Rizal. It's SunSuria Soho Suites. They launched about 3 weeks ago. And residents living around there are quite mad with DBKL now.

I have created a new thread because I think it will still be built no matter despite objections.

Cost to build JPO will not cost a lot , JPO kulai only cost about rm100 + million but obviously when you build in kulai on genting land it virtually cost nothing to them .Land cost in Klang valley going to cost a lot more so it might not be as appealing in terms ROI but again what do i know .PO almost always built just outside major suburb when you have plenty land for parking etc.

The purpose of an outlet is to be far from cities, so that it doesn't compete with malls that carry the same brands.

Hence, PJ, Damansara all that is not viable.

Oh yes, which is why Hong Kong's CityGate Outlets is located at the Tung Chung New Town at the northern tip of Lantau Island, and almost 30+ minutes drive from Kowloon (went there with my wife during our recent trip to HK in October, shopped at the place for hours!)... The outlets are similar to what we can find in the JPO but in a modern shopping complex instead... Of course the proximity of CityGate to the HK International Airport is a massive plus point, as well as easy connectivity via the North Lantau Highway and the MTR!

Which is why I wholly support the future location of a JPO-type mall in Sepang, as there is indeed ample land to build a sprawling complex with loads of parking and once again, it's also very near an airport! :D

Planners withdraw application for proposed project

RESIDENTS of Jalan 16/9 in Petaling Jaya and those working in the Phileo Damansara commercial area can now breathe a sigh of relief.

The developer’s planner, which applied to develop a piece of land identified as Lot 904 in Jalan 16/11 (adjacent to Phileo Damansara 2) in Petaling Jaya, has withdrawn their application for planning permission from the Petaling Jaya City Council (MBPJ).

This came shortly after residents and landowners in the neighbouring Jalan 16/9 submitted their detailed objections to the MBPJ against the application for development.

They attended the public objection hearing at MBPJ headquarters on Nov 11.

The lawyer representing the residents, L. S. Leonard, told Star Metro that the firm received a fax dated Dec 6 from MBPJ, attached with a cover letter from the developer’s planner, stating that the company had decided to withdraw the planning permission for the said development, which comprises 23-storey and 24-storey office blocks, a 22-storey serviced apartments, a 32-storey Soho block, a block of commercial lots as well as six floors of basement parking and four floors of above ground parking.

After the objection hearing, the chairman of the hearing gave two options to the developer, namely to withdraw their application before the MBPJ fullboard meeting or let the board decide on the outcome. They chose the former,” said Leonard.

Among the objections raised at the hearing were erroneous land title particulars, exceeding permitted plot ratio of 1:4, layout plan not in accordance with Section 21B of the Town and Country Planning Act 1976 (TCPA), no environmental studies, as well as violation of various guidelines.

The Development Proposal Report and the layout plan was also far from adequate in meeting the numerous requirements of the TCPA and the planning guidelines, as it did not contain sufficient particulars of the proposed development and its impact on the neighbouring lots.

“The details of plot ratio, percentage of landscape, allocation of open spaces and width of inner roads were wrong and unreliable as the report and the layout plan assumes that the development site is 2ha where in fact it is 1.9ha,” said Leonard.

He said the Geotechnical Report also lacked details such as an underground water study, stability analysis, report on reinforced structures, details of Factor Of Safety (FOS), proposed excavation works, construction control, and slope classification.

its not okay at all...better reserve the land for future project,rather then build somthing ordinary,,that site was too go0od,it just waste,only architectural masterpiece deserve that land,when u build 40story building,it need atleast 50years to demolish and build another project,

those mid-rises aren't the proposal for this project.. those images on the notice are actually part of a project named "Linked Hybrid" from Beijing, designed by Steven Holl.. I believe it's completed already

An architect told me that they are designing for a 60 storey residential tower in the heart of KL, rumoured (or rather I forecasted) to be near the Yap Kwan Seng/Hampshire area.... Nope, not for any of the big name developers - not Naza, not SPSetia, not KLCC, not Sunway. I am still wondering who it is.... anyone knows? I am not supposed to reveal this architect as well. =(

IGB buys remaining shares of Great Union, owner of Renaissance Hotel KL
Business Times | Dec 19, 2011

IGB Corporation Bhd is purchasing the remaining 50 per cent stake in Great Union Properties Sdn Bhd (GUP) for RM277.5 million from Stapleton Developments Ltd (SDL) and Chong Kim Weng.

IGB, which currently owns 50 per cent of GUB, will pay RM101.35 million for GUP share and also settle SDL's shareholder's advance of RM176.15 million in GUP.

GUP is the owner of the Renaissance Kuala Lumpur Hotel.

The total consideration is based on 8.5 times the hotel's 2010 earnings before interest, taxes, depreciation and amortisation (EBITDA), which is equivalent to valuation of the hotel at RM710 million net of bank borrowings and shareholders loan.

In a filing to Bursa Malaysia today, IGB said upon completion of the proposed acquisition, GUP will become a wholly-owned subsidiary of IGB. - Bernama

They just concentrate on the Southern part of Johore. They should develop Northern Part of Johor as well..

Overall, I think government didnt do good enough to develop a state as a whole.

-xbanyak demand utk kawasan luar bandar
-fokus pada satu kawasan memudahkan pelancaran project,dan membolehkan pulangan

I think that, KL or anywhere in Malaysia should widen and enhanced our pedestrian walkway. Its too narrow, and not wheelchair / baby stroller friendly.

We should learn a few examples from UK and Singapore.

If u say that nobody would wanna walk along it, then better design it properly with a lush green of canopic tree to shelter against the sun.

InterContinental Hotels Group (IHG) has signed an agreement with RB Capital to manage Kuala Lumpur's first Holiday Inn Express, which will be built along Bukit Bintang by Amsterling Hotels Sdn Bhd, a subsidiary of RB Capital.

The hotel will rise in one of KL's busiest retail and entertainment belts. The site is across from iconic developments such as Lot 10, Pavilion Kuala Lumpur and Starhill Gallery, next to where RB Capital owns 33 Jalan Sultan Ismail, a twenty-six storey tower housing HSBC's Malaysian headquarters.

The 200-room Holiday Inn Express Bukit Bintang is slated to open in 2015. Guests will experience well-designed, fresh comfortable rooms as well as enjoy complimentary breakfast and complimentary WiFi throughout the hotel.


It's location is next to 33 Jalan Sultan Ismail, also known as Menara Genesis or HSBC Bukit Bintang.

Currently a car showroom if not mistaken, but another land next to it was recently acquired by Dijaya for Tropicana @ Sultan Ismail project.

Target is more like a discounted dept store, not a clothing store perse, they're selling food stuffs, kitchenware, CDs etc, apart from clothing.

I think i read somewhere in this thread last year that Lotte is planning a mixed development in Klang Valley. Anyone knows what happened to that?

KUALA LUMPUR, Jan 28 (Bernama) -- A special funding scheme for the sale of houses under the National Economic Action Council's People Housing Programme (PPR-MTEN) as well as DBKL public housing will commence operation on March 1 to help those who want to buy such houses in the national capital, the prime minister said.

Datuk Seri Najib Tun Razak said the Cabinet at its meeting on Jan 18 had agreed to the scheme proposed by the Federal Territories and Urban Well-being Ministry.

Najib said the fund would be managed by Syarikat Perumahan Wilayah Persekutuan which was set up under the Yayasan Wilayah Persekutuan, with funds from the Employees' Provident Fund (EPF).

"Through the special scheme, problems in obtaining loans can be overcome and this, in turn, will help the low- and medium-income families to own a house.

"I'm confident that the scheme will be able to assist prospective buyers and resolve numerous problems in obtaining loans all this while," he said when launching the 2012 Federal territories' Day at Dataran Merdeka here today.

Present were Najib's wife Datin Seri Rosmah Mansor and Federal Territories and Urban Well-being Minister Datuk Raja Nong Chik Raja Zainal Abidin.

Najib also spoke about the Federal Territories being a reflection of Malaysia's future, and a showcase of a holistic and responsible development planning as well as the best practice in the implementation of development programmes.

"Negative elements which are often associated with urbanisation process should be avoided. Creativity and innovation should be the hallmark in the development philosophy of these territories.

"Development should not be seen in a single-dimensional way but in an integrated manner taking into account humanity issues, the environment and aesthetic values," he said.

He added that through the Economic Transformation Programme (ETP), the government strived to transform Kuala Lumpur and the Klang Valley through the Greater Kuala Lumpur/Klang Valley initiative, with the objective of placing the national capital among the world's 20 most livable cities by 2020.

"Several mega projects are ongoing under the Greater KL/Klang Valley initiative including the My Rapid Transit, River of Life, Iconic Places, Pedestrian Walkway, Greener KL as well as the sewerage and solid waste management projects," he said.

The allocation for these projects in 2012 alone reaches RM1.49 billion, Najib said.

For the Greater KL/Klang Valley to be competitive and investor-friendly, he said, the government had set up Invest KL to effectively promote investment in the area.

For Labuan, he said, the government had set its development target to be based on three key elements, namely as an oil and gas trading centre, an international business and financial centre, and as a premier tourism destination.

Notwithstanding these sectors, he said, other aspects or existing industries on the island such as education, marine-based halal food production, and retail businesses would continue to be given attention.

UDA Holdings sends proposal paper to develop land around Dang Wangi LRT station

KUALA LUMPUR (Nov 8): UDA Holdings Bhd has sent a proposal paper to Syarikat Prasarana Bhd (SPNB) to jointly develop a 11,008 sq m land around the Dang Wangi Light Rail Transit (LRT) station here.

Its chairman Datuk Nur Jazlan Mohamed said the paper was sent on Oct 27.

He said his company had identified the land, at Lot 60, Section 45, Jalan Ampang, as a strategic and potential spot to be developed into a residential or commercial property or a mixed residential and commercial area.

"With vast experience in urban redevelopment, UDA has the technical expertise and capacity to forge a joint venture with SPNB to develop the site," he said in a statement on Tuesday. — Bernama

Petaling Jaya: Syarikat Prasarana Negara Bhd (Prasarana) is finalising bids for its proposed property development around the Dang Wangi light rail transit (LRT) station in Kuala Lumpur.

The project will be Prasarana’s first rail and property development at its stand alone train station site, said its group director for project development, Zulkifli Mohd Yusoff.

Declining to provide more details, he said the bids for the tender had been closed and Prasarana was in the midst of choosing its partner.

Zulkifli said this at a media briefing here yesterday on Prasarana’s LRT line extension project. It was reported late last year that UDA Holdings Bhd had sent a proposal to Prasarana to jointly develop the 11,008 sq metre land.

A source said the land had been earmarked for the development of residential and office buildings. On the multibillion ringgit LRT extension project, Zulkifli said both the Kelana Jaya and Ampang extension lines were progressing well and on track to be operational by the end of 2014.

He said almost 90 per cent of the work packages had been awarded, valued at some RM4.5 billion, except for two stations, the Ampang line depot, the supplying of the 20 light-rail vehicles for the Ampang line worth RM1 billion and the work package for systems also valued at RM1 billion.

“The bidding for the Ampang depot closes next month and we hope to award that contract in April and the others by June.”

He said the company faced many challenges, including on the construction and social aspects.

One of the main social challenges was ma-king sure the sound emitted by the moving trains would not annoy those living nearby.

"Thus, we are spending an additional RM1 million to RM2 million to build a specially made sound barrier tunnel to reduce the noise level," he said.

The Kelana Jaya line is a 17km extension line of an elevated alignment, passing through Kelana Jaya, Subang Jaya and USJ and serviced by 12 new stations.

The Ampang line, meanwhile, will stretch to Putra Heights with 17.7km of elevated track and passing through Sri Petaling, Bandar Kinrara and Puchong with a total of 11 new stations.

Between 500 and 1,000 parking bays with some retail facilities will be provided at half of these new stations while the remaining, due to space constraint, will be provided with park-and-ride service via feeder buses.

Upon completion of the project, commuters using Prasarana's MyRapid Card will enjoy reduced fares because of the integrated ticketing system, compared with those using Touch N Go cards.

Considered the country's biggest infrastructure project and as part of the Greater Klang Valley Master Plan, the line extension project will provide the backbone service to the existing public transportation system, and be integrated into the existing LRT, KL Monorail and KTM services.

Cutting through the city centre from Sungai Buloh to Kajang, the new line will run for approximately 51km.

:)Since most of the projects has been launched..

The only one left in MK would be their Solaris 3, right next to KL Metropolis. Not sure they will revised their rendering under new UEMLand. Hopefully they can match the KL Metropolis Skyline.

2.PS Tower-Soho/Hotel - Petaling Street - 30storey
3.Paramout-Loke yew-33storey serv residence
4.Serv Res-Bangsar-30storey
5.new from Malton
6.Vita Cyberjaya-Mix dev with 5 towers
7.Centrus Cyberjaya by Setia Haruman- 4blocks(the tallest around 30storey) and shopping mall
8.Latitud3 PJ
9.DMBC4- Tmn Melawati - 2 blocks 40-45storey- Sime Darby(cool project) modern design

Hotel Equatorial KL
The hotel, one of the city’s oldest landmarks that had embellished the city’s skyline for almost four decades, will be demolished and a new hotel will be built in its place.

Despite the fact that the hotel will close its doors soon, guests, especially the regulars, still insist on staying there until the last day of business on March 31.

For the staff however, the official last day is April 30 as they work to pack up and sort out everything from cutleries, vases, paintings, telephones, potted plants to light fixtures, all of which will be put up for sale
