The Mariners Peninsular development is forging ahead with a huge hole in the ground being dug. "Jeffro"

Oriolus October 22nd, 2007, 03:25 AM I took a contruction photo of Mariners Peninsula last time I was in the city (Oct 12) and I was meaning to make a thread in which to post it but didn't get around to it. So thanks Theville. Even though my construction update has gone all crusty and stale I may as well post it :)

They were just starting excavation in the south-eastern corner. Does anyone know who the builder is. When I first saw all the bright blue fencing around the site I thought it was Hutchinson but dont think it is.

Theville01 October 22nd, 2007, 04:54 AM ^^Adding to that Mirvac built Harbour Lights in Cairns and are building Hayles Wharf in Townsville, But Honeycombs construction built Harbour Lights in Cairns with the assistance of Mirvac I believe? So maybe Honeycombs may have something to do with Mariner's Peninsula?

Oriolus December 4th, 2007, 06:53 AM Hopefully a crane will be onsite soon.A crane is going up at Mariners Peninsula right now!! Its only a Potain hammerhead, but great news nonetheless. That makes 8 construction cranes in Townsville, although it occured to me this one may have come straight from Element. I didn't get over that way today - anyone know if the Element crane is still up? Anyway heres some pics - tower and cabin were in place and they were in the process of attaching the counter-balance bit.

Think you're right, 99% sure the Element crane is no more.
Gertzy December 15th, 2007, 11:42 AM No, this one didn't come straight from Element, mainly for two specific reasons.
The first reason is that the crane used on Element is actually a Liebherr LC series crane, look very similar to Potain hammerheads but the only real difference is the shape and form of the drivers cab, the LC cabs are quite boxy, while the potains are usually curved. The second reason is that Hedley owned that crane used on element.

Gertzy January 12th, 2008, 02:05 AM Interesting news, today i went for my drivers lesson before going for my P's on Monday, went down the strand and saw a mobile crane installing a second potain crane, intially i thought it was the crane coming down, but as i got closer, realised the first one is still up.

When was the last time a single project in Townsville used more then one construction crane? Highpoint????? But enough with those wimpy Potains already - what is that like 7 of them now. I wanta see more big beefy Liebherrs :)

Not as far as I'm aware, the southern bank levee that the CBD resides behind held it all back from what I've heard, although I'm not in Mackay ATM so can't be certain.

They have heaps of different types and models, and not just ordinary hammerheads either - check out www.potain.com They all seem to be yellow though - is there some rule that no one is allowed to paint Potains any other colour??? Gertzy March 31st, 2008, 10:58 AM ^^ I know there are alot of Luffing jib potains operating in Perth and a couple in Darwin. Now that Sean mentions it, the tips are very different, the one with the widened base, has a shorter tip, while the one with the normal base, has a higher tip.

Oriolus April 18th, 2008, 06:37 AM This site was a hive of activity this morning - they were doing a massive concrete pour for...well level 2 I guess, although the first level could almost qualify as a sub-basement. Anyway there were two pumping arms, concrete trucks (Wagners) rolling in one after the other, and workman scampering all over the place. I'm never seen such a busy site - I count a least 25 guys in that third pic.

Burden July 1st, 2008, 03:50 AM The development is making good progress. The basement and podium level of both North and South towers have been completed. The south tower is currently at level four with the tower due to be finished at the end of July this while the north tower is at level two and the structure is expected to be complete externally by the end of August. The whole project is due for completion in 2012.

Does anybody know whether this development is purely residential, or are there some ground level cafe/retail spaces? Looks to be just Res from the renders, but hopefully there'll be a few choice spots for cafes in the overall masterplan.

Imagine that, two 15 storey towers standing over either side of the entrance to Breakwater Marina. Sweet!!!!

Was very well aware of the consultation, though the DA and 15 story building is a surprise to me. Its good too, that area is exempt from the Strand height limit, though i am expecting that it will still face considerable opposition.

BEFORE and after images released by developer Mirvac have given locals a peek at the final apartment stage of Mariner's Peninsula. More than 50 people turned up to get a look at the plans and artist's impressions of the residential project at the Breakwater. The project is on the peninsula opposite Tobruk Baths.
Mirvac development director John White said the visual impact of the building height had been carefully considered. Mr White said the proposed density across the site was the same as the density allowed in the Surplus Casino Land Scheme. "We are not proposing any more apartments than envisaged in the scheme," he said.
Mirvac has lodged a development application with Townsville council for the final apartment stage. "We believe that the images and the detail in the development application show that the impact of the proposed building on views is minimal," Mr White said. The proposed building is aligned to a 15-storey building on a site across the marina, which has been approved under the Surplus Casino Land Scheme.
Earlier this year it took the Mirvac development just four days to rack up astonishing sales figures – an unprecedented $81 million in sales secured for 93 units at the project. The deals will settle on completion of stage one in mid-2009. The 93 apartments sold for an average of $860,000 and prices achieved ranged from $610,000 for units to $2.4 million for the penthouse.That model looks pretty interesting. I'm assuming thats the back of the building? Although this building shouldn't really have a "back" per se - with the ocean on one side and the marina on the other. Also on the TCC website (http://www.townsville.qld.gov.au/services/departments/planning/public_notifications) it says the DA is available for public viewing so hopefully I'll go take a look and get some better renders.

Check em out: first one seems to be the side that faces the Strand, second one would be the marina facing side (with a nice copper colour rather then the blinding red of the model), then a really cool aerial of the whole of Mariners Peninsula.

gutenblat October 7th, 2008, 07:39 AM yep, I'm liking it too. It's good that it relates to the scale of the other buildings around it with the break in the building form at 10 storeys. I also like that it has balconies on all sides of the building, and is interesting to look at from all sides - something that Gateway could do a bit better, I reckon.

Townsville penthouse sells for $2.5 million

A LUXURY penthouse apartment has sold for almost $2.5 million, setting a record for the Breakwater Precinct.
A Townsville businessman snapped up the exclusive seventh-level penthouse at Mariner's Peninsula for a lazy $2,495,000.
The sale has been heralded as a solid vote of confidence in Townsville's property market, despite the turbulent global economy.
Ferry Property's Alan Ballinger said the man planned to live in the 315sq m home.
"It is the best unit in the whole complex," Mr Ballinger said.
"It is a four-bedroom, four-bathroom penthouse – the level of fittings and finishings are at a premium.
"It is at the top of the range, it has cathedral ceilings in the living area and stainless bench tops in the large kitchen.
"There is the master retreat, with an ensuite and spa bath.
"It is a record price for an apartment in the development."
Mariner's Peninsula is on a 3.2ha site with 720m of water frontage near The Strand and overlooking Townsville's marina.
The penthouse is in the Stanton Apartments – stage one of the Peninsula, due for completion mid-year.
The penthouse takes up one end of the building and has two entertaining decks, with views of The Strand and the marina.
Only three apartments remain unsold in the Stanton Apartments, with prices ranging from $849,000 to $1.75 million.
Mr Ballinger said sales had reached $87 million in just four and a half days when the development was
launched.
Two of four beachfront houses being constructed as part of the development have sold for $2,625,000 and $2,595,000.
On completion in 2012, the precinct will comprise about 180 luxury waterfront apartments, four beachfront houses and 14 bay house lots.
Mr Ballinger said buyers were still looking for quality and stylish real estate in Townsville, despite tough economic times.
"There are still purchasers in the market who are willing to purchase quality products," he said.
"It's a good sign that the confidence is there."
Mirvac Development Queensland CEO Matthew Wallace said the high-end sale was a vote of confidence in the Townsville property market and an endorsement of the development.
"To achieve this level of price for a penthouse in Mariner's Peninsula is a tremendous result not only for the project, but also for the city itself," he said.
"Townsville is a city with strong and diversified economy and we have proven that there will always be demand for high-quality, architect-designed luxury residential living."

A 15-STOREY residential tower touted to be as iconic as the Sugar Shaker was approved for the Breakwater precinct in a day of high drama at Townsville City Council yesterday. A horde of residents packed council's chambers for the Planning and Economic Development Committee meeting to voice their concern against the development. They questioned if council or the developers was the planning authority in the city and said approving the development would `trash' the integrity of the city plan.
One of the residents, George Colbran, said he would support legal action against the approval. Councillors Vern Veitch and Ray Gartrell voted against the development fearing it would begin a trend of high rises being built on The Strand. The tower, designed to resemble the shape of a ship's hull, will sit on the seaward side of the 10-storey Mariners North on Mariner's Dr. It features a curved, split level design with a majority of the building 10 storeys, stepping up to 15 storeys on one side with 71 three to one bedroom units and gymnasium.
Planning and Economic Development Committee chairman Cr David Crisafulli said the development represented what the new council stood for after convincing the developer, Mirvac, to scrap an earlier `cumbersome' proposal. "When this application came before council, it was yet another example of what we have seen too much of in this city. Uninspiring lego-land style buildings that will litter the skyline of every major city in this country if local leaders do not take a stand. To the great credit of Mirvac, you not only heard the call, you took it to another stratosphere."
There were 39 submissions against the development, in particular the height of the tower, which should only be about five storeys under the Surplus Casino Land Scheme which governs the area. Another resident against the development, Phil Dance, said it would still ruin the area. "I always thought that Townsville City Council was the planning authority in this city and not Mirvac," he said. "This is about the integrity of the council and the integrity of the town plan and the Surplus Casino Land Scheme. What we have here is the complete trashing of the town plan and the Surplus Casino Land Scheme."
Mr Colbran said he and his friends had migrated from Yarrawonga to The Strand and did not want their lifestyles ruined. "I fell like many of the others here that this is not what we moved down to this end of The Strand for to have highrise building go up in front of us and destroy the character of the area," he said. Cr Veitch said he feared The Strand would become another Gold Coast. "I can not separate the breakwater precinct from The Strand and I am most concerned about highrises," he said. "If we approve this one will someone else come along and say we want another one beside it. The units behind this development will have 75 per cent of their view cut and I would suggest the values of those properties would drop as quickly as shares in Ford did during the GST."
Cr Gartrell vigorously queried Cr Crisafulli if council would approve a highrise on The Strand if it was proposed to which a clearly agitated Cr Crisafulli responded: "I think this council has already stated its intentions on that matter, no." Mayor Les Tyrell said there was no reason to block the development. "I can only take the staff's recommendation on this and that is to approve the development," he said. "I am sure a higher authority will decide the issue in the end – if we are wrong."

TOWNSVILLE City Council may have made enemies of four of the city's most influential men after its decision to approve a 15-storey highrise next to The Strand. McDonald's owner George Colbran was joined yesterday by developer Laurence Lancini, car dealer Tony Ireland and construction tycoon Sir Mick Curtain in lashing out at the development. Mr Colbran, Mr Lancini and Mr Ireland live in the same apartment complex that will have its views obstructed by the development while Mr Curtain lives next door. The group, who have the financial muscle to take council to task over the issue, were among the 39 official objections to the development. [snip]I'm digusted by the irony here. GoTroppo April 19th, 2009, 03:09 PM Could it be that they're all moving into the Mariner's Peninsula penthouses? By all accounts, it was predominantly locals who bought in there and if they've all "moved down from Yarrawonga", I can't imagine them "downsizing".
Does seem a little odd though as for as long as I can remember, this tower has always been on the cards - so is it a case of "buyer beware"? That or they thought they could outsmart Mirvac.
Oh, and I noticed on the week-end that the last crane was being dismantled too.

THE period for legal objection to Townsville City Council's approval of Mirvac's 15-level residential tower on Breakwater Marina peninsula overlooking The Strand has passed without lodgment of an appeal. It seems people, including leading lights such as Laurence Lancini, Tony Ireland and George Colbran, were angry but unwilling to contribute to an estimated $250,000 needed to fund a case in the Planning and Environment Court.
Council was criticised earlier this year by resident and former council planning director Phil Dance and others for approving a project that was a significant departure from the planning scheme in building height. Mr Dance said yesterday people remained aggrieved. He said it was difficult for people to stump up $250,000. ''It's not a cheap exercise,'' he said. Others suggested it could be counter-productive, in terms of any other dealings, to take on the council.
A spokesman for Mirvac said the company was concentrating its efforts on the Stanton Apartments and Foreshore Homes. When the Stanton Apartments were complete, it would consider the program for the next stages of the master plan, including the release of 14 house lots.

But this is probably the best and only chance we have of getting any more highrise buildings. Hopefully The Point sells out as quickly as Stanton Apartments did and construction can start in the not too distant future

NATIONAL listed developer Mirvac is set to launch the next stage of its Mariners Peninsula project on The Strand. The developer has sent out invitations to guests for a formal launch of The Point, a new 15-storey building to be constructed on the seaward end of the peninsula on The Strand where Mirvac has already developed the Stanton Apartments and four luxury beach houses.
"Mirvac, a national publicly listed real estate company, is proud to continue its involvement in North Queensland, commencing work on the second stage of its $200 million Mariner's Peninsula luxury residential development overlooking Breakwater Marina in Townsville," Mirvac Queensland CEO Matthew Wallace says in the invite.
The launch is scheduled for tomorrow. The invitation says The Point will comprise of a 15-storey residential tower and 15 land lots. "These 71 luxuriously appointed residential apartments will bring a standard and style never seen before in North Queensland," the invitation says. "The land lots will also offer absolute waterfront living in one of Townsville's prime locations."
Townsville City Council approved The Point amid controversy over the height of the project. Mirvac had redesigned the project at the request of the council. The original building design was reconfigured from a conventional square tower to resemble the shape of a ship's hull. It features a curved, split-level design with a majority of the building 10 storeys, stepping up to 15 storeys on one side with 71 three to one bedroom units and gymnasium.
Mirvac enjoyed incredible success with Stanton Apartments in 2007, clinching sales on 93 of the 101 apartments worth more than $84 million within a couple of days of its market launch. The developer reported last year it had settled around 90 per cent of the sales for amounts ranging from ranging from $610,000 to $2.495 million. Mirvac sold its four beach houses developed as part of the project for top prices close to $2.65 million. The 15 land lots, an increase on the 14 lots which the developer previously stated would be offered, could sell for between $1 and $1.5 million.

New article does say that construction is to begin "early in 2011". Prospects for this tower look good, but if its taken them two and a half months to NOT launch the project, then I'm not optimistic about it beginning in the short term.

The $100 million final stage of the Mariner's Peninsula development overlooking Townsville's Breakwater Marina has locked in prospective sales worth $15 million ahead of the launch of marketing this weekend. The stage comprises The Point, a 15-level tower with 71 upmarket apartments, and 15 waterfront home sites.
Mariner's Peninsula developer, national company Mirvac said yesterday contracts were being finalised for several home sites and a number of the apartments were spoken for. The Point's apartments are priced from the low $400,000s up to $2.725 million for the penthouse, while the waterfront lots average $1.145 million.
Mirvac Development's Queensland chief executive Matthew Wallace said response to The Point was encouraging. "It is early days yet as formal marketing is just about to begin, but the feedback we have received from those on our database who have viewed the development has been very positive," he said. "We have pitched these apartments and blocks unashamedly at the top end of the owner-occupier sector, an area of the market in North Queensland (that) is healthy.
"There has never been an apartment tower of this standard and in this location in North Queensland and that stands it in good stead with prospective buyers." Mr Wallace said purchasers to date were Townsville residents who had been watching the project and waiting for two years for the apartments and home sites to be released for sale. "The views the apartments afford across Cleveland Bay to Magnetic Island will be superb," he said.
Formal marketing for the project will start on Saturday and tonight a cocktail function will be held on site to display The Point's just completed $1 million sales and marketing centre. The Point forms the second stage of Mirvac's Mariner's Peninsula, Mirvac's first venture in North Queensland, whose first stage comprises Stanton Apartments and four beach houses. It is designed to serve as the city's premier residential address and will be developed on the remaining portion of the 3ha Mariner's Peninsula site on Mariner's Pde, off The Strand. Construction of the tower is expected to begin early in 2011.

Article in the Bulletin yesterday saying that more then a year after it was launched, only 20 of the 71 apartments in The Point have been sold. No mention of plans to build the tower. I wonder how many sales they need to commit to construction? Probably a pretty large percentage in the current climate. The article is obviously upbeat, but with the way things work in Townsville, I doubt this will ever be built :( This is only the important bits of the article that I copied.

AGENTS have been encouraged by a resurgence in Townsville's premium property market with good deals recorded in Mirvac's second stage of the Mariner's Peninsula project in the Breakwater precinct. Ferry Property's Alan Ballinger said six deals had been clinched for apartments off the plan in the 15-storey residential tower, The Point, over the past two months, netting a total of $4.5 million.
Meanwhile, seven of the 13 residential blocks released so far had been sold for prices ranging from $1 million to $1.125 million with the deals due to settle early next year. The Point and the residential blocks are the second stage of Mariner's Peninsula where the Stanton Apartments and four beach houses were developed in stage one.
Of The Point's 71 apartments, contracts had been entered on 20, Mr Ballinger said. A viewing tower has been erected to give people an idea of the views from the equivalent of the fifth floor.
phreeky82 December 1st, 2011, 11:39 PM I'd rather have the tower not built than have it partly built, the company go bust, and a piece of ugly concrete sit there for a year or more waiting for a buyer. A sustainable rate of development is the way forward.

The rumour is that they have started project talking with project staff and local subcontractors. The plumbing subcontract is about to be let and I believe the structure has gone to a Brisbane subcontractor- Bosform.
