1조원 규모 민자사업으로 추진..내년 12월 착공

민간사업자에 `청안건설㈜ 컨소시엄' 선정

(부산=연합뉴스) 신정훈 기자 = 관광특구인 부산 해운대구 중1동 해수욕장 인근에 117층 짜리 초대형 사계절 복합 관광타운이 들어선다.

부산도시공사는 2일 `해운대 관광 리조트 개발'을 맡을 민간사업자 선정을 위한 심사를 벌여 청안건설㈜을 주간사로 하는 컨소시엄을 사업자로 결정했다.

청안건설㈜ 컨소시엄은 5만여㎡ 부지에 호텔과 콘도, 해운대 앞바다를 조망할 수 있는 오션 뷰 스파, 사계절 실내외 오션 워터 파크, 돌고래 쇼장을 비롯한 해양동물쇼장, 4차원 체험관 등의 시설을 갖춘 117층짜리 초고층 관광단지를 건설할 계획이다.

이 컨소시엄의 개발안은 관광.건축.도시계획.회계.경영 등 8개 분야 17명의 전문가들이 참가한 심사에서 개발 및 운영계획 가격평가 등 모든 평가 항목에서 고르게 높은 점수를 받았으며, 특히 해운대의 랜드마크라는 상징성 측면에서 높은 점수를 받았다.

이 컨소시엄은 청안건설㈜을 주간사로 오션&랜드와 아시아엘에스디엔씨가 시행사로 참여했다.

시공사로는 롯데건설과 현대건설, 한진중공업이 참여한다.

부산은행 등의 금융기관이 재무 투자자로 참여했으며, 설계는 이공종합건축사사무소 등이 맡는다.

온천을 중심으로 한 사계절 관광단지를 건설하는 해운대 관광리조트 개발사업은 보상비 등을 합쳐 총 사업비가 1조2천억원대에 이르는 초대형 민자사업이다.

부산도시공사는 12월말께 청안건설㈜ 컨소시엄과 사업추진을 위한 협약을 체결하고, 내년 8월까지 도시개발사업 실시계획 인가 및 건축 인.허가를 받은 뒤 내년 12월께 착공할 계획이다.

이번 사업자 공모에는 청안건설㈜ 컨소시엄을 비롯해 프랑스 해수.온천 리조트 개념의 개발안을 제출한 대우정보시스템㈜ 컨소시엄, 오션 워터 파크와 디지털게임 파크 등의 시설을 콘셉트로 내세운 ㈜새날 컨소시엄이 경합을 벌였다.

Parc 1 and NEATT are 300m and are under construction.
And the Incheon Towers will start construction later this year -- hopefully.

부산도시공사-민간사업자 협약 체결

(부산=연합뉴스) 신정훈 기자 = 117층짜리 초대형 복합관광타운 건립을 주 내용으로 하는 `부산 해운대 관광 리조트 개발사업'이 부산도시공사와 민간사업자로 선정된 `트리플 스퀘어(Triple Square) 컨소시엄'간 사업시행협약 체결을 계기로 공식적으로 시작된다.

16일 부산도시공사에 따르면 지난달 2일 민간사업자로 선정한 트리플 스퀘어 컨소시엄과 `사업시행협약'을 18일 체결할 예정이다.

협약이 체결되면 컨소시엄 측은 다음 주까지 토지매매대금(1천350억원)의 5%에 해당하는 70억원 규모의 금융기관 이행보증서를 도시공사에 제출하고 내년 초 사업시행을 위한 특수목적법인(SPC) 설립과 토지매매계약 체결 등 본격적인 사업 추진에 나서게 된다.

부산도시공사도 사업시행협약에 따라 내년 12월 착공을 목표로 내년 8월까지 실시계획 인가 취득 등 행정적 절차를 마무리할 계획이다.

트리플 스퀘어 컨소시엄은 부산 해운대구 중1동 해운대해수욕장 옛 군(軍) 탄약창 부지 5만여㎡에 총 1조5천400억원을 투입해 전체 면적 58만4천㎡에 최고 높이 511ｍ의 117층짜리 리조트를 건설할 계획이다.

이 초대형 리조트에는 호텔과 콘도미니엄, 실내외 워터 파크, 해양동물쇼장, 4차원 체험관 등 사계절 복합관광시설이 들어선다.

컨소시엄에는 청안건설㈜을 주간사로 롯데, 현대, 쌍용, 한진중공업 등 국내 굴지의 1군 건설업체들이 시공사로 대거 참여하며, 한국산업은행.하나은행.부산은행.경남은행 등이 재무적 투자자로 참여해 자금을 뒷받침한다.

부산도시공사는 "해운대 관광 리조트 사업은 해운대 관광특구의 관광 인프라 구축, 지역경제 및 관광산업 활성화를 목적으로 하고 있다"며 "차질없는 사업 추진을 통해 `글로벌 해양도시 부산'을 상징하는 랜드마크가 되도록 할 것"이라고 밝혔다.

I prefer this old design much more than the new one.

The new design looks like something you'd see in Singapore or Hong Kong. Classy. The old design, looks like something they would have built in Shenzhen 10 years ago. Does anyone know who will be operating the hotel component of this project? How about the hotel in the Libenskind building? Busan has very few international hotels...Westin and Ramada being the only two I can think of. Maybe that's due to the low number of foreign tourists, but surely the domestic tourists and businessmen could support another brand name hotel?

I'm sure Parc1, along with 63 building will say hello to you next time you visit Seoul. I always pass Yeoido Island when I ride the KAL limo from ICN to Seoul hehe and the only buildings that really stand out are 63 building, Richensia apartments (since they are right next to 63 bldg, and the Marriott Executive Apartments and National Assembly). Maybe in a few years, Incheon Towers will say hi to the tourists arriving to Korea by plane ;):banana::lol:

haha, maybe in disrepair and needs streamlining...not sure where everyone's at either.
