I think that the sheer size of Port Gardner Wharf warrants its own thread.

So, when do they start construction on this thing?

Construction has already started! From the May 23rd Project Update, available at the Port of Everett website, groundbreaking occured in early May, construction is well underway, and the first phase is expected to be completed in late 2008-early 2009. Here are some excerpts:

GROUNDBREAKING:
More than 200 people stopped by to watch the Port of Everett and its private partner developer, Maritime Trust Company, break ground on their new 65-acre waterfront development on the Puget Sound. The development is the largest project the Port of Everett has ever undertaken. This new neighborhood will be a collection of high-quality condominiums and townhomes, professional office space, unique shops, destination restaurants, and a marine-related craftsmen district. In addition, the development will include an extensive network of public open space with a waterfront esplanade and public plaza, accentuated by numerous parks and open spaces.
The public/private partnership that the Port entered into with Maritime Trust Company, based in Chicago, was a critical element in getting this project off the ground, as the cost sharing provided the financial stability to make this project a reality. Further, the community’s participation in the master planning process played an important role in the final mix of uses. Maritime Trust Company plans to open the new sales center in June to help potential homeowners visualize future living spaces.

Phase 1 will consist of 159 residential units; a mix of town homes and single level condominiums, several restaurants, shops and office space; acres of public access enhancements, a marine-related Craftsmen District and a Fishermen’s Tribute Tower. The first phase is scheduled for completion
in early 2009. This development will create 4,100 new jobs for the region, and generate more than $14 million annually in tax revenue for the city, county, state and other taxing districts.

PROJECT UPDATE:
With the construction of the Craftsmen District in full-swing, commuters
along West Marine View Drive will begin to see some of the construction progress in the new district.

One of the most notable changes to the area is the construction of the new Bayside Marine Building, which is expected to be complete in June. Work is underway on water, gas and electrical service into the district, as well as the sanitary sewer system.

Hoffman Construction has begun installing the storm water detention system
for the Port’s Craftsmen District. This work will take about a month,
and includes the installation of 1,200 feet of five-foot diameter pipe that
has been staged near 13th Street. The storm water detention system capacity is 190,000 gallons of water, which is equivalent to six swimming pools.

I wish that project is much closer to downtown Seattle so I would buy a unit there for sure.
