Yes, we all know this little plot... it has been lying vacant for years, with the Forum as its only neighbour.

Thanks for the update, atleast something is being done tho.. Have you noticed a huge construction site on Fredman drive, opposite News Cafe? They've put a large wall around the site, but i'm sure some buildings have been demolished. Any ideas?

Jus kidding, at first with all those pipes lying on the side, thought they were changing piping systems or upgrading, but the size of that hole is pretty large so doubt they doing that, What they also could be doing, which I have seen done before is add addition foundations to the footings, but again, that hole is far to big. As Giles said, only time will tell.

Parts of the Forum are closed - well, the parts facing this nice new hole. Maybe it will be an extension to the Forum? I mean, it would be pretty useless having this plot of land in the middle of sandton central forever? Lets wait and see. Sandton might surprise us all... I hope.

Its called Legacy Corner (worth R400million) and will include retail, and a 170room 4star hotel.

Sadly I doubt if we will see any glass...

I think we will see something between the raphael and the michaelangelo. And obviously they will build quite a lot of parking bays - sandton has a problem with parking these days. that explains the super basement.

the site might be small but I've seen some beautifully crafted towers that come out of such challenging circumstances.I'm hoping for glass and at least 20 floors to counteract the Sandton look of brown boxes with the architecture glued on afterwards.

I took a walk to this place today and the render looks nice even thought its not a wow. It will blend well with the buildings next to it. The nice thing about it is that its curvy.

This is the change we needed on this corner. It will be a nice filler, and it will open up 5th ave to pedestrian traffic in a similar way that the Michaelangelo and the Convention Centre opened Maude.

It will probably have access to the mall. Plans are afoot to pedestrianize 5th ave (and maude street). So the entire area around the Convention Centre will become more friendly for people on foot, it will also aim to better integrate Sandton City Mall with the streets surrounding it. This will make for easier movement of people once the Gautrain Station is up and running.

Masked with mixed use developments taking shape in the city node Sandton has another mixed-use complex currently under construction at Legacy Corner in the heart of Sandton's business and shopping district. The property, situated at the corner of 5th Avenue and Maude Street, is the last undeveloped site in the Nelson Mandela Square Block. The development includes an apartment block, four parking levels, the four-star Da Vinci Hotel (Legacy's fourth in the area) and retail space.
The Mall component will include three high-end retail levels, two of which will link to the upper and lower levels of the Nelson Mandela Square. The six-level Da Vinci Hotel will have approx 175 rooms topped by 80 apartments and three large penthouses on five levels. A rooftop leisure terrace will offer a fitness facility, a pool, a spa, a sun deck and spectacular city views. The apartment block will provide its target market of urban and suburban professionals with a sophisticated urban lifestyle in an innovative setting with a sense of privacy and exclusivity.
Bentel Associates International designed this mixed-use complex and moving towards being a fully committed sustainable practice. This development is expected to be completed by 2010 in time for the World Cup.

Joint venture partners Tony Ritchie Engineers and Ritchie Midgley Consulting Engineers, structural and civil consultants for the development, relied on Revit Structure software to help them meet complex engineering challenges and an aggressive project schedule. The software was used in conjunction with a suite of specialised analytical programs from Prokon.
Located on the last undeveloped site in the Nelson Mandela Square precinct, the development, for Legacy Hotels and Resorts International, comprises the 175-room Da Vinci Hotel, an apartment block, three levels of retail space, and four levels of parking.
Tony Ritchie Engineers and Ritchie Midgley Consulting Engineers collaborated on the project with Bentel Associates International (BAI) with whom they had previously worked on the 38-storey Michelangelo Towers in the same precinct.
In addition to significant changes to the scope of work, the complex structure held notable engineering challenges, while engineering and construction teams had to work to a punishing project schedule so as to meet the development’s pre-2010 Soccer World Cup opening date.
The engineering team was on the back foot from day one of the project. “Not only was BAI still involved in aspects of design development by the time we had completed our analyses and issued construction drawings for foundations and basement columns, but then the client added four floors to the structure,” says Ritchie Midgley director, Don Midgley.
Challenges in terms of lateral stability were compounded by the fact that some of the columns and shear resisting elements were not continuous throughout the structure. Several columns changed shape at some point up the building, while others had to be supported on substantial transfer beams. The structural analysis was further complicated by the column-free downstairs reception foyer.
“We had substantially developed the Revit model of the building so, despite being inundated with scope changes and revisions to floor and column layouts, we were in a position to accommodate late changes more accurately and quickly than would otherwise have been possible,” says Midgley. “This enabled us to meet the architectural requirements and demands for construction detail by the contractor.
“The facility to re-work our calculations and accurately update drawings in a fraction of the time it would have taken without the intelligence of Building Information Modelling (BIM) was a great benefit, and we are more than happy with the performance of Revit Structure.”
The software was used in conjunction with specialist analytical software from Prokon. The detail design and reinforcement detailing of coffered floor slabs throughout the super-structure were predominantly undertaken using Prokon’s ‘continuous beam’ concrete design module. Prokon’s pre-stressed concrete design module was used extensively in the design of the parking levels.
Importation of accurate structural dimensions from the Revit model into the Prokon analysis package ensured that the data used for design and reinforcement detailing was to the correct scale and size, saving time and eliminating the potential for error.
Construction of Legacy Corner, which began in 2007, is scheduled for completion towards the end of 2009.

Im not sure but HI is visible from N1 even though its just 11 floors. The glowing green of HI puts a flavour on Sandton skykine during the night and I hope this one will also light up during the night.

Awesome. There is a great view of this on Rivonia road coming from Hyde Park ever since they demolished the parking lot at Sandton City, and to think there are still +- 6 floors to go!

Situated at the corner of 5th Avenue and Maude Street, its location is the last undeveloped site in the Nelson Mandela Square Block, which already hosts other renowned developments including Michelangelo Towers, the Raphael Suites, Michelangelo Hotel and Nelson Mandela Square. Legacy Corner will be linked through to the Square on parking and retail levels and will seamlessly compliment the overall precinct these other developments already contribute to.
Background
The impetus for this development was the success of the Michelangelo Towers, which evidenced further market demand for apartments in Sandton’s CBD. Additionally, the upcoming 2010 World Cup and the locality of the site dictated the inclusion of an upmarket hotel (Da Vinci Hotel). Both these factors were viewed as opportunities that the developer, Legacy Hotels & Resorts International, could not let pass.
The company’s portfolio includes various four and five-star hotels, bush lodges and resorts in Africa and on various Indian Ocean islands. Primarily targeting luxury corporate and leisure markets, their flagship hotel—the Michelangelo, is a member of Leading Hotels of the World, and is a stone’s throw away from Legacy Corner.
Design
The architects of the classically-inspired Michelangelo hotel—Bentel Associates International (BAI), also designed Legacy Corner, yet took a more modern approach to the design as stated by Franc Brugman, senior director at BAI.
“As with the Michelangelo Towers we are aiming to make another iconic design statement for Legacy in the heart of Sandton. The building will be contemporary with a classical edge. The design is unique in a contemporary manner, but with timeless and elegant features, textures and finishes,” continues Franc. “However, this project will differ from the Michelangelo in that it was more classical in terms of its overall architectural design. The perfectly situated Legacy Corner will have excellent aesthetics while at the same time complementing and respecting the surrounding built environment.”
Sizing it up
Valued at R180 million (21 million USD) the 15-level development spans approximately 32,000m2 and will comprise basements retail levels, hotel and apartment component.
The mall component includes three levels of upmarket retail, two of these levels will link to the upper and lower levels of the Nelson Mandela Square. The retail tenancy of Legacy Corner will not clash or duplicate, yet rather complement the existing retail of the other developments.
Extending upwards from the retail level is the six-level Da Vinci hotel that is designed to have 175-suites, 50 apartments and three large penthouses on six levels. Patron amenities will include a leisure terrace offering a glass roofed lounge and breakfast area, a fitness facility; heated pool, spa and sun deck.
Inclusion of the apartment block was envisaged to provide its target market of urban and suburban professionals with a sophisticated urban lifestyle in an innovative setting with a sense of privacy and exclusivity.
Green with Envy
In an industry ever cognisant of responsible building issues, the BAI team has ensured the inclusion of numerous green solutions geared at sustainability and energy-efficiency. These technologies include heat exchange systems, solar panels and performance glazing as well as low flow shower heads in the hotel suites and apartments. Legacy Corner’s facade will also have a thermally efficient materials ensuring that no heat build-up or loss occurs in the structure.
Clients are scrutinizing environmental issues, maintenance and operating costs with the realisation that initial capital outlay will be offset in the medium to long-term by the design and selection of green technologies, which may have a capital premium during the construction of the building, but could be recouped in a couple of years.
BAI reports the inclusion of energy-efficient specification within the brief and budget as a rewarding challenge, as they believed the addition of such principals should be the norm, not a luxury, in a development of this nature.
To this end, the Legacy developers recently committed to the Heritage Environmental Rating Programme in Africa, whereby all its properties will undergo continuous assessment and receive independent accreditation for being environmentally responsible. The company aims to ensure that their properties reduce the impact of their operations on the environment.
Overcoming the Odds
In the current economic crisis and lack of readily available resources, challenges with a contract of this size are expected. LDV Construction reports a major challenge being the site’s location. Absent were any adjoining areas that could be utilised as site establishment points for them, causing all construction related activities (e.g. transportation and storage) to be coordinated on the same streets the public uses for day-to-day activities.
Leaving a Legacy
As with the Michelangelo, the combination of a hotel and apartments is proving to be a winning formula of the Legacy Hotel Group. Statistics show that Johannesburg receive more revenue from tourism than Cape Town, and Sandton has become exceptionally popular not only with locals, but also with international travellers from around the world including other African nations. The development is expected to become a sought after destination due to its excellent location, world-class hotel , high-end retail shops as well as its contribution to residential market demand within Sandton’s CBD.

Legacy Corner Mall to Open

The prestigious Legacy Corner Mall, located within the same development as the new Da Vinci Hotel, will be opening towards the end of September
It is expected to complement the existing retail facilities in the adjacent Nelson Mandela Square and the Michelangelo Towers Mall. The Da Vinci hotel and apartment suites are scheduled to be completed by late 2009.
The Mall forms the retail component of the 17-storey Legacy Corner mixed-use development on the corner of 5th Avenue and Maude Street in the Nelson Mandela Square block in Sandton.
Legacy Corner consists of the six-level Da Vinci hotel with 168 rooms, four levels comprising 80 residential apartments, two levels of four luxury duplex penthouses, four levels of parking and the 5000m2 high-end retail, dining and entertainment Legacy Corner Mall component. The Mall is situated on three levels beneath the hotel and is directly linked via two levels to the upper and lower levels of the Nelson Mandela Square as well as to the P1 and P2 levels of the Nelson Mandela Square parking levels.
Bentel Associates International (BAI), the architects responsible for the highly acclaimed Michelangelo Towers and Mall, have designed the mixed-use lifestyle development and their retail design expertise will again be evident in this exclusive shopping mall.
“The Mall has been designed to complement the other components of Legacy Corner," says Franc Brugman, BAI senior director and the project architect for Legacy Corner. "It includes high-end retail stores and will feature the much awaited Maximillien Restaurant that is expected to revolutionise dining out in Sandton. The restaurant's magnificent position has views down Fifth Street and towards the northwestern suburbs." The restaurant is scheduled to open later this year.
The Mall has connections to the upper and lower retail levels of the Nelson Mandela Square. The upper level connection is located next to the existing Exclusive Books, which is undergoing a major revamp and expansion into the new Legacy Corner Mall. The lower connection is located alongside the existing X- Ceptions shop in the Nelson Mandela Square. The two connections link through to an escalator court that will provide a vertical circulation node connecting the parking and retail level of both the Legacy Corner development and the Nelson Mandela Square. The escalator court will also boast one of the world's largest video screen walls with some 64 42” TVs making up the screen wall.
The floors of the retail area have porcelain tiles and neutral colours and tones add to the luxurious atmosphere of the mall. "We have also incorporated lower lux levels so that the brighter light from the shops attracts shoppers’ attention, whilst also ensuring a lower energy lighting demand for the mall levels," explains Brugman. "The shops are designed with neutral shells and high end shop fronts – all the design identity and pizzazz comes from the interior design of the individual shops."
"An exciting component of the new mall is the glitzy and glamorous Marco Polo which opened its doors in early September 2009. The Marco Polo is entered via the two levels of the Nelson Mandela Square parking levels, off Fifth Street and via the escalator court, which will form a powerful vertical circulation node to both the Legacy Corner and the Nelson Mandela Square retail levels. Marco Polo will provide an added source of entertainment to the Sandton node proving yet again that the Sandton CBD is the place to meet and be seen in Johannesburg."

no, everything besides the escalators going down to the casino bit is still covered up. The entire place is really messy though with only a few shops open.

Sadly the glass facade seem to have been scrapped - probably trying to save a few bucks. It is a nice enough building, but now it looks a bit bland. Pity, Sandton seriously needs more glass, and less faux italian crap.
