Hi people this thread for Wakrah City Master Plan

The plan contains many things and major changes for Al-Wakrah and including the heritage village with Souq Waqif (Wakrah Branch) and Al-Wakrah Cornish any many other new zones like shopping area and malls.

Wakrah wi bas where are you ???? i think you should come here as soon as possible your missing the wakrah cornesh which i think was almost everybodys dream :D

well we want some independence for Qatar cities in new section or just keep such these threads in the main section not everything follows Doha lol

I live in Al-wakrah i was driving to mosque and taken this pic on my way by my phone :)

I wrote the information I know currently , I will add anything new soon when I hear about it such the free zone (The New port) in al-Wakra and the location of the new mall.

Well im not sure about this one but Im sure about Al-Wakrah Mall by Azdan company it is new mall in al-wakrah and also Azdan will do another mall near landmark (Al-Grafah Mall) you can read about this here Raya.com (http://www.raya.com/site/topics/article.asp?cu_no=2&item_no=296868&version=1&template_id=35&parent_id=34) befor few days they posted pictures for the mall in the local newspapers but I cant find it yet on the internet.

Climate-controlled underground boulevard, water-front recreation, gardens and heritage landmarks will be some of the features of the master plans proposed for Al Khor and Wakrah municipalities. Urban Planning and Development Authority (UPDA) yesterday presented the plans, prepared by the consultants Surbana Urban Planning Group of Singapore, to a select audience of officials for discussion.
The plan allocates the proposed land use for different purposes.
The Al Khor includes Al Khor and Dhakhira developments, while the Wakrah plan includes Wakrah and the nearby Al Wukhair.
The plan envisages the use of the cities for the next 25 years and more*, UPDA director general Ali Abdullah al-Abdullah said.
Presenting the master plans, Jeff Greig, director of operations of Surbana, said in Wakrah the plan was for three separate developments: Wakrah municipality, the city and Al Wukhair town.
The plan had certain constraints. They included the presence of a large industrial area nearby (Mesaieed), sensitive coastal area, and presence of sand dunes, which had to be protected. “We have to be aware about the environment and the attractions these features hold for many peopleâ€*.
Besides, Wakrah is a corridor for many utilities. So, the structural plan is based on these aspects, which also took into consideration the possibility of a huge growth in population there because of the proximity to Doha.
They envisaged a population of 600,000 for Wakrah by 2032 and 170,000 in Al Khor, Greig said.
Al Wukhair, for instance, will be a garden sanctuary*. It will be a town with gardens and exclusive facilities and upmarket housing community. It will be a pedestrian-friendly town, distinguished by its grand landscaped features, Greig said.
The core of the city will be characterised by single family villas. But, there will also be provision for a new mixed-use residential site, boulevard, town square and high-end lifestyle facilities.
According to the plan, the existing farms will be retained. The recreation area will include a wildlife park and country club.
The planners described Wakrah as the Sparking South Coast City*, a place where everyone will want to go and live.
One goal is to establish it as a regional centre to complement the economic activities in the south, with a downtown having a range of commercial activities and integrated transport hubs.
The second goal is to make it a residential city of choiceâ€*. There will be a variety of housing choices for both nationals and expatriates, including flats and villas.
The goal is to make it a preferred waterfront destination. “It will be continuous public waterfront that offers a myriad of activities where public access will be ensuredâ€*.
Yet another goal of the project is to keep it as a city of heritage by re-establishing the city’s historic core with a distinctive sense of place and traditional Arabic values.
A big commercial area will be complemented by high density housing (flats), which will be connected to the waterfront. The existing commercial area will be retained.
The high-end residential area will have such facilities as a golf course. The Wakrah Festival Bay will include two hotels, festival venues and other facilities.
The Doha Expressway will connect the capital all the way to the central Grand Mosque in Wakrah and to the waterfront. A rapid transport rail station will be located near the mosque.
An underground pedestrian area will be separated from vehicular traffic. It will be a climate-controlled area with buildings on both sides, which will be used for residences and offices.
The waterfront will be divided into three parts: one for active recreation like motorised boating; second a commercial and cultural precinct with shops and restaurants, and a third a family park with small chalets and passive recreation facilities like walking. All the three precincts will be connected by cycle and pedestrian tracks.
Ali Abdullah al-Abdullah, and project manager Abdulrahman Jaber Surour, said the plans would be presented to the public through exhibitions in Doha, Al Khor and Wakrah. These will include short films and 3-D presentations.
“Everything would be very transparent and the public view would be taken into considerationâ€*, the officials said. After that, the final project will be presented.
Once the feedback is considered, the necessary regulation on height of buildings, green cover and similar aspects would be issued.
The presentation was also attended by Djoko Prihanto, senior vice president of Surbana, and UPDA officials Mohamed Ali Malik, Abdulrahman Sorour, Khalifa Abdulazza and Mona Abdulkader.

DOHA • The land use in Qatar's fast developing townships Al Wakra and Al Khor will be soon subjected to strict regulations. The land owners will have to strictly comply with the regulations of Urban Planning and Development Authority (UPDA) while developing their lands in future, if the preliminary outcome of UPDA's Al Khor and Al Wakra master plans are an indication.

The master plans of the model townships of Wakra and Khor recommend development of special zones in these townships for each segments. This include special zone for upmarket commercial complexes, exclusive zones for nationals, mixed residential areas for nationals and residents; and a special area for single resident families.

The master plan has conceptualized special zones for educational institutions, public offices, commercial complexes and marina.

Wakra's New Downtown regional centre has been divided into seven segments. They include 'Wakra Gateway', 'Wakra South Square', 'Wakra Festival Bay', 'Wakra Sands', 'Wakra Residence', 'Wakra College' and 'Wakra Trade Center'.


The Wakra Gateway' is an exclusive zone for major government and public offices. The 'South Square' will witness a mix of office complexes, residential apartments and middle and lower level retail outlets.

'The Festival Bay' will be an exciting area marked by at least two resort hotels, business investment hotels, maritime museum at water front, marina, arts and cultural centre. "Wakra Sands" will be dotted with family parks, recreation precincts, commercial and cultural complexes.

While 'Wakra Residence' is an area reserved for construction of multi-facility residential complexes,' Wakra College' is an exclusive zone reserved for educational institutions. 'Wakra Trade Center" is meant for developing malls and retail outlets.

'The goal is to develop both the townships as regional centre of Qatar and a residential city of choice. With the population expected to grow at an exponential rate in both these townships in the coming years, there is a need for a bringing in a zoning regulation and prioritization of implementation plans", said Ali Abdulla Al Abdulla, Director General, UPDA.

The master plan envisages Wakra to be developed as a preferred waterfront destinations and a vibrant city where people would be really want to visit and stay over.Considering the city's heritage history, a separate area will be developed as a heritage zone. Re-establishing Al Wakra city's historic core with distinctive sense of place and traditional architecture is another proposal.

Construction of quality villas, regional parks, waterfront public spaces are among other projects planned as part of the model township in both the cities.

The southern area of Al Khor will be developed as large commercial area with high-end residential zone connected to waterfront.

The west has been earmarked for middle income residential area. Within the Western Zone and on the eastern area, a special zone will be earmarked for housing complexes for single family residences. The Eastern area will be predominantly meant for single family areas.

The northern area of Wakra has been reserved for the high-end residential area complemented with a lot of upmarket games and recreations, including a golf course.

UPDA will exhibit a broad spectrum of the final outcome of the study areas of both Al Wakra and Al Khor at various places for enlightening the general public for their better understandings of the future development plans of the two areas.

Al Khor and Al Wakra Development Project is part of Qatar National Master Plan (QNMP) commissioned in response to the unprecedented urban development that necessitated development of long term development plans.

The master plan projected Wakra municipality's population to an estimated 600,000 in 20032. The population of Al Khor will grow up to 170,000 during the period.

As I know the metro will link to the Big Mosque area this area will be the downtown and will have very important building gov buildings , shopping , college etc.

Nice plan! but i dont see why Qataris cant design it themselves, and why they would hire a company from overseas to design it. BTW, whats the yellow-brown empty plot of land that runs diagonal throughout the center of plan.

lol these the lines of oil & gas also electricity most of it is under the ground but they should make the land free and no building on it or around it just green space.

bablo, last time i have been to wakrah (1 month ago) the entire wakrah coast was open.. the only part that used to be underconstruction was the port... its been open since a while now... the heritage village is underconstruction but its also open for visiting so anyone could go there... (i did...)..

^^ As i already said before somewhere in the forum, YES the beach was never closed, even if it was fenced of in some sections you can still get in anyways, so yeah its open you can go to the heritage village etc...

The new-look Al Wakrah will boast a Grand Central Plaza in the Gateway Precinct

What used to be a small fishing and pearling coastal town five miles south of Doha’s outskirts has already become the second fastest growing city in an ever-expanding Qatar.
The Al Wakrah municipality, comprising the towns of Al Wakrah, Al Wukair and Al Mashaf are currently seeing unprecedented development never seen before in this former capital of the country, senior officials at Al Wakrah Municipality said yesterday.
“The fact that it is located between Doha and Mesaieed Industrial City (MIC) makes it an ideal location for development. And by that I mean development in infrastructure, of housing, and of commercial property,” an official said.

Another feature of the Al Wakrah project will be the South Square Precinct

“Developers are also realising that it will be ever-closer to the New Doha International Airport and the country’s biggest port that is currently under-construction,” he said.
Building permits issued by the municipal office since 2007 speak for the growth.
A total of 652 permits (commercial and residential buildings) were issued during that year followed by a spurt in 2008 with 775. In 2009, as of this week, the Building Permits Section of the office has issued permission 647 units.
“There was a decrease in number of applications this year but the second part of the year really caught on.
“You are seeing a number of residential and commercial properties becoming ready in the area because after a permit the construction usually takes 1-2 years,” a senior permit officer explained.
Figures for the pre-2007 period were not available, but an official said “not much was happening then”.
That was then. Today, Al Wakrah Municipality is seeing dozens of banks, franchised restaurants, car dealerships and businesses opening branches along Al Wakrah’s main highway that serves as a corridor between Doha and MIC.
And while scores of residential enclaves have come on board this year, a massive 305-bed hospital (QR1.85bn) located on the southern tip of Al Wakrah and spread on 304,000sqm is expected to be opened in 2011.
“We have also approved for one of Qatar’s leading real estate developer, a shopping mall spread on over 70,000sqm next to the hospital,” the official said.
Excavation is ongoing at the site of the mall and is expected to open to public in 2011 also, he said.
“There is a long-term master plan envisaged for Al Wakrah, which sees it acting as a catalyst for the expanding economic zones of MIC and the Qatar Economic Zone,” the official said.

Al Wakrah Heritage Site as seen from the plane when i was Landing two days back!

AMAZING, but unlike Souq wakif, this houses are all fenced and am not sure how they will make it into a commerical zone with fences, but well see!

very nice, so far i can see a bit of this is in reality which is Wakra Souq wagif and the port, i dont know how real is the water/theam parkes but i wish/hope they are real and we hear about them soon and we see them building it, there is a big hospital which will open on the 12/12/12 new staduim for WC and many resturent opened there, new mall will open soon, and good frount sea area when it will be open...

whats missing is: new road, we need to see the Wakra high way... Hotels 2 to 3, and more parks. Hope we see that soon

Following an invitation from the Qatari Government, landscape consultancy Alshami Terra Firma (Dubai) approached Stride Treglown in June 2011 to coordinate the preparation of two masterplan concepts for a 5km stretch of waterfront in Al Wakrah, a host city for the World Cup 2022 located south of Doha International Airport in Qatar. The masterplan objectives included the provision of Government buildings, residential, hotel, leisure and recreation uses, traditional boat building and water sports activities. The competition entry required us to manage the inputs of geo-environmental engineers, commercial property, transport, cost and CGI consultants, as well as our clients landscape architecture involvement.

Our Initial Site Analysis Report led to the preparation of both contemporary and traditional concept options: the difference being the style of buildings and the scale of intervention required. Approximately 30,000,000 sqft of development was proposed, together with extensive earth and dredging works and uses ranging from new marinas, a championship golf course, hotels and holiday islands to complement a range of water activities. Cost estimates placed the development in the order of £5bn.
