Approved in the last week, New Zealands new tallest skyscraper~. Fully residential and 63 stories high. Just a block from the 328m high Sky Tower.

The solar panels, or whatever they are, at roof level are not attractive and should be more subtely incorporated/camouflaged into the design.

Totally agree, nice tower, and nice idea with the (public?) gardens in the middle sections. But these solar panels look crappy - they need a better integration.

I'm not much of a fan of the design, but the height is certainly impressive for NZ.

I can't wait to see the back of this parking lot ... after this there is only one parking lot left in central Auckland and that should also be gone soon .... fantastic news .... bring it on !!

Skyscraper gets go-ahead despite Sky City protest

Korean developer Dae Ju Housing Co has secured resource consent for its $400 million 67-storey Elliott Tower apartment development in the Auckland central business district after the hearing panel dismissed the protestations of near-neighbour SkyCity Entertainment Group. The building will take four years to erect on a long-vacant site bounded by Albert St, Elliot St and Victoria St West. The previous permanent occupant was the Royal International Hotel, knocked down about 20 years ago when then-owner Chase Corporation planned to continue its Mid-City complex through to meet its Finance Centre at Victoria St. After Chase's demise in the 1987 crash, the site has been used for parking, and more recently for a bungy business beside Victoria St.

Dae Ju produced a complying building and got approvals from neighbours, but not from SkyCity, concerned about effects on the Sky Tower a block away on Federal St. At the hearing in September, SkyCity witnesses argued that the Elliott Tower should have its top floors lopped off to prevent interference with telecommunications and broadcast services, and also to prevent possible interference from those services with appliances in the penthouse apartments. However, the commissioners found the impacts on the Sky Tower could be overcome, while the radio-wave effects from the Sky Tower were SkyCity's responsibility. The tower will contain 259 apartments, all designed to comply with the council's plan change 2, which stipulates minimum unit sizes & various environmental factors such as outlook & privacy.

The commissioners accepted Dae Ju's proposal for solar panels - large fins at the top of the tower - which will heat water for the whole building for at least eight months of the year. The podium design includes pedestrian links through from Elliot St to Albert St and across to Victoria St West, plus enclosed escalator access down the southern side. On Albert St, the public access will open out to a plaza linking with the existing plaza outside the Rifleman Building. These public areas will be closed at 10pm and the residential tower won't have any public viewing areas. The commissioners were blunt about Dae Ju's right to build what it proposes. Against SkyCity's concern for the "iconic" status of the Sky Tower, the commissioners said significant development could be expected in the CBD, and it would be continuing. "The Sky Tower itself does not enjoy a protected status so far as its height or appearance is concerned.

"The height limits presently included in the district plan for areas to its west do mean, however, that the Sky Tower will continue to be the tallest building to the west of the central area and will continue to serve as the demarcation point when the central city skyline is observed from the north and north-western harbour areas and the North Shore areas," the commissioners said in their decision report. The commissioners said none of the transmission facilities' paths, nor the facilities themselves, were designated. Evidence was given that services to the east and north-east could be affected but the commissioners believed that could be overcome with repeaters and relocation of some antennae. As for the effect on penthouse occupants' toasters, fridges, television sets and computer equipment, the SkyCity argument was undone after its witnesses produced a copy of its own 1993 consent at the hearing, showing it was SkyCity's responsibility "to ensure that radio frequency emissions from the site do not cause interference to other services, equipment & facilities."

if this building was built in wellington it would make the rest of the skyline look tiny and small

I think they should create a sloped roof/mechanical type penthouse to host the solar panels (no overhang)... would be a nice way to top things off.

Tower clears last legal obstacles

An entertainment business and a big city law firm have settled legal objections against the monster 67-level Elliott Tower rising near them in Auckland. Negotiations between tower opponents SkyCity and DLA Phillips Fox and representatives of developer Dae Ju Housing of Korea resulted in an agreement being reached, according to Marcus Beveridge, the developer's lawyer. The tower, planned to rise almost as high as Sky Tower, can go ahead on the vacant Royal International Hotel site despite a less robust economy than when it was mooted two years ago.

The $450 million tower will be about three times higher than surrounding buildings and is planned for the Victoria St/Albert St/Elliott St site, now used for carparking and a reverse bungy jump business. Environment Court hearings were scheduled to begin today but Mr Beveridge said all matters were resolved and the hearings cancelled. "An amicable settlement has been reached," he said.

Bryce Morrin, SkyCity's general manager of capital projects, confirmed the appeal was withdrawn. SkyCity's appeal cited a threat to telecommunication signals on the top of the Sky Tower being blocked by Elliott Tower. DLA Phillips Fox, which occupies a neighbouring tower, was concerned about the disruption to its business from traffic movements during the long building process, expected to draw up to 500 workers to the site at any one time.

SkyCity is now understood to have examined alternatives to ensure uninterrupted transmission and could move equipment further up its antennae to give unbroken broadcasting. Vital signals were under threat, SkyCity said, because its tower provides communication services for a third of New Zealand, including significant emergency services. The tower hosts more than 400 licensed services and radio communications facilities, two television stations, 22 FM radio stations, land and maritime mobile communications and broadband wireless services.

Mr Beveridge said Dae Ju planned to start building the 259-unit tower next year, despite the downturn. Hopes the giant would be up before 2011 Rugby World Cup had been dashed by the long approval process. The tower will take four to five years to build, giving a new expected completion around about 2013. The high rise was designed by architect Gordon Moller and Multiplex Constructions (NZ), headed by Dan Ashby, is the preferred builder.

BIG DEAL
The tower proposal could bring:

* 9ha of indoor area.
* 810 apartment occupants.
* 550 retail workers.
* 54 levels of apartments.
* 6 levels of carparking.
* 4 levels of trees or sky gardens.
* 3 levels of shopping.

My only complaint is the ridiculous name of this tower (and its shoddy spelling).
