just because the site is a reclaimed area doesnt mean its unsafe to construct multi-storey buildings.. fyi, hong kong's tallest skyscraper sits on a reclaimed land, even the burge al arab of dubai..
before the first line is drawn, architects make a thorough analysis on all external factors that could affect the structural integrity of the building [eg. soil condition, wind pattern, etc].. also, theres no way a project could get a permit from OBO [office of the building offial] if its poorly designed..
unless the contractor will do something stupid like using substandard materials to stretch his profit then the structure is in big trouble..

pero kidding aside, it's good that we have forumers who have educational background in architecture because not all do have one (that's me included). so we must be thankful to them, special mention to sugbuanon/marvin because he makes the effort of explaining archi matters. it's good to mention the "rumors" or "first-hand info" that one gets, but make sure they have basis naman, esp here in projects/construction thread...

dabert July 29th, 2008, 06:01 PM wala ju'y kausaban intawn. the only obvious change that you can see in that area are the low to mid-rise buildings sprouting like mushrooms. the road infrastructure is still very poor, well, at least it's better than the one in NRA, hehe., i just hope that their LGU is concerned enough to anticipate what will happen in this huge track of land with lots of potential of becoming Mandaue's economic powerhouse if they will not implement their master plan which i have read before from a news article long long ago.. (underground electric and utility cables, wide-lane avenues, proper drainage, etc.)

Okay... The avenues there are very wide already actually.. I just want them to clean the road from dust though this is understandable because it's a very sprawling reclamation area by the sea and there's not much buildings yet thus the area there tends to be very, very dusty. I also want them to landscape the center islands, etc..
Anyway, with the number of buildings sprouting there, I'm hoping that the road infrastructure there will also get better, at least in a few years time.

RESPONDING to business process outsourcing (BPO) companies’ preference for medium-rise buildings, an information technology/BPO building in Mandaue City was re-designed and re-engineered, such that its number of floors is reduced by half of its original plan but its floor area is expanded.
Originally, the Robinland Business Center in the North Reclamation Area is designed with 16 floors with about 500 square meters of leasable area. The building’s new specifications now include eight floors but it has more than a thousand square meters for lease.
Robinland Inc. vice president for operation and business development Jun Sa-a told reporters yesterday that the changes have affected the timetable of the building construction and increased their investment from P200 million to about P300 million.
After nine months of re-engineering and re-design, Cebu-based real estate company Robinland Inc. formally started the construction of the center last April 8. But work on the building’s foundation—made of 400 pieces of 15-meter long piles that is an equivalent to a five-storey building—started in Dec. 7 last year and was completed in March.
The construction is expected to finish late next month but the finishing works will take three months. Still, locators can start retrofitting as early as November.
So far, six BPO companies, mostly call centers, have expressed interest in leasing spaces in the building.
Green building
Colliers International Philippines director for investment sales Ieyo de Guzman explained that BPOs would go for medium-rise buildings because of their operation and cost-efficiency, space-utilization and harmonization of “green building” features.
Colliers—a property services company and a global affiliation of independently owned real estate service companies that manages 281 offices in 63 countries—is the exclusive agent of the Robinland Business Center.
Colliers is involved in the center’s development from start of planning to day-to-day operations.
Sa-a said the building is equipped with its own sewage treatment plant to recycle water for sanitation and irrigation use. The new façade is also designed to minimize penetration of the sunrays resulting in lower energy requirement for airconditioning.
“It will also use energy efficient lighting systems, maximized collection and utilization of rainwater and will have an operation waste management system,” he said.
Robinland Business Center, although not yet completed, has been featured in a Green Real Estate Guide as one of the Philippine’s first green information technology (IT) building.
Robinland Inc. has tapped the service of architect Tessie Javier of TP Javier Architects and Associates for the building design and has registered the center with the Philippine Economic Zone Authority.
After the center, the company will focus on a 6,700-square meter retirement village in Barangay Quiot, Pardo. (NRC)

CEBU, Philippines – The first cyber-building at the Mandaue-North Reclamation Area, the RobinLand IT/BPO Center, will open up a total of 4,000 seats next month, to accommodate the growing demand for BPO designed office spaces.
Developed by the RobinLand Inc., the 9-story building is also the first “Green building” in Cebu, of which support infrastructure facilities are designed to cut power cost, among others.
RobinLand Inc., president and chairman Edwin Robin said the company is now talking with at least two big multinational BPO companies that expressed interest to locate in the building.
Robin, whose core business is into food catering services and owns the largest canteen concessionaire for companies in Cebu called Eight2Eight Catering Services, has ventured into real estate development in 2007 to establish the first PEZA (Philippine Economic Zone Authority) registered IT/BPO building in Mandaue City.
Next month, the company will officially open the P300 million building, which has a first of a kind design and one of the most unique building architecture in Cebu.
“We hope to fill the building’s occupancy by this year,” said RobinLand Inc., vice president for operations, and business development Wilfredo Sa-a Jr.
As the economy is on its way to recovery, Sa-a hopes that the company will be able to fill the 4,000 seats by this year, so that it could start developing another IT building within the area, adjacent to the Parkmall shopping center.
The “green building” technology is the practice of increasing the efficiency with which buildings use resources such as energy, water, and materials while reducing impacts on human health and the environment.
Aside from being the first “Green Building” in Cebu, RobinLand IT/BPO Center also invested on its infrastructure facilities to provide un-interrupted telecommunication and power system for its tenants.
According to Sa-a the building has provisions for a building management system which can be tapped by the locators according to their needs. One innovation of the building is the dual/redundant busway system, which will allow the locators to easily tap the power supply of the building.
The building location is near Cebu Doctors University, at Zuellig Avenue, of which three Public Utility Jeepney (PUJ) franchisees have been approved to extend their routes in the area to provide transportation needs of the employees.
If the 4,000 available seats will be filled up, it would provide an employment opportunity for at least 12 thousand jobs, in a 24-hour shift.
Earlier, in separate interviews with BPO companies, most of them are planning to expand their respective facilities in Cebu, preferably on a PEZA-registered building to avail of fiscal incentives.
Industry sources said that India’s one of the largest BPO/IT companies, InfoSys is now looking at available office-space for their major expansion in Cebu. Other BPO companies that expressed expansion plans here include Wipro, and other call center and IT-enabled services companies.
The country's BPO industry is forecasted to earn around $12 billion and employing 900,000 people by the year 2010.

The company has declined to name the building’s potential occupants. Jun Sa-a, Robinland vice president for operation and business development, said that most of these firms have offices in Cebu but are planning to expand.
“If any of those companies signs up with us, (one) can fill 50 percent of our space,” he added.
Retail spaces
Although all 9,000 square meters of floor area are dedicated for IT and BPO operations, Sa-a said the ground floor of the building will be leased out for retail space. Each retail unit will have 60 to 100 square meters of space.
The Robinland IT/BPO Center is also the first “green building” in the province since its facilities are designed to ensure the preservation of the environment.
Sa-a said the “green” features of the building will enable occupants to cut power consumption, among others.
Robinland will be installing a solar-powered air-conditioning system that is designed to cut electricity costs by 50 percent.
Sa-a said the company will recommend the use of such equipment by its future locators to save on electricity costs.
Electricity consumption from the use of air-conditioning comprises 60 to 70 percent of the power bill, Saa said.
Energy-efficient lighting systems, like compact fluorescent lamps (CFL) and light emitting diodes (LED), will also be set in place. Robinland will also construct a wastewater treatment facility and sewerage treatment plant for the building.
Other features of the building include a prayer or meditation room, rooftop area for functions and two elevators with one reserved for expansion.
