KUALA LUMPUR, Oct 30 (Bernama) -- Bumiputera traders are frequently associated with stalls, night markets and five-foot way as well as old and small-sized shops.

Most of the times, Bumiputera traders merely operate small-scale business and the majority of them are in the small and medium scale enterprises (SME) category.

The fact is, the Bumiputera businessmen are having it difficult to stamp out their mark in cities like Kuala Lumpur due to the constraints on their financial capability.

However this scenario is expected to change for the better with the construction of 'Persada Putra', a business complex owned by Majlis Amanah Rakyat (Mara).

The 30-storey building will be constructed at the site of the old Mara building at Jalan Tuanku Abdul Rahman here.

Entrepreneur and Cooperatives Development Minister Datuk Seri Mohamed Khaled Nordin is expected to perform the project's ground-breaking ceremony this October 30.

OPPORTUNITY

Mara Director-General Datuk Nam Marthinin said the RM277 million Persada Putra is expected to be the city's new landmark upon its due date for completion in 2011.

He said the Persada Putra would provide space and opportunity for Bumiputera businessmen to conduct national and international level trade.

The complex would also serve as a networking centre for Bumiputera entrepreneurs.

"Persada Putra will emerge as the symbol of success and catalyst to create the Bumiputera industrialand Business Council (MPPB)," Nam told Bernama at his office in Mara headquarters here recently.

On competition by the other commercial complexes, Nam expresses his confidence that the building would be able to stand on its own as it would be equipped with the latest and state-of-the-art facilities.

He said Persada Putra would have the Information and Communication Technology (ICT) facilities for national and international-class commercial activities.

Among these facilities are the commercial lots, 90-room budget hotels, conference and exhibition halls. The building would also have parking lots for 252 cars and 307 facilities.

MARA'S STRATEGY

Nam said the construction of Persada Putra is Mara's move to locate Bumiputera traders at a prestigious and strategic location.

Apart from providing suitable-sized commercial lots, the complex would also house Bumiputera entrepreneurs under one roof, making it a one-stop centre.

Persada Putra would have more than 200 Bumiputera traders offering various business and services.

However priority would be given to those who conduct franchise operations and traders who have made a mark in their respective business.

The construction of the Persada Putra would see the first seven floors of the complex connected to Medan Mara, Kompleks Pertama, SOGO shopping centre and City LRT station via a RM18 million 'retail bridge'.

The 'Retail Bridge' is a pedestrian overhead bridge which connects the Starline LRT Station of the City,SOGO, Pertama Complex, Medan Mara and Persada Putra.

Air-conditioned business lots would be created along this 'Retail Bridge'.

SELECTED BUSINESS OPERATIONS

The first floor of Persada Putra would have operations based on the 'Halmart' concept that offers halal food products. This floor would also have the state-of-the art information communications technology and a mini laboratory for research and development (R&D) work.

One floor up would have business dealings in Malay and Islamic fashion wear while a food court of the Truly Malaysian Kitchen concept which offers various traditional and popular cuisine and delicacies from nationwide will be located on the third floor.

As for the fourth floor, Mara plans to locate the space for Bumiputera entrepreneurs involved in the herbal, pharmaceutical and bio-technology industry.

Spas and beauty-care premises will be located on the fifth floor, complete with gymnasium and medic-tourism facilities.

As for the sixth and seventh floor, the levels would have a convention and exhibition centre to be known as the 'International Retail Convention Centre' (IRCC).

The eighth to 24th floor would have corporate and conglomerate offices while the hotel and recreational facilities are planned on the 25th to 30th floors.

Persada Putra mercu tanda lonjakan keusahawanan bumiputera

KUALA LUMPUR: Medan perniagaan pengusaha Bumiputera sering dikaitkan dengan gerai, kaki lima, pasar malam dan bangunan kedai yang kecil atau usang.

Secara lumrahnya juga pengusaha Bumiputera hanya menjalankan perniagaan kecilkecilan di mana kebanyakannya berstatus pengusaha industri kecil dan sederhana (IKS).

Realitinya memang sukar untuk pengusaha Bumiputera bertapak di kompleks perniagaan yang besar khususnya di bandaraya Kuala Lumpur memandangkan kemampuan kewangan mereka yang terbatas.

Bagaimanapun, peluang untuk pengusaha Bumiputera terutamanya yang mengusahakan perniagaan berskala besar menjalankan perniagaan di premis yang tersergam megah di Kuala Lumpur ini dijangka terbuka luas apabila siapnya kompleks 'Persada Putra' milik Majlis Amanah Rakyat (Mara).

Bangunan setinggi 30 tingkat itu akan dibina di tapak lama bangunan Mara di Jalan Tuanku Abdul Rahman di sini.

Menteri Pembangunan Usahawan dan Koperasi, Datuk Seri Mohamed Khaled bin Nordin menyempurnakan majlis pecah tanah projek tersebut hari ini.

Ruang dan peluang

Menurut Ketua Pengarah Mara, Datuk Nam Marthinin, Persada Putra yang membabitkan kos pembinaan sekitar RM277 juta akan muncul sebagai mercu tanda baru di tengah-tengah pusat bandar Kuala Lumpur apabila siap pada 2011.

Persada Putra juga, katanya akan memberi ruang dan peluang untuk usahawan Bumiputera menjalankan perniagaan serta aktiviti dagangan peringkat nasional dan antarabangsa.

Di samping itu, ia juga akan menjadi pusat jaringan kerja bagi usahawan Bumiputera.

"Justeru Persada Putra akan muncul sebagai lambang kejayaan dan pemangkin untuk memartabatkan keusahawanan Bumiputera bagi mencapai matlamat mewujudkan Masyarakat Perniagaan dan Perindustrian Bumiputera (MPPB)," kata Nam dalam sesi wawancara dengan Bernama di pejabatnya di Medan Mara di sini baru-baru ini.

Mengenai persaingan dengan kompleks yang sedia ada, beliau melahirkan keyakinan Persada Putra akan mendapat sambutan yang menggalakkan antaranya kerana bangunan tersebut akan dilengkapi dengan sistem bangunan yang canggih dan terkini.

Persada Putra, jelasnya akan mempunyai kemudahan prasarana Teknologi Maklumat dan Perhubungan (ICT) bagi menempatkan perniagaan yang bertaraf nasional dan antarabangsa.

Di antara kemudahan yang akan disediakan di Persada Putra termasuk lotlot komersial, hotel 90 bilik, dewandewan persidangan dan pameran serta tempat letak kereta yang boleh menampung sebanyak 252 buah kereta dan 307 buah motosikal pada satu-satu masa.

Strategi Mara

Menurut Nam, pembinaan Persada Putra jelas merupakan satu strategi untuk menempatkan usahawan Bumiputera di lokasi yang strategik dan berprestij.

Di samping menyediakan lot komersial yang sesuai dengan perniagaan, ia juga akan menempatkan usahawan Bumiputera di bawah satu bumbung dan menjadikannya sebagai pusat perniagaan setempat.

Persada Putra, katanya akan menempatkan lebih 200 orang usahawan Bumiputera yang akan menawarkan pelbagai perniagaan dan perkhidmatan.

Bagaimanapun, beliau menegaskan pihaknya memberi keutamaan kepada peniaga Bumiputera yang sudah berjaya dengan perniagaan yang boleh diketengahkan termasuk mereka yang mendapat perniagaan francais.

Di bawah perancangan Mara untuk Persada Putra, ruang perniagaan di tujuh tingkat pertama (podium) Persada Putra akan menyaksikan kesinambungan pusat perniagaan ke Medan Mara, Kompleks Pertama, SOGO dan Stesen LRT Bandaraya melalui pembinaan satu projek futuristik yang dinamakan 'Retail Bridge'.

Pembinaan 'Retail Bridge'ini dijangka menelan kos RM18 juta.

'Retail Bridge' ini merupakan Jejantas Pejalan Kaki yang menghubungkan Stesen LRT Starline Bandaraya, SOGO, Kompleks Pertama, Medan Mara dan Persada Putra.
Di sepanjang 'Retail Bridge' ini akan diwujudkan ruang perniagaan berhawa dingin.

Jenis-jenis perniagaan terpilih

Mengenai perniagaan di Persada Putra, tingkat satu akan menempatkan perniagaan berkonsepkan 'Halmart' yang menjual barangan keperluan berlandaskan makanan halal dilengkapi dengan sistem ICT yang canggih dan makmal mini untuk kerjakerja Penyelidikan dan Pembangunan (R&D).

Sementara tingkat 2 pula akan menempatkan perniagaan yang berkonsepkan Busana Melayu dan Busana Islam, sementara di tingkat 3 pula terdapat nanti medan makan yang berkonsepkan 'Dapur Malaysia Sebenar' yang akan menjual makanan tradisional dan kegemaran ramai dari seluruh pelusuk Malaysia.

Di tingkat 4, pihak Mara akan menempatkan perniagaan berkonsepkan herba dan farmaseutikal dari sumber herba dan teknologi biotek pengusaha-pengusaha Bumiputera dan tempatan.

Perniagaan berkonsepkan SPA dan Pusat Kecantikan dan Penjagaan Kesihatan pula akan ditempatkan di tingkat lima. Ia akan menyediakan barangan dan perkhidmatan untuk penjagaan kesihatan dan kecantikan termasuk gimnasium dan 'medictourism'.

Di tingkat 5 dan 7 pula akan disediakan dewan persidangan 'pusat konvensyen dan pameran' dikenali sebagai 'International Retail Convention Centre' (IRCC).

Tingkat 8 hingga 24 akan menempatkan antaranya pejabat korporat dan konglomerat sementara hotel dan rekreasi pula ditempatkan dari tingkat 25 hingga 30. BERNAMA

sogo had 2 phases last time.there should be a tower on top of the mall.it was a cool project back then.i still remember the rendering of the project on news papers last time.but every thing stopped when economic turmoil happened.including capital square next phase project(which is on going today)

true..but sogo got problems..the one in s'pore closed down already...so as many others around the world.sogo in kl still survive i think because of berjaya.and the canceled/delayed project was berjaya's project.but im still puzzled by a project in jakarta..i understand that they r going to open a big SOGO there..

imagine if they glass it up.. :) and change the escalators roof.make it look modern instead of traditional.as for medan MARA,the way i see it,it cannot be helped.the design is too horrendous to be "facelifted".just demolish it n rebuild like wisma angkasaraya.horay for persada putra.this one of those that looks better than its rendering :cheers:

Persada will be good for that area BUT medan mara is a disaster in making renovation after renovation making the place look a like pasar malam.Mara should consider taking over or buying pertama complex also then turning the the road between the 2 building into a street bazaar.The new police station is fukgly but can be worselah.
