HYDERABAD: Chief Minister YS Rajasekhara Reddy wants Hyderabad made a world-class city and Andhra Pradesh to become the most preferred destination for investors in Asia. He also wants the State to steal a march over the industrially-advanced Gujarat and achieve the Number 1 position.

Reddy, who is holidaying in Goa, directed officials to make concerted efforts to achieve this goal in the light of the latest World Bank’s report.

The just-released International Finance Corporation-World Bank report, `Doing Business in India 2009’ ranks Hyderabad as the second most-preferred destination of business in India, next only to Ludhiana.

Mega metropolitan cities like Mumbai, Delhi, Chennai, Bangaluru and Kolkata lag behind Hyderabad. The parameters on the basis of which the report was prepared include starting a business, dealing with construction permits, registering property, paying taxes, enforcing contracts, trading across borders and the ease of closing business.

In respect of important parameters like execution of contracts and closing down a business, Hyderabad ranks number 1 in the country.

The main finding of the study is that doing business is easier in Ludhiana and Hyderabad and more difficult to start and operate a business in Kochi and Kolkata. If other States also initiate reforms to cut down the time for issuing construction permits to 80 days as in Hyderabad, it would take India ahead of Germany, the report says.

With the greenfield international airport, pharmaceutical, BT and IT hubs, a number of international research laboratories, centres of excellence, best infrastructural facilities, etc., Hyderabad today is way ahead of other cities in attracting investments.

The chief minister said the GHMC area would be connected to the Outer Ring Road by rail and road all along the road. ``Plans are being prepared to make the city the transit halt between Europe and China. The traffic bottlenecks in the city will be removed and roads widened on a war-footing. Parks will be developed all around Hussainsagar Lake and along the Necklace Road as part of the beautification of the lake.’’ Over 200 parks are being developed in colonies at a cost of Rs 20 crore. Of those, 52 were completed and the rest of 148 will be completed by October this year.

Reddy said a proposal for sanction of MMTS under Phase-II at an estimated cost of Rs 614 crore was pending with the ministry of railways for providing connectivity from Secunderabad to Medchal (28 km), Falaknuma to Shamshabad (20 km) and Secunderabad to Ghatkesar (19 km).

Mere statement by the A.P CM to make Hyderabad a world class city is not enough it should be supported by ground level action which is not taking place.Despite World bank report not much investment is coming to hyderabad as seen from the project threads of other major cities. In fact instead of development,if any, the city is deteriorating rapidly as experienced by us practically.Instead of giving Stupid and worthless statements like making Hyderabad a "WORLD CLASS CITY" let them repair and restore the existing roads and gullies and have semblance of traffic control to make it appear like a civilised city. They should start with filling up the inumerable pot holes and repairing overflowing drains creating water logging.Hussaisagar lake should be cleaned immediately and make it stentch free so that people could walk without frown faces.Stealing a march over Gujarat to make A.P number one state????????!!!!!!!! is it now number 2 according to our beloved REDDY CM?

The Hyderabad Metropolitan Development Authority (HMDA) has shelved its prestigious projects such as Pentagon, Giga City and Elixir City as there has been no response from developers for the last three years
It was the erstwhile Huda which planned these projects at an estimated cost of Rs.2,000 crore to change the scenario in the outskirts and ease congestion in the core city
Pentagon city, which was to come up at Poppalaguda near Gacchibowli, was meant to be an IT and commercial hub
The Giga City, a world class township, was planned beyond Secunderabad Cantonment Board in 2,000 acres. The officials hoped that IT firms and educational institutions will also come up there apart from residential townships in Giga City
But all these projects have remained only on paper. Though HMDA did not benefit from them, private developers were able sell off their lands at higher prices. Elixir City, which was aimed at constructing corporate hospitals with international standards at Ameenpur, is also in the list of nonstarters
Also, ‘Menefer,’ which was proposed for the construction of villas, is alive only on brochures
HMDA’s prestigious star hotel project, ‘Regal Broadway’, at Shamshabad has also been shelved. The civic body had created much hype over the hotel project saying it would attract huge investments since it was to come up near the airport
HMDA announced these five projects when the economy was booming and officials now say that they cannot take them up unless private developers come forward to invest in them
“The civic body is a facilitator for the creation of infrastructure by private developers but it cannot invest money on its own,” said a senior official

Bringing Lee Strasberg to India

http://www.bollywoodhungama.com/news/2009/07/14/13065/index.html

The famed Lee Strasberg Theatre & Film Institute has arrived in India and the people responsible for taking this giant step are Rahul Rawail and Ahmed Ahsan. With so many institutes in India, what actually prompted Rawail to tie up with the reputed brand in the first place?

"A lot of people I know, including Ranbir Kapoor, went to the U.S. to get trained in acting at Lee Strasberg. Besides getting the visa and admission in the institute, you need to be financially sound to realize your dreams. I was discussing this with Ahmed and that triggered off everything. Ahmed got in touch with them [Strasberg], one thing led to another and we shook hands within a very short period," Rawail reveals.

To start with, Lee Strasberg will start operating in Mumbai and Hyderabad in its first phase. Mumbai also happens to be the place where Bollywood is based. Hyderabad, because Rawail and Ahmed want to tap the South film industry. "There's enormous talent out there that needs to be tapped. Also, the South industry is equally huge, so why not?" Rawail adds.

Does it mean that Rawail will concentrate on the institute and if yes, what happens to his first love - making movies? "Right now, I am focusing my energies on the institute, but will direct a movie once things are on track," the veteran states.

Hyderabad: With Seetaphalmandi road overbridge (RoB) thrown open to public on Tuesday by Chief Minister Y.S. Rajasekhara Reddy, the APSRTC is gearing up to introduce buses on Secunderabad-Moula Ali and Secunderabad- Uppal routes via Seetaphalmandi shortly.

Services on this route were suspended after the construction of the RoB commenced nearly 13 years ago. The RTC was operating services on the 3SS route between Secunderabad railway station and Koti via Seetaphalmandi and Shivam. Since then, transportation problems of residents in Manikeshwarnagar, Seetaphalmandi, Warasiguda and surrounding localities compounded and the buses were made to take a detour across Mettuguda and Tarnaka areas.

However, with the introduction of buses on these routes, they can now look forward to a hassle-free journey.

The opening of the RoB would definitely ease traffic congestion on the Tarnaka-Mettuguda stretch. It would also be commercially viable for the Corporation to operate more buses from Secunderabad to Tarnaka and other regions, said city zone Executive Director P.V. D Jayasankara Prasad.

To begin with, efforts are on to introduce buses between Secunderabad – Moula Ali via Seetaphalmandi, Tarnaka regions and Secunderabad – Uppal via Habsiguda area. Another route would also be operated from Secunderabad – ECIL crossroads connecting Seetaphalmandi, Moula Ali and Nacharam areas, he informed...

RPT-Lanco eyes Hyderabad metro, sees boost in power sec
Source:http://in.reuters.com/article/domesticNews/idINBOM53950420090717?pageNumber=1&virtualBrandChannel=11584

MUMBAI, July 16 (Reuters) - Lanco Infratech Ltd (LAIN.BO: Quote, Profile, Research) plans to bid for the Hyderabad metro rail through a consortium, a top official said on Thursday.

The southern state of Andhra Pradesh has decided to call for fresh global bids for the rail project this month after it scrapped the contract given to Maytas Infra Ltd (MAIL.BO: Quote, Profile, Research)

"Where we see infrastructure value, that's where we get in," G Venkatesh Babu, managing director told Reuters over the telephone.

The company also expects its revenue from power to get a boost as more projects go operational and India's demand-supply gap remains unfilled, Babu said.

Lanco, which made about 27 billion rupees, or 39 percent of its revenue in FY09, from power, has 500 megawatts operational. By September 2010, it will have another 2,800 megawatts operational, he said.

"When this happens, power will start showing more revenue, so that mix will change," he said. "Since power is a core area, we are looking for opportunities in the sector."

The company will have a capex of about 100 billion rupees across its businesses this year and has shareholder approval to raise up to 25 billion rupees, Babu said.

"We don't need to raise the money this year...If the market gives us the opportunity we will raise," he said.

GHMC to widen Musheerabad-Narayanguda road
TNN 17 July 2009, 04:18am IST

Source:http://timesofindia.indiatimes.com/NEWS-City-Hyderabad-GHMC-to-widen-Musheerabad-Narayanguda-road/articleshow/4787012.cms

HYDERABAD: Over 200 property owners will be affected as their properties will be acquired for widening the arterial Musheerabad-Narayanguda road to

100 feet (ft) soon. The Greater Hyderabad Municipal Corporation (GHMC) set the bulldozers rolling by issuing a land acquisition notification on Wednesday.

The corporation decided to widen the road forcibly as it carries high volume of traffic and is one of the corridors (Jubilee Bus Station to Falaknuma) of the proposed metro rail.

For widening the road to 100 ft, the corporation requires 20 ft on either side. Most of the properties likely to be bulldozed are near RTC Crossroads, Chikkadpally and Narayanguda as the road width in these areas is between 60 ft and 70 ft.

Of about 270 properties that are likely to be affected in the road-widening process, 70 property owners have given consent to the GHMC, while the rest did not agree to part with their land.

"The properties will be acquired between Sunanda Hotel near Narayanguda Crossroads to Musheerabad. And, the widening process will be completed in three months. The affected property owners will get compensation as per government norms," GHMC land acquisition officer R Chandra Sekhar told TOI.

Most property owners are refusing to part with their properties, especially commercial shops, as it fetches them handsome income. According to officials, over 140 shops would get affected in the widening process. As they are likely to lose their livelihood, the shopkeepers have formed Chikkadpally Traders Association and have been demanding the corporation to provide alternate shops by constructing a complex in the same area to continue their business. But the GHMC turned down their demand as the corporation cannot give land or allot shops by constructing complexes, as per rules.

They also sought exemption from paying property tax and trade licence tax for the period of road widening.

Officials said the affected property owners would be given additional built up space (FSI) in the form of transferable development rights (TDR). With the TDR, the additional built up area can be utilised anywhere in the Greater Hyderabad area or transferable to relatives or friends. They can even sell their additional built up space to others

Lake View Park opened

HYDERABAD: Chief Minister Y.S. Rajasekhara Reddy on Thursday inaugurated Lake View Park at Khairatabad and laid foundation stone for Road Over Bridge at Sanjeevaiah Park. Both the projects are taken up by the Hyderabad Metropolitan Development Authority (HMDA).

The Lake View Park has been developed in the area adjacent to Khairatabad flyover which once was used for garbage dumping and grazing of cattle.

An area of 17.5 acres was protected and maintained as part of Hussainsagar lake and developed with walkways along the peripheries of the water body. About 9,000 plants of both aquatic and terrestrial species have been planted all along the pond to improve the bio-diversity and also reduce pollution levels of this area. The ROB at Sanjeevaiah Park for which the foundation stone was laid is aimed at facilitating direct access for traffic from Necklace Road to NTR Statue junction avoiding busy intersections such as Begumpet, Greenlands and Punjagutta.

New Muslim Jung bridge thrown open

Special Correspondent
Hyderabad: The jinx is finally broken. The parallel Muslim Jung Bridge is now a reality. After inaugurating it on Thursday, Chief Minister Y.S. Rajashekhar Reddy walked a few steps and drove down the Rs. 11crore bridge with his convoy in tow.

The new bridge provides a link across the river Musi from City College to Begum Bazar and relieves traffic congestion. In the making for the last 12 years, the parallel overpass has seen lot of money flowing down the Musi – literally. Way back in 1996 it was proposed as a parallel bridge to the aging Muslim Jung pul, the second oldest bridge in the city after Puranapul. But by a strange quirk of fate it was plagued with problems right from its inception. For most of the past few years it was virtually in a limbo after the contract with the National Building Construction Corporation was cancelled. More delays and revision of plans followed. The project cost shot up from Rs. 3 crore to Rs. 7.01 crore and finally to Rs. 11 crore. The width of the carriageway increased from 18 metres to 25 metres. The agencies handling the project also changed from NBCC to M/s Narsimha Rao & Co to M/s Repcon Consultancy Services.

Finally, when the bridge got ready in 2007, authorities detected cracks first in the cantilever portion and then in the piers. The basic design itself was found to be faulty. The shocked civic body launched operation restoration and the bridge was strengthened – not before the authorities pumped in Rs. 3.5 crore additionally. Earlier, the Chief Minister inaugurated two rubber dams opposite the Salar Jung Museum and High Court.

This strectch requires widening which is long overdue.I am hearing this proposal since M.Chenna Reddy was the Chief minister but nothing happened due to strong traders lobbies with political connections including the ruling congress party.Only 270 properties will be affected is over simplification as rite from narayanguda flyover to musheerabad cross roads there are innumerable properties which includes shops, petrol bunks, theatres, hypermarket apart from residences. It will be an Herculean task.

This project is dead after the Satyam scam virus affecting MAYTAS the promoter of this project.Already scores of NRIs and software professionals who have booked flats and villas in the HILL country township project are running from pillar to post to recover their money as the project is very much incomplete even after passage of 2 years. There is no activity at the construction site.

It’s virtually a buyer’s market

The construction company offers a monthly rental from date of booking till possession of the property to woo the purchaser, writes T.Lalith Singh

Vertical expansion?: Aparna Sarovar rises over 14 towers each comprising 20 floors.
At a time when interest in real estate has taken a down curve influenced by a horde of factors, here comes an offer that is catching the attention of many in the city. Dotting many a busy thoroughfare, huge hoardings of Aparna Constructions offering a monthly rental of Rs.15,000 from the date of booking till possession, are hard to ignore and not many seem to be giving it a miss. Also, prices in the project,

Aparna Sarovar coming up fast at Nallangadla have been revised and now it comes at Rs.2,799 per sft.

Confidence-building: “The rental offer is meant to build confidence and a sense of security among customers that we mean business and that their booking will be delivered in time,” says D.S. Prasad, Director, Aparna Constructions. In the present day loan environment, till the buyer gets possession of his property, the offer also helps reduce his loan repayment burden.

“We are pleasantly surprised at the response. Some of the towers in the project are going to be ready by 2009 itself,” he adds.

High-rise: Aparna Sarovar is spreading itself over 14 towers, each rising to 20 floors and each floor split into just four apartments. A total of 1,120 apartments are to be served with facilities such as hi-speed elevators, service elevator, home automation system, surveillance system, water softening plant apart from centralised LPG system and a high bandwidth optical fibre-based communication network.

Having already executed 18 selective and successful projects, the company has others projects too going on and the list includes Aparna Kanopy at Kompally, Aparna Cyber Commune at Nallagandla apart from the Aparna Heights-II and a gated villa concept in joint venture.

With a land bank of more than 600 acres, the company proposes to go for projects at Kompally and Chandanagar soon.

“Once the market improves, we will spread to other cities like Visakhapatnam, Chennai, Bangalore and Pune,” Mr. Prasad adds.

Road overbridge planned at Sanjeevaiah Park

HMDA puts project cost of ROB at Rs. 25 crore == The 4-lane project to be 600 metres long

HYDERABAD: As a panacea to traffic turning miserable on stretches connecting the twin cities, the Hyderabad Metropolitan Development Authority (HMDA) is planning to revive the proposal for a road overbridge (ROB) at Sanjeevaiah Park.

The proposal, which was part of the agenda for the recent HMDA Executive Committee meeting, looks at offering one more link between the twin cities which presently has ROBs at Khairatabad and Begumpet apart from Tank Bund. According to estimates, approximately 30,000 vehicles ply per hour on these ROBs during peak hours.

With rapid growth in the west part of the city and further enhancement of Cyberabad area, the traffic volume is expected to rise further and it is in this backdrop that the proposal has been revived. The HMDA note put the project cost for this ROB at Sanjeevaiah Park connecting Necklace Road with Pattigadda near NTR statute at Rs.25 crore that among others includes land acquisition, shifting of utilities and widening of approaches.

The four-lane project is proposed with 7.5-metre dual carriageway and central median of 0.5 metres, footpath of 1.5 metre on either side and a length of 600 metres. It is hoped that the new connectivity apart from easing congestion at the existing ROBs at Begumpet and Khairatabad, will also act as an alternate route for the corridors of Khairatabad-Begumpet and Secretariat-Tank Bund-Paradise.

Earlier, proposed under Mega City Project, the HMDA had appointed Meltech Infrastructure Engineers as consultants for the project and preparatory work such as widening of Pattigadda Colony road and shifting of utilities was taken up. The necessary land reservation for landing of the ROB on the Necklace Road near P.V.Ghat was also made but the proposal then was deferred due to pedestrianisation of Necklace Road. The ROB design has been furnished to the Railways for approvals.

Maytas admits to cash diversion
By By Our Correspondent Jul 19 2009 Hyderabad
July 18: Maytas Infra on Saturday admitted that its money was diverted to Satyam Computers in the form of Inter Corporate Deposit (ICDs). Disclosing this, the director of Maytas Infra, Mr Ved Jain, said Rs 380 crore was diverted to 14 private limited firms owned by Satyam’s former chairman Mr Ramalinga Raju’s family and his friends.

The Maytas board chairman, Mr Ramalingam, and another director, Mr Anil K. Agarwal were also present when Mr Jain made the admissions. “We have enough evidence that money belonging to Maytas was moved to 14 firms that finally reached Satyam. We have initiated a process to reclaim those amounts,” Mr Jain added.

The government-appointed chairman of the board, Mr Ramalingam, said the company is on a revival path with a turnover of Rs 224 crore in the last three months. “The corporate debt restructuring plan has been approved. We will pump in Rs 100 crore and Rs 200 crore bank guarantees to increase liquidity. Currently, the company has over Rs 7,500 crore in its order book,” said Mr Ramalingam.

He said the firm has 34 irrigation, 15 power, six building, six road, four railway, two airport and one port project in its kitty. It has bagged road projects worth Rs 2,800 crore from Arunachal Pradesh and a Rs 700-crore power project from the Senegal government. “The firm is gradually returning to normal as its credibility and liquidity have improved with the CDR approval. We have constituted a central cell to bid for new projects,” said Mr Ramalingam. On queries on equity sale to a strategic partner, he said, “it’s not on our agenda at the moment.”

The company has paid salaries to nearly 1,700 employees till May. Dues from the state government amounting to Rs 450 crore are being repaid, he added.
Responding to questions on Maytas Hill County, Mr Jain said the firm may sell some of its land. “The villas and flats are still under construction. We may sell some land owned by Maytas Properties to raise funds for the project,” he added.

State nod for converting land for commercial use
By By Our Correspondent Jul 21 2009 Hyderabad
July 20: The state government is converting residential land to commercial land in Jubilee Hills and Banjara Hills. The Municipal Administration and Urban Development Authority on Monday issued orders allowing change of land use for industrialist, Mr Nimmagadda Prasad, while the applications of the actor couple, Mr Rajasekhar and Ms Jeevitha; GMR group; and senior Congress legislator, Mr D.L. Ravindra Reddy, only need the final approval.

As per the MAUD order, the Hyderabad Metropolitan Development Authority (HMDA) issued a notification inviting objections for the proposed change of land use of 4050 sq yds on Road No. 19, which is behind Road No. 36. As there were no objections, the HMDA recommended a change of land use to commercial in C category.

“Restricted development will be allowed in ‘C’ category where only IT and corporate offices can be built. Multiplexes, shopping malls and retail outlets, which can be taken up only on the designated commercial roads under ‘A’ and ‘B’ category, are not allowed,” said a senior Greater Hyderabad Municipal Corporation (GHMC) official.

Sources said the file pertaining to GMR’s request to change land use on Road No. 5, Banjara Hills, near Meridian school was under process.
The actor couple’s application is also being processed. They have requested for change of land use in Jubilee Hills where the government has already permitted conversion for Lanco Hills corporate office. The municipal authorities declared Road No. 12 on Banjara Hills as commercial up to the junction near TRS office leaving the remaining stretch till Jubilee Hills checkpost as residential.

According to the order, any existing structure on the land should be demolished before taking up any commercial activity on the plot.

Expressway to be open to traffic on October 2

Staff Reporter
Three up and down ramps connecting the expressway would be ready shortly

HYDERABAD: The main P.V. Elevated Expressway from Sarojini Devi Eye Hospital to Aramgarh junction would be opened to traffic on October 2. However, the three up and down ramps connecting the expressway would be ready shortly.

The Municipal Administration and Urban Development Minister Anam Ramnarayana Reddy who inspected the project on Wednesday said the work was in progress to meet the October deadline though the ramps were unlikely to be ready by then. Similarly, the first two phases of Outer Ring Road (ORR) comprising 80 kms would be completed by May 2010, he said. For the 11.6 km long expressway work taken up by the Hyderabad Metropolitan Development Authority (HMDA) , all the 328 foundations were completed and 312 of the 327 spans were also in place.

While the other components like ‘trumpet interchange’ and ‘underpass’ were already in use, the inner ring road from Rethibowli to Aramgarh junction, to be strengthened and widened to six lanes, was almost halfway through, officials said.

Speedway to airport on Oct. 2
By By Our Correspondent Jul 23 2009 Hyderabad
July 22: The P.V. Narasimha Rao elevated expressway will be thrown open to traffic on October 2.
The state government has asked the Hyderabad Metropolitan Development Authority to complete pending works as early as possible so that the expressway could be opened on schedule.

The minister for municipal administration, Mr Anam Ramanarayana Reddy, inspected the works and expressed satisfaction at the progress and said the government would not allow further delay in the execution of the project. “The expressway will provide better connectivity to Shamshabad international airport and Bengaluru Highway. The project would enhance the reputation of the government since it is the longest flyover in the country,” the minister said.
The minister added that ramps will be provided to enter and exit the elevated corridor at Rethibowli, Upperpally and Aramghar junctions.

Express News Service First Published : 16 Jul 2009 10:34:44 AM ISTLast Updated : 16 Jul 2009 11:06:13 AM IST

HYDERABAD: Here is some news that is sure to put the Society to Save Rocks in a good mood. As builders and developers across the city are merrily demolishing natural rock formations, the GHMC is doing its bit to save some of them at least. That noble intention and its efforts to keep land sharks at bay will soon see a rock garden coming up in the upmarket area of Jubilee Hills.

The Greater Hyderabad Municipal Corporation will develop a Rock Garden at Jubilee Hills Road No. 86 (Survey No 120/403/1 of Shaikpet and 102/1 of Hakeempet Villages) in Public Private Partnership (PPP) mode.

The State Government accorded administrative sanction for an amount of Rs 19.56 crore subject to condition that the proposed expenditure for an amount of Rs 14.36 crore will be met under PPP and the balance of Rs 5.20 crore from GHMC’s own treasure chest.

Speaking to Expresso, GHMC officials said that over 30 acre of open land at Jubilee Hills Road No. 86 available has been earmarked for development of greenery.

As it is a piece of prime land located in Jubilee Hills, several attempts were made to encroach the land. These have been valiantly resisted by Corporation. Encroachments that have come up have been removed by the GHMC.

To protect the said land and to develop green space in the Jubilee Hills area, GHMC has proposed to develop a Rock Garden utilising the natural rock formations there.

The area forms a link between Jubilee Hills and the Toli Chowki areas and will be a huge asset to the city in terms of creating recreational space as well as in protecting the hugely valuable land.

M/s Art Deco, Begumpet, who was employed as consultant has prepared designs and estimated the value of works to develop the garden. The components that are proposed include greenery, jogging tracks and other added attractions to be taken up on a PPP mode and only the essential works costing Rs 5.20 crore would be taken up by GHMC funds. All other components would be developed on a PPP mode, they said.

Places of worship impede road work
By By Our Correspondent Jul 26 2009 Hyderabad
July 25: Traffic blocks have become frequent at Chandrayangutta, Bandlaguda, Mettuguda, Tarnaka and Aramgargh junction as the Greater Hyderabad Municipal Corporation is not able to take up road widening work on the Inner Ring Road (IRR), which passes through these areas.

The major stumbling block for widening of the Inner Ring Road is the places of worship on the roadside at the aforementioned areas.

There are two mosques located between Chandrayangutta and Bandlaguda, two churches between Mettuguda and Tarnaka besides a couple of temples (including the one at NGRI on Habsiguda road), and another one between Bandlaguda and Aramgarh junction.

Negotiations by the GHMC officials with the management of these places of worship have failed. Now, with the GHMC elections round the corner, the IRR widening project is likely to be delayed further as officials are busy with poll arrangements.

The work to widen the 56-km IRR was taken up three years ago to provide faster connectivity to the international airport at Shamshabad from the core city. Except for 12 private properties including six places of religious worship, land acquisition process for the project has been completed. “The idea is not to touch this issue now. After the polls, it may take six months to complete the IRR widening project,” an official said.

RoB at Lakdikapul sees some progress

The project was stalled because of delay in land acquisition

HYDERABAD: There is some progress at last on the parallel road over bridge at Lakdikapul which has become a major traffic bottleneck for commuters going towards Mehidipatnam or when they choose the alternative route towards Khairatabad.

The project was stalled due to delay in land acquisition. Later, the huge water pipeline adjacent to the existing bridge became a bone of contention as a proposal to leave a 2.5-metre gap between the existing and new bridges for the pipeline led to a fresh problem.
New alignment

It was realised that land had to be acquired afresh for the sake of the new alignment. Now, GHMC officials claim to have found a solution. It has been decided to shift the pipeline beside the proposed new bridge thereby joining the old and new road over bridges.

Piers for the new bridge would be extended so that the bridge can support the water pipeline, explained Engineering-in-Chief P. Panduranga Rao.

It was also to avoid the need for any fresh acquisition of properties. The new bridge would be of 10.5-metre width and 120-metre length. It would be built 6.5 metres from the track level. The SCR was paid Rs. 5 lakh for preparing designs and they were on the job, he said.

With regard to divider on Greenlands flyover atop the railway lines, it is going to take some more time before it is done away with.

The delay is because SCR is on a frenetic search to locate original blueprint of the old flyover.

The flyover’s bridge portion atop the railway track was built in 80s and as per the norm by the railway engineers themselves.

With GHMC deciding to rope in experienced bridge consultant Mahesh Tandon for suggesting measures to “strengthen” the old bridge and remove the divider, study of original plans has become necessary. Dr. Rao said that preliminary information about the bridge has been sent to the consultant and his team was on the job.

If plans are not found, all measurements would be have to be taken again and load tests too should be undertaken to know precise details of the bridge, he added.

Foreign firms to fix land rates
By By Our Correspondent Jul 27 2009 Hyderabad
July 26: Two global commercial real estate services firms, CBRE of CB Richard Ellis, and Cushman and Wakefield will help the Hyderabad Metropolitan Development Authority (HMDA) prepare land auction packages after evaluating prevailing market value. The firms will also leverage their contacts and help HMDA get bidders from the global arena.

The officials of HMDA have roped in the services of the international real estate consultants after its efforts to raise money through auction of lands in the last two years have come a cropper.

The HMDA owns thousands of acres of land at various places in Hyderabad, Ranga Reddy, Medak, Mahbubnagar and Nalgonda districts. The asset value certification by these consultants will help HMDA to obtain loans from banks in India as well as from international monetary agencies.

HMDA additional project director, Mr Vijay Kumar, said CBRE and Cushman have been given the job of preparing the asset value. “These two firms have global presence and they know what the people abroad are expecting in Hyderabad in terms of real estate. The HMDA will cater to the real estate needs of the NRIs and locals,” he said. Mr Kumar said, “The feedback we got for our earlier auctions were that the price of land fixed by us was more than the prevailing market value. Now, we want to conduct auctions with attractive but reasonable prices,” he said.

The HMDA had invited proposals from real estate companies such as CBRE-CB Richard Ellis India, Jones Lang LaSalle, Cushman & Wakefield Pvt Ltd and Knight Frank for valuation, advisory services for various land packages in the HMDA jurisdiction.

PM nod to CNG for cityJuly 27th, 2009
Source:http://www.deccan.com

By Our Correspondent Hyderabad
July 26: The Prime Minister, Dr Manmohan Singh, has given the green signal to switch over to the CNG transport system in order to stem vehicle pollution in Hyderabad. Dr Singh agreed to the Chief Minister’s proposal when the latter told him of his dream of making the city clean and green.

The Prime Minister is also learnt to have agreed with the Chief Minister on the need for the state to get additional allocation of gas from the Krishna Godavari basin to implement various gas-based schemes in different phases.
“In the first phase, all transport vehicles in Hyderabad city will be shifted to CNG. Though we have asked for 1,600 CNG stations, we will be able to set up only 1,000 CNG stations,” Dr Rajasekhar Reddy told CMO officials in a telephonic conversation from Visakhapatnam where he had accompanied the Prime Minister to launch the first nuclear attack submarine INS Arihant at the Vizag Naval Dockyard. The first phase of the programme will begin in October. In the second phase, 30 towns in the state will be connected to the gas grid.
The remaining areas will be supplied gas at a subsidies rate of Rs 200 for a 14.5 kg cylinder which now costs Rs 304. “This will benefit the middle class and the poor,” Dr Rajasekhar Reddy said, according to an official in the CMO.
The Chief Minister also thanked the Prime Minister for vindicating his stand on issue of ownership of the K-G basin gas.

Dr Reddy said he had also got a favourable nod from the Prime Minister for the improvement of infrastructure in Hyderabad at a cost of Rs 20,000 crore in the coming years. “The Prime Minister has compared the city of Hyderabad with Ludhiana which is the most industrialised city in the country,” the Chief Minister told his CMO officials.

June has seen some movement in market, though not enough to ring music in builder's ears. Bookings are taking place in Projects under construction and few new Projects which offered good rate in locations close to Hitec City/Gachibowli Its quite clear that there is no large depth in the buyer base to flood the market with buy requests. However, June has seen slow build up of positive sentiment.

Since the buyer base is shallow, only builders who offer best terms quickly, can get them. Obviously companies have jumped in to get as many bookings as possible. It may take another quarter to build up more buyers. If they miss the current bunch of buyers, they will have to keep grinding for another quarter to see movement.

2.0 Aparna

Aparna is a prime example of this. They crashed rate to Rs.2799/sft from the high levels of 3300 to 3800/sft and is offering Rs.15K rent straight away. Buy offering the low rate for short period with rent, they aim to garner reasonable numbers from within the shallow buyer base. Off course even with reduction, only buyers with budget above 55L, can touch this.

3.0 Ashoka, Manjeera , Aliens, Ramky etc

Ashoka is trying by offering a Car together with home for new Project. Manthri is back advertising that it has booked 2 blocks and third is open. (Off course no one outside would know whether the two are REALLY booked or not.) Manjeera , Aliens, Ramky all are trying to pull in bookings, by making special offers. Buyers should utilize offers.

4.0 Indu City

Big projects like Indu City have suffered since Rate of 2800/sft for a project to be built, that too deep inside Pragati Nagar, is no more considered exciting, since projects getting ready for delivery like Aparna, are at same rate now. With buyers still worried about potential delay in large NEW projects, its those under construction, that are benefiting by offering large discounts.

5.0 Ambience's and Emmar

Projects like Ambience's and Emmar which offered to sell at preposterous rates are no more in the picture. Lodha say the flats are only for Invited People. But their Hoardings invite all and sundry to call them.

6.0 Low Budget

For lower budget buyers, Janapriya (Madinaguda) is offering at Rs.1650/sft (They advertise Rs.1450/sft but that is for 65% of flat size. What all gimmicks!) . But Janapriya is definitely not known for quality of materials used and finish of work. People from Hitec City who booked at projects like Utopia are regretting the decision. The intrinsic quality is poor. That is all one could get at Rs.1650/sft anyway even at Madinaguda beyond Mumabi Highway.

7.0 HMDA Struggles

HMDA continues to struggle for funds. It failed to get response for 100 Acre auction in Miyapur and has once again invited bidders for Acres to develop Apartment blocks. Poor response shows builders are in no mood to buy land and launch new projects.

HMDA has launched Green Channel for Project Approval. By paying higher fees developers can fast track approval process by getting technical and legal clearances done through authorized engineers and retired revenue officers. With builders in no mood to launch many projects, HMDA can not expect to make much out of this now. But for Developers this should offer a new channel to bribe and get early approvals.

8.0 Updates

CEWS Project (Member's Initiative) is now on the verge of construction Commencement with Quality matching Aparna and price around Rs.2000/sft (20 Units are available). (There are 4 East units of 2240 sft available at 33L with 2 car parks under upfront plan) - Model Flat Video is at: http://www.youtube.com/watch?v=nzHdUID5KFY

The Villa Project for interested Members beside Gopanapalli (Cost Plus Small Profit Basis- Rs.65L onwards) has seen release of Plot Plan and currently Plot Blocking by members is in Progress.

9.0 New Project - Apartments under 30Lakhs right at Gachibowli

The Project is in really fantastic location between Gachibowli Junction and IVRCL-INFOSYS. Just away from the rush of Guchibowli Junction. Ideal for those working or plan to work in Hitec City and Gachibowli Areas (View Details). Apartment of sizes: 840 SFT, 895SFT & 1535 SFT, from just Rs.26.25 Lakhs ALL inclusive Price. Delivery January 2010.

That is an interesting development. So the CM is serious about this then. I hope it is going have some new rolling stock and not the crappy railway's urban stock.

Does it really make sense to spend tax payer's money on two such projects? If this is a just in the exploratory phase then perhaps it is ok. Wouldn't the Metra project if and when it takes shape render this useless. Why would I want a railway track along ORR? Beats me!

Infosys times Hyderabad SEZ with economic revival
K V Ramana / DNAThursday, July 30, 2009 3:34 IST Email
Source:http://www.dnaindia.com/money/report_infosys-times-hyderabad-sez-with-economic-revival_1278260

Hyderabad: Infosys, India's second-largest IT firm, is on track with plans to set up its largest campus in Hyderabad despite no signs of recovery in the market. The company's first special economic zone (SEZ) campus in Hyderabad is likely to become operational in the next 12 months.

"Work is on at the SEZ. Since there is not much pressure at this point to create more space, we are going slightly slow on the project. But we hope to make the first unit ready for operations in the next 12 months," S Gopalakrishnan, Infosys CEO, said.
The company, which is pursuing plans for the Hyderabad campus for over three years now, was initially allotted about 500 acres at Mamidipalli on the outskirts of Hyderabad.

However, the land allotment ran into legal troubles forcing the state government to look for an alternative location. Subsequently, the company was allotted about 450 acres at Pocharam, again on the outskirts of Hyderabad. The company had decided to set up two SEZs instead of a single large campus with walk to work facilities.

After getting the SEZs notified, the company was going slow on the projects. The state government officials including those coordinating the SEZ approvals from the state, too, were not in a position to explain why the company was going slow on the plan.

"There are still some issues related to approvals. However, we are on track and hope to see some revival in the market situation in the next one year, and the first phase of the project will be ready by the time the market improves," Gopalakrishnan said.

The company already has a 50-acre facility at Madhapur in Hyderabad, which currently houses about 10,000 employees. The new facility will be used for seating recruits.
Not willing to give investment details on Hyderabad SEZ, Gopalakrishnan said, the company would spend about Rs 600 crore in the current financial year on infrastructure expansion.

"We are creating facilities at various locations in the country including Mangalore, Chandigarh, Pune, Bhubaneshwar and Thiruvanathapuram. We plan to hire about 18,000 employees this year," he said.

Sanofi-Aventis buys Shantha for Rs 3,740 cr
28 Jul 2009, 0236 hrs IST, ET Bureau
Source:http://economictimes.indiatimes.com/articleshow/4827847.cms

HYDERABAD/NEW DELHI: France’s biggest drugmaker Sanofi-Avenits on Monday agreed to buy Shantha Biotechnics in a deal whose generous valuation is seen tempting other Indian vaccine makers to consider a sell-out if similar offers come their way.

The deal between Sanofi its French owners Meriuex Alliance values the unlisted Indian company at Rs 3,740 crore, or about eight times its projected sales of Rs 440 crore for this fiscal.

“A valuation of eight times the sales is unheard of. If other companies get such an attractive valuation, they may be tempted to sell,” said HDFC Securities VP for institutional research Ranjit Kapadia.

A top executive at a rival vaccine company admitted that if offers as generous as that by Sanofi are made, similar buyouts could happen. He spoke on condition of anonymity.

Merieux Alliance bought a 60% stake in Shantha Biotech in 2006 and subsequently increased it to about 80%. KI Varaprasad Reddy, who owns a 13.4% stake and is the founder of the Hyderabad-based company, will continue as managing director. The deal involves Sanofi’s vaccine arm Sanofi Pasteur acquiring ShanH — which owns nearly 79% stake in Shantha Biotech, from Merieux Alliance.

Merieux will retain about 5-10% in Shantha, Mr Reddy told ET. Pune-based Serum Institute of India and Delhi-based Panacea Biotech are the country’s top two vaccine makers. Exports account for nearly two-thirds of country’s vaccine market, estimated at nearly $1 billion.

“I see a lot of partnerships and stake sales taking place in the coming years. It helps foreign firms benefit from India’s cost advantage and domestic players can tap the export potential through such deals,” said Sarabhjit Kaur Nangra, head of research at Angel Broking.

Shantha Biotech shot into fame in 1997 after it became the first Indian firm to develop and market a recombinant Hepatitis B vaccine. It employs over 700 people and markets a range of vaccines in India and global markets. It also provides contract research and manufacturing services and has a wholly-owned subsidiary in the US.

“Shantha’s portfolio of new vaccines will complement Sanofi Pasteur’s current vaccines, positioning the company to accelerate its growth in strategically important emerging markets,” Sanofi-Aventis CEO Christopher A Viehbacher said.
The new products under development at Shantha include a rotavirus vaccine, conjugated typhoid vaccine, and a vaccine against the human papillomavirus which causes nearly all cases of cervical cancer.

Sanofi Pasteur’s VP for external and scientific communications Pascal Barollier told ET the acquisition will be funded through internal accruals. The French company has no plans to merge Shantha with Sanofi Pasteur India, he added.

State set to become aerospace hub

HYDERABAD: The government has received a big boost to its plans to develop the State as an aerospace hub with the industry giving a commitment to investing Rs.3,000 crore in the special economic zones on promoting state-of-the-art manufacturing facilities.

The Tata Advanced Systems Limited commenced work on its US $ 350 million deal for manufacturing fuselages for Sikorsky S-92 helicopters at its plant at Adi Bhatla on the city outskirts with Chief Minister Y.S. Rajasekhara Reddy formally unveiling the plaque of the foundation stone here on Thursday. Samuha, the aerospace manufacturers’ consortium which promised investment of Rs.1,500 crore in the SEZ was handed over the letter of allotment.

Nova Integrated Systems, a joint venture of Tata group and Israel Aerospace Industries, which committed an investment of US $ 50 million, was given allotment letter, earmarking 120 acres within the SEZ and another 50 acre outside. Another US-based chopper components manufacturing firm, Kaizen Technologies which gave commitment to investing more than Rs.100 crore in the manufacture of spares was allotted land at Lepakshi Aerospace Park coming up in Anantapur district.

The Chief Minister outlined various measures launched by his government to see that the State which lagged behind in encouraging manufacturing sector caught up with the rest.Explaining about the importance attached to infrastructure development in the past five years, he said Rs.41,000 crore was spent on irrigation infrastructure alone while the government planned to spend another Rs.1.35 lakh crore in the next five years. “There are of course financial constraints, but we are trying everything,” he said.

Major Industries Minister Kanna Lakshminarayana said the aerospace SEZ was set to provide over 10,000 jobs in the next five years and the multiservices park being developed by GMR group adjacent to the SEZ was set to convert the State into a major destination for maintenance, repair and overhaul operations.

Seed project: TASL CEO and managing director Lt. General (retd) Davinder Kumar said the facility with most advanced technology would be commissioned before the end of next year and it was the seed project around which the Tata group planned to build its aerospace technology related capabilities.

Tata copter unit by next year
By By Our Correspondent Jul 31 2009 Hyderabad == July 30: Tata’s Sikorsky helicopter cabin manufacturing unit being set up at the Aerospace and Precision Engineering SEZ at Adibatla in Ranga Reddy district will be commissioned by June 2010.

The Rs 1,000-crore project will come up at a 50-acre facility in the SEZ on land leased by the state government-owned Andhra Pradesh Industrial Infrastructure Corporation. The project is expected to create employment for 10,000 persons in the next five years. An agreement has been signed between Tata Advanced System Ltd and Sikorsky Corp. of USA for the manufacture of fuselage for their S92 helicopters in India. The S92 is a four-blade medium lift helicopter, presently being used for civilian purposes including VIP duties.

Meanwhile, the Chief Minister, Dr Y.S. Rajasekhar Reddy, allotted land to various firms in the 350-acre SEZ, out of which 250 acres were notified by the Centre for Aerospace SEZ. While
Nova Integrated Systems Ltd, a joint venture of Tata Group, was allotted 50 acres,
Samuha Aerospace Manufacturers Consortium, Hyderabad, was given 120 acres.
Kaizen Technologies, USA, was given an allotment letter.
These firms will work closely with organisations such as DRDO, defence PSUs and OFBs to design, manufacture and integrate advance defence and aerospace systems.

Dr Reddy, on Thursday, staked claim on Chennai and Bengaluru international airports by saying “as far as we are concerned both of them are part of Andhra Pradesh”. “The Chennai international airport is just 40 minutes drive away from our border. To utilise that airport to the maximum extent, we are setting up Lepakshi Knowledge City in which several industrial parks and SEZs have been planned. Similarly, Bengaluru airport is just 30 minutes drive from our border. That’s why we have established Sri City in which major industrial parks and SEZs will come up. So, AP has three international airports at Shamshabad, Chennai and Bengaluru.”

ICICI plans processing hub in Hyderabad

Sudeep Jain & Sidhartha / Mumbai July 2, 2009, 2:28 IST
Source:http://www.business-standard.com/india/news/icici-plans-processing-hub-in-hyderabad/362670/

As part of an exercise to rationalise costs, ICICI Bank, the country’s largest private sector lender, plans to set up a service centre in Hyderabad to house its call centres, back offices and training facilities, according to a senior executive.

The construction of the office is well under way. The lender has acquired land in Ahmedabad for another office.

“We want to make Hyderabad a service centre and move our back office, call centre and training facilities there. Any processing operation that need not be run out of a regional office will be moved there,” said Executive Director K Ramkumar.

At present, the lender has call centres in Andheri and Thane, Mumbai’s suburbs, as well as Hyderabad, while its back offices are spread all over the country. The lender employs 8,500 people in its back office and call centres.

“We plan to move about 3,500-4,000 people in the first phase and about 7,000-8,000 in the second phase. No employees will be moved before April 2010. We don’t want to move employees in the middle of the year as this causes great inconvenience to the staff,” said Ramkumar.

The Hyderabad facility would have room for up to 20,000 employees, he added.

The move to cut cost is a key feature of the bank’s consolidation phase, which Ramkumar says will be over by 2011. According to him, 70-80 per cent of the cost-cutting exercise is over. “There is still some more juice that can be squeezed out of three components — direct marketing, rentals and people.”

The lender currently employs 34,500 people. “When our branch strength was 1,000, we had 42,000 employees. Now, we will have the capability to run 2,000 branches with 34,000 people,” Ramkumar said. He added that this year, the bank would hire only to fill vacancies created by employees leaving the bank.

The bank has made it clear that it wants its branches to originate loans rather rely on direct marketing agents. Its expenses on direct marketing agents fell to Rs 529 crore for the year ended March 31, 2009, from Rs 1,543 crore in the previous financial year.

However, the bank will have to keep relying on direct marketing agents (DMAs) for auto loans. “Since these loans are originated by auto dealerships, we cannot cut our reliance on DMAs for this,” Ramkumar said.

Landmark to open 2 stores in Hyderabad

Hyderabad realty seeing signs of revival: An analysis (http://www.moneycontrol.com/india/news/cnbc-tv18-comments/hyderabad-realty-seeing-signsrevival-an-analysis/409319)

After struggling through some tough times and sluggish growth for a while, the Hyderabad real estate market may finally be seeing signs of a revival, especially in the residential segment. CNBC-TV18’s Vishwanath Pilla and Ashwin Mohan reports.

Here is transcript of Vishwanath Pilla and Ashwin Mohan comments on CNBC-TV18. Also watch the accompanying video.

Hyderabad's real estate market has remained flat for the last eight months. But no more, it is showing signs of a recovery. And there are three reasons for this revival.

First: An election result that gave a clear mandate against bifurication of Andhra Pradesh. The congress government is against splitting the state into Andhra and Telangana. And this has prompted investors to resume investing in real estate.

The second: Easing of interest rates

Third: Withdrawal of the 5% stamp duty on property up to 1,200 square feet.

The builders did their part. They reduced prices by 15-25%, and altered the product mix, giving buyers better choice and perceived value for money.

Prajay Engineers Syndicate, for instance, converted a portion of its high-end Villa project into affordable housing - selling two-bedroom flats at just Rs 10 lakh.

Ravinder Reddy, Director, Prajay Engineers Syndicate said, “Villas are moving little slowly currently, that's one of the reason why we have brought in a new product in this project, which was not envisaged earlier. With change in environment in the market, we have brought in a product that is readily available."

Sales in Hyderabad has fallen dramatically compared with the last year. Problem compounded by banks becoming cautious on home loans.

But with a revival in interest, even banks are seeing a rise in home loan enquiries.

Anil Girotra, ED, Andhra Bank said, “We are also informed by our builder clients that they started receiving lot of enquiries from the people. So it looks like the activity is going to grow."

However, experts say this revival is skewed towards residential property. Commercial real estate is yet to see a significant recovery. A report by James Lang Lasalle says mall vacancies have climbed 5-15%, and office rentals have fallen 20-25% compared to 2008. Currently, demand for office space in Hyderabad is just 2 million square feet, a pittance, when compared to the supply of 7 million square feet. And this is a cause for concern.

HYDERABAD: In what could propel Hyderabad into a premier educational hub of the country, the AP government and Indian Institute of Management,
Ahmedabad, have informally agreed to set up a ‘seamless’ campus of IIM-A on the outskirts of Hyderabad.

“The decision to set up IIM-A campus in Hyderabad was taken at a meeting between the board of governors of the institute and state government officials in Ahmedabad recently. The top management institution has now set up a committee to work out further modalities,” state government sources told STOI. Dons in IIM-A confirmed the development to STOI.

The move is said to be highly symbiotic. The 110-acre IIM-A campus is virtually saturated and there is no scope of any further expansion. “The AP government has offered nearly 150 acres of land virtually free of cost or at a nominal amount of Rs one per acre as well as a grant of Rs 100 crore. The seamless campus at Hyderabad would be bigger than the Ahmedabad location and have ultra-modern facilities,” the official said.

According to sources, IIM-A can benefit immensely by having an extension in Hyderabad. “The PGDM — commonly called MBA-course is the brand-building one, but not revenue earning. The institute can generate money only through short-term executive courses and the IT, biotechnology and infrastructure hub that Hyderabad is would attract many to join up,” sources said.

According to sources, reputed faculty from abroad are keen to join the institute and would be motivated by the access that the Hyderabad international airport would provide for them. “IIM-A is the top management institution in the country and Hyderabad is the hub of the emerging economy. Both will tremendously benefit with the setting up of the seamless campus,” officials said.

The YSR Reddy government thought of the seamless IIM-A campus after the Centre made it clear that a new IIM cannot be granted for Hyderabad since it already has an IIT. “And there is no provision for an IIM for Andhra Pradesh in the 12th Five-Year Plan (2013-18) as well. A seamless IIM-A campus would be an extension of the one at Ahmedabad and not another new campus. This way, the Union HRD ministry will also have no objection as it need not give any financial assistance,” said sources.

According to the sources, the IIM-A board of governors were highly appreciative of the facilities that were being offered by the state government for the growth and expansion of the institution. “Their efforts in the last few years to grow including opening a campus in Mumbai came a cropper. Besides, former HRD minister Arjun Singh shot down all the expansion plans of the IIMs. Therefore, the offer from the AP government was welcomed with open arms by IIM-A authorities,” officials said.

Apart from the flagship PGDM course, the seamless campus in Hyderabad would offer a slew of new ones as well as optional courses that the student from Ahmedabad can enlist for a short-term, the sources said.

“In short, the seamless campus in Hyderabad can further cement the grip of IIM-A as the topmost management institute in the country,” the sources added.

The committee set up by the IIM-A authorities is expected to submit its proposals shortly to the board of governors after which the institute will seek a formal approval from the Union HRD ministry.

As elections to Greater Hyderabad Municipal Corporation (GHMC) are round the corner, the Y S Rajasekhara Reddy government, in its budget for the financial year of 2009-10, made a special mention of projects proposed and being implemented in the State capital. It has promised to make Hyderabad a world-class city. Finance Minister Konijeti Rosaiah, in his budget presentation in the State Assembly on Friday, said that the government had approved the ‘Maulana Abul Kalam Hyderabad Sujala Sravanthi’ scheme to draw water from the Godavari river in three phases for Greater Hyderabad. An amount of Rs 250 crore was provided in the Budget for the same. Cost of phase-I of the project was put at Rs 3,375 crore. “Our government is committed to improving the quality of water supply in slum areas particularly in the Twin Cities of Hyderabad and Secunderabad. For this purpose, an amount of Rs 37 crore has been provided in this year’s budget,” he added.

Asserting that the Government has taken major initiatives to make Hyderabad a world-class city, Rosaiah said that steps have been taken to expedite construction of the 158-kilometre long Outer Ring Road (ORR) as an eight-lane ‘Access Controlled Expressway’ with an estimated cost of Rs 4,607 crore. In order to empower poor women living in slum areas, an action plan has been prepared by providing Rs 1,200 crore credit to IKP (Indira Kranthi Patham) urban groups. About 1.83 lakh groups of poor women living in 7,040 slums have been organised into self-help groups under IKP urban and have been provided a credit of Rs 843 crore through bank linkage during 2008-09, he noted.

On this occasion, the Finance Minister claimed that the State government has taken proactive steps to access funds under Jawaharlal Nehru National Urban Renewal Mission (JNNURM), a flagship programme of the Central government. So far, about 268 projects which include water supply and sewerage, transport, integrated development of slums, solid waste management etc have been sanctioned at an estimated cost of Rs 12,523.70 crore, he added.

Secunderabad-Shamirpet expressway shelved

http://www.hindu.com/2009/08/03/stories/2009080359580500.htm

------------------------------------------------------------------------------

Officials attribute YSR’s turning down the project to financial crunch

Land prices went up when government approved proposal months ago

--------------------------------------------------------------------------------

HYDERABAD: After remaining in cold storage for months, the proposal on an elevated four-lane expressway from Parade Grounds in the city to Shamirpet has been finally shelved.

The reason: huge cost of the project and the fund crunch faced by the government. The construction of 30-km long expressway was mooted by then Road and Buildings Minister T. Jeevan Reddy .

Feasibility study

After the government approved the proposal, a Mumbai-based consultancy was appointed to submit a feasibility report.

The report was submitted to the R&B department a few weeks ago and it came up for review of the Chief Minister recently. Dr. Reddy, it was stated, turned down the proposal in view of the huge cost factor. The Mumbai firm is stated to have estimated that the mega project would cost around Rs. 540 crore. Officials attributed the Chief Minister’s disinclination to the project to the State’s financial condition.

Land

Officials had already conducted a survey to identify the properties to be acquired between Karkhana and Shamirpet. Apart from private properties, over 75 per cent of the land belongs to Defence.

“Plans have also been drawn to approach Defence authorities for land acquisition but we dropped our plans as the project is shelved,” confirmed a senior official of R&B department.

The elevated expressway was meant to ensure a hassle-free drive for commuters travelling on the busy Secunderabad-Shamirpet stretch via Karkhana, Trimulgherry and Bollarum.

It envisaged cutting short the present more- than-an-hour-drive from Parade Grounds to Shamirpet which is around 30 km long.

Land prices had gone-up in Shamirpet and its surrounding areas days after the government approved the proposal.

The price of an acre of land rose to Rs.2 crore from Rs.80 lakh, while a square yard land price went up by Rs.2, 000 to Rs.3, 000.

P.V. Expressway to be ready by Oct. 2

T. Lalith Singh
HYDERABAD: The main structure of the P.V. Elevated Expressway, the longest such facility in the country promising uninterrupted traffic movement between the city and the Shamshabad airport, would be ready by October 2. Six ramps offering provision for the traffic to join the expressway at different points or climb down, however, would be ready only next year.

According to the Hyderabad Metropolitan Development Authority (HMDA), the main structure was almost reaching completion and the finishing works on the 11.66 km long stretch were taken up simultaneously. These include tasks such as median works, bituminous concrete works, lighting and signage on the elevated corridor from S.D. Eye Hospital to Aramgarh Junction.

Launched in ’06: The four-lane 17.2 metre wide corridor divided carriageway taken up with a contract value of Rs.439 crore commenced in September 2006 and uses modern segmental construction method with heavy machinery. As a part of this, the segments are pre-cast, transported to the site and launched using girders. Sitting on 328 foundations and 328 piers, it has 327 spans and will be joined with three pairs of intermediate up and down ramps at Rethibowli, Upperpally and Aramgarh Junction.

The ramp work would be delayed for a few months and the HMDA officials hope to get three of them, one up ramp at Laxminagar for traffic from Toli Chowki and Gachibowli side, and another at Aramgarh junction for those coming from Chandrayangutta side apart from a down ramp at Upperpally for those coming from the airport side, ready by February 2010. The other three complementing ramps have been stalled for want of shifting of pipelines and the Hyderabad Metropolitan Water Supply and Sewerage Board (HMWSSB) had been addressed on the issue. “These pipelines are coming at alignment point and we have paid the necessary funds to the HMWSSB for the work. They are in the process of calling tenders and once that is taken care, the rest of the work will be taken up,” said HMDA Chief Engineer Vivek Deshmukh.

Hyderabad
Aug. 8: The traffic police has suggested to the Greater Hyderabad Municipal Corporation (GHMC) to construct 27 new flyovers to ease traffic congestion.
Experts, however, pointed out that traffic jams on flyovers have become a daily problem.
Experts said the focus of the city planners should shift from individual motorists to improving and making public transport system attractive.
The traffic police has suggested flyovers at RTC cross roads, Uppal, LB Nagar, Lakdikapul, Amberpet, MJ Market, SR Nagar, Mythrivanam, Ameerpet, VV Statue at Vidyut Soudha, Mettuguda, Patny, Liberty, Bahadurpura, Bowenpally, RP Pump House, Rasoolpura, Road No 12 Banjara Hills, Karkhana, Jubilee Hills Check Post, Nallakunta, Fever Hospital, Himmatpura, Dilsukhnagar,
DMRL crossroads, Kandikal gate and Uppuguda.
These flyovers are in addition to those taken up by other government agencies such as HMDA, APIIC, roads and buildings and state and national highway authorities.
Studies by the traffic police said speed of vehicles on all these roads have come down to 5 km per hour during peak hours.
The GHMC, engineer-in-chief, Mr Panduranga Rao, said they will conduct technical feasibility and traffic pattern studies shortly.
Professor P.R. Bhanu Murthy of JNTU, Anantapur, an expert in traffic and transport engineering, said flyovers will solve traffic problem only for five to seven years.

I wonder for how long they will conduct feasibility studies. The traffic jams during peak hours are quite common at some of the 27 points mentioned by the Cops. If GHMC thinks building flyovers and widening roads will solve problems only for 5 to 7 years and if takes ages to come up with an alternate plan things are only going to become much worser. Cong Govt is only focused on Airport and ORR, its high time that it addresses the real problems of the city.

GHMC takes up work on Chaderghat bridge

Staff Reporter
Hyderabad: The long-pending works pertaining to expansion of a part of Chaderghat bridge have been finally taken up by the Greater Hyderabad Municipal Corporation.

The expansion works are being taken up towards the Koti side of the bridge where the triangular shaped extension will serve as a free left turn for motorists intending to go towards Jaambagh, Moazamjahi Market and Nampally.

“The project is being taken up at a cost of Rs. 65 lakh and is slated to be completed in October, ensuring some relief to motorists,” said P. Panduranga Rao, Engineer-in-chief, GHMC.

The extended part of the bridge will branch out 25 metres parallel to the bridge and the bund and will join the Chaderghat-Putli Bowli main road, allowing motorists to take the left turn easily, he said.

With huge volumes of traffic crossing over the Musi river and moving towards Koti and Nampally, the expansion of the bridge will bring the much needed respite for motorists coming from areas such as Dilsukhnagar, L.B. Nagar, Chanchalguda and Malakpet to name a few.

MMTS Phase-II cost stops govt on tracks

HYDERABAD: The green signal by the Railway Board for taking up MMTS Phase-II had put the state government on cloud nine a couple of months ago. But
now, it turns out the euphoria was shortlived as the estimated cost of the project has gone up to a whopping Rs 1,800 crore, from the initial Rs 384 crore when proposed.

The state government is clearly worried over the estimated cost as it had agreed to bear 66 per cent of the project cost, which comes to about Rs 1,000 crore.

The South Central Railway (SCR), which has prepared the estimations, sent the proposals to the state government last week. It included land acquisition, coaches and other costs of the project. The MMTS Phase-II project is spread over 148 km in six different routes around the city.

“When Phase-II was first proposed in 2005-06, the estimated cost was Rs 384 crore. We thought, at the maximum, the estimated cost could have doubled. But what is being quoted now has come as a shock,” an official of municipal administration and urban development department (MA&UD) said.

“If the estimated cost remains high, the state government will have no option but to take up only one or two priority routes like Secunderabad to Manoharabad and Falaknuma to Shamshabad international airport,” a senior official associated with the project said.

Both the Railway Board and the state government had decided to take up MMTS Phase-II on a priority basis in June 2009. It was also decided that SCR would rework on the estimations for proposed routes like Secunderabad-Medchal-Manoharabad (43 km), Secunderabad-Ghatkesar and Bhongir (46 km), Falaknuma-Umdanagar-Shamshabad (20 km), Tellapur to Patancheru (8 km), Moulali to Sanathnagar (21 km), Moulali-Malkajgiri-Sitaphalmandi and Kachiguda (10 km).

The state government is keen on MMTS Phase-II as the number of MMTS commuters has increased to one lakh passengers per day.

Also, it would reduce the traffic congestion to a great extent in the city. Buoyed by the increasing use of MMTS, the state government had conducted a feasibility study through a private firm in February 2008. The report said first priority should be given to Secunderabad-Medchal route, second to Secunderabad-Ghatkesar and the third to Shamshabad. The existing MMTS Phase-I covers about 43 kms.

SCB road works hit for want of Army land
By By Our Correspondent Aug 16 2009 Hyderabad

Aug. 15: A project to widen seven roads in Secunderabad Cantonment limits has remained on paper for the last three years, courtesy the “defensive tactics” of the Army authorities.

Twenty six acres of Army land is required for widening the roads.
Though the Army authorities have never said no to road widening proposals, they have not handed over the land in question yet.

The Secunderabad Cantonment Board had planned to widen these roads as they provide the vital link between the core city and peripheral municipal areas, via cantonment limits.

The seven roads proposed to be widened are: Mahendra Hills to Rashtrapati Nilayam; MES Pump House to Monda Market at Hasmathpet via Sikh village; Diamond Point Hotel to Karkhana (Transport Road); Tad Bund junction to Bapuji Nagar cross road; Trimulgherry junction to Hasmathpet road; and Secunderabad Club to Safilguda Railway crossing.

Sources said acquisition of Army land had emerged as a major challenge after defence officers raised “security concerns”. The SCB would rebuild the compound walls and existing structures on the road side. However, civilian movement would increase after the roads are widened, the defence officials said. Even after this issue was resolved at the defence ministry, the Army authorities have raised some more queries about the classification of land, which is to be allotted for the project.

The SCB, with approval of the Army and defence ministry, needs to give a notification changing the status of land from A1 category to C to give it up for road widening.

In phase-I, only two of the seven roads would be taken up for widening — roads from Mahendra Hills to Rashtrapati Nilayam and Secunderabad Club to Safilguda Railway Crossing. However, when contacted, a top official of the SCB said the Army is willing to give its land for road widening. “It takes time for clarifications and completion of certain procedures before defence land is handed over for the project. We are pursuing the matter and the Army authorities have been cooperative. We expect to get the land soon,” the official said.

MMTS-II works to be divided

Part of work to be put off for phase 3 to reduce cost burden

HYDERABAD: Multi-Modal Transit System (MMTS) phase two could receive a much needed fillip when Chief Minister Y.S. Rajasekhara Reddy meets senior railway officials later this week. Scheduled to be held on August 21 to discuss these and other pending railway matters, the meeting could set off a much awaited concrete plan for extending suburban rail services.

“Both Railways and the State government are pretty keen on the project as it will be of immense help to the commuting public,” disclosed a senior official. The only hurdle in setting phase two works in motion soon could be the final cost. The South Central Railway (SCR) has informed that as per its revised estimate, the cost could be about Rs. 1,800 crore.

Since the government has reiterated its commitment to pick up two-thirds of cost, it might have to shell out at least Rs. 1,200 crore. However, to reduce government burden during these recessionary times, officials have come out with an innovative plan.

It was suggested that the government share could be reduced to Rs. 800 crore if a part of the phase two works are hived off and put off for phase three. Instead of taking MMTS services till Manoharabad and Bhongir right away, they can be extended till Medchal and Ghatkesar, respectively.

“It would take at least three years to complete phase two and the government would be comfortable spending Rs. 200 to 300 crore annually. We can take up remaining work under phase three,” explained an official.

SCR cost estimates are for doubling of track between Falaknuma and Umdanagar (13.5 km) and a new line from Umdanagar to Shamshabad airport (6.5 km) which was estimated at Rs. 100.9 crore and the government had already given consent to these works.

Other expenses are for developing new stations, rolling stock and routes agreed by both the government and SCR at a meeting held in Railway Board two months ago. Routes finalised then are: Maula Ali–Sanathnagar (21 km), Moula Ali-Malkajgiri-Sitaphalmandi-Kachiguda (10 km), Secunderabad-Medchal-Manoharabad (41 km), Secunderabad-Ghatkesar-Bhongir (46 km) and Lingampally-Patancheru (8 km).

Further, it was decided that Maula Ali-Sanathnagar and Maula Ali-Kachiguda sections have to be double line electrified to bypass for decongesting Secunderabad railway station.

Cool! I thought it might taken 2011 to finish this flyover. Thanks to economic downturn and crash in commodity markets which have brought steel and cement prices to sane levels.

Noise barriers for expressway

Staff Reporter
They are aimed at checking decibel levels from traffic
Will keep residential colonies away from noise pollution due to vehicles
Elevated corridor to have view cutters for safety and security reasons

HYDERABAD: Getting ready to open for traffic and offer smooth ride for those commuting between the city and international airport at Shamshabad by October 2, the impervious P.V. Elevated Expressway will sport one more new feature, noise barriers.

Supply: The Hyderabad Metropolitan Development Authority (HMDA) which is behind the project has already called for expression of interest for the design, supply and installation of noise barriers on the expressway, which at 11.6 km length and connecting S.D. Eye Hospital with Aramgarh Junction, will be the country’s longest elevated one.

These barriers are aimed at checking the noise levels emanating from vehicular movement at key junctions and thereby make the project more environmentally friendly.

This also is expected to keep those living in several of residential colonies close to the expressway away from noise pollution due to vehicles.

HMDA has asked interested agencies in taking up the work of installing barriers to submit details including a technical concept on nature of noise barriers, material proposed to be used and expected reduction in noise levels.

The proposal for barriers has worked out few busy junctions including Mehdipatnam, Rethibowli, and Aramgarh Junction.

The elevated corridor too will have view cutters in certain stretches of curves and straight portions for safety and security reasons.

The security aspect of the proposal for which expression of interest has also been called by HMDA includes setting up barriers in such a way that a view of stretches of defence area that fall alongside the elevated expressway corridor is blocked.

Builders, flats in airport vicinity likely to get NOC
By By Our Correspondent Aug 20 2009 Hyderabad

Aug. 19: Builders and flat owners of various apartments and complexes constructed in the 20-km radius of Begumpet airport have something to cheer about at last.

The Airports Authority of India has expressed its willingness to give No Objection Certificates (NOCs) to applications submitted under Building Penalisation Scheme (BPS). Though the AAI usually gives NOC, duly following rules, before the construction of the building, in this case it has decided to treat it as a special case and issue NOCs to all eligible cases under BPS, as the State government and High Court have given the green signal to the scheme.
The AAI officials in Begumpet can issue a NOC within six weeks from the date of submission of the application.

There are over 1,500 applications of high-rise buildings that require a NOC from Airports Authority of India and the Fire Services wing of the State government. Though a NOC has to be obtained before construction of a building in 20-km radius of Begumpet airport, a majority of applicants under BPS had not obtained one. When contacted, Begumpet airport director, Mr R.K. Singla confirmed that their officials have discussed the BPS issue with the GHMC. “We have decided to consult our headquarters and start issuing NOCs to all eligible applicants. There are different sorts of height restrictions for buildings that come up within 20-km radius of airport,” he said.

CM displeased over ‘injustice’ done to AP in railway projects

The Chief Minister, Y.S. Rajasekhara Reddy, expressed displeasure over the way the State was being "left out" in railway projects and announced willingness to share upto 50 per cent cost in the case of projects which the Railway Ministry feels are not economically feasible.

The Chief Minister made no secret of his unhappiness over the Railway Ministry’s attitude towards the projects posed by the State when he said the "our biggest grouse is the way the railways neglected South India in general and Andhra Pradesh and Karnataka in particular". Dr. Reddy went on to reveal his predicament every time railway budget was finalised since past four years claiming "I keep off from making any comments on the budget as they may not be palatable to the Central Government".

He was speaking at an interactive session between Union Minister of State for Railways K.H. Muniyappa and the MPs from the State here on Friday. Dr. Reddy was apparently irked by the Union Minister’s remark when the latter asked the State Government to prioritise the list of projects area wise based on their urgency.

"The MPs forward their proposal not just on the basis of economic reasons, but also considering social angle which is very important. If the Ministry has concern on the feasibility of the projects due to economic reasons, we are ready to contribute 10, 25 or upto 50 per cent for the projects depending on the need," he said.

He exhorted Mr. Muniyappa to communicate the feelings of the people to Railway Minister Mamta Banerjee so that the injustice done all these years was remedied...

Mr. Muniyappa admitted that the expectations of the State were not fulfilled and assured that there would be no discrimination towards Andhra Pradesh in sanction of projects and commencement of works. He welcomed the cost sharing model and said it would go a long way in taking up several works...

Hyderabad: The 'Institute of Biotechnology' and 'Agri Biotech Foundation' was inaugurated by Andhra Pradesh Chief Minister Y S Rajasekhara Reddy on Sunday at the Acharya N G Ranga Agricultural University (ANGRAU).

Built at a cost of Rs 2.5 crore, the 'Institute of Biotechnology' is equipped with advance equipments for different laboratories including Mark Resistant selection, Genomics laboratory and Transgenic, ANGRAU Vice-Chancellor P Raghava Reddy said.

"All these laboratories will culminate in identifying the desirable trades from different species and once we identify this we can be able to transfer it to the desired crop so that we can be able to imbibe in the variety resistance for a particular pest and disease or tolerance for water-logged conditions or tolerance for drought etc," he said.

"Taking these aspects into consideration we could be able to expect improvement in the productivity in different crop lands. At present we are concentrating on rice, oil seeds like groundnut, sesame, sunflower and also in cotton-crop and maize," Reddy said.

Housing dream comes true == Chatrapati Shivajinagar slum dwellers to get new houses under JNNURM
HYDERABAD: Over the years their ramshackle dwellings were becoming difficult to live in. Crumbling walls, rain pouring through the roof, narrow lanes, dirty environs …Chatrapati Shivajinagar slum was like many other slums doting the twin cities.

Located just half a kilometre away from the national highway at Erragadda, the colony has cement roads and underground sewage creaking under pressure. Some residents did the unthinkable by volunteering to shift temporarily allowing GHMC to build new houses with assistance of Central and State Governments under JNNURM. “We have happily agreed to move out for a few months once the government came forward to build new homes for us. We have been living here for decades and are glad we need not move out far away,” said Manickyam, a local resident. People moved out to rented premises nearby while the old structures were demolished couple of days ago.

Foundation stone:It was in this vacant land that Chief Minister Y.S. Rajasekhara Reddy laid foundation stone for building 11 blocks of ground plus three floors for 176 flats at a total cost of Rs. 6.6 crore. Each flat will have two rooms with an attached bathroom and a toilet.

“We are constructing houses worth Rs. 2.76 lakh each for all of you. There is a loan component of Rs. 50,000 and beneficiary component of Rs. 26,760 with the rest borne by the government. Streetlights, sewage network, roads, water, etc., will be provided free. Live in better conditions and educate your children,” was Dr. Reddy’s message.

GHMC Engineering-in-Chief P. Panduranga Rao said they were taking up ‘in situ’ construction (at the same place) unlike other housing projects and it could take six to eight months to complete it. Ministers Sabitha Indra Reddy, Mukesh, Nagender and senior officials accompanied the Chief Minister in his campaign bus.

Peugeot may drive global compact car into India
Part of an aggressive strategy to move beyond Europe... a final decision will be taken only by October this year. Murali Gopalan

Mumbai, July 14 PSA Peugeot Citroen is believed to be working on a global sub-compact car, which could make its way into India. According to top sources, the car is also being planned for Brazil, China and Iran as part of a strategy that will help the French company explore geographies beyond Europe. Russia and Turkey could join the list at a later stage.

The car is tipped to initially make an entry in Brazil and Iran sometime in 2012, followed by China and India. Interestingly, bigger numbers have been planned for Iran and China at over one lakh units annually, while they are reportedly “more modest” in the case of India and Brazil. “The PSA group would rather take one step at a time. It is not easy to go flat out when it is just beginning to appreciate the importance of going global,” sources say. The car could either sport a Peugeot or Citroen badge depending on the markets concerned. Indications are that there could be more variants rolling out once things are in place.

Developing markets: The BRIC (Brazil, Russia, India and China) economies are increasingly being perceived as critical growth drivers for multinational car companies facing shrinking markets back home — be it in Europe, North America or Japan. This explains why the likes of Toyota and Honda have jumped onto the global small car bandwagon in a big way targeting these countries.

“Europe could also be on the PSA group’s radar because there is no reason why a smart, compact car should not find a market in this part of the world. Even Fiat is looking at a low-cost car here, though it will have a different badge (read as non-Fiat),” sources said.

Peugeot, which had disastrous innings in India way back in the mid-1990s, is now planning a comeback to the country, though a final decision will be taken only by October this year. Once it identifies the site, reportedly a toss-up between Tamil Nadu and Andhra Pradesh, the plant could be commissioned sometime in mid-2011.

However, sources say that the global car is not likely to make its debut here at least till 2013, which means the company could look at a business model that comprises a mix of direct imports and assembly of kits.

Building the brand: “Peugeot could end up kicking off operations in a small way initially, which will give it time to gauge market response, build its brand and then think of a mass volumes model. This is what companies like Skoda have achieved successfully in India,” they added...

Agreed, not everything done by the government is done correctly. But it is a fact that the government has been building houses for poor within the limited resources available for each scheme.

HMDA’s listless first year

Despite repeated calls for tenders, the aquarium at Mir Alam Tank is yet to get a developer
The plan for an Environment Centre at Hussainsagar is yet to take a concrete shape

HYDERABAD: Completing one year of its formation this week, the Hyderabad Metropolitan Development Authority (HMDA) apparently has little to cheer or celebrate about. With little inflows into its coffers and demand for financial resources stressing it badly coupled with the impact of global recession on real estate scenario, the progress of some of its flagship projects have been crawling. Some other proposals have been left in the cold storage.

Hiccups: Amid hiccups, the work on two of HMDA’s prestigious projects, Outer Ring Road and P.V. Elevated Expressway has been going on in beyond either the original time schedule or the revised ones. As of now, the authorities state that the 11.6 km long elevated expressway, longest in the country was progressing as per the revised deadline of October 2, but then what is actually promised is the main structure. “The ramps will take months to be set up,” they hasten to add.’

Futile efforts: The clearance of bills for the project has kept haunting HMDA which after futile efforts to auction bits of its land bank also made vain bid to mortgage the same and raise money from financial institutions. Similarly, the ORR has been happening for so long that after many delays and several revised deadlines, the 23.48 km long first phase between Gachibowli and the airport was made available for traffic in August last year. However, it was yet to get the promised shape while the other phases of the 158 km long project have been lagging behind their time schedule. The most recent assertion by the authorities has been to complete the first two phases comprising 80 kms by May 2010.

This being the state of affairs with the two major projects, others have just failed in attracting parties interested in joining hands with HMDA. Though much publicised, the aquarium proposed on international standards at Mir Alam Tank despite repeated tender calls did not get a developer, the plan for an Environment Centre at Hussainsagar is yet to take a concrete shape.

Also, not much is talked by the authority about their much publicised projects such as Pentagon, the IT and Commercial Hub at Poppulguda, Giga City proposed as IT and Knowledge Destination beyond Secunderabad Cantonment and Elixir City at Ameenpur.

With the spinal road connecting JNTU with Hitec City turning congested, the work on the road over bridge and a flyover on the stretch took quite some time to commence and the facilities are hardly expected to be a reality even in next few months.

The terminus-cum-business complex at the Gandhi Hospital old premises near Secunderabad railway station too did not get any takers and similar had been the fate of the promise to streamline the movement of heavy vehicles into the city by providing truck terminus on the outskirts.
well, its the babudom's share of grief now! :)

Airport sets stage for growth corridor (http://www.thehindubusinessline.com/iw/2009/08/30/stories/2009083051071500.htm)

With the Rajiv Gandhi International Airport (RGIA) completing one year of operation, and with infrastructure being created and better connectivity coming up each passing day, a new city is emerging with the airport as the focal point.

Most of the new real estate projects being undertaken — be it in the affordable segment, in the gated community or commercial segments — are coming up along the new growth corridor that the Greater Hyderabad Municipal Corporation is developing. Some of these projects dotting the growth corridor are likely to become satellite townships.

About 120 lakh sq.ft of property is being created in the Gachibowli area alone, which has emerged as the new hot destination for IT companies, financial services players and hospitality services providers, according to the General Manager of Ista Hotels, Mr Jaideep Anand.

The area around Gachibowli, where institutions such as ISB, Infosys, Wipro, UBS and ICICI have set up bases, is like Gurgaon a decade ago. Look at the transformation the new projects will bring to the city, he said.

“In effect, I believe that a third city (in addition to the twin cities) is emerging. If you look at all the property developed near Hitec City, it is just about 80 lakh sq.ft and one compares this with the development in and around Gachibowli and new areas dotting the Outer Ring Road, a major shift is in the offing,” Mr Anand pointed out.

The Hyderabad Urban Development Authority, which has taken up the 162-km Outer Ring Road, has created a Special Development Zone that encourages satellite township projects.

The land could be used for multipurpose projects, both commercial and housing, and encourages high-rise structures.

Alongside the development, the master plan seeks to create regional parks, reserve forests and plantation zones, thereby ensuring a balance between concrete structures and green spaces.

According to the plan, the competent authority may enforce urban design and architectural faced control in certain areas as well as on sites abutting major roads of 30 meters and above.
Growth areas

The Managing Director of PEBL, Mr M. Anand Reddy, said most of the growth in terms of real estate development is taking place along the Outer Ring Road between Gachibowli and Shamshabad region. Several major national companies and some international ones too have taken land for development along this corridor.

The learning for the Government in terms of development of the Serilingampally municipality would be put to use in other municipalities such as Rajendranagar, where a lot of development work is under way. Incidentally, as the developments come under the purview of the Union Urban Development Minister, Mr S. Jaipal Reddy, there are prospects of more focus for this area.

Asked if the metro rail network will provide the necessary thrust, Mr Reddy said the Outer Ring Road is well connected to major points in the city and any new connectivity will only expedite development.

The Director of Aparna Constructions, Mr D.S. Prasad, said home buyers are increasingly looking at new areas with lung spaces and greenery. The IT hubs around Gachibowli and the financial district have become major attractions for developers to come up with projects near these centres.

Having an airport in the vicinity adds value to the area. On the market conditions, Mr Prasad said the market has been good the last month. Enquiries have gone up and bookings have also increased. Buyers now realise that prices have stabilised and are willing to enter into deals.

On whether there is excess capacity, the realtor said: “Somehow this impression persists in the marketplace. This not true. The demand-supply gap has already been bridged as very few new projects have been taken up in the last one year or so. If we continue to delay projects, we may face a shortage within a couple of years.”

For new projects to come up, it would take at least one more year after securing clearances, Mr Prasad added.

Canadian auctioneer plans India foray
(http://www.dnaindia.com/money/report_canadian-auctioneer-plans-india-foray_1285742)
The NYSE-listed Canadian industrial equipment auctioneer Ritchie Bros Auctioneers is investing $20 million for its India foray. Set up in 1958, the company currently operates in about 110 locations across 25 countries with 39 auction sites.

As part of its India plans, Ritchie Bros is looking to set up multiple auction sites with the first one coming up at Hyderabad. The company, through unreserved public auctions, sells a broad range of used and unused industrial assets including equipment, trucks and other assets used in construction, transportation, agriculture, material handling, mining, forestry, petroleum and marine industries.

Guylain Turgeon, managing director, Ritchie Bros, said "With the usage of equipment in India recording a significant growth, we find enough market for auction of new and pre-owned equipment. We have a plan to significantly ramp up our operations in India over the next three to four years."

Last year, the company reported revenues of about $3.5 billion with a profit of about $350 million.

The company's first auction in India would be in Hyderabad on September 25, following which it would spread to five more locations -- Delhi, Mumbai, Kolkata, Chennai and Bangalore.

In Hyderabad, the company has leased out a 20-acre space near the international airport and has pooled 230 equipment for sale. "There is already interest building up world over about the Hyderabad auction. We have enquiries coming in from locations like Dubai for participation in the auction," Turgeon said.

The company is also setting up a refurbishing shop next to the auction site. "We will, however, not entirely refurbish all our equipments. We'll be just looking at the machine's colour and tyres etc and apart from this, the machine will be sold in as-is-where-is condition," he said.

Ritchie is planning to operate the Hyderabad auction centre on a temporary basis. However, once its revenues go up to $20 million, the company would look at setting up a permanent auction centre.

"The global industrial auction market is as big as $100 billion and we have a share of about 3.5% in that. A majority of the market is still fragmented," he said.

Indian used-equipment market is currently estimated at about Rs 2,500 crore. It is estimated that the asset purchases by the Indian construction, mining, shipping and transport industry would be about Rs 50,000 crore every year and a sizeable portion of it is expected to come up for auctions at the used equipment auction centres.

As an in-built model, Ritchie earns about 15% in the form of commissions from sellers and a marginal amount from buyers.

Kothapet fruit market to shift to swank premises

M. Srinivas
Hub of activity: More than 300 trucks from many places arrive at the Kothapet market everyday with loads of fruit.

HYDERABAD: Sleepless nights will soon be a thing of past for the hundreds of residents surrounding Kothapet Fruit Market. With plans afoot for shifting the market from the current location to Pedda Amberpet, they will get much needed respite from the deafening horns of trucks, let alone the accidents and traffic problems caused by them.

Sixty acres of government land has been identified at Pedda Amberpet for constructing a swank fruit market with better road connectivity. Given its proximity to the Outer Ring Road (ORR), the land will be ideal for transporting seasonal fruits to the market from different parts of the State.
A truck parking facility will also be developed adjacent to the market to prevent chaos.

Plans have been drawn up to construct the new fruit market similar to the market in New Delhi where separate space was allocated for selling vegetables, fruits and other commodities. The decision to shift the market was taken following increasing traffic chaos on the main route from L.B. Nagar to Dilsukhnagar. More than 300 trucks from many places of Andhra Pradesh, Karnataka, Jammu and Kashmir, and Rajasthan arrive at the Kothapet market everyday with loads of fruits. The number multiplies during summer because of arrival of mangoes.

No parking facility: As there is no proper parking facility, truck drivers park their vehicles in a haphazard manner outside the market disrupting traffic movement. Office-goers and students are the worst affected and students often reached their examination centres late because of traffic gridlocks. Another ‘upsetting’ factor contributing for the traffic problem is that market yard officials allow vehicles inside only after 11 a.m. after issuing a token to each vehicle.

Thus, hundreds of vehicles that arrive during night have to be parked outside the market till morning leading to chaos. L.B. Nagar Traffic Inspector J. Chennaiah suggests fruit market along with the Dilsukhnagar bus depot has to be shifted from the area to ensure smooth flow of traffic. “It’s really a mess everyday owing to careless attitude of truck drivers,” he explains.

When contacted, Gaddiannaram Agricultural Market Committee chairman Samreddy Krishna Reddy confirmed that land had been identified for fruit market and construction might begin within three months after obtaining permission from HMDA.

:master:All hail pvk !! Excellent job again !

Do we know if they're going to be able to stick to the October deadline that was mentioned ? Also, I'm kinda new to this thread. Are they going to open and operate both phases simultaneously ?

^^ Both phases? I thought it's one continuous expy? How will they inaugurate it in parts?

Cool updates PVK!! :)

I have a question that one of the HYD forumers could maybe clear for me - Mehdipatnam is where the expy starts right? Is this area considered to be a central part of HYD city or a distant suburb?

Because I found it very busy and crowded which seemed to mean it's a relatively important part of the city.. But at the same time it seemed very chaotic and disorganized and so seemed a little rural.. I was just wondering how native Hyderabadis think of this area..

Mehdipatnam is quite close to Central part of Hyderabad areas like Lakadikapul or even Basheerbagh but this area needs some attention when it comes to sanity since there are lot of engineering colleges situated near Chilkur this area is quite choatic with college goers & Business establishments.

At one point it was pretty much on the outer edge of the city, but with the city rapidly expanding, theres been quiet a bit of activity around here. The adv is the proximity to some of the central areas in the city. Definitely it doesnot qualify as any central business area or for that matter any prime area. Other than that, its just another area.

Dr. Reddy gave a boost to development
V. Geetanath
HYDERABAD: His penchant for being called as the Farmers Chief Minister notwithstanding, Dr. Y.S. Rajasekhara Reddy did put his strong willed mind towards urban development too. Inclusive infrastructure development was top on his agenda and he spent considerable time to monitor several projects despite negligible budgetary allotments.

Other than big works like flyovers, rings roads, drinking water projects and others, he ensured that subsidised housing for the poor took off. White ration cards were issued liberally so were enhanced pensions to the old, disabled and widows. Bank loan linkages were provided to several self-help groups under the three per cent interest scheme and training provided for unemployed youth.

Though he seemed reluctant to tour the city initially, he later on made up for it taking many missions on his special bus. Four flyovers were constructed at major traffic junctions of Punjagutta, Greenlands, Nalgonda crossroads and Chandrayanagutta.

Formation of Greater Hyderabad Municipal Corporation (GHMC), Hyderabad Metropolitan Development Authority (HMDA) and Common Building Rules under GO86 with a mortgage clause to quell unauthorised constructions was among significant milestones enabling policy makers to plan better for the capital growth.

Interestingly, his first term saw a dizzying growth in real estate sector aided by the prevailing economic boom and subsequent slump after a few years. The high tide led to the government initiating several ambitious projects and the fall later led to most of them getting affected.

His Government took up massive road widening exercise including the Inner Ring Road at a cost of Rs. 220 crore. Nearly, 1900 open spaces in the suburbs were protected by building fences or walls for taking up parks or playgrounds. Pending projects like Musi Revitalisation, Hussainsagar clean up and Charminar Pedestrianisation was given a fillip with major widening in Old City.

Foundation stone have been laid for many Road over Bridges (RoBs) and flyovers near Hi-Tec City, across Musi, Langar House and other places.

A master plan for improving storm water drains at a cost of Rs. 6,249 crore was prepared and put up for Centre’s assistance under Jawaharlal Nehru National Urban Renewal Scheme (JNNURM).

The stink at L.B. Nagar due to dump yard in Autonagar became a thing of the past after capping and an Integrated Solid Waste Management Project is being taken up to modernise garbage disposal. Even if implementation is tardy, a hawkers’ policy came into being and several modern toilets came up much to everyone’s relief.

Progress of housing for poor is painfully slow but soon more than 30,000 people dream of owing a house would come true. His government has also been held responsible for high land prices due to auctions and high registration charges which kept plots or apartments out of the reach of the common man.

Yet, Dr. Reddy never allowed water, power or property rates be hiked even by a single paisa. The Building Penalisation Scheme (BPS) and Layout Regularisation Scheme (LRS) benefited lakhs of people whatever the critics say.

For public transportation, he was all for the metro rail project besides lobbying with the Railway Ministry for putting the MMTS phase two back on the tracks.

Though his Government might have chosen an easier Krishna waters phase three for bringing drinking water, Dr. Reddy opted to tap Godavari River for a more gigantic project. Daily water for core city and alternate supply for suburbs endeared him to people.

Sewerage works worth more than Rs. 2,000 crore have been taken up, significantly for Cyberabad while a master plan to improve the system in Old City was done. The 11.6 km P.V. Expressway connecting to the international airport at Shamshabad at a cost of Rs. 439 crore and the Outer Ring Road being taken up in three phases: first – Rs. 24.38 crore & 699 km, second – Rs. 2,439 crore & 63 km, third – Rs. 2,743 crore & 71 km, connecting Shamshabad, Gacchibowli, Narsingi, Pedda Amberpet, et al, are ample indications of the man’s vision for the capital.

Of course, none of these cities' wealth or economic power have passed leading global centers like Tokyo, London, Paris, New York, Chicago, Los Angeles, Seoul, Singapore and Hong Kong. But our list of emerging global cities is clearly gaining on them--and with remarkable speed.

Affordability is the name of the game

http://www.hindu.com/pp/2009/09/05/stories/2009090550280700.htm

The lull in sales in the last few months appears to have provided time for the industry to introspect, as a result of which the focus now turns on affordable housing, writes T.Lalith Singh

Ground Reality: Construction companies opine that affordable housing will give a fresh lease of life to realty sector.

Has reality finally dawned on the realty sector? Has the boom, which most described as unscientific and without proper foundations, come down crumbling and the construction industry woken up to the needs of a vast middle class housing needs?

Last couple of months have started showing signs of the industry making a slow and steady shift towards the actual demand and in the process prices too have begun to appear climbing down from high on the ladder which they went on to occupy. The trend is changing and more appealing options are proffered by builders but perhaps still more is what the customers, conscious of their budgets now, are waiting for.

Some of the leading construction companies have come out with affordable housing and most in the industry appear contented that these offerings will infuse fresh lease of life for the real estate. The availability of stocks in the market is going up without a commensurate rise in client base; some are just waiting to get finished while those in pipeline are on hold for some good tidings.

Offers

A builder observes that offers such as assured rental till possession and marginal cut in prices of properties did create ripples of interest in an otherwise placid market. Some such as Aparna Construction, Janapriya and Prajay have initiated a process and the rest need to join in with more ideas to sustain the tempo, he feels. The week also saw Obili Infrastructure making news with offers of flats ranging from Rs.4 lakh onwards.

Are villas and super luxury apartments out of demand now? The whole thing went awry, another leading builder points out, when the industry forgot that such housing is demanded by only a small segment. “Because of high paying IT jobs, few more buyers came into the market looking for such housing and our people mistook it,” he says. Instead of catering to that slice of customers with what they want while not losing focus on the larger market demand, every builder tried to rush in for high-end luxury construction.

The argument is that villas and dwellings spread over acres and apartment with helipad will be lapped up by those who can afford. “The question is how many actually can ?” he asks. The actual demand for housing stock with Italian marble flooring, imported taps and Jacuzzi should be understood by the industry and creating more stock than needed was bound to be a sure recipe for disaster.

The lull in sales in last few months appears to have provided time for the industry to introspect and the result seems to be increasing focus on affordable housing. Recent developments are sure to bring down land prices too and with builder having less to pay for land, coupled with marginal corrections in prices of construction material, a revival of interest in real estate is possible in the days to come.

Construction industry awaits sunny days

HYDERABAD: The prices of construction material which commensurately rose with the real estate boom have come down but failed to bring cheers to the construction industry. The builders describe the fall in cement and steel prices as ‘marginal’ and still not viable for them.

The cement prices which were in the range of Rs.170 to Rs.180 per bag rose to around Rs.250 at the peak of the boom amid reports of short supplies. However, presently the bag carries a price tag of Rs.200 to Rs.220 depending on the brand while few dealers stock cement that is offered at Rs.190.

At the same time, the steel prices which skyrocketed from Rs.22,000 per tonne to Rs.50,000 per tonne early last year have now come down to Rs.33,000 to Rs.35,000 per tonne bracket.

Still, the grading down of the cost does not really excite the construction industry which wants it to be rolled back further.

“If the prices are raised by Rs.18,000 and then brought down by Rs.10,000, we cannot consider it to be beneficial for the construction segment. If they cannot be rolled back to pre-boom range, at least they should be marginally higher,” argues a builder.

While refusing to take the responsibility for the sharp rise in property prices during the boom, the building fraternity however squarely blames the overall construction costs that went up due to rise in the prices of cement, steel, timber and labour emoluments while not forgetting the taxation to be paid to the government.

“The construction costs still are up by almost 200 per cent when compared to a couple of years. Those who acquired land during the boom too were forced to shell out huge money. Unless the prices of these come down, builders will not feel a reprieve,” says C. Prabhakar Rao of the Greater Hyderabad Builders Federation.

On the construction prices coming down in last couple of months, he quipped, “if they are raised abnormally and reduced marginally, how can we be happy.”

from 0 to 2X2 is not too bad, given the economic situation...
just to share my thoughts, there are several elevated roads and/or bridges (across rivers) in and around New York and Newark city areas -
some are new, some are old- but majority of them are 2X2 lane ...

Major part of elevated expressway completed

Main structure to be ready by Oct. 2, say HMDA officials

--------------------------------------------------------------------------------

3,492 segments of the bridge were pre-cast

Seven girders used for erecting 291 spans

--------------------------------------------------------------------------------

HYDERABAD: Inching towards completion by the deadline of October 2, the last of the span of the P.V. Elevated Expressway was successfully erected here on Monday.

With this, the major super structure work of the entire 11.43 km expressway, longest elevated one in the country, has been completed.

According to the Hyderabad Metropolitan Development Authority (HMDA) officials, the last and the 327th span of the project was erected by launching girder and with that in place and completing the major aspect, other works for readying the expressway offering seamless access towards the airport at Shamshabad from Sarojinie Devi Eye Hospital were on. “The rest of finishing works such as black topping, median kerbing and road signage are in progress,” he said.

Modern techniques

The work was taken up using modern methods of construction and 3,492 segments of the bridge were pre-cast at the casting yards located at Shamshabad, transported to the site in trolleys and erected using launching girders.

Seven such girders were used to erect 291 spans, each span consisting of 12 pre-cast segments, while the balance of 36 spans were done in the conventional cast-in-situ method. While the main structure of the elevated expressway offering express drive from S.D. Eye Hospital to Aramgarh would be ready by October 2, ramps connecting it at different points would take few more months.

Rs.439 crore

Taken up with a contract value of Rs.439 crore, two other components of the project, an underpass at Aramgarh and a Trumpet Interchange were already completed.

percentage as carpet area depends on the overall building plan (economy, standard, luxury etc), pricing, target customers, location, cost and other parameters. whether good or bad is relative term - depends on those who want to buy (target customers). builders finalize the design to suit the taste and needs of the target customers ...

buyers choose depending on their budget, need, preferences, likes and dislikes etc

but, do we need an exclusive thread for this - I don't know ... imo, one thread is good enough for Hyd Real estate type discussions ...

You are right, so called Common area added to carpet area is dependent on open space provided by the builder.

However, many people compare just per SFT price, which is often mis-leading.

Carpet area percentage calculated by carzzz is very useful.

Hmm, My Idea was just to start a thread which tells about Carpet area and other space calculations related to an apartment in Hyd. Yes we can have one discussion for Hyd real estate but for new people it becomes difficult to search the information they are looking for. I was planning to post all this calculation in the general discussion forum but then i was sure that it would get lost and not everyone would be able to see the calculations and work that I have done. old replies gets lost in threads.. so I though this way it would be better as more people will have access... anyways, this is just a suggestion I am ok with whatever regular bloggers in Skyscrapers suggest... :)

Thanksss

Our Bureau

Hyderabad, Sept. 14 The Union Minister for New and Renewable Energy, Mr Farooq Abdullah, will inaugurate the Phase-I solar PV manufacturing facility of Solar Semiconductor at Fabcity and also launch GE Day on Wednesday.

The solar PV (Photovoltaic) unit of Solar Semiconductor will be the first to start manufacturing from the Fabcity on the outskirts of Hyderabad.

More than 20 Indian companies have been given land to set up facilities here.

The Fabcity, an ambitious project of the Andhra Pradesh Government, launched to woo chip manufacturers to fuel the semiconductor industry, has attracted more solar PV players.

Basic facilities

The Andhra Pradesh Industrial Infrastructure Corporation (APIIC) has created basic facilities in the expansive Fabcity, close to the Shamshabad International Airport.

The Chief Minister, Mr K. Rosaiah, will be the chief guest along with Mr S. Jaipal Reddy, Union Minister for Urban Development, as guests of honour at the event on Wednesday.

Solar Semiconductor plans to invest $100 million in the Phase I of the project, which will see creation of 120 MW of PV modules and 60 MW of PV solar cells production on a 50 acre campus.

It is estimated to provide employment to about 500. The company with major presence in Sunnyvale in the US already flagged out the first consignment of modules to Germany in February.

Mr Abdullah is also the chief guest at the GE India Day to be held at the HICC. The event will feature a two-day exhibition of the various facets of GE.

Solar energy testing centre at Fab City soon

Centre to unveil a new solar mission policy, says Farooq Abdullah
HYDERABAD: A testing and accreditation facility for solar energy products would be set up at the Fab City near here, Union Minister for New and Renewable Energy, Farooq Abdullah, announced on Wednesday.

Inaugurating the first phase of Solar Photovoltaic manufacturing facility of Solar Semiconductor Pvt. Ltd., at Fab City, he made the announcement while referring to a letter written to him a few months ago by the former Chief Minister Y.S. Rajasekhara Reddy for such a centre. In his letter, Dr. Reddy pointed out that such a centre at Fab City would help companies to get international accreditation done locally and would save time and money being spent to get their products tested and certified from overseas labs.

Emphasising the need for the country to be independent in energy sector, he said there was a need to promote renewable energies like solar and wind. He said that a new solar mission policy would be unveiled soon. In a bid to popularise the use of solar panels on roof tops, they would be installed in religious places like Tirumala, Shirdi, Amritsar and Ajmer which are visited by lakhs of people. Similarly, his Ministry wanted the residence of the Chief Minister, Raj Bhavan, Secretariat, Assembly building and Ministers’ residences to utilise solar energy.
‘Business-friendly city’

Earlier, Mr. Rosaiah said global fossil fuels were fast depleting and it was the endeavour of every country to consider development of alternative energy resources. Andhra Pradesh, he said, always had been in the forefront in creating infrastructure. World Bank in its latest report published in July 2009 had ranked Hyderabad as the ‘most business friendly city’ among metros in India.

Vishnu Reddy, executive vice-president of Solar Semiconductor Pvt.Ltd, said the company had a 195 mw manufacturing capacity. Its revenues increased from Rs.72 crore in fiscal year 2008 to Rs.459 crore in the current year. The company made investments to the tune of Rs.250 crore in the country so far and plans to invest another Rs.1,000 crore over the next three to four years to increase the manufacturing capacity to 900 mw.

HYDERABAD: With the main structure of the 11.5 km long P.V. Elevated Expressway ready and finishing works being attended to, the Hyderabad Metropolitan Development Authority (HMDA) is planning to allow trial runs from around September 27. The facility is to be formally declared open on October 2. For trial runs, the authorities are against allowing two-wheelers and also heavy vehicles. “The stretch is wide open with couple of sharp curves. Though signage is placed, we are wary of two-wheelers racing around dangerously,” says an official.

At the same time, there are apprehensions over having the heavy vehicles climb the expressway as there are no lay-bys created as of now.

“In case of a breakdown, shifting a heavy vehicle will be an issue as the expressway is 11.5 km long. And in absence of a lay-by, sort of widened section used for emergency parking, the traffic flow could be affected,” he says. The lay-bys could take some time to be in place on the elevated expressway as their design is linked to the ramps. Though the main expressway from S.D. Eye Hospital to Aramgarh Junction is getting ready for October 2 deadline, the work on ramps joining the facility at different points has remained stuck in problems such as shifting of water pipelines and also a place of worship at one place. However, the financial crunch has come to hit the country’s longest elevated expressway even at the stage of finishing works of the main structure. The HMDA has already run into heavy dues to the contractor and bills to the tune of Rs.20 crore are still to be cleared. The work in closing stages could get affected to some extent due to non-payment of bills, officials concede adding that each day, about 60 tonnes of bitumen, each tonne costing around Rs.38,000, is being used for the BT work. This alone comes to around Rs.24 lakh per day and without clearing pending amounts, the HMDA might find it hard to push for faster completion.

City buses likely to go CNG way

S Bachan Jeet SinghFirst Published : 19 Sep 2009 11:29:25 AM ISTLast Updated :

HYDERABAD: With the new station at Shameerpet nearing completion, by the looks of it, Compressed Natural Gas (CNG) could finally make a foray in the Twin Cities. As per the latest orders from the Petroleum and Natural Gas Regulatory Board (PNGRB), CNG would be introduced in Hyderabad city in another few months time.

Sources revealed that the new gas station, which was built on land allotted by the State government would commence operations by December this year. Owned by Bhagyanagar Gas Limited (BGL), representatives from the company reportedly have urged the State Government for allotment of an additional 2,000 square metres of land near Secunderabad. The location, at Monda Market would be utililsed to set up a City Central Station. In this connection, the United Metropolitan Transport Authority (UMTA) committee is likely to inspect the site shortly, since the land is currently under the Agriculture Market Committee.

The company will supply the CNG to various parts of the city through gas pipelines from the City Central Station. While permission for laying around 170 km pipes has already been sought, the company sought permission for laying an additional170 kms of gas pipeline from Shameerpet to various parts of the city. Meanwhile the concerned District collectors have been asked to look into the issue.

The BGL informed that as many as 12 more new filling stations would be established by March 2010, while the APSRTC would be asked to come up with an action plan to convert its fleet into the CNG mode.

The Transport Department has already taken up the issue with concerned agencies about the standardisation of CNG kits.

Company officials noted that in the first phase from Shameerpet to Hyderabad via Medchal Depot, the company would be able to give connectivity to Medchal by March 2010.

The company is also proposing to set up a Booster Station Facility at Hakeempet Depot, to be commissioned around March next. In this regard, they have urged the APSRTC for induction of CNG buses at Hakeempet by March 2010.

As far as the other depots are concerned, connectivity would be made as the pipelines progresses from Sikh Village towards Hyderabad and the pipelines would be laid to cover all the RTC depot in the Hyderabad and Secunderabad.

Meanwhile, the gas company requested the APSRTC to provide lay out drawings of Medchal, Cantonment and Hakeempet Depots as RTC is preparing to procure and induct CNG buses for above three depots.

HMDA-approved layouts online

Status and genuineness also listed == Details related to layouts on ‘ www.hmda.gov.in’
HYDERABAD: Those looking out to buy property in the Hyderabad Metropolitan Development Authority (HMDA) jurisdiction henceforth are spared of the travails of going round in circles to check whether the property has appropriate approvals or not. The task of verification can now be done with just a click of the mouse. Making the verification of status easier, the HMDA has put details related to layouts on its website which could be visited at ‘ www.hmda.gov.in’. In different sections, it has listed the status and genuineness of various layouts announced by private developers. “This helps a prospective buyer before arriving at a decision on buying a property,” an official said. The Planning Department link on the website has details on layout permissions and no objections certificates issued. Those wishing to check changes in nature of use of a given land, say from residential to recreational or to commercial and so on, can also find them listed here on the website. Under the NOC, an applicant can check the status of his application or a prospective buyer can check whether the property he is interested has the nod from HMDA. Under the layout check out facility, year-wise data has been provided and a browser can also narrow down the search by directly punching in the file number.

New proposal for MMTS Phase-II

HYDERABAD: The government is likely to propose to the South Central Railway (SCR) to put off the ‘quadrupling’ of Secunderabad to Ghatkesar line to second stage works under the phase two project of the Multi-Modal Transit System (MMTS).

Removing this 46 km stretch likely to cost up to Rs. 200 crore, will bring down cost of first stage of phase two to about Rs. 1,200 crore as against the Rs. 1,800 crore estimated by SCR, MMTS officials disclosed. SCR has been keen on quadrupling the current double-lined track on this section considering the heavy rail movement and also because of the need to have exclusive lines for suburban trains. Railways has inserted this section only recently and though reasons are not being brushed away, the government feels such work could be taken up at a later stage because of the cost involved.

“The government wants SCR to begin construction work for phase two right away as extra sections could be added subsequently,” explained MMTS officials. Since, the Railway Board had agreed to take up parts of phase two with the government picking up two-thirds the cost, the onus was now on SCR to initiate action, they observed.

“We are ready to scale down the project so that it can be taken up in stages and expect SCR to follow suit as they too need infrastructure augmentation on the routes planned for MMTS phase two,” explained officials. If everything goes as per plan, the first stage of phase two entails construction for 106 km only on the routes of Secunderabad-Medchal, Secunderabad-Ghatkesar, Falaknuma-Shamshabad and Lingampall-Patancheru as 2A of phase two works.

Quadrupling of Secunderabad-Ghatkesar can be taken up under 2B of phase two works, is the plan to be presented to SCR. The government has already consented to doubling of track between Falaknuma and Umdanagar and a new line from Umdanagar to Shamshabad airport was estimated at Rs. 100.9 crore.

Striving to make a difference

Staff Reporter
Professionals unite to form ITMD
It’s Time to Make a Difference has 50 members
Members visit government offices to get issues solved

HYDERABAD: Retired employees and senior citizens taking on the service mantle and acting as a pressure group for the welfare of society is a customary happening.

However, a group of working professionals, taking time off their busy schedule and striving to address problems relevant to urban life is something that raises brows.
‘It’s Time to Make a Difference’ (ITMD) is one such social group floated by a few software professionals who have come together to address problems of everyday life ignored by many. It could be a polluted lake or encroachments into the same or lack of traffic signals. The members take it upon themselves to resolve it by making rounds of the government departments. Learning what the law says, who to approach and what information to seek, they even invoke Right To Information Act if need be. “We floated the group last year in December and have 50 members mostly from IT companies and government departments. We participated in the cleaning up of lakes, conducted medical camps and did something of the traffic management,” says president of the group Shivanand who works for Infosys.

Apart from lending their hands in cleaning up of Miyapur lake and planting saplings around it, they were also involved in clearing encroachments into Indiranagar lake near Gachchibowli.

“RTI Act has been useful. We filed a petition with Serilingampally Municipality seeking to know the original spread of Indiranagar lake,” says Abhishek, another member. The electronic traffic signal at Punjagutta junction was restored only after the group pushed for it. Ch. Chaitanya, another member, took it upon herself to lobby for more buses to Hi-Tec City. The group almost brought the recalcitrant auto drivers to their knees when they managed to rope in cabs to ply between their workplace and homes during evening hours.

Hi Guys,
Has anybody been through the trumpet interchange at the airport.
When the airport approach road ends and after that GMR didn't take up the trumpet interchange. It was constructed by HMDA.

You can notice the sudden change in quality of the bridge i.e the trumpet interchange. Really it doesn't match the international quality. You can notice the poor quality of the fencing of the bridge.

My concern is today(9/21) I saw few pics of PVNR expressway on eenadu e-paper and the expressway looks 100% similar to the trumpet interchange bridge that is constructed over NH7. The road fencing doesn't look good. The city flyover fencings are far better than the PVNR expressway and the trumpet interchange bridge.

^^ The whole contract of PV expressway involves the major structure (11.6 KM flyover), underpass at Aramgarh junction (IRR and NH7 Junction) and the trumpet interchange for airport. So, this has been given as a package to one developer. So, i am not surprised that the quality looks the same.

To match GMR's quality takes something. The more i go to the airport, more and more i'm impressed by the work GMR has done. (Not only the airport (external, internal) but also the connecting roads and signages etc..)

Well, I have been arguing hard on this forum about the poor quality of new roads/flyovers being built and condition of old roads.

"international quality" is a distant dream, even if we get the quality of roads what it was 6 years back, we should be happy.

Unless people of AP elect someone efficient and honest, which might take decade or so, believe me we don't have any hope.

West Bengal was one of the most developed and progressive states of this country, but 3 decades back people of that state had made a decision and chosen a Govt which would send this state back to stone age.

I only hope that people of this state wake up before it is too late.

Steep curve on Chandrayangutta road turns death-trap

M. Srinivas

Motorists tumble while negotiating the one-kilometre stretch, sometimes leading to fatal accidents
— PHOTO: NAGARA GOPAL

Lurking danger: The steep curve at Hashamabad near Chandrayangutta is leading to many accidents.

HYDERABAD: The next time you drive along Bandlaguda road from Chandrayangutta to reach Shamshabad airport, beware of the steep curve at Hashamabad.

It has virtually turned into a death trap, if the spate of fatal accidents reported is any indication. Several motorists tumbled while negotiating the curve on the one-kilometre stretch from Bandlaguda crossroads towards Hashamabad. At least 12 persons lost their lives in 18 accidents reported till September this year, while 10 died in 52 accidents last year.

These accidents are keeping police on the edge with locals resorting to attacks on vehicles involved in accidents and even bashing up erring drivers. On Saturday night, the death of a youngster in a road accident at the same spot triggered protests. Residents of the area assembled at the spot and raised slogans demanding that the government initiate necessary steps to prevent accidents. Police, however, intervened and pacified them, assuring them of action in coordination with other departments.

No sign boards: Commuters allege that narrow road and lack of sign boards and defunct streetlights on this road connecting Shamshabad airport at Aramghar junction are the main causes for increasing accidents. They point out that the three-lane road becomes congested in front of a ‘dal’ mill at Hashamabad while coming from Bandlaguda crossroads to Chandrayangutta due to a graveyard. “Motorcyclists suddenly slow down when the road becomes narrow and as they slow down the heavy vehicles run over them from behind,” explains Imran a local resident. Police say officials of the Roads and Buildings Department have developed the road to ensure a hassle-free drive to Shamshabad airport. But they could not widen the road near the mill. “We wrote a letter to R&B department in May listing out measures to be taken to prevent accidents. Even the mill owner agreed to give land for widening the stretch. But nothing has been done,” complains Chandrayangutta Inspector Syed Fiaz.
would the babus at R&B wake up please!

Secretariat D-Block is a firetrap

TNN 23 September 2009, 04:00am IST
Print Email Discuss Bookmark/Share Save Comment Text Size: |

HYDERABAD: The official machinery never seems to be learning and believes only in knee-jerk reactions in times of crisis.

Consider this. The `D' Block in the Secretariat where chief minister K Rosaiah has his office continues to be accident-prone as no safety measures have been put in place despite a major fire in May this year.

In fact, no block in the Secretariat can be called a fire-safe zone. Fire safety norms are not followed anywhere making employees, ministers and VIPs who visit the Secretariat vulnerable to accidents.

It may be recalled that in May, before the general elections, a major fire broke out in the `D' Block that gutted furniture and electrical equipment worth about Rs 47 lakh.

Officials, including the chief secretary said that all necessary safety measures would be taken based on the report of a three-member committee comprising the principal secretary GAD R M Gonela, DG Fire Services Aruna M Bahuguna and chief engineer R&B Babu Raj, who were asked to probe into the incident. The committee recommended installation of fire alarm systems, fire extinguishers, sprinkler systems in all the blocks and periodic mock drills.

But a check after four months by TOI revealed that none of the recommendations have been implemented. There are no fire extinguishers in working condition in any of the blocks - not even D Block. What's appalling is: they have not been serviced or replaced in the last three years since they were installed. The agency, which was given the task of installing and maintaining extinguishers executed their work on December 1, 2006. The next inspection was due on May 30, 2007 and the subsequent one on November 30, 2007. Still the old extinguishers continue to hang on the walls and few more are lying in the store rooms.

Sources point out that not even a single mock drill was conducted in Secretariat in the last four months and the security staff continues to be as unprepared as they were four months back to handle any emergency.

The fact that Secretariat does not have proper fire fighting equipment in place was revealed in an inspection by an assistant district fire officer (ADFO) in Hyderabad recently.

As per safety rules, there must be a fire alarm but no one knows whether the system is in place or not. Many of the employees in the Secretariat don't even know what to do in case of a fire accident. "I don't even know how to operate the fire extinguisher nor do I know about the emergency exit. All I know is to run when I notice smoke or fire," said an employee. Even the `C' Block, the office of the chief minister is not safe. In fact, it does not even have a proper emergency exit.

Awesome video of the expressway ... cool ... this will speed up the time to reach the airport ... are we looking at atleast 30 minute saving by using this expressway ?

30 minutes in the peak time may be. The more important point being, the drive would be hassle/stress free and you would always take 10 minutes to cross those 11 Kms irrespective of traffic underneath.

NID to come up near Hyderabad

BS Reporter / Chennai/ Hyderabad September 26, 2009, 0:35 IST

The Centre has given its nod to set up National Institute of Design (NID) near Hyderabad, according to union commerce minister Anand Sharma.

This is one of the four institutes that the Centre has proposed on the lines of NID, Ahmedabad. Apart from Hyderabad, one each would come up in Assam in the northern eastern region and Madhya Pradesh. The location for the fourth is yet to be decided.

The Hyderabad institute would come up on 30 acre and the costs would be borne by the Centre. It would undertake research and offer consultancy services too. Among others, it would provide design intervention for craft, handloom, rural technology, small, medium and large scale enterprises.

It would admit 1,000 students a year and deal with various industries. “The cost, infrastructure and the role of the Andhra government in the project would be worked out shortly,” Sharma said speaking on the sidelines of ‘Indo-Africa Pharma business meet’ on Friday.

Earlier, chief minister K Rosaiah agreed to provide land to the Pharmaceutical Export Promotion Council for setting up a knowledge centre.

Pharma exports from Andhra Pradesh stood at Rs 9,000 crore during 2008-09, up 21.6 per cent from the Rs 7,400 crore in the previous year.

P.V. Expressway to be ready for use by Oct. 2

HYDERABAD: To ensure that the 11.5-km P.V. Elevated Expressway is ready for use by October 2, the final work in the form of bituminous top concreting of the P.V. Elevated Expressway is expected to be completed on Saturday evening. The rest of the finishing touches are to be given in next two days facilitating trial runs.

According to the Hyderabad Metropolitan Development Authority (HMDA) officials, the electrification works are progressing smoothly and nearly 240 of the 320 electrical poles are already in place.

The installation is going on and the entire work is expected to be completed by Monday afternoon. Officials also say the option of imposing a fee for users of the expressway is not under consideration ‘as of now’.

“By September 29, we will be ready in all respects for trial runs and opening and the work is going on day and night,” says HMDA Chief Engineer Vivek Deshmukh. The white washing and other jobs too are going on simultaneously on the facility that is shaped as an elevated corridor from S.D. Eye Hospital to Aramgarh Junction on the way to the international airport at Shamshabad.

However, the proposal on having view cutters to obstruct view of the Defence areas along the longest elevated expressway in the country and also the idea of setting up noise barriers will take few more months. For these, the structure safety is to be considered in terms of the right material for installation of these facilities is finalised. “We have to understand factors such as self load, wind load and ensure that the light material is put for both these,” Mr. Deshmukh explains.

GHMC calls for survey
TNN 28 September 2009, 06:34am IST
Print Email Discuss Bookmark/Share Save Comment Text Size: |

HYDERABAD: Condition survey of 45 flyovers, ROBs, causeways and other bridges in Greater Hyderabad limits will start next month.

The Greater Hyderabad Municipal Corporation (GHMC) has called for expression of interest-cum-request for proposal from consultants last month and bids will be finalised soon. Four firms have evinced interest to take up the survey of existing bridges.

"The bids for appointment of consultant for detailed inventory-cum-condition survey of bridges will be finalised by October second week. The consultant will have to submit report within four months," GHMC chief engineer R Dhan Singh told TOI.

Based on the survey, repairs and other works, if necessary, would be carried out by the corporation.

Detailed condition survey would be done for flyovers at Tarnaka, Masab Tank, YMCA-Secunderabad, CTO-Secunderabad, Begumpet airport, Telugu Talli junction, Basheerbagh and Narayanguda. The ROBs at Lalapet, Khairatabad and Begumpet would also be part of the study. Major bridges which are above 60 metres length would be checked, including at Imbliban, MGBS, Nayapul bridge (both new & old), Muslimjung bridge (old) and Puranapul bridge. Two causeways at Moosarambagh would also be surveyed by the consultant.

The decision to check condition of bridges, flyovers and ROBs was taken by the GHMC as most of these structures were constructed a few decades ago. These bridges have to be checked periodically, but was not done.

"The existing bridges, flyover and ROBs are showing signs of ageing and are not able to cope up with increasing traffic. They need to be checked immediately," another superintending engineer said.

Recently there were problems in expansion joints of the Telugu Talli flyover. Similarly, the Khairatabad bridge and Muslimjung bridge developed cracks.

Since it is a big task and requires experienced firms, the GHMC has put several conditions for participating in the bids for prospective consultants. The bidder should have completed minimum two works of similar nature, including one bridge of minimum 400 metres length. The firms should have minimum 10 years experience in the field and one assignment pertaining to survey of major structures and framing of guidelines for repairs and rehabilitation works.

The other condition put forth by the corporation was that the consultant should have taken Rs 10 crore per annum remuneration for the past three years. Also, the firm should have minimum one senior highway and structural engineer, surveyor, bridge design expert, pavement specialist and traffic and safety expert.

"The consultant should study the bridge in all aspects like inventory, year of construction, whether any major repairs, maintenance works and rehabilitation works undertaken previously or not, traffic data and other details. The consultant should also give problems and rehabilitation reports as well," another engineer said

Bangalore may lead realty revival: Report

BS Reporter / Chennai/ Bangalore September 29, 2009, 0:38 IST

Bangalore has emerged as a clear preference for sectors like office and retail, while coming a close third in the residential and hospitality according to Cushman & Wakefield, a retail estate research firm.

In its report Cushman & Wakefield GRI India Real Estate Investment report 2009: ‘Survival to Revival - Indian realty sector on the path to recovery,’ the firm said that Bangalore is expected to see the highest demand for office space in the period 2009 - 2013 with approximately 34 million sq.ft.

The expected recovery in the IT/ITeS sector would have a positive effect on the demand in Bangalore, the preferred location for many IT/ ITeS companies. The demand for retail sector is also expected to be the highest in Bangalore with approximately 7 million sq. ft. while demand for residential is expected to be approximately 570,000 units over 2009 - 2013, with the highest compounded annual growth rate at 14 per cent.

The hospitality sector in Bangalore too is forecast to register the highest compounded annual growth of about 26 per cent in demand, followed by NCR at 24 per cent and Pune at 23 per cent.

The city of Chennai is expected to witness the second highest demand for office space in India between 2009 to 2013 with a projected cumulative 27.2 million sq ft and the city also holds the fifth largest demand share for retail and hospitality space demand in India.

Anurag Mathur, managing director, India, Cushman & Wakefield said that the office market in Chennai has seen a renewed interest from the corporate sector, post the economic crisis. While demand will be visibly affected this year, “We expect the five-year horizon (up to 2013) to be upbeat for the commercial markets in the city. The retail and hospitality segments are also likely to see considerable demand in the coming years.”

Chennai is likely to witness the second highest demand for office space after Bangalore of approximately 27.2 million sq.ft. by 2013. Good infrastructure, high quality construction and competitive pricing would be the key reasons for the location to see high demand from corporate sector.

Hyderabad is expected to witness office demand of 16.6 million sq. ft. over a five year horizon and records the highest compounded annual growth of approximately 28 per cent during 2009 - 2013 in the office sector along with Pune and Kolkata. The residential demand for Hyderabad is expected to be 290,000 units with the highest compounded annual growth of 14 per cent in the next five years akin to Bangalore.

Mathur, further added that though the high growth trajectory of the previous years saw a setback during the global economic slowdown, the inherent strong economic fundamentals, low exposure to debt and state intervention, would help the sector to gradually return to the path of recovery and witness robust demand for real estate across sectors.

HMDA gearing up for plots auction
Source:http://www.pr-inside.com/hmda-gearing-up-for-plots-auction-r1487943.htm

2009-09-18 11:06:35 - Two multi-national real estate firms—CB Richard Ellis (CBRE) India and Cushman & Wakefield Pvt Ltd—have signalled the end of realty slump. With this, Hyderabad Metropolitan Development Authority (HMDA) is preparing ground to restart auction of plots in the vicinity of the city.

However, upset price of some land parcels might be pegged down and in some areas it might be increased. The HMDA is finalising dates for auction. According to HMDA sources, the auctions might take place in mid-October. The previous auction was held February last. The HMDA had appointed these two multi-national real estate firms two months ago for valuation of
various land parcels and leftover plots in its jurisdiction after receiving poor response from bidders to its previous auctions.

The HMDA had asked the two firms to do valuation of leftover plots and land parcels located at Nallagandla Residential Complex and its extension layout, Miyapur Residential Complex and its extension layout, Ramchandrapuram (Chandanagar) Mushk Mahal Residential Complex, HUDA Techno Enclave , Madhapur sector I and II, Tellapur Residential Complex, Nandagiri Hills layout phase-I, Asifnagar new layout, Asifnagar (old) Residential Complex and Vanasthalipuram Complex and also HADA land in July.A report, which was submitted by the two firms, has mentioned that the real estate has now picked up in the city. “We can cash in on rising realty sector if auctions are conducted as early as possible a senior HMDA official told ‘TOI “The HMDA has fixed the responsibility of conducting auction on CBRE and Cushman & Wakefield. For this, the HMDA will give 0.33 per cent as success fee on each plot the official said. The firms would contact real estate companies in cities like Bangalore, Delhi and Mumbai and invite them to visit locations prior to the auction. The firms would explain to the real estate companies based on four parameters, including strength, weakness, opportunity and threats (SWOT). “If the companies agree for buying land/plots, then auction will be conducted, he added..

GHMC poll conduct notification only after Diwali

Express News Service First Published : 01 Oct 2009 05:43:00 AM ISTLast Updated :

HYDERABAD: The election notification outlining poll conduct for the Greater Hyderabad Municipal Corporation (GHMC) that was to be issued will be delayed by a few more weeks.

The State Election Commission (SEC) was to issue the election notification after Ramzan and Dassera festivities. But during a GHMC meeting held here on Thursday with the district officials and police authorities, there was no mention of the election notification.

The notification, now seems, will be issued after Deepavali festival with the police busy with the bandobust for the festival. With Swine Flu, Dengue, Chickunguniya and viral fevers also keeping officials on tenterhooks in Greater Hyderabad limits, SEC felt that it is prudent to delay the issue of election notification by a few more weeks.

The SEC officials also told ‘Expresso’ that several political parties are not ready to contest in the elections right now and wanted the polls to be delayed by a few more weeks.

SEC Commissioner, A V S Reddy also reviewed various aspects related to the arrangements made for the conduct of the forthcoming GHMC elections with senior officers of all Departments concerned.

Reddy reviewed the law and order arrangements and asked the police officers whether the process of identification of critical (sensitive and hyper-sensitive) polling stations and estimation of the special force that will be required have been completed.

The Commissioner of Police, B Prasada Rao stated that they have identified about 465 hyper-sensitive and 560 sensitive polling booth areas and 400 mobile police parties would be deployed on the day of poll to maintain law and order.

Reddy also reviewed other aspects like procurement of election material and printing of instruction booklets, identification and distribution, reception, strong rooms, counting centres, updating of electoral rolls in 24 Assembly constituencies in the jurisdiction of GHMC, appointment of polling personnel, setting up of polling stations, procurement of sufficient number of Electronic Voting Machines (EVMs), availability of sufficient quantity of indelible ink boxes and other issues.

GHMC Commissioner S P Singh has informed that about 28 centres have been identified as counting centres and 40,000 polling personnel’s data base is ready to be drafted for elections.

He added that 718 senior officers have been identified to be appointed as Zonal officers, besides another 700 officers would be appointed as micro observers for the smooth conduct of elections.

The final lists of polling stations has been published on July 21 and all arrangements were made for procurement of about 15,000 EVMs said the District Election Officer and Special Officer, GHMC M T Krishna Babu.

He said all the Returning Officers will be trained to familiarise them to their duties and responsibilities.

Additional DGP, A K Khan, Commissioner of Police, Cyberabad, S.Prabhakar Reddy, District Collector, Hyderabad Naveen Mittal, Joint Collector, Ranga Reddy, Sudharshan Reddy, Superintendent of Police, Ranga Reddy, Muni Swamy, and senior officers from the Departments of Municipal Administration, Commissioner of Printing and Stationary, ECIL officials and others were present

UK-based investment group Duet's Indian hospitality arm Duet India Hotels is looking for more land to expand its portfolio and add more than 1,300 rooms by the end of this fiscal.

The group plans to develop 20- 30 mid- scale and upper middle segment hotels with around 5,000 rooms in the next two to three years. The company has recently signed a franchise agreement with Starwood Hotels & Resorts Worldwide to open the Four Points hotels by Sheraton.

The company, which opened its first property on October 1 in Jaipur, a 115- room four- star hotel, is developing four such properties in Ahmedabad, Hyderabad, Indore and Pune.

Dilip Puri, chief executive officer ( CEO), Duet India Hotels, said, " The five properties including Jaipur is worth around Rs 500 crore. In these, we would have around 882 rooms. We plan to reach to 1,500 rooms by the end of this fiscal." " For this kind of expansion, we are looking for more land. As soon as we acquire land, we can start building. We have already acquired land in Hyderabad for developing a property similar to our Jaipur property. We are also looking at other Tier- II cities such as Lucknow, Nasik, Bangalore and Nagpur.

Bangalore would be more of a brownfield development. Among the metros, Chennai is also our target."

Plots for displaced farmers: HMDA misses the deadline yet again

HYDERABAD: The Hyderabad Metropolitan Development Authority (HMDA), which has missed many deadlines on the Outer Ring Road (ORR) works, has failed
to keep its promise of giving land possession to farmers who lost their land to the prestigious project.

Over 800 land owners, mostly farmers, are up in arms against the HMDA as they were promised developed plots under the Rehabilitation and Resettlement (R&R) packages within two years. These farmers were given provisional certificates for plot allotment in 2007, but till date the plots were not handed over to them.

In December 2006, the state government had issued a GO according to which farmers who had lost over 80 per cent of their land to ORR were eligible for land compensation apart from cash payout. If it was agriculture land, the land owners would get 400 square yard plot per acre with a ceiling of 1,200 sq yards. As per the GO, 2,020 farmers were eligible for the land to land compensation.

The HMDA had identified 10 sites for land (plots) allotment at places like Shamshabad, Kondapur, Yadgarpally, Koheda, Pigilipur, Amberpet (Hayatnagar), Srinagar, Sultanpur and other places. But the government initially approved only seven places and 2,010 land owners were provisionally allotted plots. Of them, 800 were given provisional certificates two years ago and rest later. Most of the farmers, 588, were given land near Shamshabad.

"As per the agreement, the HMDA was supposed to hand over the developed plot to the affected land owners within two years of allotment. Nearly, 800 farmers were allotted land over two years ago," K Srinivas Reddy of Koheda said.

Sources said the land which was identified for rehabilitation are either caught in legal wrangles or encroached by private people.

For instance, about 100 acres was identified for plotting in Kondapur, but boundaries of the land were not fixed as some people also claimed ownership of the parcel of land. Similarly, about six acres of 118 acres were encroached by some persons in Koheda. A piece of the land identified for allotment to the ORR victims at Shamshabad was also encroached upon by land grabbers. In Yadgaripally, some assignees are claiming land in 55 acres of the ORR package land.

When contacted, ORR special officer (R&R) A Rajeshwar Reddy said: "There was some delay in allotment, identification and development of land for ORR packages. Development of plots is at an advanced stage at Shamshabad while the works were progressing slowly at other places. Land possession at Shamshabad will be given in three months."

GHMC to restore damaged roads soon

Staff Reporter
HYDERABAD: The Greater Hyderabad Municipal Corporation (GHMC) would take up the major initiative to restore the city roads that have been left in bad shape following the heavy rains in the last 45 days.

Action plan: Speaking to presspersons here on Saturday, GHMC Commissioner S.P. Singh said an action plan with a budget of Rs.20 crore had been finalised last week for renewal of the battered GHMC roads.

Conceding that the heavy rains have affected the roads at several places in the city and surrounding areas, he said though patch works at a cost of Rs.2 crore for immediate restoration were attempted, the same could not be carried forward due to repeated rain spells in the last few days.

Most roads took the brunt of the rains, which was 520 mm since August 15, and the affected stretches not only include the ones cared by the GHMC but also others such as Roads and Buildings (R&B) wing.

“As soon as the rains subside, patch works will be taken up to facilitate smooth flow of traffic in the city,” he said hoping that the restoration work could also be initiated by October end once the rains cease.

I have kept a close watch on the ICICI towers coming up in Gachibowli.. This building have grown like a rocket. In 6 months I have seen the building from nothing to almost 15 floors now. But from last few days I have noticed that they have stopped the work related to increasing the height of the building. I know that ORiginal Plan was suppose to have 30 floors. but after finishing 15-16 floors they have stopped the work. They are working towards completion of other parts of the building (exteriors, interiors etc) and not towards floor completion.

I feel that they have might have decided to keep the floors limited to 15-16 and complete the floors to 30 later once the market comes up.. I am not sure but I am just guessing as I watch this building almost daily as my office is close to it.

Anyone else has any idea about the ICICI towers (waverock) completion plan.. :weird:

But I strongly feel that its NO WAY going to be 30 floors. :ohno:

Cheers

World snooker in Hyderabad from Nov. 14

Sports Reporter
NEW DELHI: A few novelties will be on view when Hyderabad hosts the IBSF World snooker championship from November 14 to 29.

Disclosing the plans for the prestigious event after unveiling the championship logo here on Monday, the Billiards and Snooker Federation of India (BSFI) President P.V.K. Mohan promised world-class arrangements.

The Hyderabad International Convention Centre, the venue of the World championship, will witness around 300 cueists from 78 countries taking part in the event in men’s, women’s and Masters’ categories.

The venue is a 20,000 square feet hall without pillars accommodating 20 match tables and six practice tables.
Live telecast

For the first time, the matches will be shown live on ESPN. Live scores will be updated at every table on flat screen monitors and it will also be available on the internet. ONGC will be the title sponsor of the event.

“We have been planning to host the event for the last one-and-a-half years and we won the bid competing against countries like Australia, the USA and China. This event will be one of its kind,” said Mr. Mohan. From the point of view of the competition, host India has a strong contingent led by Pankaj Advani.

Other top-ranked cueists like Sourav Kothari, Rupesh Shah, Yasin Merchant, Manan Chandra, Devendra Joshi and Aditya Mehta are expected to put up good shows.

Two-time quarterfinalist Vidya Pillai and Anuja Chandra will represent the country in the women’s section.

Advani, the reigning World professional billiards champion, was hopeful of winning the title. “The best thing is to win at home and Hyderabad is a lucky place for me. I can say that we will try our best to win the title,” he said.

Eight-time World billiards champion Geet Sethi said the Hyderabad World championship would set a new benchmark and India, led by Advani, had the best chance to bag the title at home.

“He has a huge mental reservoir. I thought I was mentally very strong. But he has edged out me in the last two years. He represents the Indian athletes who believe that they are world champions. There are other players who are also very good. Our snooker team is very strong,” said the 48-year-old, who will participate in the Masters competition.

SCR invites consultants to prepare a master plan for taking up the project

Plush interiors: Passengers at Secunderabad station on a busy day. –

Hyderabad: The plan to develop Secunderabad railway station into a world-class facility gained momentum with the South Central Railway (SCR) inviting consultants to prepare a master plan for taking up the project.

Global tenders inviting the consultants were issued on September 26 and the authorities would open them on October 30 to select the successful bidder who would be given a time frame of ten months to sketch the master plan, said an SCR spokesperson.

The Railway Board’s plans were to go in for vertical development of the station with platforms on different floors. Also included were malls, restaurants and other passenger facilities like booking offices, waiting halls on different floors with each floor connected by escalators.

The consultant is expected to prepare a comprehensive plan, including the estimated project cost, technical feasibility, real estate scenario, future expansions and other infrastructure recommendations.

The SCR authorities would inform about the railways’ requirements like trains handlings, passenger traffic and their amenities, the spokesperson explained.

Based on the consultant’s recommendations, project developers would be invited for construction of a world-class station.

This apart, the consultant would be monitoring the project development.

Apart from Secunderabad railway station, the Railway Board had plans to develop Tirupati railway station into a world-class station in the State.

However, these plans were yet to be set in motion as authorities were still working on identifying lands at Tirupati and its surrounding areas for the project, she added.

This tower is going to be occupied by ICICI itself and the staff is going to be transferred from Mumbai.
This is supposed to be a cost cutting exercise. So, there may not be any impact of slow down.

And regarding the tower size, last I heard on message board was that they didn't get permission for 44 floors which was originally planned.

GHMC seeks 111.50 crore for repairs

Special Correspondent
Formation of potholes, large craters and complete surface damaged because of rain
Calamity fund sought to take up damaged roads, restoration of storm water drains
“The havoc caused by heavy rains is too heavy to handle from GHMC’s own resources”
HYDERABAD: The GHMC has sought release of Rs. 111.50 crore as calamity relief fund from the government to take up badly damaged roads, restoration of storm water drains and electrical repairs in the twin cities following incessant rains.

Crisis: Commissioner S.P. Singh in a note submitted to the government on Tuesday appealed for Rs. 76.50 crore to be released immediately for taking up emergent works for roads, storm water drains and electrical repairs.

“The havoc caused by heavy rains is too heavy to handle” from GHMC’s own resources as it was in a “financial crisis” and such an amount would effectively “cripple” the civic body, he maintained.

GHMC has estimated that overall it needs Rs. 75 crore for road repairs, Rs. 35 for storm water drain works and Rs. 1.5 crore for electrical repairs.

Immediately, it needs Rs. 55 crore for roads, Rs. 20 crore for drains and Rs. 1.5 crore for electrical repairs.

Mr. Singh pointed out in his communication that in the last two months 560 mm rainfall was received of which about 400 mm was received in a five day span resulting in flooding due to over flow of drains.

It caused damage not only to drain walls but also to roads to an extent of 243 km.

The BT roads which were under water for a long duration resulted in formation of potholes, large craters and complete surface damage. Similarly, urgent steps needed to be taken to repair existing drains, catch pits, etc.

Repair work: Already, pothole filling exercise has been taken up to avoid inconvenience to the commuters but major repair work on roads had to be taken up immediately, he observed.

Desilting: The Commissioner also claimed that desilting and removal of accumulated silt was taken up in several areas like Nagamaiahkunta, Achaiahnagar, Padma Colony, Premnagar, Bilalnagar, Jawaharnagar, Sindhi Colony, Road under bridge near Rail Nilayam, Ashoknagar and other areas engaging excavators.
Restoration work was taken up wherever drain walls had collapsed.

Stagnation: There was large scale water stagnation and such critical areas have been identified and measures need to be taken up to avoid water stagnations. Heavy rains also caused lot of damage to electrical poles, related equipment and cables which too needs to be attended to as a top priority, hence the government has been requested to provide necessary financial assistance.

No pics, but when i was there, they had put up most of the pillars and started the construction on the flyover itself. IT will take at least another 2 years to finish that!! but it will make access to Hi-tech city and ORR from Kukkatpaly sooooo much easier when it is done
