Five roads included in JNNURM project

T'PURAM: Five roads in the city will don a new look once a project for their development to be submitted to the Centre by the City Corporation gets approval. The Corporation is all set to submit the Detailed Project Report for the development of five roads by including it in the Jawaharlal Nehru National Urban Renewal Mission (JNNURM) project.

The five roads selected under the project are the Kesavadasapuram-Chavadimukku road, Ulloor-Akkulam NH bypass, Kariavattom-Arasinmoodu NH bypass, Manacaud NH bypass and Pallimukku-Medical College road. The projects have been envisaged at a total cost of Rs 125.91 crore. It’s the Kerala Sustainable Urban Development Project (KSUDP) which has prepared the DPR and will take up the development work of the roads.

The project was earlier included in the City Development Plan approved by the State Government. The roads included in the project are those which witness traffic congestions or are frequented by people even from outside the district. Most of them are traversed to reach nearby hospitals. Three of the roads will foster development of the NH bypass also. Cheers!!!

On weighted score of 4.8, based on parameters of affluence index, population size and growth potential, Pune, Chandigarh and Thiruvananthapuram are right behind Hyderabad's 4.9. Predictably, Delhi (8.5), Mumbai (6.9), Bangalore (5.7) lead the list, but Thiruvananthapuram stands ahead of Chennai and Jaipur's 4.5 scores. A study of the consumption spends shows that metros constitute about 30 per cent of the total consumption market of hundred cities mapped by Indicus Analytics, implying that KUT, other towns and rural India together garner a whopping 70 per cent.

^^ - Great scoop there, Sathya. A couple of previous surveys had also highlighted the affluence and speed of development of Trivandrum. In fact, in a similar survey last year, Trivandrum has come first in terms of savings and per capita incomes as well. The latest Knight Frank survey also ranked Trivandrum as the Best Non-Metro real estate investment destination.

The truth has been painted over thus far, but it is now coming out and coming out strongly. And investors are taking note, as evidenced by the flow of major projects into Trivandrum. :)

Etihad Airways started running their F1 Grand Prix (EY 270, A320) Promotion filghts to trivandrum. The Black Coloured flight looks awesome with pictures of F1 Cars(Ferrarri). They are going to host the F1 Grand Prix in 2009. Abudhabi is one of the main sponsers of Ferrarri Team.

Its birth is a secret lost among the vastness of the universe. Having travelled through places where humans can only imagine of, it would have many a tale to tell. Scientists say it is a molten mass of ferrous sulphate, nickel and graphite, something that has never been observed on earth.

An original piece of a 24,000-kilogram meteoroid that fell in Western Australia in the year 1911 is now in the city - chained to a pedestal in one of the coaches in the Science Express.

An Indo-German project of the Department of Science and Technology and the Max Planck Society, the Science Express chugged into Thiruvananthapuram Central Railway Station on Sunday. This is the 38th stop for the train which will travel over 15,000 kilometres and visit 57 cities throughout India, before returning to Safdarjung Station, New Delhi by early June 2008.

The train has 13 coaches, all exploring different fascinating areas of science, from the nano worlds of atoms, cells and neurons to the complex interactions of the human body, the brain and even the planets, stars and galaxies.

For the space buffs, there are exciting and elaborate video clips of Mars exploration by Rover and Opportunity, models of Chandrayaan, European space probe Roselle to explore CG comet, the landing probe Philae, a multimedia presentation on the origin of black holes and stars and you can even go through a time tunnel which records all major events that took place seconds after the big bang and even years after the big bang.

"The aim of this project is to revive an interest in science both among the students as well as the general public. Each coach will list major research work being done in the area and also the major research institutes involved," said project co-ordinator Ranganatham G V But it’s not all science and no fun. You get to see next-generation models of touch-screens that would detect motion a feet away from the screen, a search engine for songs (all you need to do is hum and it will find 10 matches) and the kids’ lab, which would give the students a chance to check out basic principles of chemistry through experiments like super soaker, colour separator and colour-lock.

At the entrance of coach number three, you would find science communicator Dhruv Jyothi announcing: "Life begins here". And sure it does. From the minutest cell, ribosome models and other biological structures to circadian rhythms, the coach even explores the possibility of parallel nanotransport systems. While one panel describes the bdellovibrio bacteria which has the potential of being a living antibiotic, another is about the Ilyobacter tartaricus, which quite interestingly uses rotation to produce ATP for energy.

Just before is the coach on nanotechnology, which has interactive exhibits and exciting images of the nanostructure of each and every material and also a section on electronics and photonics. It also tells you about the scientists in Karlsruhe dreaming of Platinum muscles which would make robots as supple as humans. ‘If a particular charge is applied, platinum changes size and when the current is interrupted, it returns to its original form, just like the contraction of a muscle’ says the panel.

Artificial muscles are just one example of the vast research being done in the nanocosmos. Particles for treating tumours, self-cleaning surfaces and DVDs the size of a coin are the other future prospects.

Western medical science seems inclined to the Indian way of personalised medicine with the Max Planck Institute of Psychiatry proving that different patients react differently to anti-depressants. The Western medicine research also seems to be looking at nature for answers. Dicaffeoylquinic acid from sunflower, which helps it to resist fungus, is now being looked at as a possible drug for AIDS. The Science Express will be in the city till March 26.

Kerala now has 84 engineering colleges from which some 25,000 students graduate every year.


TURN a corner or a newspaper page and you cannot miss them: soft skills training institutes, industry incubation centres, entrepreneurship development units, finishing schools, practice schools, language and accent training business houses. Scores of HR (human resources) training institutions in every town and city are now the most visible signs of the technology-industry boom in Kerala.

“A talented and skilled set of employees is the basic requirement of the IT/ITES industry and wherever human talent is available, the IT and ITES industry will go there,” the State IT Secretary Ajay Kumar said.

Pressure has been building on the government and the universities in Kerala to keep pace with fast-changing needs, whether in offering courses that are of contemporary relevance or in developing skills and entrepreneurship.

Kerala is also witnessing a mushrooming of institutions in the private sector providing soft skills, language and accent training and career-oriented skills to employees of the new-age technology parks and institutions. The State, which had just a handful of engineering colleges a decade ago, now has 84 engineering colleges from which nearly 25,000 students graduate every year. Over 150,000 graduates come out of the various arts and science colleges under the various universities in Kerala. The government has launched a programme to improve the “employability” of these graduates by updating curricula and launching special schools. Many of these educational initiatives will be established in the public-private partnership (PPP) mode. The target is to generate a 100,000-strong pool of human resource for the IT/ITES industry every year.

A Model Finishing School has been established at the Institute of Human Research Development in Education (IHRDE). Many more are to follow, according to Ajay Kumar. “We are also planning a mass-based human resource development programme for IT/ITES industry wherein nearly one lakh college students and graduates are expected to be trained in a special training programme in collaboration with NASSCOM, IT industry and IT training institutes,” he said.

Technopark, situated near the University of Kerala’s campus, will house two finishing schools in the next few months. The first is a 5,000 sq ft facility offering courses in technical subjects related to IT. The second is a soft skills finishing school to be run by a Dubai-based company, Afras Ventures, headed by former U.N. Under Secretary General Shashi Tharoor.

These are in addition to several other business-enabling ventures already functioning in the Technopark campus, including the Technopark Business Incubation Centre (T-BIC), Technopark Technology Business Incubation, the National Centre for Innovation, Incubation and Entrepreneurship, the IT Productivity Centre, and the International Centre for Information and Communication Technology.

The University of Kerala recently established an Entrepreneurship Development Cell with the objective of developing an institutional mechanism “to create an entrepreneurial culture among students and alumni of affiliated institutions”. It has established an Industry Incubation Centre, where students in their final semester of study or within five years after completion of their course can start a business “in less than a week’s time”. The first such university-incubated company, Sooryakiran Bioinformatics (P) Ltd., came into being in 2005 and has been successfully offering services to national and international clients in the exciting field of bioinformatics.

The development of a ring road system, construction of multi-level parking lots and parking plazas, rehabilitation of displaced traders and preparation of detailed town planning schemes for Kochuveli, Kudapanakunnu and Attukal are some of the major proposals outlined in the annual budget of the Thiruvananthapuram Development Authority (TRIDA) for the year 2008-2009.

The reconstruction of the Chala market is one of the major proposals in the budget. It involves relocation of the vegetable market and flower market, development of the Chala-Attakulangara and the Karuppettikada-Killipalam roads and establishment of a lorry terminal and private bus stand.

Mr. Ajayakumar said the authority would study the possibility of constructing multi-level parking plazas at three locations on M.G. Road from Spencer junction to Overbridge. He said the project would be given priority in view of the acute shortage of parking space in the city.

The budget has earmarked Rs.30 crore for the construction of a 10-storeyed commercial complex on 1.4 acres behind the Saphalyam complex at Palayam on a Build-Operate-Transfer (BOT) basis and Rs.12 crore for a similar building near the TRIDA Centre, Medical College. The construction of the C-block at Palayam is to be completed by December this year.

Mr. Ajayakumar said the projects would be implemented with funds mobilised from banks and other financial institutions. He said the authority would acquire 5.28 acres at Kazhakuttam to construct a bus stand, trade centre, post office, fire station and banks.

The budget proposes feasibility studies for the construction of an international cricket stadium, a shopping mall with private participation and a modern fish market with processing centre.

Another proposal is to declare the Secretariat and surrounding areas a special zone for speedy development of roads and other infrastructure.

HI GUYS,

FROM WHERE DID YOU GET THE INFORMATION THAT AIR DECCAN IS PULLING OUT OF TRIVANDRUM AIRPORT FROM APRIL BEGINNING.?

It is confirmed that Deccan is pulling out of TIA from 29thMar, since i am an authorized Deccan Travel Agent i contacted Deccan's B'lore office and confirmed the withdrawal. It has nothing to do with the TIA works/rescheduling.
They hinted that Deccan services will be replaced by Kingfisher.

That is because of the recent merger of Deccan with Kingfisher. Kingfisher has already hinted that there will be rescheduling of Deccan flights after the merge. The rescheduling will not only be in TIA but all over India.

Just going through the forum on Hyderabad International airport, and how much enthusiasum each member has shown on the inauguration of the new airport. I Belive we can also have much room to enjoy when our new terminal will be inaugurated. Can any one tell us the present status and when it is likely to be completed? Is it worthy to put a new thread for our terminal?

^^ I think the first phase would be ready by October-November '08. We had a meeting with the CCCL guys who are doing the construction (prequalification process for some of our projects). There is some delay of 3 months.

The new terminal doesnot warrant a new thread. Perhaps we may have one for Vizhinjam (It is a 5000 crore project) or Technocity later (if we can have sufficient news reports/perspectives/actual construction shots etc).

ON GOING THROUGH WEBSITE OF AIR DECCAN, I FIND THAT AIR DECCAN WILL NOT OPERATE FROM TIA AND CALICUT WITH EFFECT FROM 29.03.2008.

^^ - Gentlemen, let's not lose sleep over Deccan being replaced by KF. The two airlines are essentially the same entity and it is only a matter of time before the entire thing is called Kingfisher.

Since the routes out of Trivandrum are extremely lucrative for KF-Deccan, as evidenced by the high fares on most sectors, the changeover is more likely to be one of nomenclature than of flights and capacities. If anything, the capacities and sectors covered will probably go up in the days to come. :)

The annual budget of the city Corporation presented in the Council on Wednesday proposes two mini garbage treatment plants to be located in the outlying areas. An amount of Rs.50 lakh has been earmarked for the construction of the plants.

Deputy Mayor V. Jayaprakash said the Corporation was yet to decide on the processing technology for the two plants. “We are looking at various options, including incineration,” he told press persons.

The construction of a modern sewage treatment plant will be launched this year. The Rs.40-crore project is expected to be commissioned by December 2009, Mr. Jayaprakash said.

The budget has earmarked Rs.1 crore for the renovation of the Putherikandam Maidan at East Fort. A sum of Rs.25 lakh has been set apart for vector control and pre-monsoon sanitation activities.

The Corporation headquarters at Palayam is to be networked to six circle offices in a move aimed at decentralising services.

Education


A Rs.80-lakh scheme will be launched to encourage primary education in government and aided schools. All children admitted to Class I will be provided with a free bag and umbrella.

The South Palace at Shanghumukham will be restored and converted into a heritage museum. The Attukal township project gets an allocation of Rs.25 lakh.

The budget has provided an outlay of Rs.1.65 crore for modernising the markets in the city. The Capital City Clean City programme will be extended to all the wards. The network of public comfort stations in the city will be expanded and three mobile units pressed into service this year.

An amount of Rs.5 crore has been earmarked for construction of an effluent treatment plant and Rs.10 lakh to create a green belt along the perimeter. An outlay of Rs.37 crore has been provided for water supply projects.

A Rs.25-lakh scheme has been mooted for rehabilitation of hawkers. The Corporation’s ambulance service will be improved with the acquisition of two new ambulances and a mobile mortuary.

The budget proposes the establishment of a Women’s Resource Centre at a cost of Rs.25 lakh.

A tree plantation scheme is to be taken up under the Capital City Green City project.

Any update on Vizhinjam Container terminal ?. Hopefully things are moving ahead without any hitch for this very vital project.

Ofcourse these things take their own time ;yet one is just curious

^^ - The technical evaluation of the bid will take three months in itself, which means this stage will only be complete by end-April. The Financial evaluation and final award of Tender will take another month. Thus, June is a good guess for D-Day.

I was looking through the new IC/IA domestic schedule for MAY:

It seems that IC 167/168 (Current DEL/BOM/TRV) is gone, so too is IC 967/968 (Daily MAA/TRV)

There is a new daily TRV/COK/DEL which leaves at 6:15 am. A new daily TRV/COK/BOM, which leaves at 20:00. The only MAA connection will be the flight which comes from SHJ - Non - stop 3 days at 3:30 and 1 stop 4 times at the same time.

The MLE service is going to be done by the BOM flight that reaches early morning at around 9:00.

The good news is that now there is a convenient connection to the JFK non-stop from DEL on the arriving side and BOM on the departing side. The number of departures will remain the same, but so few non-stops now. The SHJ flight will be daily now, up from 6x a week.

IBS acquired 66 per cent stake in HBSi

THIRUVANANTHAPURAM: Leading IT solutions provider IBS Software has acquired a majority stake in the Atlanta-based Hotel Booking Solutions Incorporated (HBSi) to enter the hospitality sector.

Announcing this at a press conference here on Thursday, chairman and CEO of the IBS Group V.K. Mathews said the acquisition would give the group access to domain expertise and technologies that would help the company gain a firm foothold in the booming global hospitality industry.

Describing it as a major acquisition, Mr. Mathews said the IBS acquired 66 per cent shares of the HBSi on a ‘cash and earn-out deal’. This was the fourth acquisition of the group globally. The option was to acquire cent per cent stake in the next three years. Crosslink Capital was the other major shareholder in the HBSi now.

The deal would enable a much faster and broader growth for the IBS’ travel, cruise and hospitality businesses. Mr. Mathews said the intent of the IBS was to become the preferred supplier of new generation solutions to the global travel and transportation businesses.

The HBSi was credited with introducing demand management to the global travel industry and offered technologies and services that bring order and simplicity to the distribution of hotel products. Well known travel companies and hotel brands used its products.

Mr. Mathews said the HBSi would help hotel companies distribute their products directly to customers. Chief Financial Officer T.S.C. Easwaran was present. Cheers!!!

‘Return of Hanuman’ wins awards


Thiruvananthapuram, March 28 (IANS) ‘Return of Hanuman’, the 2D animated sequel to ‘Hanuman’, jointly produced by Toonz Animation India and Percept Picture Company, won the ‘Best Animated Feature Film’ at the Ficci-Frames 2008 held in Mumbai. Toonz, based at the Technopark campus here, has now become a major provider of animation to the top US and European producers.

The Ficci-Frames BAF awards excellence in creative talents, animation, visual effects and gaming segments from across the world.

The movie, also converted into a mobile game, won a special Jury Award for outstanding contribution to Indian animation.

‘Return of Hanuman’ also won the award for the best-animated feature film at the Golden Cursor Animation Awards given by CNBC-18 and Aptech.

“These awards are a special recognition for the dedicated talents at Toonz, and I am sure that this will definitely spur us towards greater accolades,” said P. Jayakumar, CEO, Toonz Animation in press release issued here, Friday.

Founded in 1999, Toonz’s client list includes the biggest names in media and entertainment like Marvel, Hallmark, Paramount, Disney, BBC and Cartoon Network.

Increasing the weekly flights from Thiruvananthapuram to Mumbai from the present two to six and immediate connections from Mumbai to Chicago and Riyadh are the highlights of Air India’s summer schedule that will come in to effect from Sunday.

As the flights land in international terminal in Mumbai, the passengers proceeding to New York, Chicago and Riyadh can complete their Emigration, Customs and other formalities in Thiruvananthapuram international airport itself and their baggage will be ‘through checked in’ right up to the final destination.

The weekly international operations of the national carrier from Thiruvananthapuram will remain the same in the summer schedule. There will be five flights to Dubai, one to Dammam, two flights to Riyadh, six to Mumbai, one each to Kochi and Kozhikode.

Punj Lloyd didn't start their work yet.They are waiting for the official documents for the handing over the 10 acres of land from the world market area for their base camp & plant erection etc.Once the documents receivied from the Govt.they are planning to start the work atleast within one month.No technical staffs other than the RCM,GM & an Engineer available here.Recently one Accounts Manager and one accountant joined here from their HO.Their temporary office is now opened at Anayara.

Govt plans to develop 6 multi-modal airport hubs
NEW DELHI: India will soon boast of multi-modal international airport hubs across its landscape, similar to the one proposed in Nagpur. The government is planning to develop multi-modal hubs in six metros that would cater not only to commercial airlines but will also have cargo and MRO (maintenance, repair and overhaul) facilities.

Top sources in the civil aviation ministry told SundayET that the cities identified for the proposed hubs are Amritsar, Ahmedabad, Hyderabad, Thiruvanantapuram, Kolkata and Guwahati. Though the ministry is yet to set a time-frame, under which the proposed hubs will be developed, talks have been initiated for a public-private partnership for developing these hubs.

“These multi-modal hubs would be similar to the one at Nagpur, which is being developed as a cargo and MRO hub. These hubs would act as centres of growth and provide the aviation industry a larger footprint,” a senior ministry official pointed out. The ministry has also proposed that these hubs be granted a Special Economic Zone (SEZ) status, similar to what Nagpur currently enjoys.

Municipal budget proposes revised property tax system

THIRUVANANTHAPURAM: The Neyyattinkara municipality is embarking on a major project to develop a road network linking the municipal and suburban areas.

Expected to be taken up with Union government assistance, the project is a highlight of the municipal budget for the financial year 2008-09 adopted by the council last week.

Municipal vice-chairman K. Anzalan, who presented the budget proposals, said the project was designed to address the transport needs of the region over the next 25 years. The proposal had been submitted to the Centre for financial assistance.

Expecting a revenue of Rs. 22.22 crore and expenditure of Rs. 21.37 crore, the budget shows a surplus of Rs. 84.64 lakh. No new taxes have been proposed.

In his budget speech, Mr. Anzalan said a revised property-tax system based on floor area would come into effect in the new financial year.

He said it would enhance tax compliance. Thatched huts and houses with areas up to 300 sq. ft would be exempted from tax.

The budget has earmarked Rs. 1 crore for development of roads within the municipality and Rs. 75 lakh for the construction of mini shopping complexes at the Amaravila, Perumbazhuthoor and Kodangavila markets, completion of a building for the municipal office, reconstruction of the municipal stadium and building of comfort stations.

A sum of Rs. 25 lakh has been allocated for acquiring land to develop the Perumbazhuthor junction. The Eerattinpuram tourism project will be taken up.

Mr. Anzalan said moves were on to make land available for the construction of a crematorium and the expansion of the Swadeshabhimani Town Hall.

The new detailed town planning scheme would be implemented this year.

Beautification schemes have been accorded priority in the budget.

These include the renovation of the Swadesabhimani park, installation of high-mast lamps at the bus stand, hospital and Perumbazhuthoor junctions and streetlights on the National Highway near the CSI church.

Avenue trees will be planted with assistance from the Forest Department. Sodium-vapour lamps and tube lights will be provided for the municipal roads.

The budget promises to ensure power and water supply in all wards. Rest houses have been proposed at Amaravila and Aralumoodu.

An amount of Rs. 4.99 crore has been set apart for slum development and housing for the weaker sections. Sanitation facilities will be provided for all families living below the poverty line.

The budget promises houses for all landless families belonging to the Scheduled Caste and Scheduled Tribe communities.

The budget proposes the constitution of development committees for all anganwadis and special allowance for teachers and ayahs.

An international multimedia study and research centre will be set up at Aralumoodu. New buildings for schools, free textbooks for students up to class 8 in government and aided schools and a talent search camp for children are some of the schemes proposed for the education sector.

A health insurance scheme is to be implemented in the municipality.

I saw in today's Mathrubhumi Dhanakaryam mentions Karnataka is going to submit two ports to develop the proposed shipyard by Central Government. And it will reduce the chance of Poovar. Anyone have any idea about this?:ohno:

It is only Mathrubhumi's view. The location for the shipyard will be selected by a global consultant inorder to avoid local claims.

So TIA will get more money in addition to 500 crores. Moreover an airport city will form there with MRO, Fuelling facilities, Hotels, SEZ etc. I think the project will be big, becuase the report clearly mentions that the GOI is going for a private partnership on this regard. Now every body seems to be realised the potential of Trivandrum (the only city which is one international sea and air route in India). With a Transhipment hub and an Airport hub in the pipline, TVM is going to be a unique city of India

If this is the proposed one for the KSRTC bus station, then what happened to the Eenchakkal bus stand? Read that this one will be the biggest one with an area of 7.5 acres. Hope it might be for Eenchakkal bus terminal complex...

It is mentioned that they are constructing similar ones in Thampanoor, Fort, Peroorkada and Vikas bhavan. Is the fort one different (one near Luciya)? or is it the Eanchakkal one?

One doesn't know as much about the practical Premier as about a practical Principal Secretary of the P.M! That is probably why a normally reticent P.M. made a reference to the High court bench in TVM.

Anyway, nice design...:)

KSRTC plans to develop its city-based bus stations first, since they are on the most valuable real estate and will find tenants quite easily. Eanchakkal is situated on the outskirts of the city and will be developed as a pure long distance bus terminal, along the lines of Koyambedu in Chennai as of now. Later, it may also get a commercial complex built over it.

Does anyone know about the heavy looking bldg opposite the Women's college and the Xanadu. It has been under const. for God knows how long. Is it to be taken by the Taj? Someone mentioned that it is going to be an SP group hotel.

Kris, Its a huge project and you cannot blame them for delay when they are constructing a hotel with 5 Star deluxe facilities. They are now making some additional construction on to the existing structure and you can probably see the inaguration by this month end. For your information the property is now owned by Taj Hotels and Resorts and not SP Group.

Bad days for theaters nowadays due to lessening crowd and the tendency to convert to malls. Another one is I saw Rohini theatre at Vattiyoorkavu with seats being dismantled and kept outside the building..not sure whether it is part of renovation or another conversion to mall..

Saw a news item which says the runway no 14/32 of TIA is closed for 3 months from 13.30 - 19.30 hrs from the 1 April. But the flight schedule doesn't seem to be affected. But the work on the Nedumbassery airport is much more extensive as it involves re-carpeting the entire runway, which is of unacceptable surface as of now.(I've heard pilots mentioning this on flights) Nedumbassery airport will be closed for a longer duration over about 9 months from November and many flights will operate out of TIA and Calicut, instead,for that period.

I would rather say that the theatres are doing well, much better than a couple of years before because I have been seeing good occupancy even on weekdays. The real problem is that there has not been much investment in any theatre, leaving them all run-down.

Multiplexes will solve this with world-class facilities and smaller halls which will be far easier to fill. A four screen multiplex will find it far easier to fill 1000 seats in four movies than an existing theatre can fill 1000 seats with just one movie.

Well, with so many cable channels and digital dish TV networks coming in, families still seem hooked on to their TV sets than going out to a theatre.

Good news that multiplexes are coming in Tvm :). I wish they can screen 3D films and with other special effects that can pull on the crowd. I remember seeing the 3D film "Poseidon" in Imax theatre, Mumbai some time back; was just marvellous and the seating arrangements were exciting ( though scaring to some extent on the vertical heights between seat rows); and yes the lowest ticket costed me Rs250/-.

Nitesh Estates, the real estate arm of the Bangalore based Nitesh Group, marked its foray into the booming retail space with the announcement of setting up a 1 million sft shopping mall in Bangalore.

The mall, which would be the largest in South India, would come up on 5 acres at an investment of Rs 400 crore. The project would be ready by the end of 2009, said Ashok Ganguly, vice-president, (marketing and communication).

Nitesh Estates has already locked up property for rolling out similar retails initiatives in Chennai, Thiruvananthapuram and Kochi in the next six months.

According to the latest report by property consultants Knight Frank, Trivandrum, Mangalore, Nasik, Bhopal and Jhalandar are among the eight tier III and IV cities that will emerge as growth centres from this year on. But is it too early to consider an investment in these areas -- after all, have we seen tier II cities delivering what they promised?

“If I go just by the euphoria and say it still hasn't taken shape, then why am I talking about the second level of cities? The next level of cities also have tremendous potential. Investors want to put their money where there is good capital appreciation,” says Gulam Zia, National Director, Advisory Services, Knight Frank.

Consultants add that with the government's initiative to ensure four lanes for all national highways, cities such as Dehradun, Raipur and Amritsar have become fresh targets for developers. Down south, Trivandrum and Mangalore already have established campuses of IT biggies like TCS and Infosys. Now realty majors are following suit.


Trivandrum
It made its mark as an IT destination with the completion of a 3.2 million square feet techno park. While IT giant TCS and 120 other IT/ ITES companies have already set up base here, the techno park is further expanding over an additional 600 acres to accommodate the campuses of Infosys, Larsen and Toubro, a biotechnology park and residential townships.

K Raheja Corp too has planned an IT park close by. Thanks to the IT penetration, traditional bungalows are giving way to a spate of high rises.

According to the Knight Frank report on emerging growth centres, Trivandrum will have 4 million square feet of residential space by 2010. And the bulk of this supply is coming up along the Kovalam-Kazhakuttam bypass, close to the techno park. Here, apartment prices in complexes such as SFS Homes, Cyber Palms, Heera Velmont and Skyline Wimbledon rose 30 per cent last year, ranging between Rs 2,600 - 3,000 per square feet.

At these levels, residential prices here are on par with traditional prime areas of Kowdiar and Jawahar Nagar. Following the residential activity, noted retailers like Future Group's Food Bazaar and Spencer’s have set up shop in the vicinity of Pattom and Kesavadasapuam, with Reliance and Shopper's Stop also in the pipeline.

So, with the potential of 1,50,000 IT professionals working in the four phases of Trivandrum's techno park alone, consultants say there is enough real estate potential to be unleashed here.

KSRTC plans to develop its city-based bus stations first, since they are on the most valuable real estate and will find tenants quite easily. Eanchakkal is situated on the outskirts of the city and will be developed as a pure long distance bus terminal, along the lines of Koyambedu in Chennai as of now. Later, it may also get a commercial complex built over it.

ISRO happy with Kerala land offer

Bangalore, Apr 4: ISRO Chairman G Madhavan Nair expressed happiness over the allotment of 45 acres of land for setting up the space agency's Institute near Thiruvananthapuram in Kerala, despite it being ''not as scenic'' as the previously allotted place, that had snowballed into a major controversy.


''Now we have this land adjacent to ISRO campus. We have started construction of the Institute by also using some of the land from the campus. It is not as scenic as the previous one. But we are happy,'' he told reporters on the sidelines of a function.

He said the space institute, for which the first batch had already enrolled, was expected to bridge the shortage of scientists.

''Our institute has started working and the first semester is over,'' he said.

The issue snowballed into a major controversy after the Government objected to the land sale deal for 81 acres between ISRO and a private individual Xavi Mano Mathew of Merchiston Estate, holding that the latter had no right over the land since it belonged to the State as per the Ecologically Fragile Land Act.

The Kerala Government later offered 70 acres of land near the organisation's Liquid Propulsions Systems Centre (LPSC) at Velliyamala near here along with the 20 acres at the upper sanatorium in Ponmudi for setting up the Institute of Space Science and Technology.

Thiruvananthapuram, April 4 (IANS) Kerala-based Toonz Academy, one of the country’s leading animation training institutions, has got affiliation from the prestigious European Carolus Magnus University (ECM) of Belgium for its animation courses. Most probably the 2009-10 national games will be in Trivandrum. This was reported by Indiavision and Manorama. If so TVM will get funds of 300+ crores from GOI to enhance the infrastructure.

T'PURAM: The Rajiv Gandhi Academy for Aviation Technology, the city’s own flying school, is revving up for take-off, with classes expected to begin in June this year.

The academy invited applications from interested youngsters on Thursday, with plans to conduct the written part of the entrance examination on May 25 and the interviews shortly after that, Capt T.J. Joseph, the chief instructor, said.

"After the entrance tests in May and the mandatory medical tests, we should be able to begin classes by June," he said.

The academy offers a two-year course with 200 hours of flying. The course fee is approximately Rs 15.2 lakh, which can be paid in instalments. There is reservation for SC/ST candidates as per government norms. There are 20 vacancies in the first batch.

With pilots being in huge demand, the demand for pilot training is also soaring. Commercial airlines aside, the Indian Air Force too is looking for able pilots.

The academy will come up at Eanchakkal near Chakkai, but the flying lessons will be held at the Thiruvananthapuram International Airport and other airports. Ground classes at Eanchakkal will cover air regulations, aviation meteorology, air navigation, aircraft and engines and radio telephony.

The course fee at the Rajiv Gandhi Academy is not at all high when compared to similar courses offered elsewhere in the country or in places like the Philippines, where several prospective pilots from India are currently undergoing training, Joseph said.

"One hour flying training in our course costs Rs 7,000, while in Hyderabad it is Rs 10,000-Rs 12,000. The course fee at private clubs will cost between Rs 20 lakh to Rs 25 lakh," Joseph said. The course will equip successful candidates with a commercial pilot’s licence. The exams at the academy will be conducted by the Director General of Civil Aviation (DGCA).

The academy has two Cessna aircraft at present, Joseph said. "The Aeroclub of India has agreed to provide us with one more plane. We can ask the government for more aircraft if there is demand," he said.

The last date for applying is April 26. The minimum age of the applicants should be 17 years as on May 31, 2008. Pre-degree or Plus Two (with Physics or Maths) is the required qualification. Those who have appeared for the qualifying exams can also apply.

Mohandas College of Engineering and Technology in the city has signed a Memorandum of Understanding (MoU) with Keane, Inc. - a US-based IT and outsourcing company - for platinum-level partnership.

According to the MoU, Keane will provide training to the students and teachers of the college and also intake maximum number of graduates from the college, College principal Ashalatha Thampuran said.

2009-10 will be tough since there will be less than two years to get all the facilities ready. 2008-09 is at Ranchi, Jharkhand. My sense is that Trivandrum will be hosting the 2009-10 edition. The last time the National Games came to town was in 1987. :)

Techparkview is a township project by banglore based Kristal group. It is coming on 8.5 acres of land. And the project is worth 1024 apartments. They had already announced three towers(one 15 floors and the other two 20 floors). The project will atleast have another 5-6 towers.

Confident Group got some more land near the existing Althena Project.As far as i know their next big project in trivandrum will be a commercial project,they also have the plans of a resort and international kind of school near to Althena.

What is the latest position on IISER now? It is gratifying to note that the iist issues are over now and the authorities are satisfied with the land they got and are going ahead with the construction of their permanent campus in Valiamala. I hope that the observatory/planetorium in the ponmudi is also under progress.

Have they started work on the campus in Vithura? I hope that the road from Tvm to the iiser site in VIthura via Nedumancaud will also be widened and other infrastructure in Vithura will come fast.

Toonz Animation ties up with Sony

Thiruvananthapuram, April 4 : Kerala-based Toonz Animation has entered into a contract with Sony USA for two DVD projects while its training institution has got affiliation from the prestigious European Carolus Magnus University (ECM), Brussels, for its animation courses.


The two DVD projects are Playmobile, a combination of animation and games, and Santaclaus. Playmobile will be released later this year and Santaclaus in 2009, Toonz CEO P. Jayakumar told reporters here Friday.

Earlier this year, Toonz completed Dragonlance, a movie that was released in the US. Toonz is part of the international business conglomerate Comcraft Group based in Geneva.

Toonz Academy, one of south Asia's leading animation training institutions, has centres in Kolkata, Mumbai, Nagpur and Hyderabad and the ECM affiliation "is international recognition for its courses and a boon for all its students", Jayakumar said.

ECM is sponsored by the European Economic Chamber of Trade, Commerce and Industry (EECTCI).

"Henceforth, all students passing out from the centres of Toonz in India would get either a diploma or a degree certificate of ECM University. Confident Group got some more land near the existing Althena Project.As far as i know their next big project in trivandrum will be a commercial project,they also have the plans of a resort and international kind of school near to Althena.

It is confirmed that Deccan is pulling out of TIA from 29thMar, since i am an authorized Deccan Travel Agent i contacted Deccan's B'lore office and confirmed the withdrawal. It has nothing to do with the TIA works/rescheduling.
They hinted that Deccan services will be replaced by Kingfisher.

DO you know whether they would increase the capacity of Kingfisher flights. any way TRVM is a negleted airport with the no of flights diminishing day by day

^^ - Monarch opened its office about a month ago, which is a sure sign that it is planning projects in the city. The builder joins the avalanche of national and international developers making a beeline for Trivandrum these days.

@ Vij - This blip in Deccan flights is temporary and is part of the Kingfisher-Deccan merger. With the reopening of the main runway and the inauguration of the new terminal complex, we should see a major surge of domestic and international flights, many of whom are keenly awaiting the expansion in handling capacity.

Recent diminishing of flights from/to TIA is only due to the runway closure, as Ajay said once the new terminal is completed more airlines will operate from here. Right now Kingfisher is flying to 6 destinations from TIA, they may extend the COK-MUMBAI daily flight to TVM. In July, Deccan will get permission to fly abroad, heard that they'll be concentrating in S/W Asia.

Toonz Academy, a Technopark-based institute offering courses in animation and graphics, has entered into an agreement with the European Carolus Magnus University, Brussels.

P. Jayakumar, Chief Executive Officer, Toonz Animation, told presspersons here that the ECM University would issue diploma and degree certificates to students at the academy. The certificates, he added, would fulfil the requirements of a European vocational qualification.

“We are proud that Toonz Academy has cleared the strict evaluation process of the ECM University.

The agreement will elevate the academy to the status of a world-class training institute churning out professionals for global animation market,” he said.

Anita Singh Matharu, president, European Economic Chamber for Trade, Commerce and Industry for India, said the pact would equip students at the Toonz Academy to compete at the international job market.

“We are happy to be associated with the academy,” she added.

Ramaprasad, executive director, Toonz Academy, said the affiliation would take animation training to new levels. He said the pact would extend to the academy’s centres at Mumbai, Delhi, Hyderabad and Nagpur.

Mr. Jayakumar added that the course offered by the academy would be open to students from different countries.

“We are expecting a batch of 40 to 50 students from China at the Thiruvananthapuram centre this year.”

He said the activities of the institute would be stepped up with the launch of an international centre at the Kinfra Park here

These Technopark-based firms have taken giant strides, so much so that some of them are now the world-leaders in their respective segments.

At KeralaIT.Com 2008, Kris Gopalakrishnan had openly called on the media to stop whining and start showcasing these successes. Sadly, the local media seem to have remarkably deaf ears.

They are proving one point that paying to the press and writing the supporting 'alice in wonderland' are taking people no where in reality. The real strengths are fueling their growth, so they dont need any such hype. If the growth retards and they feel that they require hype, then only they have to approch the local gods.

The total cost of the land (including acquisition costs) amounted to approximately 1,060 million Rupees (approximately £13.4 million).

Plaza and its partner intend to use the plot to develop a project totalling approximately 2.1 million sq ft (195,000 sq m), which is currently intended to comprise:

- A shopping and entertainment centre with a total area of approximately 720,000 sq ft (approximately 67,000 sq m);
- An office complex with a total area approximately 970,000 sq ft (approximately 90,500 sq m);

This acquisition follows the announcement on 26 February 2007 that Plaza had acquired stakes in two joint venture projects in India through two wholly owned subsidiaries. The first was a fourteen acre plot of land in the Kharadi district of Pune, Maharashtra State, India, on which Plaza and its JV partner intends to build a project totalling 2.4 million sq ft (225,000 sq m) which will include a shopping centre, office complex and serviced apartment facility. The second was a six acre plot of land located in Koregaon Park, an up-market area of Pune, on which the joint venture plans to construct a mixed-use scheme with a total area of 1,180,000 sq ft (approximately 107,000 sq m) comprising a shopping centre and office building. The total investment in these two projects is anticipated to be circa $265 million (approximately £136.2 million).

The Southern Air Command Air Formation Signals Unit (SACAFS), one of five in the country and the youngest, headquartered in Thiruvananthapuram is on an expansion mode with the southern peninsula gaining in strategic and military importance.

The unit, which celebrated its Fifth Raising Day on Tuesday, is preparing to meet the increased requirements of the e-age, Col E J Jayakannan who commands the unit said.

With the IAF planning to move more assets to the South, fully activate its Tanjavur and Sulur bases, and set up an Aerospace Command in Thiruvananthapuram, the Signals Unit is going to have added responsibilities in the years ahead.


The unit was actively involved in the massive Dakshin Prahar exercise of the Indian Air Force, the first of its kind held in South India, last November.

In fact, the exercise, participated by Mirage-2000 fighters, was the acid test for the unit. “The exercise was an eye-opener. It proved the capabilities of the unit and also laid bare the shortfalls,” Jayakannan said.

What is so heartening to note is that Plaza Centres announced that they had studied the Indian market for 2 years before zeroing in on the locations. I'm so happy that they have chosen Trivandrum as one of the destinations which they feel would yield dividends. That just means the potential of our city is much bigger than what is generally perceived. This is going to be a landmark development along the bypass!! :):)

Expectations are soaring high for the Information Technology sector in Kerala.

The software exports from the state is likely to touch Rs 1200 crore mark in the 2007- 08 fiscal whereas the state government is planning to moot two Information Technology Investment Region (ITIR) in association with the Union Ministry for IT.

According to sources, the software exports from the state in 2007-08 would cross Rs 1200 crore as the final figures on the same are being processed.

However, compared to the projected software export figures of other southern states, Kerala comes nowhere near to any of them.

“We are sure that the software exports from Kerala would easily cross the Rs 1200 crore mark in 2007-08, whereas the figures for the same in the year 2006-07 was Rs 750 crore”, said Software Technology Promotion Parks (India) Kerala chapter director Ramesh Kumar.

According to Ramesh Kumar, the expanded operations of IT bigwigs like Infosys, TCS and ACS have given a major boost to the software exports in the last fiscal.

Better performance by companies such as U S Software, SunTec and IBS has also helped to the state to make a major stride in software exports, he said.

Meanwhile, the state IT department has decided to appeal to the Union government to grant Information Technology Investment Region (ITIR) statusto Thiruvananthapuram and Kochi, the most happening IT hubs in the state.

ITIR is a new concept for infrastructure development for IT and the concept was okayed by the Union government a few days ago.

ITIR means comprehensive infrastructure development of a specified area or zone where IT business is flourishing already.

This does not mean just IT parks, but better road-air connectivity, better sewerage system and other amenities.
The IT investment regions would be jointly promoted by the Union and State governments. “The IT department has decided to conduct a feasibility study on declaring Thiruvananthapuram and Kochi as ITIRs.

On the completion of the study, we will approach the Union government for the approval of the same” IT secretary Ajaykumar told this website’s newspaper.

It is welcome seen that we started using the advanced rotary rigs for piling activities. But I am not sure how much this will succeed, because these machines should be supplimented by Ready mix concrete using pumped concrete, moving cranes, and other allied equipments. The contractor mentioned is CCC, We have a similar company in Dubai, called Consolidated contracting Company. Is it same or different company. Also it is very welcome move, that people started using PPE like helmets in the site, I beilive which was first implemented in Taj hotel projects in vazhuthakad. Similary, they should be taught to use the safety jackets, and safety shoes. Use of saree in the site is not a proper dress in a construction site

^^ - Reju, the contractor is the Consolidated Construction Consortium Ltd (CCCL), which is a major Chennai based firm. It is building many major projects including other IT campuses as well as the new terminal at TIA.

Rotary rigs are rarely used in Trivandrum since the hard laterite soil here does not necessitate deep piles which are vital in many other parts of the State which have poor marshy soil conditions. This one may have been deployed to speed up piling work. Infy wants to commission the first phase in less than a year.

Ready-mix concrete is already widely prevalent in Trivandrum. Smaller projects like residential high-rises have RMC delivered to them while larger ones like IT Parks and industries have their own on-site batching plants and transit mixers.
I doubt whether full-scale tower cranes will be deployed at this site as the buildings are only about four floors tall but they are already becoming a common sight at high-rise buildings sites across the city. Mobile tower cranes and mobile tower cranes may be deployed once building assembly commences at the Infosys campus.

We will surely see an influx of high-tech construction equipment when mega-projects like Trivandrum Plaza, UST and TCS campuses and the giant Technocity enter construction shortly. Also, with buildings as tall as 36 floors under construction, world-class construction technology will be applied widely.

The four phases of Technopark already add up to almost 1000 Acres of IT/ITES processing area. This is the best possible option to form the nucleus of an ITIR, especially considering the proximity of the National Highway, Airport, trunk railway lines and seaport. :okay:


Surely a good idea, especially when the giant 500 acres Technocity and 100 acres TP PhaseIII is going for bidding in the next month, in addition to the existing 250 acre TP. More over many biggies like Mahindra, Raheja, Oceanus etc have/aquiring another 500-600 acres for their private IT ventures/SEZs. This all shows that Trivandrum should be an ideal candidate for ITIR.

This ITIR notification will be a blessing for GoK which is facing financial shortage to develop the necessary infrastructure needed, once this big IT projects come into existance. With Vizhinjam Deepwater port also imminent there is need for urgent infrastructure development in TVM.

A rotary piling rig in town, after a while. I saw piling tripods at the site, are they using a combination of bored and driven piles?

Hi Ajay,

They have introduced the Bore Mait to speed up the work, the tripods are not fast enough, they have completed only 75 Piles as of now, So inorder to finish the piling , the Mait machine was introduced, Also the Piling for the Food court is going to start soon, within a week or two, so it is an added help.

Regarding the Concreting , CCCL has setup their own batching plant on site itself, as its cheaper and more convientent as Ajay was explaining, Also CCCL is also doing the Airport project so the RMC plant is in full use there also at the moment,

Projects CCCL is Currenly doing,
- the New Airport terminal,
- Air India Maintance Base,
- The Muthoot Plaza,
- Infosys Tehnologies.

Also Renju, CCCL has a wide array of machines, currently the site or any other site they are working on right now has not reached a stage where it requires these facilites,

The Tower Crane, will be implemented once the super structure work is started, currently only piling work is happening.

The Kerala State Council for Science, Technology and Environment (KSCSTE) is likely to get assistance from the Government of Sweden for establishing a Centre for Advanced Research in Environmental Science and Engineering here.

The proposal will be taken up as a joint venture under the Indian-Swedish collaboration on Technical Research and Education (INSTEC), a consortium of scientists from both countries. It was the outcome of two days of deliberations between top officials of the scientific establishment in the State and a delegation of scientists from various universities and institutes in Sweden.

The City Corporation has added two more public parks to the capital, both in the Kannamoola ward.

The traffic island park in the name of Sri Chattambi Swami was renovated and provided with metal railings, tile flooring and lights. A new mini park was also opened near the office of the Corporation Health Inspector.

The project, costing Rs.3.8 lakh, was taken up under the city beautification project.

Great work by the corporation. I guess only Bangalore can rival Trivandrum in the number of public spaces and parks in South India.

International magic festival in Thiruvananthapuram


The city-based Magic Academy in association with Kerala Tourism will organise an international magic festival in Thiruvananthapuram in May.

Called ‘Vismayam 2008’, the event will be held at several venues in the city, said Dr Venu V., Secretary Tourism, Government of Kerala, and Mr Gopinath Muthukad, Executive Director, Magic Academy, at a press conference in the city on Friday. Over 1,000 magicians, including 100-plus magicians from outside India, are scheduled to take part in the event, they added. Traditional street magic performances, magic competitions, magic demonstrations and a mass magic show are some of the highlights of the event.

‘Vismayam 2008’ will be preceded by several curtain raiser events over four days, starting from April 27. These events will be kicked-off with a ‘burning illusion’ escape stunt featuring film actor Mohanlal.

nice to see discussions on piling machinery. The hydraulic rotary drilling rig has several advantages other than speed. It can even use a temporary casing pipe for the whole depth of the pile and thus ensure a near perfect pile shaft and 100% end contact. The usual DMC rig that we see in the back ground can use casing of 1.5 to 2m successfully. The other main advantage is that the Dynamic Chiselling action is absent and thus there will be no vibration and noise. The local (people) resistance to piling operations can be avoided if one uses this. But unfortunately, such rigs were not available in this part of the state so far. Even this CCC rig is the one they have brought for speeding up the Infy project and will be taken back once it is completed. The one that is at the site can go up to 40m depth. CCC is also having projects at the airport that demands the use of such machines, but the depth of pile foundations (in sand) there is around 60m. With the usual DMC method, problems like side collapse and settleing of drilling mud at the bottom may occur in deep sandy deposits.

These rigs can even core into the hard rock with appropriate cutting tools (expensive diamond bits) and install rock socketed piles that have higher capacities.

You are right in that rotary rigs have rarely been used in Kerala so far, but they will surely become more common when projects like Vizhinjam, Technocity and so on speed up the pace and expand the scope of construction in Kerala. :)

The revenue generated from the tourism sector in the State has crossed Rs.10,000 crore for the first time with direct and indirect revenue touching Rs.11,433 crore in 2007.

Thiruvananthapuram came first in foreign tourist arrivals with 1,93,924, followed by Ernakulam - 1,65,125. The growth was 27.94 and 25.32 per cent respectively in Thiruvananthapuram and Ernakulam

Trivandrum : The Trivandrum Railway Division has earned the distinction of being the only division of Southern Railway to exceed the targets fixed by the Railway Board for the financial year 2007-2008.

The division recorded Rs.611 crore as earnings in the financial year 2007-08, thereby exceeding the earnings of the previous year by 21 per cent.
The earnings include, Rs.444 crore from passenger services; Rs.120 crore from freight services and Rs.47 crore from other miscellaneous services, railway sources said.

In the Railway week celebrations held in Chennai recently, the Trivandrum Division was selected for the


General Manager’s ‘operating shield,’
‘commercial shield,’

and awards for the

‘best track-maintained division,’
‘best publicity earnings,’
‘best-maintained catering outlet on Southern Railway’ and the

‘highest scrap earnings’ shield.


Several officers of the division were also named by the Railway Board for the prestigious Railway Minister’s award.

The awards will be distributed on April 16 at a function to be held at Mumbai. J. Vinayan, Senior Divisional Operations Manager; N. Balaji, Senior Divisional Electrical Engineer/Traction Distribution; R. Krishna Pillai, Divisional Signal and Telecom Engineer and Gopakumar, Inspector, Railway Protection Force (RPF) will receive the awards.

Having generated on originating business of 2.28 million tones of freight movement, the division has many firsts to its credit. This is the only Division in Indian Railways where train crew (loco pilots and guards) are both managed by the Operating Department. This enhances operating efficiency, sources said.

Southern Railway has fixed a freight target of about 2.7 million tonnes for the current year. In the passenger amenity front, in the last financial year, the division had spent Rs.11 crore.

The 53rd Railway week celebrations of the division will be held on Wednesday. Director General of Police Raman Srivastava will give away Railway week awards to employees.

Great news all round! Even the railways seem to be more motivated in that part of the world. If one comes to Trivandrum after a break of a couple of years, say in 2010, he might wonder if he has come to the wrong city. Such is the pace of growth.
There is only one word to describe the enthusiasm of the participants of the blog site- amazing. I wonder if any other city has such enthusiasm. Even the construction equipment that is being used for the projects are discussed though they will disappear after their work is over.
I feel proud to be a member.

Another success story from Pulimood.
The first one was about the SPH; but it took few decades.

Naaz's history starts few years back, when it started functioing in a very much congusted shop. Later they bought the adjacent Doll and Ice Cream Shops, then the entire building.

.......... and now gonna grow to a Mall Size ?

I landed in Tvm last month and as soon as I came across this forum, registered for it. This is a great forum and the quantity and quality of the activities here is just mind-boggling. Unfortunately, the guy who started the entire thread(sudheesh) is no longer active here after he relocated to bangalore. I hope to contribute and add some value to the forum and am sure looking forward to that first bowling alley, that first pub and that first Pizza Hut in this great city!!!

friends,

Some time in the not too distant past, there were lists published in these forums regarding request for land inside TP from various interested parties wishing to set up shop inside TP.. That gave the impression that land was a non existent commodity within the present TP campus. But if one were to look at the layout of TP (interactive map of TP on their web site for example), one can see lot of vacant plots in between various buildings .

That led me to wonder why these vacant Plots be allotted to various applicants based on some criteria like the rating of the applicant, their plan for utilisation of the plot etc etc. I am sure that it is not an impossible task to set out a set of criteria to evaluate/establish the applicant's intentions before land is allocated to them. Surely people like satyam or MNCs would come forward with concrete proposals if given an opportunity.

May be some one from our forum can throw some light on the issue. or is it that my reading of the interactive map is wrong.

Hi Vicks...its not only NRI's..but NRKs who are buying these apartments at premium rates and hoping to reap good returns through rental or resale income. Compared to places like Bangalore and Mumbai, the rates here are still discounted...so, Keralites working in these places find Tvm as a good real estate investment opportunity now...I dont see too much of enthusiasm with the localites...

@ Ashok - First of all the interactive map is quite outdated, it does not show Thejaswini, Peepul Park, TCS Development Center site, IBS Campus or the Leela Infopark, for example. Thus, the space actually available is much less than it seems on that map. More importantly, Technopark's USP is that it is a Green IT Park and any more development would mean losing more than a minimum of its green cover. The authorities don't intend to build any more space in the existing campus. The 500,000 sq.ft latest building of Technopark and the 1.1 million sq.ft. TCS DC will be the last buildings to be developed on the Phase I campus.

@ Vicks - The demand from the local population is strong and it is growing due to a variety of factors like paucity of land within the city, smaller families, growing incomes and so on. Trivandrum has among the highest per capita incomes in India.

Recently released statistics also show that in terms of inflows from NRKs, Trivandrum leads districts like Ernakulam, Kottayam and Pathanamthitta.

Combined together, these two trends are the reason why every developer in the land is launching a flurry of projects and managing to sell them quickly.

The possibility of a glut in the number of apartments in Trivandrum is more real than it appears. While the trend to move away from the meandering style of traditional architecture is to be encouraged for environmental reasons, we have to be wary of getting carried away with mushrooming apartment blocks. Bangalore, according to a report by 'The Hindu', has about 1lakh apartments lying vacant. This happened mainly because builders and customers got carried away by the boom, without realizing that the bubble can burst. Of course, the situation in Tvm is very different, as the gentle giant is just waking up. Nevertheless, we have to learn from others' mistakes. Many NRIs and NRKs have booked flats in the on-going projects, and many of them will not be occupying them on completion. If a few of them lie vacant, there can be a huge negative impact. For example, I have booked a flat in cyber cherry (SFS), but I have no plans of moving to Trivandrum in the near future.
This much for apartments. But I have often heard tourists and people resident in Tvm from other states, complaining about having to go to Ekm for entertainment or shopping. So, the number of multiplexes, hotels and speciality restaurants coming up there, is indeed a positive development, which has to be encouraged, as it will attract more vistors/tourists and increase the revenues.

May be you have misunderstood. Actually I have heard complaints in other way. People say there are more cinema, entertainment in Trivandrum than other places. You can just look at the figures of the number of tourists visiting the state(district wise) every year. Like that the number of cinema halls, tourist spots etc. Also if you are living in subburs, you have easy access to the city through wider and parallel roads and the shoping places are located at multiple points. So it is not going to take your whole day(on roads) for shopping.

T'PURAM: The 40 acres promised by the state government for setting up ISRO’s space technology institute in Valiyamala is expected to be handed over by the April-end, but this land will suffice only for the first phase development of the institute.

The ISRO is planning to use the 40 acres promised by the government at Valiyamala plus adjacent land owned by the ISRO’s Liquid Propulsion Systems Centre (LPSC) to set up the prestigious Indian Institute of Space Science and Technology (IIST), ISRO officials said.

IIST’s first phase includes setting up of basic infrastructure like administrative blocks, class rooms, hostels and staff quarters. ``For the second phase, in five years’ time, we will need more land when the institute plans more branches of studies, PG courses and the like,’’ sources said.

At present, the institute is operating on a temporary base at the Vikram Sarabhai Space Centre (VSSC). The labs of two engineering colleges in the city are currently used by the IIST students on a temporary basis. If the institute, which is presently running second semester classes for its first batch, does not move to a permanent set-up by September next year, it will face severe space crunch.

On the question of more land for subsequent phases, ISRO officials are planning to cross the bridge when the time comes. ‘’At present, our priority is to get the institute going. We’re embarking on the tender procedures for the construction of the institute shortly,’’ sources said. ‘’We understand that the survey of the land is in progress. We are happy with the way things are going,’’ sources said. After the controversy over the Merchiston Estate land in Ponmudi, Chief Minister V S Achuthanandan in September, 2007, promised the ISRO 200 acres in the district.

Encountering difficulties in locating suitable land, the government had finally handed over 25 acres at Upper Sanatorium, Ponmudi, for setting an observatory - and promised more land elsewhere.

Plans to hand over land at Uzhamalackal and at Valayamala itself had sparked off further protests from the local people, after which the government zeroed in on the current 40 acres. Cheers!!!
