One Madison Park's apartments range from $2 million to $10.6 million, with the triplex penthouse priced at $35 million.

I thought the height for this building was like 180m on emporis... it would be awesome though it its in the 200m range. are you sure about that or can anyone confirm this?

This is an example of a tower that is different, yet still fits in well with the NYC skyline. It is interesting, but not too funky and has elegance. If you ask me it is a good balance as opposed to 80 South Street which doesn't fit in with the skyline well.

If you ask me, i'd say the first 3 or 4 floors look like the mechanical floors, actual residential units start on the floor that the crane's tower support arm is on. (I'll call it the 6th floor)

Definitely not. These apartments probably sell for at least $2,000 per square foot. Therefore, $2m buys a 1,000 s.f. apartment which is either a very small two bedroom or a large (by NY standards) one bedroom.

There are no more than two apartments on a floor. Other than the $35M triplex on top, floors come in one of four flavors:

1. Split down the middle: 2 2 bedroom apartments. One (east facing) slightly larger than the other.

2. Three and one: A three bedroom and a less than 1000 sf One Bedroom.

3. Full floor (with no outdoor space).

4. Full floor (with terraces).

Everything has been sold except for the triplex and some one bedrooms.

Average prices are hovering around 2,500/sf. A few units are being re-offered (someone who signed the contract is being allowed to assign the property to a new buyer).

The building will have a restaurant on the first floor. It will also have private areas on the next couple of floors -- including a gym, a club, and a lap pool.

Question though: it looks like the facade will be one colour instead of the two tones of colour it had on the render? Although the side looks just a little bit more purple/darker like then the front of the facade?

the front facade still has paper over the windows so i dont think anyone can tell at this point

So far I'm quite dissapointed with the way this building is turing out. It looks kinda outdated to me especially with the way the windows open up. The flap out style is common in many buildings from the 70's.

Could be even skinnier for my taste. The... 'cubes' we'll call them remind me of the late Calatrava project for 80th South Street. Not AS great but great though.:cheers:

Anyway, theres actually a 900 footer being designed as we speak by non other than Daniel Libeskind. Its suppose rise somewhere in that area.

New condo tower nears completion in NYC
One Madison Park is a new ground-up 50-storey luxury condominium building currently under construction in the Flatiron district of New York City. Designed by New York architect Cetra/Ruddy, the building, which is one the skinniest skyscrapers in the city, is clad with a glass and aluminum curtain wall with several types of glass accentuating the building forms.

The slender building is composed of dark bronze glass coupled with clear glass that is used on the 4 to 6 storey “pods” that cantilever to the north and east of the main building shaft, providing residents with 270 degree views of the city beyond. The building will house 70 homes ranging from 930 to 3,310 square feet including loggia residences located at the top of each pod that are full floor units with outdoor terraces. All residences are generously appointed in wood and stone materials with floor to ceiling glass. In addition to the residences, the building will include a spa and swimming pool with an outdoor park view terrace and a wine cellar.

Immediately adjacent to Cetra/Ruddy’s tower a new 22-storey tower is planned. The design for that building, by Dutch architect OMA, is to be unveiled on September 11th.

Actually it looks completely crazy to me - the footprint as i looked at it today again - is so very small that it seems some little brownstone was torn down to have place for this building. Simply amazing.

I don't like the top portion of this otherwise wonderful tower. The absence of a glass square on the top portion makes the squares look cramped and uncomfortable. They should space them evenly all the way toward the top.

Wendy Maitland, a broker with Brown Harris Stevens, has filed one of several suits against the developers of One Madison Park over loans and deposits.

Ms. Maitland, a senior vice president at Brown Harris Stevens, and the building's original listing broker, filed suite December 22 in New York State Supreme Court claiming that she lent Ira Shapiro and Marc Jacobs, the developers of the residential condominium tower, $300,000 last August, according to an article by David Jones today at therealdeal.com

The article said that the suit maintains that the developers asked to borrow the funds "to help pay for unpaid mechanics liens on the property" and that Mr. Shapiro had told Ms. Maitland "he would receive money from another source, so Maitland agreed to lend the funds if they money was repaid within 24 hours."

...One Madison Park is a dramatic and very slender residential skyscraper on the south side of Madison Square Park that was developer by Slazer Enterprises of New City, New York, and designed by Cetra/Ruddy.

The 47-story tower contains 90 residential condominiums and its form is somewhat similar to the proposed skyscraper at 80 South Street that was designed by Santiago Calatrava for Frank Sciame. That tower featured 10 four-story townhouses that were vertically stacked and separated by roof terraces.

The project's celebrity ratcheted up many more notches, furthermore, when the developer unveiled its plans for the 22nd Street portion of the through-block project.

For that, the developer commissioned the Office of Metropolitan Architecture (OMA), which is headed by Rem Koolhaas, the author of "Delirious New York," one of the most famous books ever written about the city that was notable for its illustrations.

OMA's 22nd Street design was startling and although much shorter than the residential tower facing Madison Square Park, it promised to be even more of a "double-take" structure for not only was it a "peek-a-boo" building that at first glance appeared to loom from behind the tower to take a look at the park but it also was cantilevered substantially to the east in what appeared to be a very remarkable feat of engineering.

OMA's proposed 24-story "back" building also was extremely notable for the "bottom" windows that it offered in the cantilevered floors.

The Department of Buildings, however, approved an amendment submitted by John Cetra of Cetra/Ruddy, Inc., to the building plan for 23 East 22nd Street June 18, 2009 that appeared to substantially lowered the height of the 24-story building.

Once upon a time, two young men named Ira Shapiro and Marc Jacobs left Rockland County for the isle of Manhattan to build a tower all the way to the sky. Day by day, week by week, their tower at One Madison Park rose. New York’s glitterati took notice. Parties were held. Photographs flashed. Messrs. Shapiro and Jacobs knew how their story would end: They’d walk away richer than before. More important than before. They’d be New York powerful.

They almost succeeded. Together, they built one of the tallest, most architecturally ambitious Manhattan skyscrapers of the decade. But in the end, their fairy tale was more Brothers Grimm than Walt Disney, ending with a fractured relationship between the onetime friends, a pile of lawsuits and, now, a looming foreclosure.

In February, iStar, the bank that now holds the more than $200 million debt on the 60-story condo tower at 23rd Street and Madison Avenue, sued for foreclosure. The men’s firm, Slazer Enterprises, is the defendant in more than a dozen lawsuits. And Mr. Jacobs and his wife, Rochelle, are now accusing Mr. Shapiro of fraudulently misusing his and his wife’s signatures.

....Now, the fate of the building’s buyers and investors rests with the courts. About a dozen of the building’s 90 condos are occupied. And insiders estimate that the more than $70 million in escrow from contracted buyers should cover the completion of both One Madison Park and the tower behind it, which has yet to begin construction.

The fates of the dozens of buyers in contract with the building remain unresolved. The state attorney general’s office could grant buyers a right of rescission, which would allow them to demand their deposits back. But given the prestige of the building, its powerful allure and its ideal location, buyers might well choose to stick out the turmoil.

....At least it’s not ugly. Indeed, on a recent springlike evening, the skyscraper could be seen rising spectrally through the branches of the London plane trees that live on the north side of Madison Square Park. The reflection of the backlit 700-foot Clock Tower on Madison Avenue—another distressed condo conversion—shimmered on One Madison Park’s reflective facade.

The tower was, in its overpowering, hubristic way, kind of pretty.
