asked if it was certain that the listing would take place on Bursa Malaysia, Cheah said: "Everything points towards a listing in Malaysia."

"The timing (for a possible listing) this year looks more appropriate and we are working towards it," SunCity executive director Datuk Jeffrey Ng said.

It was reported that SunCity was looking at a RM3 billion to RM4 billion REIT which will include Sunway Pyramid Mall, Sunway Resort Hotel, Sunway Pyramid Tower Hotel and Sunway Medical Centre in Selangor as well as Sunway Carnival Mall in Penang.

The group first announced the REIT plan five years ago.

SUNWAY City Berhad (SunCity), the now-familiar name behind the successful Sunway Integrated Resort City in Bandar Sunway, has made a strategic move to invest in Grade A office developments in the Golden Triangle in Kuala Lumpur with the launch of Sunway Tower on Jan 15.

The company acquired Wisma Denmark in 2007 for RM170mil.

A RM26mil refurbishment exercise was subsequently commissioned to develop the building into what is now known as Sunway Tower, a Grade A office tower that meets the stringent demands of multinational corporations and embassies in the capital’s Golden Triangle.

SunCity now owns and manages a portfolio of 4.7 million sq ft of commercial property, including Sunway Pyramid Shopping Mall, Sunway Car-nival Shopping Mall, Menara Sun-way, Monash University Malaysia and Sunway University College.

SunCity’s managing director for Property Investment, Ngeow Voon Yean said: “The acquisition of Wisma Denmark certainly created a valuable opportunity for SunCity to own a slice of the Golden Triangle.”

Sunway Tower comprises 27 levels of office space with a nett lettable area of 276,000 sq ft, eight levels of car park space and a freehold parcel of adjoining vacant land.

Strategically located near the intersections of Jalan Sultan Ismail and Jalan Ampang, Sunway Tower is right next to the Dang Wangi LRT station and beside the entry and exit points of the Ampang-Kuala Lumpur Elevated Highway that further links to major highways within and around the Klang Valley.

“Excellent connections to all major transit points, including Kuala Lumpur Sentral, the city’s main train station to the KL International Airport (KLIA) means high traffic for Sunway Tower’s office tenants plus convenient access for tenants,” said Ngeow.

The refurbishment included the facade which received a much needed facelift with the atrium completely redesigned to create a strong corporate statement, the main lobby which is now fully air-conditioned and equipped with energy- saving features, redefined spaces on the ground and mezzanine floors and a vibrant retail area which is now visible from Jalan Ampang with its new glass facade.

The refurbishment has proven to be a wise investment for SunCity with a 30%- 40% increase in rental rates to RM5.50 per sq ft.

With the recent relocation of the High Court, Sunway Tower is now fully occupied from the previous 40% occupancy at acquisition.

In addition, SunCity has implemented its standards of security, car park and management services in Sunway Tower.

“We are happy with the all-new Sunway Tower as the building not only looks modern and stylish, extra care has been taken to have a coherent interior and exterior,” said Ngeow.

“This is a dramatic change from the ‘old’ Wisma Denmark.

“The level of security and general health and safety aspects of the building has now much improved.

“The building management has also implemented a ‘No Smoking’ policy,” he added.

KUALA LUMPUR: SUNWAY CITY BHD group is undertaking a corporate exercise to unlock the value of its PROPERTIES [] which will see it injecting its shopping malls, office towers, hotels and hypermarket into its proposed multi-billion ringgit Sunway real estate investment trust (REIT) which will be listed on Bursa Malaysia.

SunCity Group said on Wednesday, April 7 the proposed properties include the Sunway Pyramid shopping mall; 19-storey, five-star Sunway Resort Hotel & Spa; nine-storey Pyramid Tower Hotel; the Menara Sunway office tower block; five-storey Sunway Carnival Mall in Penang; 17-storey Sunway Hotel Seberang Jaya, SunCity Ipoh Hypermarket and the 33-storey Sunway Tower.

The corporate exercise also includes Sunway City disposing of three parcels of leasehold land, measuring 19,406 sq metres in Selangor, to its subsidiary -- Sunway Pyramid Sdn Bhd (SPSB). Sunway City owns a 52% stake of SPSB while the other 48% stake is held by Reco Pyramid Sdn Bhd. The princiapl activity of SPSB is operating a shopping mall.

Sunway City has also proposed to acquire 48 million shares or 48% of SPSB from Reco Pyramid (M) Sdn Bhd (RPSB) and 9.6 million shares or 48% stake in Sunway Resort Hotel Sdn Bhd (SRH) from Reco Resort Hotel (M) Sdn Bhd (RRHSB).

Sunway City said the Sunway REIT's investment objectives is to provide the unit holders with an exposure to a diversified portfolio of authorised investments that will provide stable cash distributions with the potential for sustainable growth of the net asset value per unit.

"Subject to the approvals of the relevant authorities, Sunway REIT proposes to undertake a public issue of units in Sunway REIT and subsequent listing of and quotation for its entire issued and paid-up units on the Main Market of Bursa Malaysia Securities Bhd," it said.

Sunway City said the proposed disposal of SCB land and properties will allow the group to realise their investments in the properties.

The proceeds from the proposed disposal of SCB land and the proposed disposal of properties will be used to acquire land bank, working capital, future business expansion and to repay the group's borrowings.

It added the disposal of the land and properties will also enable the group to enhance the development of the real estate investment market in Malaysia through its proposed holdings in the units in Sunway REIT as well as its involvement in the management of Sunway REIT upon the completion of the proposed listing.

Sunway City said upon disposal of properties to Sunway REIT, RPSB and RRHSB would sell their 48% stake in SPSB and SRH to Sunway City. Sunway City also agreed to acquire their 48% stakes.

This would then see SPSB continueing to operate Sunway Pyramid Shopping Mall as a premier shopping mall with ice rink and bowling facilities. SRH, which will enter into a hotel master lease with Sunway REIT, will continue to operate Sunway Resort Hotel & Spa and Pyramid Tower Hotel.

The famous "duta yap"all his project kantoi one just like the project across the road!!!Its a bloady shamelah these 2 projects are located on at the most strategic intersection of jalan sultan ismail and jalan ampang.Its been almost 12 years since!!!!

if i'm not mistaken the upcoming developer is Dutaland Bhd (de last time i read in 2009 they just completed their preferences loans for this project)

if i'm not mistaken Mycom Bhd changed name to Dutaland Bhd in December 2007.

Sometimes i wonder how can so much money spent and yet nothing!Would the banks not go after the developers to recoup their money?
