KUALA LUMPUR, June 5 (Bernama) -- Share prices on Bursa Malaysia closed higher on buying interest in the second half of the afternoon session following a recovery in the Chinese stock markets after a plunge this morning.
The local bourse was higher in the early morning as it took the cue from overnight gains on Wall Street but turned weaker around midmorning as the Chinese markets plunged, a dealer said.
However, the Chinese markets recovered in the late afternoon after talk of support from fund managers, he added.
At 5.00 pm, the Kuala Lumpur Composite Index added 9.32 points to 1,369.50. It had opened 0.92 of a point higher at 1,361.19.
The Second Board Index edged up 1.23 points to 104.02 and the Mesdaq Index gained 2.57 points to 132.54.
The Industrial Index increased 25.37 points to 2,660.18.
The FBMEmas added 41.08 points to 9,149.59 and the FBM30 gained 48.03 points to 8,718.39.
Gainers led losers by 671 to 208 while 244 counters were unchanged, 272 untraded and 36 suspended.
The turnover increased to 1.262 billion shares worth RM2.039 billion from 941.819 million valued at RM1.947 million yesterday.
Among the biggest gainers today were property counters, led by DNP, which recently received the approval to convert its proposed office project in KLCC, Menara DNP, into a luxury condominium project.
DNP was the biggest gainer today, up 77 sen to RM3.02, after a research house rated it a buy as the project is expected to generate an after tax profit of RM320 million.
An analyst said the local bourse is ready for another record high tomorrow, to between 1,370-1,400, if Wall Street remains strong overnight and the Chinese markets rebound further.
In China, the Shanghai Composite Index today closed up 96.70 points to 3,767.10 after a volatile day and talk that the Chinese government ordered fund managers to support the markets there.
On the local bourse's outlook, the analyst said property counters would continue to attract interest in a bullish market on the prospects of strong growth under the Ninth Malaysia Plan.
Among the volume leaders, Petrochina call warrant rose four sen to 15 sen, GPA added 2.5 sen to 22.5 sen, China Mobile call warrant added 1.5 sen to 11.5 sen, Damansara Realty was unchanged at 47 sen and Iris added four sen to 32.5 sen.
Among the blue chips, Tenaga was unchanged at RM11.50, Maybank rose 10 sen to RM12.40, Bursa added 60 sen to RM12.00, Petronas Gas added 40 sen to RM10.40, Digi lost 30 sen to RM21.00 and Sime Darby fell 15 sen to RM9.95.
Volume on the Main Board increased to 773.859 million valued at RM1.798 billion from 670.698 million worth RM1.730 billion yesterday.
Turnover on the Second Board rose to 150.113 million worth RM119.321 million from 105.142 million worth RM118.632 million.
The volume on the Mesdaq Market increased to 146.076 million valued at RM83.746 million from 114.519 million valued at RM77.341 million.
Turnover for call warrants surged to 192.072 million worth RM36.956 million from 51.459 million worth RM20.058 million.
Direct business rose to 133.107 million valued at RM211.323 million from 31.215 million worth RM40.957 million.
On a sectoral basis, consumer products accounted for 35.974 million shares traded on the Main Board, industrial products 87.481 million, construction 79.126 million, trade and services 177.554 million, technology 5.853 million, infrastructure 6.315 million, finance 76.341 million, hotels 6.194 million, properties 179.338 million, plantation 22.624 million, mining 168,000, REITS 2.999 million, closed/fund 75,000, ETF nil and loans 93.817 million.

DNP emerges as a formidable property company

REMEMBER the early days before property stalwarts like Mah Sing Group Bhd, E&O Property Development Bhd and SP Setia Bhd took their rightful places as Malaysian blue chip builders? May seem hard to do for it seems like a long time ago.
These companies boast one thing in common – management that has foresight with the ability to buy strategic cheap land and extract the most value in the shortest period.
The strategic move by these companies to embark on mid to high end homes, as it turns out, was a hard-to-fault move which has raised their status in the highly competitive and cyclical sector.
Their robust and double-digit growth is also largely owing to the deliberate business move. With complacency clearly a loathed trait, these companies have urgently and aggressively expanded in the hot spots of Klang Valley and Penang.
Of course it helps that the property sector has been identified as an important growth sector of Malaysia with the government having implemented positive measures this year.
For instance, foreigners can purchase residential properties valued above RM250,000 without the Foreign Investment Committee approval.
Apart from that, the earlier limit on residential or commercial property loans that can be obtained by non-residents have also be removed.
Then there's the exemption from real property gains tax for both residents and non residents – a huge encouragement for the market.
These measures, along with the Government's billion-dollar northern and southern corridor development projects have further enhanced the appeal of Malaysian properties in the eyes of foreigners.
This has been a big reason for the high take up rates of properties in the sought after addresses in Klang Valley, Penang and Johor.
Against that backdrop, the creme de la creme property counters have experienced exuberant gains and with that, property stocks with single digit valuations have become few and far between.
Even so, sitting pretty on the main board of Bursa Malaysia is a property counter, which appears to have promising traits – reputable major shareholder, bright prospects and ability to attract high quality buyers. It is DNP Holdings Bhd, a 55%-owned subsidiary of Singapore-listed Wing Tai Holdings.
Cementing its emergence from the cave of neglect is its recently-released final quarter ended June 2007 results; the company raked in net profits of RM40mil.
Due to losses and provisions made from its previous quarters of disposing its food and garment businesses, the company still managed an 18-month (company is in midst of changing its financial year to June) net profit of RM34.19mil.
Noteworthy is the fact that although the company only just started recognising contribution from its property division in the past 6 to 9 months, the jump in earnings is rather substantial.
Based on its unbilled sales, recurring income and two upcoming launches by end FY07, the company is presently trading at 4.12x price earnings ratio (PER) for FY08 and only 1.7x for FY09.
Tweaking business model
“At the group level, Malaysia remains one of our key markets in Asia. We will grow our investment in DNP, through its core businesses in property, retail and hospitality. This includes adding to our landbank strategically to strengthen our presence in the market,” says deputy managing director of DNP and deputy chairman of Wing Tai Holdings Edmund Cheng.
Many may still find it hard to believe that DNP is turning to a full fledged property developer mainly because it was first established in 1966 as a garment manufacturing company with a factory in Penang.
Originally known as Dragon & Phoenix, it changed its name to DNP in 1990. DNP has been the listed Malaysian garment manufacturing arm of Wing Tai Holdings Ltd in Singapore since the 1960s.
Like its parent company, DNP has diversified into property development, property investment, apparel retailing and Japanese fast food business.
In the past, margins have been thin, mainly due to its erratic garment manufacturing operations as well as its fast food business.
Two years ago, DNP revealed its intention to consolidate its garment manufacturing business and to focus on property development. Not many took notice.
But as early as last year, it was becoming more apparent that DNP's desire to venture into property was finally taking off when it started shutting down certain unprofitable business segments.
In July 2006, it shut down its garment manufacturing operations in Sri Lanka.
In March this year, DNP disposed off its loss-making Japanese fast food business, Yoshinoya Food Systems (M) Sdn Bhd for RM240,000 to Platinum Projects Sdn Bhd. Together, these two businesses resulted in a loss of RM4.5mil.
“With the disposal of our Sri Lanka business and the disposal of Yoshinoya, I would say that it is now all engines firing for DNP,” says DNP's general manager and company secretary, Lee Kong Beng.
As it stands, DNP has four core businesses – property development, property investment, retailing and garment manufacturing.
There was initially speculation that major shareholder Wing Tai Holdings may take the company private.
This followed Wing Tai’s purchase of close to 5% of DNP shares between last July and March this year, which lifted its holdings to 55.05% as at March 26.
But Lee clarifies that there are no plans for Wing Tai to privatise DNP, more so with its share price trading almost on par with its book value.
In fact, the company's main focus is to become a serious and reputable property player.
“Since the start of this year, we have embarked on a co-branding exercise with Wing Tai Asia, as we want DNP properties to be associated with the Wing Tai brand name,” says Lee.
Numbers speak louder than words
Since DNP's debut into high-end property development earlier this year, the company has been a recipient of the blazing attention it has never before witnessed.
DNP's shares have risen almost three fold from 96 sen in early April to a high of RM3.16 intra-day on June 21.
It has since retraced, along with the rest of the market due to the US subprime woes causing turmoil in financial markets.
It is now trading at RM1.74; still below its book value of RM2.06 as of June 30.
“Investors are now beginning to notice that DNP can deliver. It is not just any wannabe property developer. No company can simply go high end and command great take-up rates if it didn't have the reputation to match,” says one property analyst.
A glimpse at DNP's order book reveals that the group's foray into property has indeed, been rewarding with many projects in the pipeline.
Lee says that DNP’s focus is on the mid- and high-end residential segments in Kuala Lumpur and Penang, where demand is strong and prices are still cheap relative to the rest of the region.
But rhetoric aside, DNP's just released results for year ended June 2007 holds promise.
For the 18 months period to June 30, the company recorded total net profit of RM34.19mil on the back of RM425.15mil in revenue.
A segmental breakdown for the quarter to June 30 shows that 61.64% of its revenue was derived from property development and property investment.
Approximately 20% was derived from its garment manufacturing while another 18.32% from its retailing business.
Says Cheng: “We are very pleased with DNP’s performance in the last financial period; the company has strong fundamentals and is poised to ride the upside of the regional property market.”
Standard & Poor's adds that with majority of the company's FY07 earnings coming from property development and property investment, DNP has become less reliant on its garment manufacturing business.
“Therefore, we believe it is fair to treat DNP as a property company from an investment viewpoint,” says Standard & Poor's.
Much sought after
Presently, DNP owns pockets of prime land around Kuala Lumpur. It also has developments in Penang and Johor.
It would appear that FY08 would be the watershed year for DNP and this will hinge on two big launches coming up by end-FY07. Firstly, DNP has received approval from Dewan Bandaraya Kuala Lumpur to convert its proposed office project in KLCC, Menara DNP, into a towering iconic luxury condominium project.
From preliminary designs, the condominium project is expected to comprise two 49-storey and 43-storey towers. It is in a super-prime location, right smack in front of the Petronas Twin Towers and diagonally across the upcoming Four Seasons complex.
“I would say that our property development quest finally took off when we launched The Meritz, an upscale serviced 31 storey residential project near KLCC about 6 months ago. The response was great, and for some of the last few units we sold, we managed to sell at RM1,350 psf. Menara DNP should be able to garner a better price as it is going to be across the Four Seasons,” says Lee.
“Our standard for customer service excellence corresponds to our reputation for quality, and our drive to provide premium built environments and socially responsible designs in all our developments,” adds Cheng
And DNP is pulling out all the stops on this iconic investment. It has appointed Jean Nouvel, an internationally acclaimed French architect, to design the luxury condominium towers.
Nouvel's masterpieces include the Guthrie Theater in Minneapolis, Musée du quai Branly in Paris, Torre Agbar office in Barcelona, Nouvel Opera House in Lyon and the Cultural and Congress Centre in Lucerne, Switzerland.
With its super-prime location, DNP is expecting to sell the luxury apartments from prices between RM1,500 psf to RM2,000 psf and will conservatively earn a GDV of RM600mil.
Afterall, prices for Four Seasons will start from RM2,000 psf onwards. The average selling price for The Binjai that is being developed by KLCC Holdings Bhd is also expected to be about RM2,000 psf.
“DNP's marketing and branding will be done together with Wing Tai Asia, and this enables us to leverage on our parent company's international marketing network,” adds Lee.
UOB Kay Hian says that DNP will benefit from Wing Tai’s plans to sell the luxury condominium project out of its Singapore office.
“We expect DNP’s new luxury condominium project to achieve one of the highest foreign take-up rates in KLCC (more than 50%). Existing high end condominium projects in KLCC achieved a take-up rate of 20%-30%.”
Meanwhile, The Meritz, which is DNP’s maiden project in KLCC, has been a major success enjoying a full take up rate, which was made possible particularly after DNP started co-branding with Wing Tai. Sales surged further after the RPGT exemption in April. Launched at an average price of RM750 psf in 2005, the project’s last available unit was sold for RM1,350 psf.
Lee adds that the gross development value for The Meritz is approximately RM125mil, of which half as been recognized in this financial year. The remaining half will be booked in the first half of FY08.
Lee says that DNP's other big scale launch will be 420 units of luxury apartment in Bukit Ceylon in Kuala Lumpur's Golden Triangle by end of FY07. This project has an estimated GDV of RM550mil and is targeted for completion by 2010.
In addition, DNP launched Phase 2 of its Sering Ukay project in Ulu Klang last week, to which Lee says that out of the 88 units for sale, 63 units were quickly snapped up. Sering Ukay consists of three main phases and has a total GDV of RM450mil.
Taking into account its projects for Menara DNP, Sering Ukay, Bukit Ceylon and The Meritz, the company would have total GDV of RM1.6bil.
The company also recently acquired one acre for RM20mil in Jalan U-Thant, Kuala Lumpur, where it has plans to develop low-rise high end condos.
Up north, DNP has projects via its property developments in Bukit Minyak Indah and Taman Seri Impian in Seberang Prai, Penang. Altogether, it owns about 200 acres to keep it busy over the next 5 years.
As for property investments, DNP owns two properties in prime locations of Kuala Lumpur which are earning good yields. The first is its 132 units of condominiums called Lanson Place Kondominium 8 along Jalan Ampang Hilir. The second is 221 units of service apartments called Lanson Place Ambassador Row Residences.
At any one time, the condominiums are occupied in the high nineties range, while the service apartments are 79% to 80% occupied.
“During summer, when the Middle Eastern tourists visit Malaysia, we see rates in excess of 95% for the service apartment,” says Lee.
Based on its financial results, rentals from its service apartments net earnings of between RM8mil and RM10mil annually.
Meanwhile, DNP’s retailing business, which sells British fashion labels like TopShop, Topman, Miss Selfridge, Warehouse and Dorothy Perkins are also extremely lucrative, netting RM8mil to RM10mil from its present 30 outlets. Lee says that DNP plans to expand to 50 outlets by year-end.
Earnings Prospects
UOB Kay Hian is expecting the focus on the property development business to see this business account for 95% of total operating profit by FY09 from just 5% in FY05.
At the same time, DNP plans to scale down its historical garment manufacturing business, which is expected to account for just 10% of total operating profit by FY09, from 28% in FY05.
UOB Kay Hian appears to be very optimistic. It expects DNP's earnings to jump four-fold to RM134.1mil in FY2008 and grow a further 141% to RM323.4mil in FY2009, driven by the aggressive expansion of its property development business. The stock is further backed by its revised net asset value of RM4.31.
Should DNP achieve RM134.1mil by next year, based on its paid-up capital of 317.7 million shares, this would mean that the stock would have an earnings per share of 42.2 sen. At its current share price of RM1.74, the stock is merely trading at a PER of 4.12x for FY08 and 1.7x for FY09.
UOB Kay Hian sees DNP generating a strong operating cash flow of RM128.8mil in FY2008 and RM308.1mil in FY2009, allowing the company to purchase more land and repay debts.
Standard & Poor's has upgraded its recommendation on DNP to Strong Buy from Buy but maintains its 12-month target price of RM2.55.
“This implies a potential upside of 49% at current level. We derive our target price for DNP by using 0.8x revised net asset value (RM3.15) plus net dividend,” it says.
Profile of Wing Tai
WING Tai is one of Singapore’s top developers of high-end residential projects. On Wednesday, it announced explosive results when its profits for 2007 almost tripled as increases in apartment sales boosted revenue.
Net income rose 225% to S$441.75mil for the year, while revenue climbed 10% to S$982mil for the period ended June 30. This increase is brought about by the higher contribution from the development properties as more property units were sold.
To date, the company has developed more than 71 projects in the region. Wing Tai has an impressive track record of achieving strong sales for its high-end property projects in Singapore.
Among the property developer’s most prestigious projects is The Grange located in Grange Road, Singapore.
Another prestigious project by Wing Tai is the Draycott Eight condominium, which is just a few minutes’ walk away from Orchard Road. With a prestigious address and award-winning design, Draycott Eight is priced at S$1,700- S$2,000 (RM3,842-RM4,600) psf .
Wing Tai also has a presence in Hong Kong where its 25.7%-owned subsidiary, USI, is a partner of Sun Hung Kai Properties, the vehicle of the Kwok family of Hong Kong.
USI’s larger projects in Hong Kong include the Waterfront in Tsim Sha Tsui, the Giverny in Sai Kung and the Grandville in Shantin.

PENANG: DNP Holdings Bhd will next year launch in Kuala Lumpur and Penang five property projects that will be major contributors to its revenue for the 2008 and 2009 financial years.
Three of these projects were at Jalan Ampang, Jalan U-Thant and Bukit Ceylon in Kuala Lumpur, general manager Lee Kong Beng said after the company AGM yesterday.
Menara DNP, comprising 200 luxury condominium units, was slated for the 1.5-acre site at Jalan Ampang.
“The project will have 420,000 sq ft saleable floor space. A French architect has been engaged to design the project,” Lee said.
The Jalan U-Thant project is a low-rise 30-unit condominium block on a one-acre site while Bukit Ceylon would have four condominium blocks offering 420 units on a 2.67-acre site.
“In Penang, we will launch at least two projects on the mainland and on the island. These projects will comprise medium and high-end landed residential properties,” he said.
Lee said he could not disclose the gross sale value of the projects, as the unit selling prices had not been determined.
For the year ended June, property business contributed about 30% of the group's RM425mil revenue.
On the retail business segment, Lee said another 18 retail outlets selling the group’s fashion labels such as Topshop, Topman and Dorothy Perkins would open by the end of next month in Kuala Lumpur.
“This would increase the number of our retail fashion shops in the country to 50 from the present 32,” he said.
For the first quarter ended Sept 30, the group posted RM15.6mil in pre-tax profit on RM96mil revenue, compared with RM10.9mil pre-tax profit and RM79mil revenue previously.

TWO listed units of Wing Tai Holdings have agreed to pool synergies in the hospitality and property management sector by forming a joint venture (JV) to acquire a 43-storey condominium in Kuala Lumpur, which will be jointly owned and operated as serviced apartments.
Bursa Malaysia-listed DNP Holdings on Wednesday entered into a joint venture and shareholders’ agreement with Hong Kong-listed USI Holdings for the joint-venture company Kualiti Gold to acquire en bloc 115 condo units and a similar number of parking bays in a condominium block for RM139.75 million (S$60.3 million) cash. It will also have the option to purchase up to an additional 115 parking bays.
The total price of RM139.75 million based on a net floor area of 199,639 square feet (excluding the parking bays) was based on a calculation of RM700 per sq ft.
The block is part of an ongoing high-end condo and service apartment development of three blocks of 43-storey condos, one block of 4-storey service apartments, a 5-storey multiple-level carpark block, and a swimming pool, currently being developed by Starpuri Development, a wholly owned subsidiary of DNP.
The development is within the Kuala Lumpur Golden Triangle fringe and is in the initial stages of construction, with the completion of the condominium block in question expected to take about three years.
DNP and USI will have an equal share in Kualiti Gold, their subscription of new shares in the company to be wholly satisfied by cash totalling nearly RM250 million. The balance RM67.25 million after paying for the condominium and parking bays will be used to fund the optional purchase of an additional 115 parking bays and other expenses.
DNP believes the condominium ‘will be able to generate consistent and recurring income in the future, including potential capital appreciation’.
A property investment company, Kualiti Gold is an existing wholly-owned subsidiary of DNP, but has been dormant since its incorporation in 1994.
Wing Tai Holdings has a 33.63 per cent indirect interest in USI; it also owns a 47.61 per cent direct and 7.65 per cent indirect interest in DNP.
The joint-venture shareholders’ agreement is conditional on a number of terms, including the approval of Malaysia’s Foreign Investment Committee.

Crest gets RM285m job

KUALA LUMPUR: Crest Builder Holdings Bhd subsidiary Crest Builder Sdn Bhd has been appointed main contractor for a proposed 43-storey condominium development in Kuala Lumpur in a deal worth RM285mil.
The contract, the biggest secured by Crest Builder so far, was awarded by developer Starpuri Development Sdn Bhd, a subsidiary of DNP Holdings Bhd. The latter is an outfit of Singapore's Wing Tai Asia.
Crest Builder business development director Eric S.M. Yong said with the latest contract, the company's current order book had risen to RM1.21bil.
The company has an unbilled order book of RM850mil.
Based on the company's annual revenue level, its construction order book should last comfortably for the next two years.
“This is the largest (contract so far). It is a sign that we are able to do large-scale projects and it is a sign that there will be bigger projects to come,” he told StarBiz yesterday, adding that this would also boost the company's profile.
The latest contract is Crest Builder's second project with Wing Tai Asia, as it was previously the main contractor for The Meritz, also in Kuala Lumpur.
After Crest Builder takes possession of the site at Jalan Ceylon, the project will be executed in 34 months, with completion scheduled by Dec 1, 2010.
The contract was expected to contribute to Crest Builder's earnings for the financial year ending Dec 31 and onwards, the company told Bursa Malaysia yesterday.
Yong said as the company tendered for the project very recently, it had internally factored in the price escalation of raw building materials to a certain extent.
“The other standard measure will be proper management and planning of the project (to minimise the cost of the project),” he added.
Yong also felt that the company would not be very much affected by the current market meltdown because its policy had always been to work with reputable and strong developers.
The value of this contract also surpassed Crest Builder's aim to maintain an annual replenishment of RM250mil to its order book.
Moving forward, Yong expected more tenders for new projects.
“Despite the current market meltdown, the property sector is still strong and it will maintain good growth,” he said.
Late last year, Crest Builder won a RM97.2mil contract from TH Technologies Sdn Bhd, a subsidiary of Lembaga Tabung Haji, to build a 34-storey building along Jalan Perak, Kuala Lumpur.

CREST Builder Holdings Bhd's wholly-owned subsidiary Crest Builder Sdn Bhd has been awarded a contract worth RM285 million for the completion of a condominium in Kuala Lumpur. The contract by Starpuri Development Sdn Bhd. was for the execution and completion of the proposed condominium development on Lot 1315, Seksyen 57, Jalan Ceylon. The contract for 34 months, begins from the site possession date set for February 1 2008 and should be completed by December 1 2010, the company told Bursa Malaysia yesterday.

The Jalan U-Thant project is a low-rise 30-unit condominium block on a one-acre site while Bukit Ceylon would have four condominium blocks offering 420 units on a 2.67-acre site.

In my opinion:
1. The proposed new Menara DNP is the one designed by French architect near KLCC, precisely next to The Meritz and K Residence if i not mistaken.
2. The news mentioned below i think is referring to Bukit Ceylon project. Three 43-storey + 1 low-rise condos i think.

I would have preferred it to be vertical garden, but again, that requires constant maintenance, determination and cohesive efforts by each apartment unit owner to upkeep the plant.

I'm sure we will not see any render this year anymore. YNH appointed Norman Foster in April. I'm sure it takes Foster a few months to come up with ideas and have YNH agree the design. We also know that YNH is very secrative, so I can imagine that construction will be on for a year or so already before they release the design.
My conclusion: We see rendering by late 2009.

I feel this green lung in the city must be protected, but then I love architecture and Malaysias de-forestation problem is not in Bukit Nanas.

While you may have never heard of him, Hervé Descottes has perhaps had as large an impact on the contemporary New York skyline as any architect working today. The principal lighting designer and president of L’Observatoire International, Descottes has been charged with illuminating major landmark sites around the city from Columbus Circle to the newly renovated High Line.
“Lighting can have an incredible visible or invisible power,” says Descottes, one of whose first projects as a lighting designer, back in 1991, was to light the Mona Lisa after it was reinstalled in the Louvre. Here, he is testing his handiwork at the New York City Department of Environmental Protection’s Newtown Creek Wastewater Treatment Plant in Brooklyn, which was designed by Greeley and Hansen, Hazen and Sawyer and Malcolm Pirnie, in association with Polshek Partnership Architects, and will include a sculptural visitors’ center by the artist Vito Acconci and a waterfront nature walk by George Trakas. It is a project that began more than a decade ago and will probably be finished sometime around 2015. The plant, with its 50-plus-acre site and eight massive sludge tanks operating 24/7, was hardly a subtle addition to the urban landscape (glowing right next to the Queens-Midtown Tunnel); the challenge, for the architects and also for Descottes, was to remain sensitive to the surrounding residential neighborhood. In other words, Descottes says, “we didn’t want it to look like a refinery.” This is usually the kind of industrial institution that requires only functional lighting, says Descottes, who ultimately enveloped the site in a veil of blue light. (Blue, he explains, has a sense of purity and cleanness.) L’Observatoire works on some 25 projects all over the world at any given moment — from Frank Gerhy’s Louis Vuitton Foundation, under construction in the Bois de Boulogne, to a residential building to be built in Kuala Lumpur by Jean Nouvel. Still, the wastewater plant, he insists, is definitely one of the most glamorous. “Sometimes it doesn’t smell so good,” he says. “But at least it doesn’t look so bad.”

HIGH-END property developer DNP Holdings Bhd, which could be rebranded into Wing Tai Malaysia in the near future, is poised for a quantum leap in profits.
For the year ended June 30 2009, DNP posted a net profit of RM14 million, but DBS Group Research forecast net profit could soar to RM114 million by the 2012 financial year.
For the year ending June 2010 and 2011, DBS forecast a net profit of RM51 million and RM78 million respecitively.
DNP is 54 per cent owned by Wing Tai Holding Ltd, a Singapore public-listed company which has created a niche reputation as one of the island state's top high-end residential developers.
DNP's second largest shareholder is former banker Chua Ma Yu, who owns 2.83 per cent of the company as at end-September last year.
The report said DNP has been marketing its KL high-end segment under the umbrella of Wing Tai Asia, to help ride on its parent's strong brand name.
"We do not discount the possibility of DNP being rebranded in the near future," Mei Hui Yee, an analyst with DBS wrote in a report initiating coverage on the residential developer with a price target of RM2.60 a share.
"We conservatively expect DNP's earnings to leapfrog by 3.7 times over the next three years. If all launches go ahead as planned, there could be a further 40 per cent upside to our earnings estimate," Mei wrote in the report.
DNP has about RM1.5 billion of upcoming high-end launches around Kuala Lumpur's Golden Triangle over the next few months.
Among its forthcoming launch is the Verticas Residensi at Bukit Ceylon, which has a gross development value (GDV) of RM726 million. The project comprises 423 condo units priced at a minimum of RM1.2 million a unit.
"We understand 64 per cent of the 70 units opened to registrants have been sold to date (within just one month) despite the price tag and ahead of management's expectations," Mei wrote in the report.
DNP is also expected to launch by year-end a high-end condominium project that comprises 25 units priced at RM3.5 million a unit. The condos have a built-up area of between 3,000-3,500 sq ft.

DNP Holdings Bhd (2976), a property development and investment group, will launch its most expensive residential project dubbed "Le Nouvel", worth an estimated RM1 billion, in Kuala Lumpur by end-2010 or early 2011.
Le Nouvel comprises two residential towers with 43 and 49 floors respectively, offering a total of 197 condominium units ranging from 1,800 sq ft to 4,700 sq ft. The towers will be built near Avenue K on Jalan Ampang.
"We have the approvals to do the project, but the current market conditions are unfavourable to a launch. A better timing would be a year from now," said DNP company secretary and general manager for treasury and accounts, Lee Kong Beng, after the company's shareholders meeting yesterday in Sepang.
Lee told Business Times that DNP may sell the buildings enbloc if it receives good offers.
"If somebody offers something we can't resists, then we will go for it. Otherwise, our plan is to sell the units individually," Lee said.
He declined to say how much each unit will be priced. Based on rough calculations if the market price maintains at RM2,200 per sq ft, each unit could sell for RM4 milion to RM11 million.
Lee also said DNP's immediate focus is to launch 25 units of luxury condominiums in a five-storey block along Jalan U-Thant, Kuala Lumpur, for some RM200 million, in three to six months from now.
DNP will also launch Block B and D of Verticas Residences in Bukit Ceylon, Kuala Lumpur, pending sales of Block A.
Verticas has four blocks, worth some RM800 million. Blocks A, B and C have 43 floors each, with 417 condominium units in total. Block D is a low-rise block offering only six units.
DNP has sold Block C to Kualiti Gold Sdn Bhd, a joint controlled entity, for RM139.7 million cash, while 100 units in Block A have been taken up since its soft launch in July.
"There are 67 units left in Block C. Once we have sold them, we will launch Block B and D immediately. This may happen early next year," Lee said.
Lee said he is confident that DNP will do better this year given the new launches and the market improving.
For the first quarter ended September 30 2009, DNP posted a net profit of RM9.81 million, up 23 per cent over the same quarter last year.
DNP, which has total assets worth RM936 million, is buying more land to expand its business and enhance shareholders' value, Lee said.
In a filing to Bursa Malaysia yesterday, DNP said it has bought 3.76ha of leasehold land in Bandar Sunway, Petaling Jaya, from an unrelated party for RM56 million cash.
Lee said DNP may build shop offices on the land, but plans are still preliminary.

"We have the approvals to do the project, but the current market conditions are unfavourable to a launch. A better timing would be a year from now," said DNP company secretary and general manager for treasury and accounts, Lee Kong Beng, after the company's shareholders meeting yesterday in Sepang.
Lee told Business Times that DNP may sell the buildings enbloc if it receives good offers.
"If somebody offers something we can't resists, then we will go for it. Otherwise, our plan is to sell the units individually," Lee said.

In Penang, Phase 3 of Taman Seri Impian, comprising 106 units of 2-storey terrace houses, was completed and fully sold. Phases 4 and 5, comprising 2-storey terrace and semi-detached houses, bungalows and shop offi ces, have
commenced construction and received encouraging response during its soft launch in March 2009. Phase 1 of Taman Bukit Minyak Utama, comprising 140 units of 2-storey terrace and semi-detached houses, was completed with three-quarter of the units sold. Sentral Greens, located in the south easterly
residential suburb of Penang, comprises 52 units of 3-storey terrace houses and two blocks of 3-storey semi-detached houses. Construction works were 55% completed and expected to be fully completed by end 2009.

moreover, they can change or add the plants that will bloom a flower with color maybe purple, red, or any color that can make the building looks great.
In order to maintain the building, re-plant with other type of plant may cost cheaper than re-cladding.(i dont really know for this one, just guess it maybe :lol: ).

Ssangyong Engineering & Construction (E&C), one of the country’s top contractors, won another large contract to build luxury apartments in the central areas of the Malaysian capital, Kuala Lumpur.
The Seoul-based builder said Thursday that the serviced apartments worth $127 million will be completed in the summer of 2014. World famous architect Jean Nouvel has already produced the designs.
"We received the conditional letter of award for the building, which is tantamount to an actual contract. A 43-story apartment and a 49-story structure will be built along a bustling street of Kuala Lumpur next to the Petronas Twin Towers,’’ a Ssangyong official said.
"Noteworthy is that the apartments were designed by world-renowned Jean Nourvel who has came up with so many innovative and elegant masterpieces across the world, including Korea.’’
Nouvel is a French architect who received the Pritzker Architecture Prize in 2008, which is seen as the equivalent of a Nobel prize for architecture. He is often referred to as one of the world’s top five architects.
Included in his works are the Agbar Tower in Barcelona, the expansion of the Reina Sofia Museum in Madrid and the Louvre Abu Dhabi. He also contributed to designing the Samsung Museum of Art Leeum.
"The buildings would be new landmarks of Kuala Lumpur together with the Petronas Twin Tower,’’ the official said. "After the completion of the Marina Bay Sands Hotel, our technological knowhow gained global awareness. We plan to extend our horizons not only to Southeast Asian countries but to the Middle East, Africa and Russia.’’
The Marina Sands Bay Hotel is a 55-story luxury hotel with 2,511 rooms located in Singapore. Opened in mid-2010, it is highly touted thanks to its unique design and features.
The hotel, was contracted by U.S.-based hotel and casino giant Sands Group, stands at a 52-degree angle. The Leaning Tower of Pisa, Italy, is at an angle of 5.5 degrees.
The hotel, designed by architect Moshe Safdie, is composed of three buildings. On top of them, there is a sky park equipped with three swimming pools, an observation deck, a spa, restaurants and gardens.
Ssangyong’s track record in the international markets is closely associated with Malaysia. It began expanding into the global market after winning an order in the country back in 1982 following the construction of the Raffles City in Singapore in the 1970s.
Since then Ssangyong has constructed landmark buildings across the world, including the Marina Sands Bay Hotel, with which the constructor silenced critics who claimed that the high-tech buildings were impossible to realize.

The Glass Printing method was used to install the Curtain Wall with a vine pattern on it and places where hedging plants can be grown are placed on each floor to make the building look like a building shrouded in hedging plants from different angles and light.
The 23m- long Sky Bridge, which weighs 30 tons, connecting the 34th floor of each building, will be constructed with glass and aluminum frame to make the bridge a new landmark in Kuala Lumpur along with the Petronas Twin Towers.Four types of net area from 163.42㎡ (49 pyung) to 436.55㎡(132pyung) will be provided and the selling price per 3.3㎡ (1pyung) is about 26 to 32 million won, about 30% higher than other nearby high-end houses.

For the contract awarded two months ago, issued by the Singaporean developer Wingtai Asia Group’s Malaysian subsidiary Hartamaju Sdn, Ssangyong E&C will build Le Nouvel Residence, comprised of one 43-story and one 49-story building housing 197 units, across from the Petronas Towers by August 2014. The project will be located in central Kuala Lumpur.
Designed by the renowned architect Jean Nouvel, the Le Nouvel Residence’s two buildings will be linked by a bridge on the 34th floor. While the two contracts won this year are the first serviced residences Ssangyong E&C is building in Malaysia, the portfolio of Ssangyong E&C’s projects in the Southeast Asian nation contains a diverse range of buildings.
Since the late 1980s, Ssangyong E&C has built a variety of buildings in Malaysia including the Sarawak State Mosque, a hospital and the Penggawa housing project.
