SR45 bn (US$12 bn), 1,400 hectare Al Wasl to be showcased at Cityscape
Dubai, 11 October 2007… Limitless, a global master development arm of Dubai World, will create a SR45 billion (US$12 billion) urban community in the Kingdom of Saudi Arabia, the company announced today (Thursday).
Al Wasl, on show at Cityscape Dubai from 16 October, is the first of several projects planned by Limitless in KSA. It will be developed on a 1411 hectare (14.1 million square metre) site north of the Saudi capital, Riyadh. Iconic, integrated, and designed to reflect and complement the natural environment of nearby Wadi Hanifa, Al Wasl will comprise a number of inter-connected districts, with more than 60,000 homes, as well as offices, hotels, mosques, health and educational facilities, shopping malls and sports amenities.
Saeed Ahmed Saeed, CEO of Limitless, said: “India is currently experiencing the biggest urban migration it has ever seen. As a result, there is a massive opportunity for us to demonstrate our core strengths of master planning, innovative developments and execution of large-scale projects.
There will also be extensive open spaces: 300 hectares – almost a quarter of the entire development – will be ‘green’, with landscaped parks and boulevards to connect each district within Al Wasl.
Saeed Ahmed Saeed, Chief Executive Officer of Limitless, said: “Riyadh’s population is growing by 150,000 – or three per cent – every year. Some 50,000 new homes are required annually to accommodate the capital’s rapidly-increasing numbers. Around five million people live in Riyadh today: in 20 years the figure will rise to eight million if the population continues to grow at current rates.
“Al Wasl is tailor-made to preserve traditional Saudi Arabian culture while creating a modern, self-sustaining community for more than 200,000 people. The project draws on our key strengths of master planning large-scale urban projects and creating sizeable, mixed-use communities. And it’s the first of many Limitless projects in the pipeline for KSA.”
Al Wasl will include:
more than 60,000 homes – a mixture of villas, townhouses and apartments;
over 300 hectares of green, open space;
one million square metres of office space;
three large mosques, each accommodating up to 2,000 people
more than 2,000 hotel rooms;
seven shopping centres, including a world class mall, with a total of 270,000 square metres of retail facilities;
schools and a university;
a hospital;
a sports stadium;
easy access to King Khaled International Airport – 15 minutes by car; and
an internal transit system providing convenient links to and from areas within the development.
Al Wasl is expected to break ground in mid-2008, with phased construction over seven years.

XP January 27th, 2008, 11:03 AM I've heard that they have some problems with the government regarding the heights of the apartment buildings since no such buildings existed there. If the government didn't allow them to do mid to high rise buildings, I think the total number of units will be reduced massively.

XP January 28th, 2008, 07:13 AM ^^^ Not at all. It is completely desert. I've seen a picture of the site, there is nothing at all. But, limitless is professional enough to accomplish such a project on time.
sameer1977 March 19th, 2008, 03:50 PM Limitless has made another annoucement today about Al Wasl Community. The only latest thing i noticed is 300 hectares of landscape and 50,000 homes (could be villa and apartment). The details will be revealed next week in Saudi Travel and Tourism Investment Market (STTIM).

Limitless announces US$12 billion Riyadh project
by Michele Howe on Wednesday, 19 March 2008 Dubai-based developer Limitless has announced details of a new mega project in Saudi Arabia.
The US$12 billion Al Wasl project, to be located in the capital Riyadh, will cover more than 1,400 hectares and include over 300 hectares of green space. The development is expected to provide 55,000 homes.
Full details of the project will be unveiled at next week's Saudi Travel and Tourism Investment Market (STTIM), Limitless said.
The project will be a ‘sustainable, modern community' that is expected to create some 50,000 jobs, Saeed Ahmed Saeed, CEO of Limitless commented.
The Al Wasl project is the first in a number of projects planned for Saudi Arabia, the developer added.
Other projects by Limitless in the GCC region include the Arabian Canal and Downtown Jebel Ali developments, both located in Dubai.
The STTIM takes place 24 March in Riyadh.

XP March 23rd, 2008, 08:24 AM ^^ this amount of units on that much of land, I think the equation for that part of the city is quite difficullt. Unless highrise buildings were permitted, I think that the total number of units would dramatically change..... Dunno!!
sameer1977 March 24th, 2008, 08:16 AM Current Riyadh residential demand is higher than the supply of residential units. Riyadh needs 3.5 to 4 million units and current riyadh supply is 2 to 2.5 million. Thats the reason rents are getting higher(unlike in Dubai where construction cost is high). Yes ofcourse construction material prices have also increased almost 40%.
Limitless goal is straight, to give supply as demanded. According to my intelligence, limitless is planning to make atleast 200,000 residential in Riyadh.

Interesting thing is Limitless will only make 10% of the project while rest they will give it to other developers.

Dubai: Limitless, a real estate development arm of Dubai World, said on Wednesday its 45 billion riyal ($12 billion) Al Wasl project in Saudi Arabia will have 50 mosques and eight shopping complexes.
The 1,411-hectare project, which was announced last October, will create 55,000 homes for 200,000 people.
There will be offices, several hotels, one university, health and educational facilities, and 300 hectares of green, open space.
"In delivering Al Wasl, Limitless will apply its key strengths of creating distinctive, large-scale, balanced projects.
"Al Wasl will bring together a tailor-made development that preserves traditional Saudi culture and a sustainable, modern community that will create some 50,000 jobs," Saeed Ahmad Saeed, chief executive officer of Limitless, said in a statement.
Al Wasl is the first of several projects in the pipeline for Limitless in Saudi Arabia, where 50,000 new homes are needed each year.
The project, one of the largest in the company's portfolio, is being developed near Riyadh.
Work on the development is expected to begin in the middle of this year, with the construction schedule spread over seven years.

Dubai: Earthworks are nearly complete on the first phase of Al Wasl, Limitless' $12 billion, 1,400 hectare mixed-use community project near Riyadh, with more than 400 pieces of machinery on site for the final stages of ground levelling and clearance work, it was disclosed on Thursday.
Phase one of the project covers 310 hectares and will include 8,500 homes for 35,000 people, as well as mosques, offices, hotels, retail and education facilities, all connected by a convenient, environmentally-friendly transport system that will reflect the Limitless philosophy of moving people, not cars.
It is anticipated that Al Wasl will be constructed in five phases and, when complete, will have 55,000 homes accommodating more than 200,000 people; 300 hectares of green, open space; 55 mosques, eight malls, several hotels with conference facilities, offices, schools, a university and a hospital.

I don't believe that. It is simply not possible. Dar Al Arkan Project, their neighbor, Shams Al Riyadh, has been working on ground works for the last two years and not finished yet. How come Al Wasl, maybe 10 times Shams Al Riyadh, could be finished in less than 1 year.
