Wheresmycoat, go to imageshak.us click on browse, find the location of the file(picture) you want to upload from your computer, double click on the picture, then click on (HOST IT). wait for the picture to upload then a new page will open with links, highlight the (hot link for forum 1) right click copy then paste it with your quote. if you cant do it i will pm my email, email me the pictures and I will do it for you.

Hope everyone is well.

We finally received our contracts this week.

Schedule A also missing ie new floor plan etc.
Although our unit has increased in size and price we have no breakdown on the contract to show that it includes any of the common areas? Have emailed Investment House to check this. We to would not gain from not signing as we also bought our unit resale so stand to lose quite a bit if we chose to sell it back to Investment House. So we will keep it and cross our fingers that all goes well.


We have to send a further installment in line with the new payment plan, due on 25 March (next week) but notice the bank details on the contract are different to the ones we were originally sending payments to.

Can anyone confirm the correct bank details ie do we now send to their Escrow account as per the contract?

We also noticed that Dujan Properties are still involved? They are mentioned on the contract with no mention of Investment House? So confusing!::nuts:

Looking forward to meeting everyone on ParisDubai's Balcony!!!!!::lol:

Now Inv House has a contract with Amlak so you have to send the money to AMLAK escrow account.

I have driven by the site every day this week, spoken with the workers and walked around the Eden Blue construction offices. Have lots of updates and pictures. I thought we had seen the last of you...sadly it seems not so! if you insist on hanging around then please make yourself useful rather than offer conditions which nobody cares about - there are many other people willing to offer pictures etc without setting conditions after all this is an eden blue discussion board. Again are you really a cfo or an imposter let me know who you work for as it seems like a cushty number given you have time for a daily site visit and inspection..

Anyway don't know if you noticed, but my posts were also deleted. I really don't think it's some conspiracy against you.

I think it is probably best that we let bygones be bygones so we can use this forum for useful info.

Which brings me to Paris dubai....

You say your balcony is bigger. Is this in expense of your living area or due to the overall increase imposed on us? If it is down to the common area issue, then I guess we do get some extra sqftage after all???

If on the other hand your internal space has been reduced for a bigger balcony then they have screwed us over twice.

When i bought i had no detail regarding the size of my internal space and balcony (total was 452 SQFT)
Now in my contact the size of balcony+internal space is 458 SQFT (110 for the balcony) + 79 SQFT for common area

I had assumed from your earlier post that 'the new plan' had been amended from the initial plan.

I am nervous about seeing my break down. My studio is even smaller and the actual living space will be tiny. I'm hoping for a minute balcony.

Paris, my studio breakdown is exactly like yours. I have mixed feelings about a balcony being 1/3 the size of the actual flat. Its good for BBQs for sure, but not so good when you are living there and want to enjoy the flat away from the elements or want to rent out/sell off as many agents list net area (i.e. excludes balcony) when listing.

Still, there are ways to convert a large balcony into another room in the flat! Its just strange that my 2-bedroom in the marina has a balcony thats half the size of my studio! Then again, I suppose its cheaper for them to build larger balconies (concrete slab, really) than to give us that extra space in the interior (4 walls, piping, floor, ceiling, insulation, etc) given the price we are paying per square foot.

But the net area is 358 SQFT which is approximatly the same size than the studios of the Marina Diamond Towers which seem to have a very good return on investment.

My opinion is that agents list gross area and not net (but net of common area:))

i think a large balcony is not so bad for short term rental? A little drink on the balcony (or we can call it terrace:)) after shopping and sunbath on the beach is not so bad:):):)

Any idea of short term rental occupancy rate and price for studio in the Marina?

Nice Studios can command 80,000 Dirham per year in the Marina. Short terrm lets go for 12,000 per month for high end studios (i.e. corporate lets -- high tech, expensive furnishings, etc.)

Of course, in late 2010....the prices will be much higher!!!

Our studios will make VERY NICE short term lets....

I beg to differ. Last I heard the consensus was that rents will be much LOWER by 2010 due to a correction in the market caused by oversupply during 2009.

If we can all figure out how to make our common area into an extra bedroom then maybe we would all be happy!

Just had the breakdown for our studio and we are not happy.

was 430sqft, then told it was 464 sqft and charged a further 27000aed.
The breakdown confirms our unit size ie Living Area + Balcony is now only 400.4 sqft ie smaller than originally thought. but we are paying for 68sqft of common area.

Surely this is unacceptable.

Is there nothing we can do about it?

Paris, forgot to mention that Marina Diamond Tower studios, although quite small in size, are having a great ROI because they are relatively cheap and completed. The larger units take MUCH longer to move/resell because there is no financing on that tower so basically you need to be a cash buyer, which there are fewer of these days! This might also be a concern for potential Eden Blue buyers. I am not sure if there is financing with this tower but as we are having studios, for sure there will be some cash buyers with 750,000 if we decide to flip at completion (or even before).

Paris, thanks for the link. Wow - that seems a bit on the high side for a studio but I suppose there is a buyer for everything right now. I do know that betterhomes separates gross from net square footage but at the end of the day, whatever the contract says (i.e. 531 sq feet for you and me) is what stands.

Dubai Banks, I have thought about your wish to convert some common area into more space for our studios. I think I am going to convert my carpark space into a guest bedroom, complete with 4 plaster walls and a crystal chandelier. Do you think the developer would mind? We could have ourselves a wee B&B! :cheer:

Didn't realise there were 764sqft studios? I thought they were 1 bed.

Interesting that there are so many on the market now. I guess a lot of owners are trying to get rid of them before signing the contract after hearing about the common area issue. They may be able to dupe people into buying them at the larger size.

If new buyers don't do the research, there is nothing to suggest the new sizes aren't the net size. I notice one of the unscrupulous agents is even advertising 'full marina view'. I was told by Inv. House that none of the studios will have full Marina view.

Did a quick scan of the net and found a range of studios for sale in Eden Blue ranging in price from circ 1214/sqft to approx 1340/sqft - depending on floor and view. Have you noticed the maintenance cost? 14,000/annum?

I assume some people are trying to sell theirs privately due to the recent price increase etc?

Im confused....
How many 1 beds on each floor ? I was lead to believe all the 1 beds are 775sqft... thats what I was told for a Number 6 apartment. However I have seen also Apartment 6 on a different floor advertised as 868 sqft along with apt No 1?
Also how are the apartment numbers situated ? Ie is Apt 6 facing DEWA or the marina side ? :?

All 775 now are 898 and they are unit 6, all 755 now are 867 and the are unit 1. unit 6 and 1 are adjacent to each other and they are both marina facing. if you are interested pm me your email and i will send you the new floor plan.

are you saying that a now 464sf studio is a former 430sf meaning 30sf of common area??? is this clearly stated in the contract or does the contract have no breakdown?

in any event, how does a 1150aed/psf sound for a studio?

Ask the agent if there is a contract. If you see a contract then it is the new sq footage and the new price, prior to that there were only reservation forms. And yes the contracts has a new payment plan

Just returned from another site visit. There is another one of those piliing rigs at the site and one on the road, which actualy is blocking 75% of the street! Difficult to maneuvre in a 4x4!

Has anyone had problems sending their installments?

We just had a call from our bank saying the last installment has been returned due to there being no master account number? We only have the escrow number (the unique one for our apartment) that we was given by Investment House - their bank wouldn't accept the money due to money laundering rules in Dubai? We did speak to Inv house but they told us there is no master account? Our bank is trying to sort it out with them today? Has anyone else sent money using the Escrow Unit nos on their contracts?

A word of warning. If you are talking about taking it to Inv. House, they do not accept cash.

Check with them first; it could save you a trip.

Thanks to all who have taken the time and effort to give us these very encouraging updates on our Eden Blue Tower. I think the tide is now turning for us here at Eden Blue for the good after such a worrying time.:nuts: although still not out of the woods as yet we can look forward to seeing progress being made at last.:banana::banana:

I bought a 1 bed in EdenBlue via Elite Style with the view to relocating to Dubai in the not too distant future, but best laid plans can come adrift, and for various personal reasons this one has ... have managed to sell on the apartment but am having shed-load of difficulties with EliteStyle to stump up what they owe me... has anyone else here had problems with this broker? Also, can someone furnish me with an email of Investments House so I can see if Elite are pulling a fast one...

I love Dubai - thanks for uploading the photos. I don't think the actual groundwork will commence until another week or two. Site preparations and equipment delivery seem to be the daily routine now. Be sure to factor in the new Amlak escrow charges that are in the updated contracts.

500 to register / transfer account - *mandatory
100 to set up account - *mandatory
2000 for release of escrow payments (if sold before completion)

I have been thinking about possible views now that the plan is finalised. I would like your opinions on the following:

My estimation is that there will be excellent marina views for those at the front of the building and on the 18th floor or higher based on this picture looking back at Eden from the Marina. Again your thoughts please.

one more thing I would like to note, Eden blue tower is pushed all the way to the front of the plot and DEC towers are pushed all the way to the back of the plot so the Eden Blue will be adjacent to the podium of DEC tower and the podium is only 3 floors.
I think all the units on the marina side above the 10th floor will have a marina view even the ones in the back.

That's the old model that has never been updated to take into account the recent changes. I was in last week and they said it is a direct swap with the tower going to the back although it will still face the same way.

That is a bad move, first, the view of DEC tower will be blocked by Eden blue , second the view of Eden blue will be blocked by DEC tower except for the upper three floors.

The two neighboring towers will be so close to each other I have not seen anything like it any where else in the marina.

The model on the left of his desk? that is the same model I was referring to, I will go the day after tomorrow to investmanrs house office and ask for a site plan, this way we all will know for sure where the building is going to be built.

My understanding is that the Eden Blue tower will go up parallel to DEC, but 5 metres apart, in the back by the plant. The front part of the lot (closest to marina) will be the townhouses/villas, which is separate from the tower. Feel free to have a chat with the on-site PM at the actual site. He should definitely know!!

Seriously, don't bet on any views until completed. And, even then, don't bet on any lasting views! Anything could happen! There is still no set plan for the plots in-between Eden Blue and KG (I asked Inv House about this). I do agree that the higher up you are, the better your chances for seeing a bit of blue!

I think that clause means that the units are only meant for residential purposes (i.e., no business or commericial activities should be run from your apartment). There goes my Eden Blue cafe idea.......:)

Hi, i confirm this is OK for the payment, Escrow account number is working. I just received the confirmation of my payment today.
I saw that the al burj tower will maybe be contructed no far from the Eden Blue (between JLT and Discovery Gadens). Great news!

by the way just to confirm we spoke to investment house re renting out our apartment whilst we are in the UK and they said not a problem and that nearer the time of completion they can put us in touch with some companies who can help to manage it for us, so we don't see a problem with renting our our apartments.

Hi everyone, Looks investments house is just an investment company only and they are behind our money. I don't think they can* built even first floor of Eden Blue building in next five years. Can anyone tell me how much % is paid till now? As per my knowledge, whoever bought anything from investment house they all are distress selling. I also tried to sell my OB apartment but investments house increased the price of amount 250,000 AED more from original selling price and transfer was not sucessful. Anyhow I'm also victim of Elite Style broker and inestments house.

yes you are indeed correct the permit was issued and i understand the current work involves shoring not piling - this stage will last around 140 days and will be followed by the piling.I haven't been there for a week but will check again this week if the work is underway.

My estimation is that there will be excellent marina views for those at the front of the building and on the 18th floor or higher based on this picture looking back at Eden from the Marina. Again your thoughts please.

I'll be happy to email you, but I don't think they have dimensions on the plans, and it will be no clearer. The floor plans are available on the Eden Blue website, again without dimensions. I think however that the diagrams on the website refer to the old plans, before the supposed increase in size.

IMHO the position of the apartment is far more important than the exact layout as I don't think the one beds vary very much. If you get the wrong corner however, you could very well end up with a great view of a power station.

I am new to this forum. When it came to buying a studio apartment in Eden Blue, my search on the internet prompted me to visit this website and forum. This is really great forum and the members are very helpful to each other. Its good to see such forum exists, whereby someone like myself, can gather very important and realistic information before buying any apartment in Dubai.

I have been offered a studio apartment in Eden Blue at AED440,000 of 434 sq.ft. size. There are two on offer, one has partial marina/ocean view and other has partial SZ Road view. When I read all updates on this forum, I am really thinking whether or not I should be buying one in Eden Blue.

Please can someone help me reaching to a decision and also give me an indication as to the price I am paying is fair price and that whether or not the building will be completed eventually, without being adding any additional cost on the purchase price.

PM me your email and I will send it to you. Still not sure if it has dimensions though, but you can check when you enlarge it. Prices for a one bed should be around 1150-1200 per sq/ft I think.

The apartment number means nothing to me (maybe someone else can help), so it's impossible to say regarding views etc. What floor is it?

If memory serves me correctly, this price/size is without the extra sq/ft that was suddenly included a couple of months back. I suspect someone has decide to offload before signing the contract. You are being asked just over 1010AED per sq/ft which seems like a decent deal. Before you sign the contract you will be asked for another 40000-50000 for extra sq/ftage which will take your apartment to about 480sqft which is the new size. I stress that this is my hunch; the best thing to do is contact Investments House. Who knows if it will ever get built, we have been waiting long enough for it to get started, but then again as Wheremycoat said these delays are half expected in Dubai.

Here are today news from Inv House: "Construction is going on at the site and the shoring work has started. Please note that the contractors don’t work on weekends (Friday). The clients can visit the site now and see the progress of work. The work will be quicker in coming week."

As suggested by you, I will first try and contact Investment House to see what they have to say regarding the current prevailing rate in the same building and then ask them about the completion date etc. to see what they say.

It is impossible to say exactly when payments will be, unless you have the schedule. My understanding is that there are some differences between individual payment schedules. My schedule is: payment every three months with a couple of exceptions where the payment is due after four months. Payments to be completed mid 2010; assuming completion is in 2010 which looks increasingly unlikely.

It will probably depend on how many payments the seller has made to date.

Sohail's deal sounds interesting. I'm sure he can fill you in on the new schedule.

They are "planning on installing camera so that the buyers can view the
progress. The contractor has promised to do this for us every 3-4 months"

Hi every body

I think by scaring each other you are reaching no where. It is better to be realistic and ask some body who has experience, my self visited the site couple of week’s back I met the consultant and asked him about the project. He comments this is a good and true project and has nothing to be worried about.
By just exposing your scares from the project you are negatively impact the project and scaring others to buy like Suhail did.

I was there today, the work is progressing. The price should be much higher than what you guys proposing. You have to consider the last increment on the steel and cement prices which 30-35% is in additional to the inflation.In all Marina you will not get a price less than 1350/sft. Few months later you will feel sorry Suhail that you didn’t buy.

We signed and returned our contracts and have paid our June installment.
We have also got a receipt for the money and have also been told that shoring has started, work will pick up over the next few weeks and as Paris says the web cam will be up and running on the developers website shortly for us all to watch their progress.

I don't think we have anything to worry about - just need to be patient and watch our investment grow.

Good point re above. I guess it is difficult to be positive these days because there has been so many dissapointments with this project.
However, this is good news about the construction beginning at last. Investments house told us that the workers have agreed to do 2 twelve hour shifts for the foundations which if true will bring the construction more towards schedule. This can only be good news for us.

I hope that the camera does be erected so as we who cannot drive past the site can be more encouraged.

does anyone know if imre has any new photos of the site?

Our contract also states completion 2nd qtr 2010 and like Paris they have to pay us a penality if it is not ready by end 2010?

When we spoke to Mr Hussain in Dubai he told us it will take approx 2 yrs to build the tower?

I imagine they are sending new contracts only for contracts not yet signed by Inv House... If not, a contract signed by both parties means nothing, and so they can change price and completion date whenever they want. I don't beleive it is possible...

I emailed Inv house and got the following reply:-

Yes you are correct the completion date is now 1st Quarter 2011.

We estimated the date before as 2nd quarter 2010 as per the contracts but due to unavoidable circumstances beyond our control we have to extend the completion date . Kindly note it will take 30 months to complete the building so basically the expected completion date is now 1st quarter 2011.

You will be notified officially and an amendment letter will be sent to all clients where by we will mention the changes and it should be signed by both the developer and the client.

We will also adjust the payment schedule accordingly

I really can't believe this. Somebody please tell me I'm not understanding this correctly !!

So the price is completely open-ended. Who knows what you'll end up paying here. I can't believe the developer has put this in the contract. You'll all be insane to sign up for this. Given the rise in construction costs you will end up paying an absolute fortune for your apartments. The developer is off loading all the risk on to the purchaser here. Stay well clear of this development. It's the craziest situation I've ever heard. You'll lose loads of money buying here......the contract is not worth the paper it's written on.......Buyer Be Very Aware !!!

Are you sure Jeeta ?? It doesn't read like that to me. It's saying they can recover any increase in excess of 5%. So in other words, the developer will stand the first 5% increase in construction costs, then charge the purchaser the rest.

There's some strange things going on here. First they quote net area, then decide to re-size the units by quoting gross measurements including communal areas. (Apparantly due to the fact that they can't get their costings right for this project at the start and Emaar have to step in as the development will not be viable). Then they send contracts out but don't return them and instead chose to amend them - adding a clause saying if construction costs go up by more than 5% the purchaser has to pay extra. What's going on here ??

I'm not buying here but if I were, all this would make me feel very uncomfortable.

We have signed our contracts and have had them signed and returned to us by Investment House - we certainly won't be signing anything further to say we agree to pay more, especially when we have already had to pay extra because they recosted the project and said we are to pay for the common area. We have ended up paying more money but for less apartment area. We are certainly not going to pay any further increases and will not be selling the unit back to Inv House. I will be taking letter they send to us to a solicitor in the UK along with our signed contracts for their advice.

I think that we are not concerned as Investment House already signed our contract (i think we have the same contract).
In our contract you can read in the art 16.1: "No variation of this agreement shall be valid unless it is in writing and signed by each of the Parties or their authorised representatives."
So they will probably try to send an amendment but of course we will not sign and return it, and our contract is still running.
I don't understand why do they not built a higher tower, keeping the higher floors for them so they can sell the units at the end of the project at market price, and so not have a loss on their project...

1st rule of property buying in Dubai,forget location,price,style,1st rule is go for an established proven developer.
Always the case with 'good value' projects there is a hitch.
Have looked at this myself and agree prices are very good.This should be
some consolation to the investors.Even with increased costs passed on for increased construction costs this is still a good investment.
In 2011 if this is completed,the Marina along with JBR will be a fantastic place to live and anyone owning property,whichever building,will be very lucky.

When I visited the office of Investment house last March and looked at the contract and the price increase I got upset and asked Mr. Hussien, How can I be sure that you wull not inncrease the price again, he replied to me Quote: There was no contract before but now once the contract is signed by both parties we cannot increase the price again.
My contract have been signed by both parties and I will not sign any think else.

Tallest skyscraper in the world will be the centrepiece of Ibn Battuta Mall.

Local developer Nakheel is finalising plans for the world's tallest tower in Dubai. The scheme involves constructing a 1.4 kilometre-tall tower next to the Ibn Battuta Mall in the Jebel Ali area.

The Tall Tower project had involved plans for a 1,050 metre-tall building, but it is understood these designs have now been revised upwards to make it the tallest skyscraper in the world.

At 1.4km it is almost double the height of Emaar's Burj Dubai, which is expected to reach about 815 metres, and several hundred metres taller than rival towers in Kuwait and Saudi Arabia.

A spokesman for Nakheel confirms designs for the tower are being finalised and says a launch is expected this year.

Earlier designs for the project showed a building with 228 floors, a four-level basement and one service sub-level – a total built-up area of 1.49 million square metres with 492,000 sq m of useable space.

The tower will house offices, apartments and hotels. In the original 1,050 metre design, the highest habitable floor was at 850 metres, topped by a 200-metre central spire with a three-level function area and three service floors (MEED 10:8:08).

Nakheel's tower will be the focal point of its plans for the Ibn Battuta Mall development next to Jumeirah islands and Jumeirah Lake Towers. The Tall Tower will be flanked by about 20 smaller towers of up to 90 storeys that will be next to the revamped shopping mall.

Work has started on changing the layout of the mall ahead of the proposed expansion, which will double its existing retail area to 250,000 sq m by building retail space over existing parking areas between the mall and the metro.

The expansion will also include entertainment attractions and a roller-coaster on top of the mall.


The Tall Tower was originally called the Pinnacle and destined for Palm Jumeirah, before becoming part of the Dubai Waterfront scheme when it was renamed Al-Burj. The consultancy team for the tower includes UK-based WSP, US-based Leslie E Robertson Associates and Australia's Woods Bagot.

The project is just one of several skyscraper projects under development in the Gulf that could claim the title of the world's tallest building.

Saudi-based Kingdom Holding had planned to build a tower in Jeddah that was expected to be one mile high (1,609 metres). However, these plans are understood to have been scaled back and the final height of the building could be about 1,100 metres.

Like Nakheel's Tall Tower and the Burj Dubai, the tower will form part of a wider 5.4 sq km real estate project planned by Kingdom Holding.

Another masterplanned community anchored by a tall tower is Kuwait's City of Silk. The Burj Mubarak is expected to be 1,001 metres tall. In Bahrain, Danish architect Henning Larsens Tegnestue (HLT) has completed design work for a 1,022 metre-tall tower.

If all these projects go ahead, and no other 1,000 metre-plus towers are built in other regions, the Gulf will be home to the five tallest buildings in the world.

Do you know the layout of the neighbourhood? That's not next to Eden Blue. Perhaps some units "may" see a bit of it but Ibn Battuta and Jumeirah Park/ JLT is a completely different district, separated by SZR, and does not border the Marina at all.

This is such a big fancy development which will mean the same for you Eden owners as Burj Dubai means and affects develoments close by. It is good news for you even if you can not see the tower from your windows. It will mean a significant upgrade of the mall - and most important I think it means that the powerplant behind you will be replaced even quicker and a Marina II will be build there instead.

No, I am not an owner. Eden Blue seems like a nice tower and the location is not so bad as some think IMO. So projectwise Eden Blue is good - but obvious you have some issues with the developer.

No, I have not yet heard about such amendments as yours. I dont think it was strange they did not sign at the office - it is quite normal.

If they have not signed yet I dont know how you stand. I think you could give them a lot of bad publicity if you contact the media - maybe things then will be easier for you. Giving them the right to put unlimited extra cost on you is unheard of.

I spoke to Eden Blue this after noon, it seems they even don’t care, this is the conditions either you take it or leave it. After waiting for more than a year it is too disappointing to deal with such developer mentality.

I don’t understand whether this issue is raised up after this information about the tower.

They offered to refund the flat back and to give 10-15% premium.
I haven’t my contract signed yet.

Do you think if we sue them that could be a solution?

This contract close is to force buyers to return their flats back so they can sell them on higher prices. On 2011 who knows how drastically the concrete and steel price could jump. so our initial price per sf will end up with double the price (1400) /sf as a cost.

The other thing, how can we know that there will be no other issue with this developer.:ohno:

I'm not a legal expert but this is how I see things:

If you're already in possession of a contract signed by both yourself and the developer without the new clause then you're fine, it's a done deal and the developer cannot change anything.

However if only you have signed and the developer hasn't signed yet, there's nothing you can do as a contract is not in place. The reservation can simply be cancelled on the basis the developer doesn't want to sell it to you now and your money refunded.

Nobody in their right mind will sign such an open-ended contract and the developer knows this. They're hoping everybody will back out, then they can resell the units at a higher price with of course the new cost escalation clause removed.

I'd definitely speak to RERA and see if there's anything they can do here, as this is totally unethical behaviour. :ohno:

What if we all email Emaar as to what is happening to our project. After all its our hard earned money thats sitting in an escrow account doing nothing for over 1 year now. just a polite notice about the way we have been treated by the buisness men in The United Arab Emerites. I picked my contract up after all the furore about making us liable for construction cost increases. Just to be clear, my contract was NOT signed by them at this time and they had ample time to make the amendment, but chose not to.

So, hopefully this has been dropped as a bad idea and everyone will get their contracts with only the completion date having been changed. Of course that also means a slightly altered payment plan.

Hi, I was on holiday in Dubai from the UK two weeks ago and went to the office of Investment House to get some information.

They confirmed verbally that the clause in the contract regarding passing on the construction cost increases has been dropped.

They also advise that completion is expected to be Q1 2011.

I have some pics that i will upload when I have worked out how to do it ( I assume it's simply cut and paste into the message box).

thanks for this update. I am suprised that they need a permit for each step of the construction, but it is probably normal?

Hope u r well.

Apparently this is normal they have to have permits at certain stages of the build. Only like the UK really where they make sure things are going to plan.

Are you planning on going to Dubai for hols before your apt is built?

hello to all

eden blue seems to be a good investment opporunity at present. if i describe it's position in a nut shell, then it will be 'high risk, high gain' investment.

can anyone please answers the folowing questions, which i'm sure will be asked by every investor regarding eden blue.....

1. are there any banks offering finance for eden blue?

2. is the payment plan related to the construction of the development, or is it just fixed payments every 3 or 4 months?

3. who is the developer? is it investment house or dujon or someone else?

4. is the location same as shown on the page 1 of this thread/ developers' website? or has it changed?

5. what are the developments infront of eden blue? and how many floors is it?

6. is there any chance of the marina facing apartments losing their view in the future?

What I know and seen when I visted Dubai is that Eden Blue plot is the one adjacent to DCE towers and the building infront of Eden blue is 8 floors. I dont think the marina facing apartments will ever lose their view( if you are in higherfloors).
So I think on the highest floors you will get the best view of the marina. My apartment is on the 27th floor and I know that I will have an unobstucted view. The payment plan is every 3 months but it is deposited in an escrow account(AMLAK). The developer is Investments house http://www.investments-house.com

Did a drive by last night (around 4 am).

There were lights on and activity and I saw a great big hole in the ground. I drove off with a smile on my face. :)
