MANILA, Philippines - Real estate and mall developers Ayala Land, Megaworld and the SM Group are exploring a possible partnership with Misibis Land Inc. for the development of the Embarcadero retail and ICT complex in Legazpi, Albay.

This was revealed to The STAR by Bicolano businessman Elizaldy S. Co whose real estate arm, Misibis Land, is investing P1.6 billion to develop the 51,000 square meter Embarcadero fronting Albay Bay and with a commanding view of the famous Mayon Volcano.

No less than Ayala Land, Inc. chairman Fernando Zobel and ALI president Antonino Aquino, Co said, visited Legazpi three weeks ago for an ocular inspection of the Embarcadero and the Misibis Resorts, Estates and Spa on Cagraray Island which is a 20-minute ferry ride across the bay.

The Ayala Group is eyeing a comprehensive joint venture development deal, according to Co.

Likewise, officials of the SM Group have initiated talks about the possibility of leasing a portion of the Embarcadero, possibly to put up a SaveMore supermarket.

On the other hand, Co admitted, Kevin Tan of Megaworld had also informally expressed interest in talks regarding a possible joint venture development of the Embarcadero. Co has not sealed a final deal with any of the three groups and talks are still continuing. Co’s retail and ICT mall in Legazpi City has been tagged as the Embarcadero with a total of 51,000 square meters of which 31,000 square meters is for the first ever call center operations in Legazpi and 20,000 square meters for a shopping mall.

The current global economic recession, Co admitted, has put on hold the plans of some call centers to put up operations at the Embarcadero, but retail space investments are continuing with about 80 percent of the space already pledged or under construction.

The Embarcadero is also the take-off point of a ferry service to the upscale Misibis Resorts, Estates and Spa.

Aside from his real estate, retail and leisure developments, Co is also set to develop some $300 million worth of renewable energy projects in Antique and Catanduanes involving hydro-power, solar and windpower under his Sunwest Water and Electric Co. Inc. (SUWECO).

Lifestyle mall rouses ‘Sleeping Lion’

THE KAPUNTUKAN Hill at the port area, which residents of Legazpi City call the “Sleeping Lion,” has awakened with the soft opening of a “lifestyle mall” called the Embarcadero de Legazpi.

Occupying 2.6 hectares of reclaimed land, the Embarcadero was designed by Australian engineers and inspired by the Fisherman’s Wharf in San Francisco, California. It is open to locators who want their customers to savor the sights of the Mayon Volcano and the Albay Gulf, as well as the rising and setting of the sun.

“With a leasable area of only 1.2 hectares, mall goers will have plenty of space to walk, even bike, around. The reason for this is that when you say lifestyle mall, you should have the space for landscaping, good architecture and dining,” Harry V. Roscom, the mall manager, explains.

“We’re hyping up the way people of Legazpi would be looking into mall shopping, dining and even working because of the business process outsourcing offices within the area where a call center is targeted to rise,” he adds.

What is unique about the Embarcadero is that it’s more of a high-end choice, though there are low-end and mid-end alternatives, Roscom says. It is envisioned to be a world-class lifestyle mall and the first of its kind in Bicol.

Scheduled to fully open by October, the Embarcadero already has a few locators, such as Kitaro, Tapa King, Biggs Diner, Gerry's Grill and Pancit Malabon restaurants. Soon to open are Padi’s Point, Mang Inasal, Casa Nuestra and the Pacific Dive, a café featuring diving gadgets and events.

“Since the soft opening on July 18, we are having night life events, giving you the most beautiful feeling with the ambiance of fine dining by the beautiful Albay Gulf,” Roscom says.

The mall area, which can accommodate 12 buildings, is part of a proposed development complex that roughly covers 200 hectares, including a boulevard accessible to the southern villages of the city. Legazpi has one of the most organized road networks and public transport systems in the province and in the region.

“The mall area is just one percent in totality as we have opened roads which eventually would be a new passenger jeep route to and from the areas behind the Sleeping Lion,” Roscom says.

Aside from offices and restaurants, the Embarcadero would offer boutiques, a waterfront market place, hotel and spa, watering holes, amusement centers, cafés, outdoor patios and a 30-meter lighthouse. At the celebration plaza in the middle, big events can be held.

An 8,000-seat call center will also rise at its Information Technology Park.

Also expected to open is the Soul Radio Network, an FM radio station with AM programming at certain periods of the day, whose booth is located at the lighthouse.

The Embarcadero will “activate” the waterfront 24 hours a day, seven days a week, Roscom says.

It is also envisioned to be a jump-off point to Bicol’s eco-tourism wonders, including the whale sharks of Donsol, Sorsogon; manta rays of Ticao Pass, Mayon; Misibis Resorts, Estates & Spa; the steaming Nag-Asu Lake in Manito, Albay; the calm Sula Channel; Pototan Cave and its underground river; and the Vera Falls.

“There will be water sports to make the most of the beautiful and clean waters of the Albay Gulf and the beautiful Kapuntukan Hill,” Roscom says.

Ma. Emmabeth G. Cabria, the marketing manager, says the proposed BPO center could hold some 8,000 call center seats. On its third floor will be the training center of the Southern Luzon Technological College Foundation Inc.

“We no longer need to try our luck in Manila to look for a call center job. It is here and almost up for grabs,” Joel Camacho, a computer science graduate from Donsol, says.

Accredited by the Philippine Economic Zone Authority, the P1.8-billion IT Park Promenade will be the first IT ecozone in the region.

MANILA, Philippines - After hit reality shows "Pinoy Big Brother," "Pinoy Dream Academy," and "Pinoy Fear Factor," now comes the biggest television series that will take the Philippines by storm - "The Biggest Loser Pinoy Edition." The Biggest Loser has versions in the United States, Australia, United Kingdom, and Asia. It features plus-size contestants who undergo rigorous training and strict diet, testing their physical limits and will power to achieve the ultimate goal---to lose weight.

The contestant who loses the highest percentage of weight by the end of the show takes home the cash and prize package. With the Pinoy Edition, expect the internationally successful reality show to be given an exciting Filipino twist.

All those brave enough to face the weight challenge can join the auditions starting on Friday (July 9), 10 a.m. to 4 p.m. at the Pinoy Big Brother Activity Area, 18 Eugenio Lopez Drive, Brgy South Triangle, Quezon City. This will be followed by provincial auditions on July 16 at Metro Town Mall, Tarlac; July 30, Park Mall Cebu; August 6, Embarcadero de Legaspi, Legaspi City; and August 13, SM City Iloilo.

Females weighing 200lbs and up and males weighing 250lbs and up, 18 to 40 years of age (by September 2010), Filipino and of good health, need only bring a valid ID and close-up and whole body photos.

In a province like Bicol where tourism thrives, selling a product, idea, or gimmick is a no-brainer because people will always come to you. However, for Legazpi, Albay where Mayon Volcano majestically rests, getting into the minds of many vacationers seems to be a struggle.

Although Legazpi, Albay may have been known to be the home of one of the most beautiful volcanoes in the world, the Department of Tourism didn’t include Legazpi in its top 10 tourist destinations due to low tourist traffic compared to its nearby district, Camarines Sur, which has better figures when it comes to the following of many thrill-seekers coming from different parts of the world.

Statistics show at least 140,000 sightseers visit the province annually, and multitudes of foreign spectators came to the city recently, because they wanted to see the fury of nature when Mayon Volcano showed volcanic activity for several weeks.

In view of this, a prime mover of business and healthcare in the Bicolandia Region recognizes the enormous potential of Legazpi to be known for more meaningful ventures and to be in the top 10 tourist destinations of the Philippines.

It all starts with a vision

“Though Legazpi is a growing city, the National Statistics Office records reveal that there is a need for better healthcare services. There are only seven hospitals in the city, six of which are privately owned and most of them can only occupy less than 100 beds. To address the other medical and health services of Legazpi and nearby towns, there are several diagnostic centers in the district,”observes Marivic Lualhati, project consultant for Suncore Inc., a privately-owned medical establishment in the heart of Legazpi City.

Suncore Inc. is a company that envisions Legazpi to be the heart of business, healthcare, and tourism in the Bicol Region. In fulfilling its vision for Legazpi, it has recently opened the first and fully-automated diagnostics and multi-specialty clinic in Albay. It is also the first of its kind to be based inside one of the biggest shopping centers in the province, the Embarcadero Mall.

Lualhati adds, “Though there are several diagnostic centers in the city, demographical analysis revealed that most of the centers do not possess high-technology laboratory and diagnostics equipment for faster and more accurate results. It also showed that most doctors utilize their own homes as their clinic. This only suggests that there is really a need to uplift the health care system of Legazpi.”

Suncore Diagnostics and Multi-specialty Clinic envisions itself to be a one-stop-clinic by providing the best available health care as well as access to a medical facility that offers state-of-the art services not only to its locals but also to travelers who want to enjoy their vacation and at the same time grab the chance to avail of competitively-priced medical care.

During its soft opening, the clinic presented the out-patient diagnostic services that are available in the center. These are: Dermatology, Pharmacy, Dental, EENT, Ophthalmology, Physical Rehabilitation, Cardiology Pulmonology, 4D Ultrasound, X-Ray, Laboratory, Urgent Care, Internal Medicine, Minor Surgery, OB Gynecology, and Pediatrics.

“Suncore Diagnostics and Multi-specialty Clinic is created to alleviate the health problems that beset the community and it aims to put Legazpi on the list of the top medical tourism hubs in the country. When we say medical tourism we mean the provision of competitively- priced private medical care in collaboration with the tourism industry,” Lualhati noted.

Keeping homegrown healthcare professionals

As the clinic completes all the important state-of-the-art equipment and roster of medical doctors and staff, it is working on getting an agreement with the Department of Tourism, presenting to them plans of putting up cosmetic surgery and eye center facilities, which are very popular among foreign tourists and balikbayans. In no time, HIV and drug testing facilities will also be installed.

“We are positioning Suncore in medical tourism because we believe that medical tourism is benefiting not only those coming from other parts of the world but also those who are from the nearby towns and provinces where certain medical facilities are not available at all. Suncore also wants to reach out to its people and doctors who are in need of improved medical facilities where they can carry out their professions better,” Lualhati explained.

“With all our plans and goals for the center, the people behind this company also want to support the local medical professionals in Legazpi. We want to keep the doctors and nurses in our town. We have very good doctors and medical staff here and we want to support them. They can have a better avenue to do their jobs and help more people,” Lualhati concludes.

In fulfilling its vision for Legazpi, Suncore recently opened the first and fully automated diagnostics and multi-specialty clinic in Albay — Suncore Diagnostics and Multi-specialty Clinic.

Suncore Diagnostics and Multi-specialty Clinic is the first mall-based diagnostic clinic in the area, occupying 600 sq.m. of Embarcadero Mall, one of the biggest shopping centers in Legazpi and the only mall that fronts the bay and boasts a magnificent view of Mayon Volcano.

According to Marivic Lualhati, Suncore project consultant, “Though Legazpi is a growing city, the National Statistics Office records reveal that there is a need for better healthcare services. To address the other medical and health needs of Legazpi and nearby towns, there are several diagnostic centers in the district.”

She adds, “Though there are several diagnostic centers in the city, demographical analysis reveals that most of the centers do not possess hi-tech laboratory and diagnostics equipment for faster and more accurate results. Most doctors hold clinic in their homes. This only suggests that there is really a need to uplift the health care system of Legazpi.”

wow cant believe how fast this place develops!! i remember going here and meeting the developer! they were very accommodating and i remember an empty mall.

if im not mistaken, they're building a subdivision somewhere din in that area...
