CONSTRUCTION of a $70 million 21-storey office building in heart of Wellington's central business district is set to begin next year after the project received a non-notified resource consent.

Montage First, a Wellington-based property investment company, is to build the new tower at 120 Featherston St.

An existing building -- Laptop House -- will be retained within the development.

Nearby Norfolk House will be demolished.

Montage First managing director Graham Petherick said the new building had been designed by Archaus Architects and would be environmentally friendly, aiming for a five-star green rating. It would be "slightly above" the area's 75-metre height limit. But Mr Petherick said Wellington City gave dispensation because of its green design features and his company's agreement to provide underground parking.

The building will provide 13,000 square metres of office space, with floor sizes ranging from 800sq m on the lower levels to 600sq m on the upper levels.

There will be two balcony levels at the midpoint of the building and two penthouse office suites at the top.

Leasing agents Jim Pinson and Saska Pratley of Colliers International said the building would be of interest to both public and private sector tenants.

"There is currently a huge amount of interest in space along the Featherston St area toward the waterfront, with very little high quality product to satisfy demand," said Ms Pratley.

The new development would include ground floor retail. She said the upper floors would offer panoramic harbour views.

Construction would start next year, with an expected completion date of late 2010. However, exact dates would depend on the level of tenant pre-commitment.

Mr Petherick said tenants in Laptop House would have the option of staying or moving out during the construction period. Those in Norfolk House would be given notice prior to demolition. However, he hoped some would be able to move to Laptop House.

Mr Pinson would not reveal rental levels for the new building, saying they were subject to negotiation. However, rents would reflect market realities at the time of its completion.

^^Ok changed to 100m. Looks about same height as BNZ HQ in akld so would be about that height most likely.

I think it is more likely to be 90m.

I thought the article said it would be slightly above the 75m height limit, which it got because of its green rating. Buildings can get an extra 35% height, and 75 * 1.35 = 101.25 but thats just the maximum. It's at the least 84m because it's 21 floors and the standard office floor height is 4m. Thats just to the top floor though, if you look on the Archaus website you'll see that weird stuff at the top reaches to the roof height of the Vodafone/Mobil building which is 90m.

Yea it could be closer to 90m, but until someone finds out for certain, then we can use the highest probable value (100m) ;) Or i can change it to 90m?

I think change it to 90, if you look at the renderings on the website (picture 11 to be specific) you'll see that the very top of it is level with the top of the mobil/vodaphone building.

i drive past it multiple times a day and it looks the same as it did back in october when this thread was made. There is a big sign up on the corner with a render on it though, so all good!

It's been consented, the developer is looking for suitable anchor tenants.

To Culwulla: can the status be changed to "Consented" thanks?

EDIT: All done :) Although i've used 'approved' instead of 'consented' in line with the Auckland and Christchurch sub-forums.
Ill start amending the other project threads along the same lines too, so it'll be;

*project name* | *status* (ie; under construction, approved, pending approval, proposed) | *project details* (ie; bldg levels, height)

I think this project may be sunk... I walked past the existing building today and it seemed to be for sale. They've still got the advertisement for the proposed tower there though, so I don't know what that means.

According to yesterday's DomPost (not online), this one's been posponed for at least a year. :(
Might explain all the 'for lease' signs stuck on Norfolk House (that is/was up for demolition).

Edit: Had a closer look on my way past this morning. Ground floor retail is available for lease until November 2009, so that's the earliest anything will happen.

A SIZEABLE Wellington office development has been postponed, as New
Zealand's declining economic fortunes continue to bite.

Wellington property investor Graham Petherick last October announced
plans for a $70 million 21-storey office and retail building on
Featherston St in the heart of the central city.

The 13,000-square-metre development would go on the site of Laptop House
which would be incorporated into it. Its neighbour, Norfolk House, would
be demolished.

Mr Petherick's company Montage First owns both buildings.

Mr Petherick has confirmed the development had been put on hold for at
least a year.

"I just want to take some time out to see where the economy is heading."
Mr Petherick said conditions in the office leasing market "were a bit
rough".

Though there had been some interest from prospective tenants, it had not
been enough to justify going ahead.

But he was unconcerned at the delay. "It's a long-term plan. I don't
need to get it under way today. I'm not a developer; I'm an investor."

Leasing agent Jim Pinson, of Colliers International, said tenants in
Norfolk House and some in Laptop House would move out when their leases
expired at the end of this year.

A tenant would now take a big chunk of the vacated space on a three-
year lease.

Neither Mr Pinson nor Mr Petherick would reveal the new tenant's
identity.

However, Mr Petherick said there was nothing preventing work beginning
on the new building while the lease was in place.
